I liked the parking and the warmth of the building.

Short stay for a beach trip. Great location and convenient for the beach. The room is nothing fancy but certainly comfortable. Staff was helpful and friendly and the pool was very nice. Having a kitchenette was very convenient for having my granddaughter with me. Would gladly stay again.

Beautiful and charming place to stay. We are so glad to have stumbled across this gem! The staff were very friendly and had great recommendations. It was in a great location and we were able to park right by our room. Absolutely loved everything about it!

Excellent location, easy walk to the beach and attractions. Small pool on property and complimentary breakfast were an added bonus.

Easy check-in, very quiet around the property, nice to see there is a pool now that they acquired the inn next door. Plenty of parking. It was nice to have a split unit air conditioner. My room was very spacious, plenty of space to put your beach chair/bag. The breakfast was busy and could have had quicker turn around to fill the hot food and breads. Overall, a great place to stay that includes breakfast and you can’t beat the location!

First let me say, we knew it was an Inn and therefore knew it wouldn’t be “modern”. However, we expected basic comfort. The bed is an old school, bare bones coil mattress that feels like it hasn’t been replaced since the 1980’s. Very uncomfortable. Lots of windows equals nice natural light during the day. If you like to sleep in? Not gonna happen. You have sheer curtains and thin plastic blinds, you’re up when the sun comes up. The WiFi is very spotty, the tv didn’t even seem to have a signal as most of the channels wouldn’t play. The Inn sits very close to the road so expect a decent amount of traffic noise. Easy walk to the pier and shops, nice porch with plenty of seating, Adirondack chairs in the yard and a small but nice pool area. The Inn was very clean, just not comfortable.

Always a great stay. Brekfast was great. Pool needed a cleaning.

I had to knock off 1 star for 3 reasons: the room had no curtains so at night it wasnt dark due to outdoor lights, & when the sun came up at 5a the room was broad daylight, the beds were really uncomfy-the twin was hard as a rock-they are really old, you could see the box spring was sagging on one, i can do bad beds but i cant do no curtains & the pool needs some help The filter opening has mildew in it & they either need a pool vacuum or teach someone to use it. Other than that the house is lovely, as is the staff There are 2 properties, The OOB Inn & the Atlantic Birches I stayed at the Birches. Check in was confusing because it isnt noted in the description that it is actually at the Birches property. They are right next to each other so it wasnt a huge deal, but if I hadnt run into an employee I would not have known what to do The sign at the desk said to go to property 3 but theres no info on what that means. It should say "next to the pool next door". Breakfast is at the Birches. The outside of the OOB Inn needs alot of work, the photos are OLD, but the insides are really beautiful & tastefully decorated. The room I was in looked brand new. I will also be reviewing on Google Maps if you want to see pics. I would def make this my go to spot if they replace the beds & put in curtains.

Very friendly staff, tidy rooms, very close to the beach and local business! Nice accommodations and the pool was a nice addition for an evening dip. I personally loved all the unique antiques and home like features it has to offer. Check in office was clearly labeled but a little difficult navigate as a first time guest. Staff were happy to help guide me via phone.

The Old Orchard Beach Inn was an absolute dream! We arrived at Midnight, took us a little bit to find our room, however, what a gem! Woke up to an apple tree outside our window and a view of the beach! The comfy bed and pillows made it the best sleep of our trip. We checked in after hours. Key was left for us where they said it would be, but the information regarding the building room was confusing. It would be very beneficial to include a map showing where every building is, as the "Building #20, Room 6" does not really help, especially late in the evening. Room was clean, but there were some items in the fridge left over by the previous occupant which means the cleaning procedure was not exactly followed as it should be. Breakfast was ok, but start time at 8:30 was a surprise, but we worked around that small inconvenience.

We did not realize when we booked that the Inn had taken over the two properties next door to it and that our room would be in the middle, blue building, not the original inn building. The room was dirty (fan had an inch of dust on the blades, baseboards were dusty), and that the shower curtain in the high-walled tub was only hanging on by a grommet or two and was hung at my shoulder height and I’m only 5’7”. Bed was old, decor was tired. Reviews we read before booking must have been from guests staying in the original inn building. Not someplace we will return to.

Nice old Inn but cracked windows, no staff anywhere to ask questions. No instructions for tv, etc. bed frame so old and dangerous. Coffee maker does not work and no staff to ask why? We were so excited to stay here but were very disappointed. Surprised as appears that peeling paint everywhere could be dangerous for lead paint.

The inn was located close to activities and the pier. The inn was very quaint and had an old time charm. The rooms were fairly clean except carpets under the beds and along the walls were pretty dusty. The breakfast was well stocked and options were many.

Overall good experience, good location, decent continental breakfast. Our only complaint is the shower curtain shall be replaced, otherwise we would give it 5 stars.

It used a streaming service, but the Wi-Fi signal in the room didn’t seem strong enough to support it, so it would buffer or fail to load altogether. We really wanted to love this place, and with a few improvements — especially to the bedding, bathroom cleanliness, and internet reliability — it could be a much better experience. We hope the owners take this feedback to heart, as it’s clear the place has a lot of potential.

The negative, it was very unclear where the office was for the particular building we were in, the breakfast was hard to find with no direction or map of where it could be, the breakfast was mediocre at best. The room at peeling wall paper and the air vent was loud and could not turn it down. The shower curtain was black at the bottom and very dusty under the bed. Only reason for 3 stars was parking was good and very convenient to get where you wanted.

The fan blades and picture frames were covered in dust, which we had to clean ourselves. A washcloth left by a previous guest was still hanging on the shower curtain rod. It took forever to find out where the office to register was. The breakfast was mediocre and repetitive, and nobody informed us of the start time. Both windows in our room had holes in their screens. The place needs repairs.

Very clean space. We were comfortable during our stay. The wifi didn't work and being in an area with low service this was a little frustrating. We also couldn't use the TV due to the wifi not working.

Check-in was very confusing as to which place we were supposed to be. There was no air conditioning in our room and it was quite warm the first day we got there. After that it cooled down so it wasn’t needed. In addition, we thought we were getting a room at the actual old Orchard Beach Inn, but we were actually next-door and another house and it was called Atlantic birches Inn. The bathtub/shower in our room was an old-fashioned tub that was hard to get in and out of. The room was very small. you cannot sit on the bed with your back against the headboard because the ceiling slants and was too low. There’s only one chair in the room. The Wi-Fi was very sporadic couldn’t get it to work with the TV. Finally had to call the service in to fixes and they put us on a different Wi-Fi.

The rooms are nice but the bed squeaked every time you moved and the mattress needs replacing. You can here the people above moving since it is an old building.

Property is advertised as Old Orchard Inn. In reality it is multiple buildings with other guest house names. We were placed in an adjacent property. Room is tiny. Our room had multiple slanted ceilings. Needed extra caution getting out of bed.Room is best suited for one person not two. Occupant needs to be no taller than 5’.

Location was good. Property is very outdated even though it’s an old property. Wifi worked terrible. Table in room was so old and lopsided we couldn’t use. Staff was helpful. Probably would not stay again.

Nice place to stay. Bathroom was clean and water was hot but bathroom itself was cold. Room was nice and also warm. Bed not that comfortable. Nice quiet place to stay. The only reason I would not return was the comfort level of our mattress. Other than that it was a great place for overnight.

I’m from OOB and have walked by the inn many many times. I often thought should an opportunity arise I’d like to stay there. Unfortunately, the gentleman at the front desk ruined the experience. The inn itself is quaint, charming and unique so from that standpoint it’s worth a look. From a staff standpoint I wouldn’t stay there again.

The accommodations were excellent, but as a B&B the experience was a bit disappointing. When I arrived there was no one at the front desk at 3:30 pm. A post on the desk said after hours keys were in a mailbox. Another guest suggested that I call the phone number indicated on the posting and I was directed to the mailbox for a key. I was also traveling with an elderly person and needed an accessible room with bars in the bathroom. While the building is ADA acccessible, the room did not have suitable safety bars in the tub/shower.

It was going okay until we called about the Tv not working and the guy could not help us and then there was no hot water and when I called they told me I had to go to the main office and tell them. Not good. So when I told them. They will look they then said tater to us ya it’s not working. So no hot water at night and none in the morning is not good. And didn’t office to give us some of our money back or nothing to make up for there problem !!! Will not be back there !!!!!!!!

Staff was almost nowhere to be found. The signage was confusing and several guests, including myself had to find someone just to get checked in. We couldn't find where the breakfast was supposed to be, so we didn't get to eat. Upon check-out, there was no one to be found. I had to call to find where to leave my key. I expected more from a B&B. I would not recommend and would not stay here again.

We were pleased with our stay. Omar was super kind and helpful!

Too noisy, very close to main intersection with motorcycles racing all night right outside our window. Check in was terrible, very confusing, found a note to go two houses down to check in. Walked there, found a note they were on break. Waited over 30 minutes, another guest was also waiting with me. Our husbands were staying by the car since there was no parking places left. Many cars evidently park there and go to the beach all day. Dining options were very limited. Breakfast was not too good, similar to a cheap hotel, ran out of food, totally was not what we expected for the price. Only a few TV channels. Would not recommend.

We haven't seen any staff at al! We checked in at 3.30 , not late, but the key was in the mailbox, our room was in another building, no heating ( it was freazing last night) and no extra blancket. Breakfast was not what we expected and again no one was there! We made the decision to go to a Bed and Breakfast because it is so much more personal then a hotel but that is difficult when no one is there or shows up!

Staff was absolutely pleasant and helpful. The breakfast was one of the best I have had at an bnb. Room was very clean! Thank you for the memories!

MUST READ. Ever read bad reviews and think can’t be that bad. I advise everyone do not deal with Old Orchard Beach Inn. There are so many more options to choose from. Do yourself a favor. And AVOID. dealing with old orchard beach inn!!! Although my reservation was set up I would pay upon arrival. Not only did they take deposit out 3 weeks before my stay was scheduled. I had canceled my reservation three days prior to my stay due to emergency They took out the money for the second night as well. It is very difficult to reach anyone at the inn, as they do not answer their phone ever ! And need to wait for them to call you back. And they are still refusing to reimburse me back for my canceled reservation. Beware also, Check in was not until 3 and they removed by money before 7 am. When made reservation I was to pay in person at check in. They do not honor their own policies!!! And now I’m fighting to get my money back. Read other reviews. There are a lot of difficulties with them being responsive. My fault for not reading reviews closely. One says that there is one key for all the rooms which is not made known. Again so many more options. Save yourself headaches don’t bother with Old Orchard Beach Inn!!

How cool to stay in this old inn, on the National Register of Historic Places. The history of the inn, and of Old Orchard Beach, is very interesting. Our room was comfortable, the A/C worked well. Common space with TV, books and puzzles. Breakfast was GREAT! Hot potatoes, eggs, sausages, as well as bagels and cereal. Great coffee shop nearby. Beach is a 5 minute walk. We would definitely stay there again.

The location is the best! Very walkable to beach and restaurants. Don’t have high expectations for a typical BnB homade breakfast. They have a subpar continental one.

I would have given five stars if it weren't for the room being a bit outdated. And the only other issue I would have is that this property is listed as being I think a six minute walk to the beach. To me, it was more like fifteen minutes. When you're carrying heavy camera gear like I was constantly, it becomes very noticeable. Other than that, we really enjoyed our stay. The young folks working the many jobs who were from Eastern Europe, were very charming and attentive to our needs.

This was our third stay at the OOB in. It's walking distance to the beach, just far enough away from the hustle a d bustle of the main strip. We enjoyed the spacious suite which was clean and well maintained. Checking in and out was very easy.

I really enjoyed my stay at the Old Orchard Beach Inn, but I was a little disappointed with a few aspects. I had expected a better breakfast selection. Since it’s advertised as a bed and breakfast, I was hoping for a warm, made-to-order breakfast. Instead, the offerings were quite limited—honestly, even a typical hotel continental breakfast would have been an improvement. Additionally, items weren’t restocked as the two-hour breakfast window went on, which made the selection even smaller for later guests. However staff was very friendly and nice. We enjoyed the convinces of walking everywhere downtown. I wish I looked at more reviews when it came to the breakfast part of this bed and breakfast.

There were multiple properties at this site. It was confusing bc we didn't actually stay in the Old Orchard Beach Inn. Some beds were comfy, but 1 was not with my daughter feeling springs in her back. I stayed at a B&B so my grown kids would get to experience one hoping for a much more personal experience ...a warm greeting, more personal and good breakfast. They did not. The breakfast was cold (even tho an attempt was made through warmers) and left out to serve yourself. Items weren't refilled even tho 8 or 9 of us came down to the dining area. It was the last 30 minutes of serving. Walk to the beach was closer to a 10 minute stroll.

My fourth stay and probably last stay. It’s called a bed and breakfast but there was no breakfast was told it’s only on weekends. The bed frame was bent and afraid it was going to break. The only good thing was that we were aloud to check in a few hours early

The Inn was nice and clean. Comfortable. It was off season so no breakfast was available as advertised. That was disappointing. There was no morning staff in the office and the coffee maker (kurrig) was out of water and none and no one to be found. Also disappointing. Great location and historic. Priced fairly, and clean. I would stay again and hope that in season they are better on their game. A nice hotel conveniently located. It worked for us but it fell short of what was advertised. Having to go get coffee and breakfast, which was nearby, was a bit inconvenient and added to the cost overall but I suppose that’s first world problems. The place itself was nice. Check in and out was easy.

I would recommend starting breakfast much earlier than 8:30 and making sure coffee is avaliable in the morning by 6am.
