Perfect location right on the beach. Overall nice amenities, except the gym is small and ridiculous that it only has one bench. A lot of additional charges that mount up such as $35/day resort fee, $15/day self park, $6.21/day internet fee and all of them are taxed.

Great hotel. Everyone that works there is amazing. If you want chairs on the beach you have to pay through a third party that was great in my experience. The dinning options are what you would expect at a resort. Overpriced but good. The elevators are a problem for the hotel for sure. To the extent that most people floors 4 and below used the stairs. My 8 yo thought it was fun so not a total loss for me to be honest. There are chairs in the shade and in the sun near the pool which was great. I’d love to go back again.

Hotel was right on the water. Location was perfect. The rooms were clean and spacious. Pool area was lovely. Lounge chairs were situated under trees with plenty of shade. Staff were extremely helpful. Shout out to Kitty the concierge who was very knowledgeable. We can’t wait to come back!

Check-in was quick and seamless, and the front desk staff were friendly and welcoming. The property itself is beautifully maintained and very inviting. The only downside was that the outdoor pools were closed during our stay. Since we were only there for one night, that was a very disappointing.

This hotel needs a major remodel. On top of that, the grounds were unkept. The pool area had catapillers everywhere (dead and alive). One elevator was out of service. Food was average for cost. In addition to the resort fee, you also have to pay a fee for parking and most of the chairs by the pool are also reserved for a fee as well.

Reserve the cabana’s. Definitely worth the money. The sun rises and falls without much shade throughout the pool area the entire day. The regular seating and other areas with the umbrellas need to have movable umbrellas to help with shade.

We've stayed at this hotel many times over the past couple decades- from when it was a Hyatt, then a Marriott, and now a Hilton property (2025)- and you can't beat the ocean views and giant pool. The oceanfront bar is an added plus and our kids enjoyed the baby pool and the big pool. The hotel room itself had a bit of a musty smell to it but was clean and comfortable so we didn't mind. Parking is easy and so is walking access to everything in Palmetto Dunes. We'd love to come back.

You’re better off staying at any other hotel or resort than this one. 1. Water was shut off multiple times during our stay. Immensely frustrating when we came here from an area impacted by Hurricane Helena because we didn’t have water at home. 2. Random charges from the resort beyond the resort fee. Charged $237 for “resort fees” and one day of a breakfast buffet ($30 per person and if you pay for it while booking online, they don’t honor it). No one on staff could tell me how much I actually had to pay and what was being paid for. I’m still awaiting an itemized receipt from the resort. 3. If you’re staying on the side facing the ocean, you’ll hear the terrible music they play from outside bar anywhere in the hotel. 4. Room was disgustingly dirty. Skin flakes and hairs on the sheets, furniture covered in dust, and skid marks in the toilet. Positives… the staff was friendly and you have nice access to the beach. That’s it. Go spend your hard earned money elsewhere.

Would not recommend this property. When pulling up to the property, the valet/bell hops were congregated around door arguing who's turn it was to work next. By the time I removed suitcases from vehicle and walked to front desk, someone finally came up to help. When we got to the room, there were dead moths on the floor and where our towels were kept, mini oreo cookies in front of tv stand, some type of oil spotted on the walls and squished bug guts across the ceiling above the beds. I called the front desk and sent an email. Nobody had responded to my email as of this moment (over 24 hrs). The second day, we expected the room to be cleaned and serviced. When we came back, nobody had come to clean our room, replace towels nor make the bed. Housekeeping did come and bring us towels when we called. I have stayed at this resort in the past when it was a 'Marriott' and was looking forward to the great experience I had then. I was sadly disappointed and will never book a stay at this property in the future.

Pictures on the website look nice, but they do not represent the current state of this hotel. The place is extremely dated and in need of work. We booked a 2 night stay and made other accommodations for the second night because our room smelled so bad. We tried to air it out for a few hours, but nothing helped clear the strong chemical smell that had sunk in. There is no world where this place should be charging $300 per night.

We got to the hotel around 11:45pm. Check in went smooth and got up to the room pretty quickly. My wife walked into the bathroom and there was a huge cockroach on the vanity. The room also had a weird smell to it. So we went back down and by chance got the manager on duty. He was very apologetic and got us into a new room. We went back upstairs and walked into our new room, only to find someone else was already in the room sleeping. Back downstairs we go. I spoke to my third staff member to try and get another new room. She was helpful but I also asked to speak to a supervisor (the guy who just put me in the occupied room) and he chose to not come back out. We got assigned a third room. No bugs or people in this one. But there were multiple long dark hairs in both beds. At this point it was 1am and we had been trying to get into a room for over an hour, so we dealt with it. As a 15 year Marriott member, we decided to give this property a shot and for obvious reasons, were extremely disappointed. I would NOT recommend this hotel under any circumstances.

Overall the stay was ok but I have a few negative experiences during my stay. The main being that the vent in our room was completely covered in mold inside and out. When we first went to the room there was a musty smell that we couldn’t figure. But when we looked at the vent a couple days in it was covered in mold. Not just on the outside but all within the vent slits. Also, when I booked with Expedia it stated that I would also receive $50 resort credit per night of the stay. When I checked in nothing was mentioned about it. I later went back to the desk to ask about this and they asked if I had proof. Luckily I had taken a screenshot during my checkout that I could show them. This credit was usable at the hotel restaurants. The listing for the hotel states that the breakfast option at the cafe is buffet only. But when we went breakfast it was menu only. We went anyway and the experience was lackluster. The service was extremely slow. The balcony drainage ditch was not draining properly and had standing water and algae the whole time. The room itself was clean. Housekeeping did come every day but it was late in the evening every day not during the 8am-4pm that was listed in the information provided by the front desk. There’s also a $10 per day charge for self parking. Overall the staff themselves were very nice.

The beachfront was incredible and the lobby/dining area were nice too. My room wasn't the cleanest in the world. Dust in the bathroom and a few loose stands of hair by the shower which tells me it wasn't cleaned before my stay. Comfy bed and friendly staff. May give it another chance once I'm in the Hilton Head area again, but may look elsewhere first. The cleanliness (or lack thereof) in my room kinda turns me off

Good stay, only comment we were given option of 10th floor or 4th floor beach side. We selected 10th floor. Unfortumatly the air conditioning on the 10th (top floor) could not keep up. Room very damp and temperature was on the edge of tolerable. I wish the front desk would have mentioned that.

Hotel location is excellent! Lobby and restaurant looked to have been remodeled and reflected an upscaled vibe. Pool area has plenty of lounge chairs and sun and shade options. Hot tubs were not working but pool was clean and outdoor staff were very attentive. We stayed many times at this resort when it was managed by Hyatt thirty years ago. The rooms need some updating! Our room had a musty smell and had some mold spots. Room sizes are large as well as the balcony. Beds were comfortable but the rest of the furniture had a lot of wear and tear and the area around the in room refrigerator was dirty! If Hilton puts some money to upgrade the rooms this could be a 5 star hotel until then it is only average!

Be prepared to hear noise from adjacent rooms, noise in halls from housekeeping and others, water pressure extremely low in faucet and shower, and must pay for daily use of beach chairs and umbrella and another daily charge for pool chairs with cushions

Room and property were great, except the air conditioner would only keep the room 71 or higher. typically my wife and I like to sleep with the room temp 65 or so, and the air couldn't keep up. it was 95 degrees out, but I would've figured it could keep up.

Location is beautiful and outdoor amenities are very good. 2 issues potential customers may want to know: 1) There are a significant number of hidden and atypical fees for which you’ll be charged when you check out: - $15/day “self-parking fee”, a charge to park your vehicle at the hotel (where you’ve already paying to stay) - $0.90/day tax on the “self-parking fee” - $35/day “resort fee” despite that all resort amenities are advertised as being included - $2.10/day “resort fee tax” because you’re also taxed on this resort fee - $3.12 “destination fee” (unsure what this is) - $5 fee anytime room service to be delivered to your room 2) The 4-star hotel rating is not appropriate. - Room amenities are very basic, even for an older Holiday Inn, etc. - Rooms themselves really need to be updated, including issues surprisingly noticeable; chipped paint on doors (all 4 rooms my family stayed in), worn out plumbing fixtures, on/off water pressure when showering, slow WiFi, etc. But you’ll have an incredible view from an oceanfront room, and the staff are all kind/helpful and care that your stay is enjoyable.

Super friendly staff. Love that the beach wasn’t a long walk from the resort. Didn’t like the pool. There was no true “shallow” end so it was hard for our kids to swim in it and enjoy it. One of the elevators was broken which made getting to our room on the 8th floor take a very long time. Rooms could use some updating and the rainfall shower head had no pressure at all.

Problems from the start, Room 748 had no heat or air. Next day asked to speak with the property manager, who never called after six hours. At front desk ask to see the manager, was told he was gone for the day. Desk clerk heard my issues and gave another room 620. Air and heat worked but not on auto, had to control manual. Was promised strawberrys and champagne for our troubles which never arrived. Upon check out told we were disappointed and promised a $150 credit which never arrived on my card. This place is pathetic. Old and run down. Would not recommend. PS. Door was torn off cabinet that " hid" the safe ...safe didn't work. Save your money!

I would say the stay was nice. The hotel it self for a Hilton brand was just average. Although the property was clean it definitely needs much needed repairs and upgrades. I loved the close proximity to the beach and loved the pool area. I found the hotel staff weren't trained as well as others. The service at the bar and dining room was lacking. For the price of food I would expect a better dining experience. All and all I would stay again.

We loved the pool areas and the setup for the chairs to see the water while sitting. The heated inside pool was perfect during our cold stay! We had an issue checking in, they tried to charge us for the room again even though we told them we paid through expedia. They charged $200 to the card for incidentals that night which we we knew about. 3 days into our 5 day stay, they charged us the $653 for the room again even though we had paid expedia already. When we confronted the front supervisor, she said we apologize and it will be reimbursed for both the $200 and $653. 30min after checkout $653 was reimbursed. At checkout, this was where it got fun. We ordered from the restaurant the night before, paid with a card instead of charging to room due to the issues we already had. When checking out we noticed the same charge from night before on the room charge. The front supervisor took that off after i showed her the receipt that we already paid. I am not sure why it was even charged to our room at all. This seems shady business and i would recommend if staying here...watch your invoices. In the end, we were charged $226 at checkout and still waiting on the other $200 refund. This was a nightmare of a vacation. We never had issues with Expedia before, but will never book Hilton again through here due to this trip. All the other hotel chains worked beautifully just not Hilton. The front supervisor even said next time its best to call us for booking. I wouldnt even offer them!!!

I was charged for the hotel room 3 times. Once on Expedia, once at the hotel, and again after check out. Supposedly there was an issue on there end with my Expedia pre-paid booking. The said they were gonna do a 24/7 refund when we checked out. Great! Well we were on our 8 hour drive back home when we were charged for a third time!! I called and two transactions are being given back within 24/7s so let’s hope! Overall, the hotel was nice and clean and had lots of extra expensive activities and accommodations!

The best part about our stay was our waitress Maulene at the breakfast cafe. We went there on Saturday morning and she was a delight. She deserves a raise and then some. Also Jelena at the Blue restaurant was very nice.

The pool, hot tubs and beach were fantastic. We really enjoyed the relaxing getaway. Check in was at 4 and we arrived about 415. It was very hectic. Waited outside in the car over 30 minutes to unload the car. Room was not ready. They did upgrade our room which was very nice. We had a party of three, there was only one bed and pull out couch which was not comfortable at all. We had to call down 3 times to request additional bedding for pull out couch bed. Took over 90 minutes to get that brought to the room. Food in restaurant was good but overpriced. We ate out the other 2 nights at local restaurants that were really good! All in all it was wonderful but with all the additional upcharges, taxes, and parking fees it was expensive and a little overpriced. There was a lot of work going on around the hotel. Beautiful location. Maybe our expectations were high for a Hilton Beach Resort. We would probably stay again.

Loud multiple construction going on during stay; was not notified prior to stay. Many construction/improvements or upkeep/cleanliness of facility and PM and PM timing needing improvements and managed better. Room was not ready on time at time of check-in, 4pm upon arrival. Had to wait 1.5 hours before room was ready. Hotel advertisement clams rooms are ready no later than 4pm check-in time. Pool Towel management and availability ended at 3pm daily which is too early in the day for hotel pool activities. Several light bulbs in room were burnt out or flickering severely at arrival, they had 1.5 hours to get the room ready and failed to do so. Concierge luggage handling unvocal, unapproachable and unpleasant. Was told during check-in that $100 would be removed from stay due to room not being ready at check-in and $100 was not. Had to remind customer service at check-out and was questioned about my accuracy in remembering. Disrespectful. Unacceptable. This use to be a Marriott and is now a Hilton. We will not be staying at this hotel nor will we be suggesting this hotel to anyone going forward. Half of the pool deck was blocked off from paying residents for a private golf event instead of utilizing one of the many private event spaces that were clearly not in use. Poor management. Did not feel like a valued customer.

I have to say I was apprehensive when I saw some of the past reviews but we had a great experience! We got into our oceanfront room early and the view was gorgeous! Every staff member was polite and helpful. Great food and drinks at the poolside bar and good breakfast buffet. All of the servers were beyond great! The public beach is steps away where you can rent chairs and an umbrella. The room was clean and serviced daily. I highly recommend this hotel and hope to visit again.

I chose this hotel based on past reviews was extremely disappointed at the condition of the beach the cost of chair rentals and conditions of the wooden chairs. The parking set up whereby you have to walk up and down a ramp to access your car was not ideal. The foo/restaurant was was very good and pool area enjoyable. Did not appreciate room location where we had to go up and down and up to access facilities. Felt like beach was a public beach however could be because of recent storms. First time to HH would look elsewhere. Was not a tropical Hilton experience.

Great location on Beautiful Hilton Head Island. Hotel charges too much for breakfast and unnecessarily charges to park your car. Parking should be free. The breakfast buffet is good not great and charges too much at $28.95 per person. We chose to drive less than two miles and saved $10.00 per person for a better breakfast. Very few were even choosing to have the breakfast that was simply too expensive for the offering. Pay extra to get the Ocean View - worth it.

We thoroughly enjoyed our stay here. The property was right on the beach, which was nice. Food was incredible, you could say it’s a little on the pricey side but you do pay for convenience. The pool and pool bar was a cool place to hang out and there was plenty of first come, first serve lounge chairs on the deck. The only gripe I had was at checkout we called several times for a luggage cart and after an hr and a half we had to go downstairs and get them to come up and bring a cart. Overall we would definitely book this resort again, it was a great family getaway for the weekend.

Overall we had a very nice stay. Our room the first night had an issue with the air conditioning unit squeaking the entire night, which resulted in us not getting very good sleep. The next morning, I let the front desk know (and showed her the video I took). She promptly gave us a really nice and larger ocean front room upgrade and a $100 credit for use at the resort. My biggest complaint is that their food selection in the main restaurant (Blu) was terribly expensive and not that good. They need more restaurants and to lower the price. For example, just 2 breakfast buffets plus a tip came out to around $75 dollars. One night at dinner, I had a glass of beer (nothing fancy - Bud Light) and it was $14! The glass was small at that! Ridiculous! Lastly, they have all kinds of fees and taxes which add up very quickly. We enjoyed our stay overall, but I don’t think I’ll ever stay at the Hilton again!

It was a very nice resort property right on some beautiful beachfront. The restaurant offerings were a bit limited although the food was good.

Liked the property , but the Blue restaurant was overpriced , and service was awful ! Will not eat there again .

The service and amenities are the best. The hotel is starting to show its age slightly but the refurbished rooms are gorgeous
