Me and my partner had a comfortable stay. We only stayed one night but the room was spacious, warm and comfortable. Not sure why this hotel has received bad reviews. The host was welcoming and check in was easy. We paid £10 for their parking which was a squeeze but apart from this, it was fine. It's a budget hotel so it's basic. I've paid more for hotels and they've been much worse.

We had to ring the door bell when we arrived and wait for someone to answer. A lady answered (didnt give her name, but im guessing she was one half of the owners) told us she had to lock the bar thats why it took her a while. This made me feel a little awkward. She then followed a guest outside and asked him to make sure the door stays closed, we was then drilled (a little) about how its for our and the other guests safety. We was shown the down stairs area, told the bar closes at 10pm!! There was also a games room opposite and the breakfast room across. We was then directed to our room which was lovely and exactly what i had booked. Could not fault it. Fast forward a few hours after a lovely meal and family time in the local arcades, we chose to return to the hotel and have a few drinks while playing pool with our 9 year old son. We have stayed in Blackpool many times and like to pick a hotel with a bar/games room so we can safely enjoy the evening with our son. As we got back the bar was already locked up. Quite disappointing, but we had a few drinks in our room so brought them down to play pool. We was not loud or unruly, and our 9 year old is very well behaved. A man arrived at the door and apologised, telling us that he had to lock the games room (did not introduce himself but he must have been the other half of the owners) and that he wanted to go to bed. I have never felt so frustrated. There was no other area for us to relaxin, so felt like we had been sent to bed.

The hotel looks in need of a refurbishment on the outside. Inside is a large converted house. Double rooms are not large but served their purpose as we only needed somewhere to sleep. No bar facilities and the pool table area was a little untidy with children’s toys all over the place. Able to park. Hotel is very close to the seafront. It was a little noisy from neighbouring accommodation and hotel guests. Room was warm but we were given a fan.

Not like any other 4* I've stayed in before. The street and area were down at heel and grotty and the hotel was basic at best. It said there was parking and we paid £10 for the privilege, but it was basically on street and we were worried about the security of our vehicle. The room was fine and breakfast was good, but the rest of it was an 'experience'.

The rooms are very basic some sockets on our room never worked..The first floor is not on the ground floor its two flights of stairs.Walking up and down the stairs every day was very stressful and painful with our health conditions.Was not told if they had a lift..The flats next door are very noisy at night with dog barking. The breakfast is very limited no fruits or pastries offered..The cooked breakfasts is basic no mushrooms or tomato for vegans or vegetarian only vegan sausages..The breakfast options for vegetarian are very limited no other options available. If options were given for vegans and vegetarians (eg )porridge muffins fruits options it would make a difference. conditions

We booked for 2 adults and 3 children, and we were delighted to find the rooms in an apartment style, with 2 separate bedrooms and a private separate bathroom. Room was spacious, clean and tidy, Iron and hairdryers are available from reception. Good WIFI in the rooms. They do have a bar, however this wasn't available during our stay as they were getting maintenance done, would have been nice to have received a message regarding this before hand though. There is a games room, however nothing is working, and there is no tips for the pool cues to play a game, no iPads in there holders either. Again there was no mention of any of this beforehand. There is a lot of potential for the facilities, shame they don't make the most of what the have. Receptionist was very miserable and very rude as stayed chatting on her mobile while I was checking out. Not very professional. Surely she should have been asking how our stay was etc? All in all due to how spacious it was for our size of family, We would look to book here in the future, By then hopefully the receptionist has cheered up a bit and all the facilities will be up and running.

rooms where very clean, we stayed in the smaller double was perfectly fine for an over night, breakfast was between 9 and 9.30 am buffet breakfast with plenty to choose from. parking is available at £5 per night which is a great price for blackpool, location was excellent just a two minute walk to the front. for the price we paid for this hotel i would certainly book again

We just stayed for one night room was clean and comfortable possibly needed another pillow and a hairdryer but that's nothing breakfast was very nice and fresh hot English with pancakes I would give this hotel 8 out of 10 and would stay again . Parking was charged at £5 per night but I was charged £10 as we got there early .the location was brilliant also as about half way between the tower and pleasure beach

This place was not a 4 star!!!!. As soon as you walk in the smell of mould was overwhelming. Mould on the wall where the children had to sleep. Missing step on the bunkbed with a sharp metal sticking out. Heavily stained curtains. stained walls. broken fold away bed. damp and mould in the bathroom. broken shower head. Dirty carpet.

The staff who helped us check-in were amazing, however we were getting ready to check out for 10:30am, it was 10:14am, one of the staff members walked in on us getting ready, the hotel overall was clean and tidy, the beds on the otherside had stains on and had bits all in the bed before we got under the duvet. Lovely shower pressure and very hot and the beds were very comfortable

This property did the job. The location was perfect for all the Blackpool attractions and the price was cheap enough (£120 family of 4 for a night) but the rooms are super basic. The decor needs updating, and the place a decent clean. The windows are very dirty especially from our room on the second floor. The worst thing about this place was the aroma inside- which can only be described as pungent dampness wherever you are the hotel. Don't forget if you do book that it's £5 on arrival for parking and it's tight to get round the back an SUV or similar would struggle. In all in it done the job but the smell was.the most odd putting experience about our stay hence the 2/5 star.

I booked this hotel on behalf of a visiting couple, they left after a short time of entering their room due to a dirty sink / shower & nasty smell in the room (room 7) they complained and were told that the hotel was full ( a fact denied by the hotel) and no alternative was available , after speaking to the manager she said an alternative was offered them,( this allows them to refuse a refund with Hotels.com) please look at the 10 rating (as only 2 reviews) and make further inquiries before booking.

The reception of the hotel was good and the host was welcoming. The room itself was average. The bed was comfortable but very creaky everytime you moved. The bedding and pullows were clea but several hairs were present. When looking for the remote control for the tv the drawer with it in also had old orange peel and and empty beer bottle. The bathroom was filthy, hairs on the floor and toilet, stains in the toilet. There was no blind or curtain in the bathroom and the window faced the street and properties opposite. The window would not open. The windowsill in the bedroom was covered in dirt and dust. There was tea and coffee provided but only 2 tea bags and no white sugar.

Hotel was perfect for what we needed family of five and it had separate rooms which was great overall a good wee hotel few minor issues shower stand was broken so had to shower holding the shower head some good old strong tape would have been better than elastic bands 😂 funny smell on floor two as well just in the hallway maybe needs checking overall was a fab wee stay and had everything we needed

There’s no staff to contact during the night. Hotel is very old and tired. Rusty radiator, taps and shower. They looked grim. But the room was clean. Maybe a little dusty. It was tiny. Pillows and bed weren’t comfy. Given no toiletries. View out the window was a brick wall. Curtain is useless, blocks out no light. Breakfast is only a 30 min window. I arrived 20 minutes into it and got told off when I asked if there was going to be more food as there was nothing there. If the breakfast is only for a short time then the food should be always available for that whole period! Corridors are narrow. Can hear people coming and going into their rooms very loudly. Walls must be thin. Can even hear the person in the room next to you putting their phone charger into the wall. Parking should be free. Found a couple of hairs in our bathroom that didn’t belong to us. The gent wasn’t very professional on the phone when I called to tell him my arrival time.

The staff who helped us check-in were amazing, however we were getting ready to check out for 10:30am, it was 10:14am, one of the staff members walked in on us getting ready, the hotel overall was clean and tidy, the beds on the otherside had stains on and had bits all in the bed before we got under the duvet. Lovely shower pressure and very hot and the beds were very comfortable

Me and my partner had a comfortable stay. We only stayed one night but the room was spacious, warm and comfortable. Not sure why this hotel has received bad reviews. The host was welcoming and check in was easy. We paid £10 for their parking which was a squeeze but apart from this, it was fine. It's a budget hotel so it's basic. I've paid more for hotels and they've been much worse.

The hotel looks in need of a refurbishment on the outside. Inside is a large converted house. Double rooms are not large but served their purpose as we only needed somewhere to sleep. No bar facilities and the pool table area was a little untidy with children’s toys all over the place. Able to park. Hotel is very close to the seafront. It was a little noisy from neighbouring accommodation and hotel guests. Room was warm but we were given a fan.

We booked for 2 adults and 3 children, and we were delighted to find the rooms in an apartment style, with 2 separate bedrooms and a private separate bathroom. Room was spacious, clean and tidy, Iron and hairdryers are available from reception. Good WIFI in the rooms. They do have a bar, however this wasn't available during our stay as they were getting maintenance done, would have been nice to have received a message regarding this before hand though. There is a games room, however nothing is working, and there is no tips for the pool cues to play a game, no iPads in there holders either. Again there was no mention of any of this beforehand. There is a lot of potential for the facilities, shame they don't make the most of what the have. Receptionist was very miserable and very rude as stayed chatting on her mobile while I was checking out. Not very professional. Surely she should have been asking how our stay was etc? All in all due to how spacious it was for our size of family, We would look to book here in the future, By then hopefully the receptionist has cheered up a bit and all the facilities will be up and running.

We just stayed for one night room was clean and comfortable possibly needed another pillow and a hairdryer but that's nothing breakfast was very nice and fresh hot English with pancakes I would give this hotel 8 out of 10 and would stay again . Parking was charged at £5 per night but I was charged £10 as we got there early .the location was brilliant also as about half way between the tower and pleasure beach

Amazing staff, Very polite at all times. Greeted as we arrived at the property and were told where we could park the car. Good off road parking with spaces for 3 cars at a very reasonable £5 a day. Great full breakfasts with a large selection to choose from, 1st and 3rd day was help yourself, but as there were not many people booked in on the second day they asked us what we wanted for breakfast and all was freshly cooked. The only downside to our stay (and I hate to mention it as the staff are so polite and helpful) was the superior bed was two beds zipped together, but apart from that a great hotel and would definitely love to stay there again.

The hotel itself could do with a few updates , was basic and what we needed for the night although quite old fashioned. Bed was not too comfortable and did not get the room I originally paid for, nor did I get informed that I was to pay more money on arrival for a deposit which I did get back but never once did I get told so if I had arrived with no cash on me I wouldn’t of been able to stay even though I paid online! Also checking in took a while and the overall we come was not as expected. Checking out took a long while as no staff were around. Will not be be staying again.

We had to ring the door bell when we arrived and wait for someone to answer. A lady answered (didnt give her name, but im guessing she was one half of the owners) told us she had to lock the bar thats why it took her a while. This made me feel a little awkward. She then followed a guest outside and asked him to make sure the door stays closed, we was then drilled (a little) about how its for our and the other guests safety. We was shown the down stairs area, told the bar closes at 10pm!! There was also a games room opposite and the breakfast room across. We was then directed to our room which was lovely and exactly what i had booked. Could not fault it. Fast forward a few hours after a lovely meal and family time in the local arcades, we chose to return to the hotel and have a few drinks while playing pool with our 9 year old son. We have stayed in Blackpool many times and like to pick a hotel with a bar/games room so we can safely enjoy the evening with our son. As we got back the bar was already locked up. Quite disappointing, but we had a few drinks in our room so brought them down to play pool. We was not loud or unruly, and our 9 year old is very well behaved. A man arrived at the door and apologised, telling us that he had to lock the games room (did not introduce himself but he must have been the other half of the owners) and that he wanted to go to bed. I have never felt so frustrated. There was no other area for us to relaxin, so felt like we had been sent to bed.

Upon first glimpse of the hotel I honestly thought about turning round and heading somewhere else. My wife got out the car to check us in. The door was locked(8pm) so she rang the Ring Doorbell, no answer. I rang the phone number no answer. My wife then tried the bell again at this point a lady came walking over the road from a sister hotel(I believe, could be wrong). She began checking us in and explained about the parking at £5 per night(no problem with this) She was helpful and polite. We got the key and headed to the room. It was pretty clear this hotel was old and needed serious investment. We got to the room and I must admit I was relieved as the room was clean as were the beds. Yes the room needs an upgrade but at least it was clean. I didn’t need to find somewhere else to stay. For £270 for the two nights, I did expect better than what we got. Decided not to eat Breakfast(which was an extra charge) in the hotel due to the overall cleanliness. We walked round the corner to a B&B the rest of our family stayed in and ate with them. On check out we had to wait for around ten mins for the same lady to come running over the street again. By this time there were 3 or 4 other rooms trying to check out, a few of these people were making complaints. Overall it’s a pretty poor hotel for the money we paid, would have been better paying for two rooms in the same hotel as the rest of the family (£70 per night including breakfast)

This property did the job. The location was perfect for all the Blackpool attractions and the price was cheap enough (£120 family of 4 for a night) but the rooms are super basic. The decor needs updating, and the place a decent clean. The windows are very dirty especially from our room on the second floor. The worst thing about this place was the aroma inside- which can only be described as pungent dampness wherever you are the hotel. Don't forget if you do book that it's £5 on arrival for parking and it's tight to get round the back an SUV or similar would struggle. In all in it done the job but the smell was.the most odd putting experience about our stay hence the 2/5 star.

Not like any other 4* I've stayed in before. The street and area were down at heel and grotty and the hotel was basic at best. It said there was parking and we paid £10 for the privilege, but it was basically on street and we were worried about the security of our vehicle. The room was fine and breakfast was good, but the rest of it was an 'experience'.

rooms where very clean, we stayed in the smaller double was perfectly fine for an over night, breakfast was between 9 and 9.30 am buffet breakfast with plenty to choose from. parking is available at £5 per night which is a great price for blackpool, location was excellent just a two minute walk to the front. for the price we paid for this hotel i would certainly book again

I'm really surprised that this hotel is rated as 4*. Never expected as I found it on arrival. Absolutely basic level of service with limited choice & low quality breakfast. Windows seemed falling off - some couldn't be closed. Had to chase for toilet tissues and cleaning while staying with small kids. I won't give it a 2* - total waste of money and very disappointing stay.
I'm really surprised that this hotel is rated as 4*. Never expected as I found it on arrival. Absolutely basic level of service with limited choice & low quality breakfast. Windows seemed falling off - some couldn't be closed. Had to chase for toilet tissues and cleaning while staying with small kids. I won't give it a 2* - total waste of money and very disappointing stay.

Amazing staff, Very polite at all times. Greeted as we arrived at the property and were told where we could park the car. Good off road parking with spaces for 3 cars at a very reasonable £5 a day. Great full breakfasts with a large selection to choose from, 1st and 3rd day was help yourself, but as there were not many people booked in on the second day they asked us what we wanted for breakfast and all was freshly cooked. The only downside to our stay (and I hate to mention it as the staff are so polite and helpful) was the superior bed was two beds zipped together, but apart from that a great hotel and would definitely love to stay there again.

There’s no staff to contact during the night. Hotel is very old and tired. Rusty radiator, taps and shower. They looked grim. But the room was clean. Maybe a little dusty. It was tiny. Pillows and bed weren’t comfy. Given no toiletries. View out the window was a brick wall. Curtain is useless, blocks out no light. Breakfast is only a 30 min window. I arrived 20 minutes into it and got told off when I asked if there was going to be more food as there was nothing there. If the breakfast is only for a short time then the food should be always available for that whole period! Corridors are narrow. Can hear people coming and going into their rooms very loudly. Walls must be thin. Can even hear the person in the room next to you putting their phone charger into the wall. Parking should be free. Found a couple of hairs in our bathroom that didn’t belong to us. The gent wasn’t very professional on the phone when I called to tell him my arrival time.

Very welcoming and friendly staff owners and staff. Bar prices are a little on the high side but you’re on holiday or a break. Great location for food and piers. Rooms very clean and comfortable. Nice buffet breakfast. Would stay again.

The rooms are very basic some sockets on our room never worked..The first floor is not on the ground floor its two flights of stairs.Walking up and down the stairs every day was very stressful and painful with our health conditions.Was not told if they had a lift..The flats next door are very noisy at night with dog barking. The breakfast is very limited no fruits or pastries offered..The cooked breakfasts is basic no mushrooms or tomato for vegans or vegetarian only vegan sausages..The breakfast options for vegetarian are very limited no other options available. This place was not a 4 star!!!!. As soon as you walk in the smell of mould was overwhelming. Mould on the wall where the children had to sleep. Missing step on the bunkbed with a sharp metal sticking out. Heavily stained curtains. stained walls. broken fold away bed. damp and mould in the bathroom. broken shower head. Dirty carpet.

Upon first glimpse of the hotel I honestly thought about turning round and heading somewhere else. My wife got out the car to check us in. The door was locked(8pm) so she rang the Ring Doorbell, no answer. I rang the phone number no answer. My wife then tried the bell again at this point a lady came walking over the road from a sister hotel(I believe, could be wrong). She began checking us in and explained about the parking at £5 per night(no problem with this) She was helpful and polite. We got the key and headed to the room. It was pretty clear this hotel was old and needed serious investment. We got to the room and I must admit I was relieved as the room was clean as were the beds. Yes the room needs an upgrade but at least it was clean. I didn’t need to find somewhere else to stay. For £270 for the two nights, I did expect better than what we got. Decided not to eat Breakfast(which was an extra charge) in the hotel due to the overall cleanliness. We walked round the corner to a B&B the rest of our family stayed in and ate with them. On check out we had to wait for around ten mins for the same lady to come running over the street again. By this time there were 3 or 4 other rooms trying to check out, a few of these people were making complaints. Overall it’s a pretty poor hotel for the money we paid, would have been better paying for two rooms in the same hotel as the rest of the family (£70 per night including breakfast)

This property did the job. The location was perfect for all the Blackpool attractions and the price was cheap enough (£120 family of 4 for a night) but the rooms are super basic. The decor needs updating, and the place a decent clean. The windows are very dirty especially from our room on the second floor. The worst thing about this place was the aroma inside- which can only be described as pungent dampness wherever you are the hotel. Don't forget if you do book that it's £5 on arrival for parking and it's tight to get round the back an SUV or similar would struggle. In all in it done the job but the smell was.the most odd putting experience about our stay hence the 2/5 star.

I booked this hotel on behalf of a visiting couple, they left after a short time of entering their room due to a dirty sink / shower & nasty smell in the room (room 7) they complained and were told that the hotel was full ( a fact denied by the hotel) and no alternative was available , after speaking to the manager she said an alternative was offered them,( this allows them to refuse a refund with Hotels.com) please look at the 10 rating (as only 2 reviews) and make further inquiries before booking.
