Oaks Melbourne on Market Hotel

Oaks on Market is a good property for me. Good location, spacious apartments, good service and good breakfasts. Gym is STILL tired!

Excellent pool, gym and spa.

Close to everything with a pool, spa, gym and sauna.

Pretty poor condition for the price. Good location. Parking was average and expensive.

Every time I’m in Melbourne I stay at the Oaks on Market Street - location is good - trams & trains & buses close - has great restaurant - a heated pool and gym and nice rooms with a lounge 😀

Wonderful hotel but the parking was terrible Parking is down the road then spent over an hour in a 7 floor car park only to find out it was full and jam packed .. there is no other options for parking in the area.. such a shame as it was a wonderful place

Very clean and the staff so friendly

We checked out within 30 mins of arriving. The room had a bad smell of food/grease, a dirty greasy extractor fan, mould and hair in the shower, toilet paper spit balls on the ceiling, grimy surfaces, and lacked ventilation. A ball of toilet paper covered the fire sprinkler, the air conditioning was ineffective and the place overall was dated. The manager refused to issue a full refund and still charged us $200 as a "goodwill gesture" even though we checked out immediately and without touching the room. Although another room was offered to us, the evident lack of cleanliness over a period of time showed it was clearly not a one-off issue. Despite being the weekend of the Taylor Swift concert, we found a much nicer and clean hotel two blocks away, last minute for a comparable price.

I was extremely disappointed with my recent stay at this hotel in December 2024. Upon checking in, I discovered a used towel hanging on the back of the bathroom door. However, the real issue came when I went to bed and found what appeared to be either fecal stains or curry marks on the doona. This was not only unpleasant but also deeply unsettling, especially given the high standards I expected from this hotel. When I brought the issue to the attention of the front desk, I was met with no apology, no acknowledgment, and no offer of compensation. The lack of empathy and accountability from management added to my frustration and left me feeling completely dissatisfied with my experience. For a hotel of this caliber, basic cleanliness and customer service should be non-negotiable. I hope the management addresses these issues to ensure that future guests don’t encounter similar problems. I have utilised this hotel on several occasions in the past; however, I do not have any intentions of returning.

Positivt: Perfekt läge, nära till allt. Rent och fint. Hade bokat rum med två separata sovrum vilket är svårt att hitta på andra hotell. Fick rum på vån 20 = fin utsikt. Frukost ingick i priset. Fanns kylskåp på rummet. Negativt: Frukosten fylldes inte på tillräckligt ofta så var halvtomt på flera fat. Ingen städning av rummet. Användning av tvättmaskin och torktumlare mot avgift (ingick gratis i annat boende vi bodde på). Dolda avgifter vid beställning av room service och de gjorde dessutom fel på vår beställning vilket de krånglade om istället för att bara fixa det. Nyckelkorten till rummet krånglade (vi fick 3 kort men enbart 1 fungerade så blev lite omständigt att ta sig in till rummet om inte alla gick tillsammans). På det stora hela var det en bra vistelse och jag skulle kunna tänka mig att bo där igen.

Clean room, good amenities

Room was incredibly dusty and lots of surfaces not wiped and cleaned properly.

I wonder if we were punished by book8ng via Hotels.com. Our room was 2 star at best and no where near as nice as online photos. It looked like a university dormitory. Stains on carpet, cracked tiles, cracked and peeling dinning chairs, water damage on bathmroom cabinets and moldy shower. Could use a deep clean and new furnishings. Will not be staying at any Oaks properties again.

Wifi would not connect. The TV was old and did not work. Lots of mould in the shower and very hard to get water temperature right. Comfortable beds and friendly helpful staff. Spacious hotel room.

Walking into lobby made us feel great we made a good choice.. then we got to the room and the warm fuzzy feeling left.. Average at best, well thats ok not staying long.. But then..sat on the side of the bed you could feel the springs Bathroom that was the worst part, shower over bath (knew that) but it had a half glass partition. No non slip mats ( be careful entering and exiting) mould in the silicone, grout not much better needs a deep clean. but the shower itself was absolutely terrible! No water preasure at all!! (guess if it did it wld go over floor) didnt use cold water tap at all to have a warm shower. Kitchenette had no plug to wash dishes properly. Only good point was the location. Close to trams, central to city and southbank.Have stayed at Oaks properties before and this was the worst room we have ever had.

I enjoyed my stay here. The room was spacious and comfortable, and the location is excellent – right in the city with a tram stop nearby. The pool, spa, and gym are in the basement, so not resort-like, but very handy if you want to keep fit during your holiday. The kitchen has most things you need for light cooking, though the knives aren’t very sharp. There are small packets of dishwashing and laundry detergent provided under the sink, which I only noticed later, so future guests should check before buying extra. The laundry works fine but is cash only. The main downside was the Wi-Fi, which was very unstable. My phone often switched to mobile data and used up more than expected. Even after asking the front desk for a guest password, it didn’t improve. Overall, a very practical and comfortable apartment stay – just be prepared for the Wi-Fi issue.

In need of general overhaul, dining chairs old and battered, bathrooms are outdated and showers low pressure and fluctuate in heat.great location though. TVs are the smallest I have had in 20 years. Had water running down the vent in shower and sounded like coming down walls from room above so had to change rooms late at night but staff didn't talk to each other and have no idea if they fixed it

WiFi was poor in room

Clean, spacious apartment, great for family. Unbelievable view!!

Room 814 is next to the lift and the sound vibrates through the bedroom quite badly, made sleeping very difficult.

We stayed in level 20 which has great views. The room is showing signs of ageing and the noise coming from the aircon even when switched off was not good. Staff were pleasant enough.

The hotel is a little dated and tired. It was only a short stay but the room was very well appointed with a kitchenette, ironing board, etc. The hotel does have a pool and gym but didn't use those.

Excellent service at all levels. Stuart at reception was very welcoming and professional.

Always very professional service by Oaks on Market , it’s why we like to stay here when we come to Melbourne. Especially the service we get from the hotel manager Avinash , always looks after us.

Staff were very helpful and friendly. Nothing was too much trouble. The bed was really comfortable. Rooms were a good size. Hotel was in a great location for transport.

This is a great place to stay. We've stayed here on many occasions. It is walking distance from Southern Cross Station (for travelling with Skybus from the airport). There are many convenient trams to get us to around. The service is wonderful and friendly, taking delivery of a birthday cake for us. We will be staying here again.

Poor communication regarding parking options. Particularly Oaks on Collins given we had to park at their off site parking. When calling to enquire Oaks on Collins staff hung up on us, on two occasions and we’re not helpful at all.

There were no staff or services at all. We waited for hours to get clean towels, coffee and tea stock. Only the receptionist is can be seen and didn't help at all.

Very comfortable bed. Poor communication by reception re displaying features and benefits of property as the scan option would not work and receptionist couldn’t or wouldn’t get it to work either, despite promising to forward this to my email. Bar staff on Thursday night also had no idea on how happy hour worked and certainly failed to provide the free drinks that were promised and then overcharged. Most disappointed by the lack of care or knowledge of a number of staff

Could not check in due to the system being down, asked to wait 10 minutes, still no good after 40 minutes, no explanation, no apology, just a rude ignorant staff member There were 2 others that were waiting and it was terrible, never staying at oaks again And no offer of a refund as we left after 1 hour to another hotel, it was 11pm and an absolute disgraceful performance by the staff and the hotel. Not sure why I could not of been given a room key and sort it out later. He could see it was prepaid, embarrassing performance by the hotel

Great location, walking distance to everything. Excellent service from staff. Overall very happy with our stay.

Absolute great location. We walked to queen Victoria markets, aquarium, mcg, marvel stadium, Docklands all with ease. A short 10minute walk to the train and Skybus station. Staff were lovely and our room fantastic. Perfect for our family of 4. Highly recommend this hotel!

As always a great place to stay when on business in Melbourne. Great room, comfortable bed, love the kitchen and location fantastic, central and quiet.

Close to Southern cross and Flinders st stations, Southbank, Casino Fed Square. Very spacious rooms. Parking 50m down the road but only $30 for the day if booked at the regrowing desk. Great stay.

Location was close to trams to visit CBD. Oaks Hotel was clean, ambient atmosphere and just what we wanted in CBD Melbourne

The hotel is close to tram lines into and out of the city. It is close to Southern Cross station and the South Bank precinct. The hotel is quiet, clean and rooms are attended to daily. We had the 1 bedroom unit which had a kitchen and separate living area. We found it perfect for our needs.

The property is very well located. I've stayed at Oaks on Market on numerous occasions as close to Southern Cross/Spencer St Train Station, very close to trams along near Collins and Flinders Sts, plus trams up Williams St (which could catch to Queen Vic Market) and all the city shopping. Has a restaurant and bar onsite. I also like the facilities (kitchenette), pool and gym. 24-hour reception is good as often arrive late.

Well located for transport and shopping

Location is perfect, close to CBD and Southbank. Room is spacious and comfortable, great room facilities; it has everything you need in the room. Breakfast restaurant was very poor and would not recommend anyone to eat there... shame as everything else from reception to service to room was great.

Fantastic room with super comfortable king bed and pillows. Hot shower with great pressure. Bar and restaurant downstairs with a reasonable range of food. Pool and spa onsite. The staff were lovely

My stay at Oaks was exactly what we were looking for in terms of easy access to transport and proximity to the CBD and south bank. Only detracted by breakfast which was Luke warm at best.

Fabulous property. Exceeded expectations! Bathroom/shower a little old but met our needs (two friends travelling with toddlers). Amazing views, prime location for Southbank/awuarium, quick walk into Burke St. parking easily accessible even though not on site. Would be good to be able to call hotel on arrival to carpark to bring trolley for bags (packed pram to cart portacot, luggage etc).

Great room, and fantastic breakfast. Loved the little snack boxes and wine. Will definitely be back! Only thing to note is we couldn’t get the room temperature to go down.

Likes: Comfortable beds, spacious room, SmartTV, kitchen facilities, view, closeness to public transportation (Flinders Street train station, tram stops) and shops and restaurants within easy walking distance. Excellent takeaway coffee. Complimentary drink at the bar. Perfectly heated lap pool and nice warm whirlpool. Dislikes: Breakfast service. On a busy morning, the following statements were made in our party: "Worst hashbrowns I've ever had", "the frittata is okay", "the bacon is disgusting but it's edible if you eat it with the frittata", "scrambled eggs inedible", "Croissants should not be allowed to be called croissants. Dry and bread-like. Dry bread. Banana cupcake was tasty." On a less busy morning, the bacon and omelette (cooked to order) was good. Bathroom felt outdated, with a beat-up tub, nothing to hold on to when climbing in and out of it. No extra toilet paper roll in the cabinet for the first and third day. No tissues on the first day. Weird soap bar that left your hands feeling waxy. Shower products not sustainably packaged - small bottles that barely provided enough product for two people. If you are considering renovations, please also consider installing refillable soap and shampoo/conditioner dispensers.
