We have stated there many times over the last decade and there have been times where it was rough around the edges. This time, the property condition was immaculate for an amazing renovation. Enjoy the beach access, adult pool and multiple dining options.

Great location. Only issue was the elevators. When we arrived, one of the two guest elevators in our building was down. The second day, the orher elevator broke, leaving everyone in the building with only the service elevator. By the time we left, only one of the two guest elevators had been repaired. Other than that, the place was great.

Liked heated pool. Staff is super nice! Did not like lack of support for Apple iPhone and iPad. Felt like we were nickel and dimed with all the extra charges. $25 to rent a movie? Please! Had to be a member to get WiFi? What a pain. Steep prices for renting bikes and beach stuff.

Great location to beach. Resort has 3 pools, including an adult pool and 2 bars! Room was very spacious with mini dining table including dishes and silverware. Every floor had free laundry, best amenity for family beach resort so we didn't have to rewaer wet bathing suits. Staff was outstanding. Only 1 elevator was working. There were 2 fire pits and plentiful rocking chairs. Smore kit was pricey at $20 for the box...but if you plan well Krogers is down the street and you can buy everything for quarter of the price. Overall, very family friendly resort.

A fine location near the beach with some nice hot tubs. Restaurants on site are fine, and the massages at the spa are well done. My only complaint is that they have a policy that guests are not allowed to use the luggage carts, which they say is for safety, but somehow plenty of other hotels are happy to let you use them!

We enjoyed our stay and our experience matched our expectations. Lobby staff was friendly and welcoming as was the Buoy Bar and Gear shack employees. Housekeeping was great. The property could use some more or larger pools as the two family pools were past capacity. Finding seats in the shade was difficult most seats were reserved even though policy states not to reserve seats. The staff at the marketplace was not friendly or helpful. The options from the marketplace are not great and we expected to see a lot more grab and go options like fruit, yogurt, snacks, bars, etc. Regular coffee should be free from the market as it is listed in resort fees and the in room coffee pods were garbage (buy your own kuerig pods). Nothing is marked so you dont know the price until checkout, which takes forever as the baristas are the cashiers. We reserved a rollaway, which was reluctantly given to us at no charge even though we were sold a room for 5 that only slept 4. After 3 phone calls we finally received the bed at 9:30 pm. Overall the stay was good though, beach access was great and property was well kept.

The bed was the hardest bed I’ve ever had. Cockroaches under sink and ants in the refrigerator. Also bathroom door didn’t fit the opening so you had to force it closed. In the middle of the night that makes a lot of noise and wakes up other. This is not what I expected from the Omni hotel.

Our luxury king suite was anything but luxurious. Bugs, shower and mini fridge broken. If you stay in south building on ground level you are in the parking lot. Requested to be moved from that area 4X and until escalated to management was told they would “try” two days later we were able to move to the other side to a room that was CLEAN with a working shower and fridge and away from the parking lot with our small children. They only refunded one of the two nights. The pool had spilled food and drink under all the chairs for the entire time we were there. Someone came around the pool to take orders maybe once every 90 minutes. The breakfast buffet was cold. The list goes Way on. We have stayed here over 8X and we will not be returning.

The hotel overall was great. The room was clean and the staff was friendly. The week it self excruciating hot! The elevator had no air, the main pool and adult pool both seemed dirty. Thankfully the beach is right there. The beach itself is beautiful. Wet relaxing and not over crowded.

We had terrible experience in this resort, my family had itching sensation while sleeping on bed and later what appeared to be bed bug bites. Never going back here. I hope the management takes this feedback seriously and addresses the issue to ensure future guests have a better experience.

Wonderful location to spend our Anniversary long weekend - heated main pool, two heated hot tubs, many pool area bars, and spacious, very clean and recently refurbished rooms with balcony, chairs and table. Would definitely stay there again, especially for a special occasion.

Very shocked when I arrived and saw the building - it is extremely dated and worn out . The rooms thankfully have been redone , are good sized , but also a bit worn ( our couch had stuffing come out of the seam of the cushion . The shower was a tub, shower curtain combo . For the price , I was expecting more .

Very clean and well maintained Hotel, rooms seem recently renovated and are very comfortable and well equipped, nice and comfortable bed, nice balcony with a pair of outdoor chairs, room had a Keurig coffee machine, mugs, flatware for four, glasses and a mini refrigerator and toaster. But the most impactful feature was their staff in all levels, pool areas, bartenders, room service, frond desk, room service, basically everyone working to serve you and making you feel good about the Omni Hotel. Very pleased and happy for our 6 days stay.

The Omni exceeded our expectations. The location in Palmetto Dunes is perfect — walkable to tennis, golf, general store and more on a beautiful, wide, easily accessible beach. Pools and poolside dining were just right. Room was spacious, well appointed and seemingly newly renovated. Property was exceptionally well maintained. Would return without hesitation.

No sleep for an entire night. Air conditioner was going out in the room and it sounded like train brakes screeching on tracks. It finally went out about 4:30 AM. We have video recordings of the sound all night. Asked management for a refund for that one night. Even after playing the recordings he said no, but gave us a different room and a free breakfast. Big deal. We were trashed that whole day from being tired. Staff in restaurant was rude when we told her our breakfast was free. Will never stay there again and will post recordings of the sound in our room.

The Omni is a nice property overall and everyone working at the restaurants/bars was kind and provided good service. However, front desk service and guest care is poor. We stayed for 5 nights and experienced a water leak in our room on the second day. We were moved to the same type of room which had AC that didn't work. We were patient with these issues and with having to pack and unpack and even asked about extending our stay. The front desk staff offered nothing in response to these poor experiences, and refused to accommodate us for additional nights at the same rate. When we were asked open checkout - twice - about our experience, we expressed that we were disappointed that there was nothing offered to make up for the disruptive stay.

Celebrating our anniversary and the hotel sent us champagne and chocolate covered strawberries. Everyone was so friendly and happy. Pool service was excellent. Gabby the concierge was very helpful with restaurant information and even made us reservations. We will definitely be back.

Property was nice but the staff left a lot to be desired. The waitress at XO was great though! The greeters and reception staff were great. The workers in the market and the bar by the kids pool were rude and had extremely poor attitudes. Other guests also complained about them during our stay.

This is a great option for a resort type feel! They keep this property clean and service is amazing! While there are families with young children, it was still very quiet. I am single and traveled alone. I was able to relax and enjoy my stay. I was impressed with everything they offered! Most restaurants and shopping are within 15 mins of the property.

This resort was perfect for our family trip. Being located on the beach was so nice. I have 2 kids so I appreciated the family pool and the resort pool. The staff were very nice and the property is beautiful. The only thing I didn’t like were the prices at the hotel bar and restaurants. On the first day we decided to go to the Buoy Bar and ordered a few drinks and some chips and dips and it was over $50. We went out to eat for the rest of our meals. This resort is tucked into Palmetto Dunes so you have to drive or ride a bike to visit the island. The resort does have a shuttle service that goes to specific locations which is nice. I would definitely come back. We had a wonderful time and love Hilton Head’s laid back attitude.

Property was undergoing renovations. One closed pool and some construction noise in an unoccupied building. Main restaurant closed for all but one day (seasonal). Great beach and very attractive, upscale property. Staff very good. Offer local transportation to restaurants. Clint was most helpful and cordial (bell staff). Not easy to find.

We generally stay at another resort hotel in HHI, but it was fully under construction. We booked the Omni about 30 min before we got there. The front desk rep was amazing and helpful. The XO bartender was also super friendly and helpful. Every person we ran into went above and beyond to be accommodating and super friendly. The hotel room was really clean. The views were stunning. Location is great. Elevators are sketchy but worked! We are now Omni people. It was quiet, but we were there in January so who knows what it’s like in the summer.

This was a great hotel. It's right on the beach. The Palmetto Dunes Pickleball and Tennis facility is within a 10 minute walk. The Palmetto Dunes walking / biking path is right accross the street from the hotel. There are also plenty of restaurants, places to shop, and activities within a 10 minute drive.

We visited the Omni for our anniversary and had an excellent time. I told the hotel ahead of time that it was our anniversary, and Mary, the concierge, surprised us with a bottle of Prosecco, chocolate-covered strawberries, and a nice card! The room was very clean, comfortable, and large. The only disappointment was that one of the pool/beach bars wasn't open, and the tvs by the open pool bar were broken. Given that it was the first weekend of March Madness, we were disappointed. It was also disappointing to pay the full resort fee and not have all of the amenities available to us. However, I would definitely go back for another stay.

This place is amazing! Every staff member was beyond friendly and they went out of there way to make us feel welcome. The amenities were fantastic, the HH Prime restaurant was so good we went twice. Having the market onsite for lunch was so great and their food was unbelievably good. We had a chefs salad and caprese sandwich. The poolside service was also very good and they were attentive. We also enjoyed having to walkways to the beach. The only slight complaint would be there weren’t towels provided at the adult pool so we had to walk across to grab them which isn’t a huge deal but just a little inconvenient. We will be back!!

Our experience did not begin well due to a mix up with our room. Upon requesting (an hour before arriving to check in) that our room be close to a friend who was also staying at the hotel, our room type was downgraded from a King one bedroom suite to a regular queen quite; however, this change was not communicated or approved. When we realized the size of room had changed and requested our original room, we were told that it was not available. It took a hour of pushing back on their oversight/lack of communication to rectify the situation. The front desk staff/management lacked any customer service skills. No apology or understanding for their mistake. The resort is family friendly with nice amenities but is clearly old and being upgraded piecemeal. Our room AC unit was rusted and carpeting around it had water damage. Also, signage is insufficient and it’s challenging to know where to park and how to get to your hotel room. Beware, room service does not pick up the phone, making it impossible to order! A major drawback were the weddings/events that would limit our access to certain areas, including the main courtyard where the kids played games (ping pong, large scale chess, corn hole) and we spent time at the fire pit. It was disappointing when these areas were blocked off and unusable to us as paying guests for hours at a time every day of our four-night stay. While there were some redeeming qualities, the bad outweighed the good and I will not be staying again.

I arrived a few hours early and asked if I could check in, I was told my room was not ready and that I would get a call once it was ready. Two hours later after not getting a call, I went back to check and was told once again that the room was not ready. After nearly one more hour I went back to the front desk and this time my room was ready yet I did not receive a call. It is my understanding that kids eat free (I have a 6 & 8 year old). Yet we were charged for their meals on several occasions.

Our family took our very first family vacation here for spring break. The resort is absolutely beautiful, and everyone we encountered was super friendly. Access to the ocean was extremely easy as well, which was wonderful as I had never seen the ocean before. I would say the only part we weren’t the happiest about was our meal at their restaurant. It was rather pricey and the food was not what you would expect, we did not choose to dine there again during our week at the resort. Other than that I would highly recommend staying here. There are plenty of places for food, shopping and tourist attractions all within 20 minutes.
