Great position right near the coast and also convenient for restaurants etc . They have let the small pool go downhill as no longer in the high season , so don’t go for a swim 😳 I would recommend highly apart from that .

The pool waa advertised as a pool, not a plunge pool. Also parking is extremely tighy, we ended up parking on the road.

Perfect location. Nice sea views. Close to most tourist attractions. Very narrow parking spaces. Someone scratched the side of our new car.

Great location for exploring the Hawke's Bay area. Room was well equipped, car park was a squeeze. No spare parking slots on our first night.

The room was clean and tidy and a friendly receptionist. The downside was the parking. simply not enough. 21 rooms and only 17 parks. offered parking on road. Managed to squeeze my car between 2 others. Not happy and won't stay there again.

We stayed here years ago and it was good. Great location on Marine Parade. Unfortunately it is now in a dilapidated and dirty state. (We stayed on first floor in room 12). The toilet didn’t flush properly the toilet seat was cheap plastic and pitted. The decor and paintwork was chipped and dingy. The curtains falling off the track. Dust everywhere. The outside plunge pool was green and looked mouldy. The manager hid from us and other guests who were trying to get a refund. Awful don’t stay here.

Very clean and tidy

Staying on business and had the family room as it was the only available room when I booked. Room decor was outdated, the couches need replacing as there is little padding/support left. Cleanliness was the biggest issue with dishes and cutlery that was not cleaned well, and shortly after I got into bed I was surprised to find a cockroach crawling across me. Couldn't advise manager as it was late, and they were not available on checkout as they had not opened reception yet.

Clean room apart from windows. Limited parking. Overall looking a little tired.

Very disappointed. Room needs upgrading. Fans needs cleaning as covered in dust. Bathroom felt grotty. Traffic noise could be heard. Carpet smelt and was grubby and had an odour. Went to see receptionist but all locked up and gone for the day.

The blood stains in the bathroom, were clearly missed by the cleaner. At least they came and cleaned it quickly

This is an older property than would probably benefit from a spruce up. It was quite dark even during the daytime due to its ground floor location. It was an easy walk into town and some tourist places. Cleanliness was average and there was some black mould in the grout of the shower tiles. The heatpump was smelly and needed cleaned. The bathroom fan, inside and out, also needed to be cleaned.

Lovely view and location. Corners of room behind bedside table, etc, needs a good clean.

The location can't be beat,the towels are fluffy and the shower is clean and a great size. The mini kitchen has pretty much everything needed for a short stay. The bed, however, was like sleeping on a hard board, and the decor is a bit tired.

A fairly old property and not overly clean. Not convenient to the centre of town, especially on a wet day as we experienced. Beachfront would have been nicer had the deck been spacious, however, part of the balcony was obscured by a partial wall and you could barely fit the very small table and two chairs on it. A very inexpensive apartment on the plus side but the property desperately needs renovations.

The pictures looked a lot better than reality. The room needed a lick of paint as well as a bathroom upgrade.

Very noisy from up stairs.

Although this accommodation was close to town and the waterfront, I found that there was a lot of external light coming into the room at night, as well as a high level of road noise.

Pretty run down. But in a good location short walk to shops and walk up bluff hill. The door locks are flimsy with a push button and no chain to put across. As a woman travelling on my own I did not feel safe staying here. Internet didn’t work in my room. Couldn’t get the smart tv to work. The remote was falling apart. Poor insulation I could hear every footstep and door opening from the room above me. The room was very spacious and clean. The pool is filthy, no one used it during my 2 day stay. The staff were nice but mostly unavailable.

The hotel is in a beautiful location, within walking distance of the stunning Art Deco centre of Napier. The room itself was smaller than anticipated, but it did have a balcony with beautiful views across the Bay which unfortunately had direct access to the adjoining room with no fence or barrier between. The bed was quite uncomfortable. The room was promoted as having a kitchenette, but that really only meant a microwave in addition to the usual toaster & kettle, and nothing to “cook” with. Although it overlooked a reasonably busy road, the room was quiet and the curtains did quite a good job of blocking the light.

Was comfortable bed and room was a great size. The couches were broken and big sag in the middle so not very comfortable and 2 of the 4 dinning chairs were slightly broken so had to sit on them carefully.

Room was OK but quite dark inside, although staff very helpful. Area outside v noisy (Marine Parade) and windows not well insulated. Quite a bit of noise from other guests too...Location very convenient for town. Area immediately around the motel was a little rundown although much better either side. Good views of the sea from the room.

Warm, welcoming staff - last minute adjustment in rooms sorted without fuss, nothing is a problem attitude, beautiful room, well appointed - would add one easy chair though. Would happily recommend to friends. Am very glad I stayed there.

The place is very out dated. The office is always closed. Trying to ring them is impossible. The car parking is an issue. Just a very old place that could do with a face lift.

The reception went smoothly and I had any questions answered quickly and to my satisfaction. The room was comfortable and well equipped however the general impression was that the facility was a little tired, that said I would definitely stay again if I was in the area. The house staff were extremely polite and very friendly.

The property was close from 11am to 1pm Which we had no idea about. We arrived to a closed reception. However previously we had tried to arrange an early check in. After we rang the hotel to see if we could get in early there was no answer other than a message which said nothing about the closed midst period. We taxied over to find it closed. After walking g for 10mins or so we did get a cal from reception to say they were there and we could check in early. So that was good….

We arrived the day before cyclone Gabriel hit Napier. The manager (Gaigan) welcomed us and was friendly and helpful. Our room was great - a view of the sea (the property is directly on the sea front), plenty of space, great furniture and kitchen facilities, spotlessly clean and with a very comfortable bed. The most critical thing to share though is what happened once Napier was hit by the worst of the cyclone. We were due to leave so checked out and headed for Wellington only to find the roads and bridges closed due to the flooding. We had no choice but to return to the Edgewater where Gaigan again welcomed us, tried to find alternative routes and once it was clear this was not possible, gave us the room back. There was no power at this point (no cell service and no internet). He knew no more than us but updated us as and when he could. When it became clear we were in for a long haul with predictions power would be off for at least a week, he begged and borrowed a bbq grill and a gas bottle and looked to provide some hot food for all guests who wanted / needed it. He boiled water this way so we could have a hot drink also. We were all so very, very grateful to him for looking after us at a time when we were all stranded far from home with no knowledge of the local area or how to find out what was happening. This is absolutely the best place to stay in Napier, for the accommodation itself but also because of Gaigan. You cannot put a price on this level of service.

Reception door was broke and on top of that I was waiting 10-15 mins for someone to come to reception to check me in. Rang the property 3-4 times no answer

Great location on beach front & pleasant walk to scenic & dining options

Great place on seafront promenade with free parking. An easy walk in to town and restaurants. Room had a balcony with table and chairs and was lovely sitting out at night and morning time. Great place to stop over.

Great location on the water front. Walk everywhere, ding options, supermarket, shopping etc. rooms are large and spacious.

Nice unit right across the road from the water. Easy walk to restaurant and bars. Would definitely stay here again

Great motor inn overlooking the sea and only a 10 minute walk from the Art Deco centre. Large room, nicely furnished with a very large comfortable bed. There are numerous eating options closeby.

Loved the convenience of location to shopping, restaurants and the beach.
