Xtabi Resort

Had a wonderful stay at Xtabi! The resort is beautiful, with stunning cliff-side views of the sea and spectacular sunsets. There is access to swimming and snorkeling at the bottom of the cliffs and there are interesting sea caves to explore. The staff were very friendly and helpful, and greatly added to our enjoyment of the trip. The restaurant is excellent, we dined there for most of our meals. One can easily get a taxi to see other sights in Negril, like 7-mile beach, or the front desk can help arrange transportation and tours. I highly recommend Xtabi!

Property is in need of better maintenance of grounds, pool and rooms. Breakfast was good and service at the restaurant was average.

Beautiful property. Right on the cliffs, for easy snorkeling. Staff extremely helpful. Good food at the restaurant. Good restaurants close by.

I really enjoyed overlooking the cliiffs watching the ocean as i ate my food. I enkoyed swimmimg in cove that rests at the bottom of yhe cliff. The food wss good especially for the price. I liked the fact that next to bar there is stairs descending into a cave that meets the bottom where the water from the sea

Clean, quaint and private place to stay in Negril. There is a pool for use. There are plenty of places to explore close to this property. This property is safe and secure..

This is a property that boasts some of the best views from the cliffs in Jamaica. Located on the Westend there are many amenities on property as well as surrounding it. Staying cliff side is the best with most rooms having air conditioning. Make sure to stop by the bar for one of their famous drinks and enjoy some of the best food.

The views of the ocean are stunning with excellent water for snorkeling. The caves were cool to explore. The staff were kind and helpful. We enjoyed our meals at the restaurant. Definitely would stay here again!

It was our first time staying on the cliffs in Negril. You are kind of in the middle of it all at Xtabi, so be willing to walk or take a ride for a destination. Room was rustic, but nice. No coffee pot or tv, but had a fridge. Was able to rent a coffee pot, but not a given. We had the first cottage from bar/restaurant and was right on cliff side, view was breathtaking. Would not recommend staying with children here, road is too narrow to maneuver, ocean too rough and pool was not super kid exciting.

When we arrived our room doors were open and it was hot as all get up. The next morning we had a huge bug. We killed it, housekeeping left the guts. Pool was dirty, no activities, boring and dated.

Really enjoyed my stay. Everything was clean and staff were very friendly. The facility offers daily cleaning so it’s pretty difficult to be a mess. View is unbeatable and food is good.

The only positive about this place was that it was cheap and the room was fairly clean. It was farther from where we wanted to be than I realized - my bad. The room was across the street from the water, which was not clear when we booked, as the rooms shown in the ads are right on the water. The entry doors to the room had only a basic washroom privacy lock on them - nothing secure. I honestly thought that when we returned from dinner the room would have been broken into and ransacked because drug dealers were standing at the curb harrassing us as we crossed the street to the restaurant, so they knew our room was empty and there was no visible security. The room doors also had huge gaps around them, so privacy and noise were an issue. There were a few mismatched, disposable, bent and broken hangers on the rack. The water came out of the faucet as though it was a fountain - hard to explain, but bad. The smoke alarm was missing from it's bracket entirely. We did not sleep because there were dogs barking nonstop and motorcycles racing up and down the street all night. It felt like we were lying on the side of the road. When we attempted to open the window drapes in the morning, the curtain rod came out of the holder and fell down across the window. Luckily we were only there one night, on our way to a great resort - whew! I should add that the restaurant (which was across the street) has great views and the food and service were good.

Really nice place but a few stains on the sheets and towels but otherwise very clean and I enjoyed my stay.

In summary for my December 2023 stay based on what I view as pros/cons: Cons; the listing photos made it seem as if there would be a view of the ocean but no view or sound of the ocean from the room, listing photos are very outdated as room is very rundown, no hot water, shower head is approx. 5' 5" tall from floor, no A/C (uncomfortably hot in room at night), sink faucet needs replaced, road noise all night, toilet leaks water on floor, bed is very firm, and can see through exterior walls in some places. Pros; restaurant/bar across street is nice, safe parking if driving, beach towels for $20 refundable deposit, feels safe and secure, maid service made bed every day, bath towels soft and replaced daily, Wi-Fi, and ceiling fan helps some with the heat.

L'hôtel est a quelques minutes de Ricks café. Il y a aussi des grottes a visiter directement sur place! Par contre, la propreté de la chambre aurait pu être a travailler davantage.

The unit was on the Cliff side, could have had a bit more attention to a little upgrade in the unit and outside. The bed and pillows were not that great. The unit was so noisy because of the road behind, not their fault. No communication and attention at the restaurant. The cliff side rooms are a bit more expensive also

We enjoyed our stay. I thought we booked a sea view but it was a room on the garden side. The room was comfortable, ceiling fan & A/C worked great! There is no fridge, no microwave or smart tvs in the rooms. There is a TV with cable service but would have preferred smart tv to login to a streaming app or YouTubeto to watch movies late night. The staff was very friendly & accommodating. The sea views at the restaurant are AMAZING. The food was pretty good. The caves underneath the restaurant were great just need more lighting. We have stayed many boutique hotels Westend Negril & this was a nice place for the most part. However unlike many hotels we have visited the entrance is not guarded of which is always a plus. We would consider visiting again but a room sea side.

This resort was built in 1967. It has been rebuilt over the years from hurricane damage. It is an awesome location. The views are amazing! It is in need of some updates and repairs. Its ok if you don't expect a 5 star resort. Its pretty rough around the edges. We had to reset the water heater every time we took a shower. The ac unit would freeze up. We cleaned the filters and it was ok after that. Bathroom sink had a leak at the hot water valve, toilet was loose and would rotate slightly but it didn't leak. Shower head plugged up. Cleaned it out and it was ok. Just minor things that could easily be taken care of. Staff was excellent, as well as the food and the bar. If you have been to Negril, there are a lot of older resorts in similar condition, just old and in need of some tlc. The sunsets anywhere in this area are amazing! I would recommend it but just understand what you are getting, its cheaper than some but there is a reason.

I booked a room that the hotel advertised as having cable television and AC. This room was for a higher price than the rooms without. However, there was no television service! I was told by another guest that they hadn’t any television service for about five days. This was almost two months after the hurricane. Other hotels in the area had cable television service. I was told that I could check out (shortly after I checked in and found out that there was no television service) and then contact Expedia for my refund since I booked through Expedia. After contacting Expedia, I was told that Xtabi agreed to refund me only one day’s cost of the two days that I had booked. I didn’t stay at the hotel but they fleeced me almost $80.00 because they did not provide me with the services that I paid for. I rebooked into another nearby hotel that cost more per night but delivered on their promise of cable television service.

The room I rented had no ac or television. Cold water coming out the bathroom sink and shower. Me and my wife had to take cold showers. The safe in the room wouldn’t lock. We had to hide or bring our important documents with us everything we left the room. It’s in the 80s at night and all we have to keep ourselves cool is a ceiling fan.

Property is old and needs alot of work the staff is very rude and not very willing to help.I would never stay here again or recommend any one to stay here

Stayed in cottage #2 for 4 nights on the cliffs before I headed to 7 mile beach. Staff was warm and inviting. Food and drinks were good, especially the fish and rum punch! Loved the outdoor shower. The best part was opening the French doors in the morning to my private patio on the sea! And hearing the crashing waves all night from my room was wonderful. I will visit again!

Cannot say enough good things about Xtabi. The property is magical. It is situated on the cliffs of the West End of Negril. You can cliff jump into the crystal clear water. Snorkeling is right off the property. I saw a manta ray swimming right next to the property! The insight restaurant is great. Only a 5 minute taxi ride from 7 mile beach, but away from the all night partying of the 7 mile resorts. They have a taxi service on premises. Donna the manager is so kind and helpful. Xtano is literally paradise.

The cliffs and caves are amazing, the property was nice but a but dated. Most of the staff was quite rude, especially the daytime desk people, and the room wasnt ready when we arrived an hour after check in. We werent able to get change after spending money there all morning and it was for tips, so we did save $ there

I spent many days and nights looking at the amazing view of the ocean,sunrise,sunset,caves & cliffs that’s the best part

I have been to Jamaica many, many times over the years. Things have markedly deteriorated since the pandemic and have also gotten much more expensive. This hotel was OK but the area around it has deteriorated.

Loved our two days in Negril @ Xtabi. Walked to ricks and to shops, also lots of taxi’s near by to make it easy. Staff were so lovely and accomodating! Room was great, bathroom nice and clean and with a big shower. No Limit bar up the street was our favourite spot! The gentlemen there are very lovely, friendly and helpful to us. Must visit do staying near by. Caves @ Xtabi are super cool! Only tricky thing is checking out early as can’t get the key deposit back (we checked out before 8am And forgot to organise in advance so our fault!) but is only $20 so no biggie! Can’t recommend enough. Lovely lovely staff :)

The cliffs and the swimming are fantasic. Our room was basic with lots of deferred maintenance. We had exposed electrical wires on the front deck and no hot water. BUT, the view and location were fantastic. (if you like it rustic). The restaurant was so very slow as to create uncomfortable tension with the customers, but again...we were looking at the moon over the ocean. We slept with the doors open in the sea breeze and went for a swim in the moonlight. Please get the maintenance and hot water going and it will be a 5 star place at a reasonable price.

Restaurant is not good and food little bad

Wonderful food, great views & snorkeling.

Beautiful grounds, staff is amazing. Prioritize swimming around the cliffs/caves. Stunning, best swim of my life. Delicious food and coffee and some of the freshest fruit I've ever had. Also the shower in our room was awesome and spacious and felt soooo luxurious. Thank you to gardener Mike and Ricky our driver for making our stay extra awesome. Also big shout out to George the bartender and Callaloo the kitty cat! Our room had a tiny missing pane of glass in one of the windows but it was no big deal as the weather was gorgeous and there were basically no mosquitos. If you're snooty and uptight this might not be the place for you. But to me, it felt like coming home. Eat at the Xtabi bar, eat at the Rockhouse, eat at Three Dives, eat at Rasta Ade down on 7 mile beach. There's also a really bangin smoothie stand in one of the nearby malls.

Loved everything food and property was amazing
