On the positive side... there waa one hallway of rooms in the process of being renovated and the hallway being used by guests had been renovated. Also, the gentleman at check in was very pleasant. On the needing improvement side... The rooms were neat and as clean as they could be but definitely needing an update as it all was very worn looking. The bed was lime sleeping on plyboard. Way too hard!! No breakfast of any sort availble. No microwave or coffee in room. Went downstairs and only coffee available was regular. I was looking for decaf or hot water to mke tea or oatmeal and none was available. Recommendations... Keep upgrading the rooms, but get softer matresses or put a mattress topper on the bed. Include hot water and decaf coffee on the lobby bar, a box of tea, and a jug of ice water. Put out a bowl of candy or mints, something that says thanks for staying.

Would have been nice to know construction taking place...check in in dinky hall, no ice machines at all. Room was clean and comfortable. "Breakfast"was a joke and we went to IHop instead.

The staff was great and friendly. Room was clean. BUT half the building is condemned! I wouldn’t have booked here if I knew that. I couldn’t cancel because I had a concert to get to right after check in. You all should put some kind of warning to let people know!

To start, the office has signs explaining the building it’s connected to is too dangerous to go inside of and that it has violations in building codes. There weren’t any indications of where to go to actually check in and when I tried to call, I couldn’t get through to anyone. Once we did check in, there were tons of semi trucks and unsavory looking people loitering in the parking lot making us feel unsafe. The room looked like it hadn’t been cleaned, the carpet was filthy, there were bugs in the bathroom and what appears to be mold in the ceiling above the window. This room should never have cost $125. I didn’t even sleep under the covers. We only stayed one night and will never be back. Hotels.com Should do better about warning customers that these hotels have ordinances of broken codes and posted violations.

The property doesn’t have elevator, so if you have lots of luggage then you would need to walk for a bit with your luggage! The hotel didn’t have breakfast which was disappointing as it was mentioned on the reservation otherwise

I purchased a room with queen beds and received full size beds. The shower was moldy. The condition of the hotel is run down. The breakfast was not what was pictured on line. Then to top it all off, there were ROACHES in our room. I will NEVER stay here again and I will make sure that my family does not recommend it to anyone..

I didn't like the smoky environment, I booked non smoking room but what they gave me was terrible! I couldn't breathe properly cos I'm asthmatic so I had to check out in the middle of the night to save my life. People smoke too much at this facility, I will never go there again. The carpet stinks, furniture is old and dirty. I really has a bad experience 😕 😔

The lobby had a smell. Is the room looked old and worn as did the whole property. The bedspread was dirty but covered up by the coverlet... really? There were roaches in the bathroom. I was very disappointed but it was too late when I arrived to complain or move to a different motel.

The place is a dump. Everything is old and uncomfortable. The lobby furniture looks 40 years old. the beds are small and hard. Sink fixture in bathroom was loose. The toilet hardly flushed. The wall outlet was so worn out, nothing would stay plugged into it. There are no plugs to charge phones/computer at the room desk. The power strip next to the TV did not work. The TV would not turn on. Only one AC plug next to the bed to charge electronics. The USB plug next to bed charged very slow. Breakfast is fruit loops, rasin bran, toast, or the lowest quality waffles imaginable. The coffee was terrible. I get that this is a budget hotel, but do better.

Our room was near a 2nd floor exit and doors were opening and closing all night. When we arrived at the hotel, I felt like some “funny business” was going on. It made me feel a bit uncomfortable. The room was clean and the bed was comfortable. We just heard a ton of noise all night and did not get a good night of sleep.

Had a horrific time at check in after money was already taken from my cash app prior to arriving the wanted me to pay again at the desk after I explained several times that it was already been taken out. The vending machine area had roaches in there saw one crawl across the table. Then I was asked the second day I was there if I had pets with me and I said no your more than welcome to check the room. Overall bad and experience with this hotel will never go back there again

Was given a room already occupied and then questioned as if did not go to correct room even after told key worked. Front desk did not know how to handle and kept saying hold on. Left as was full capacity and no longer felt safe. Then was told could not refund as only manager could so call back.

We checked in and were given a room someone else was already in. They gave us a second room, got to the second room and it was not a king room which was booked. They then looked for a 3rd room (king) gave us key and it was also not a king room. At that point i asked for a manager and there wasnt one. They then told me they had no other rooms and they were overbooked. 1/2 hour later another couple was also given our room. I asked for at least a partial refund and they said it was hotels.com issue of the overbooking. The staff were disengaged and uncaring. They should not be in the hospitality business. The room we ended up with smelled musty. We had coffee cups and packs, no coffee maker. The beds were comfortable, that is the only positive from there.

While the room was acceptable for a low budget room, the property was sketchy. Guys partying in the parking lot, a bizarre and probably illegal door to go to the parking lot, and random people strolling around the property. I did not feel safe at this location after I came back from our event. I forgot something in the car and just did without. Oh and no hot water this morning. (The door: to get into the building you had zero security, yet you had to use your key to GET OUT! Now you could have walked through multiple fire doors to get to the lobby, but in an emergency that’s not ideal. A more important, anyone can walk into this building and with the amount of sketchy people wondering around that’s dangerous. You will have no idea who you run into in the hallway, vending area or stairwells.) Book anywhere but here!

The staff was awesome.. as for the clientele that hangs around.. well its to be desired.. the cops were there at least 2 different times... that i saw anyway. Im sure there were some drug deals going down as well as people tripping on god knows what in the lobby. People were out in the hallway where our room was located from early in the am and at night.i definitely did not find myself safe at all during the time that we stayed.

We stayed for 3 nights. This property was good for the price what you would expect for a 2/3 star motel it was clean and tidy the room had a mini fridge and microwave staff were very friendly. I love that it was walking distance for places to eat. I would definitely stay here again for a short stay

I needed to find a place to stay while attending a wedding, and this place was close enough to the venue, plus it was cheap…I’m definitely going to spend the extra money and stay elsewhere next time I have business in Manassas. Whether it was the drug addict approaching me while I waited for my Uber outside of the hotel, or the crazy old man trying to fight me at the TGI Fridays for having a conversation with the bartender…this area just isn’t my vibe. The staff were nice enough, but the area just seems depressed; if you’re able, spend the extra money and stay in a different area.

Service desk was okay. They answered my questions I had at the time. I forgot to ask where breakfast was being held but we found it luckily because of a note on the door. It was really awkward and I wasn’t sure how much we were allowed to have but they had cereal, toast, and waffles as well as coffee, orange juice, and apple juice. Not bad for free breakfast but not a full buffet obviously; just enough to get the job done! I had a few problems with the bathroom: there was a bug as soon as we walked in (not sure what kind, we just flushed/washed it away) the walls above the shower needed to be cleaned and the toilet, to put it nicely, wasn’t in good condition for anyone over 90 lbs! Lol Uhh what else? Tv with cable, nice/okay AC, and they had a cute folded towel in the bathroom (Soaps and shampoo are green tea scented) and free wifi you just have to get the password. Not some fancy hotel but it did the job… wouldn’t stay too long though because most of the food places nearby aren’t too easy to walk to (we walked everywhere so that’s on us!) Hope this helps anyone else!

The best part are the beds. Very comfortable mattress and pillows. The breakfast is pretty terrible. Nothing but frozen waffles and two choices of cereal. TV is just okay and there aren't any premium channels like HBO or Showtime and Cartoon Network is unavailable for some bizarre reason. The showerheads are also very nice and high pressured.
