Food was great drinks were solid aside from waiting on bar lines. Pro tip chill at your chair and let them bring you food and drinks. Only bummer is pool size.. super inadequate for the number of guests and lots of kids.

PROS: Food was really good. The Buffet & the dinner shows were extra special & fun with the different themes. Carbon Grill was a top notch steak house with a beautiful dinner presentation with our food coming out on a mini grill. At the breakfast buffet, shout out to Armando who did the work of at least 3 staff members making amazing omelets & also waffles, french toast, bacon & sausage. He was literally the work behind the entire breakfast & deserves a massive raise. Upper management (especially Jonathan) does a good job of addressing issues & trying to make up for lack of service (see further down under cons). Location was great. Pool set up was great, pool food/bar service was good & fast. The room was sufficient & seemed like recently renovated. CONS: They have an extremely strict policy with beach access & no chairs on the beach. Some of it is understandable with the waves crashing up against the wall at times but often they wouldn't let you on the beach even if the waves were low tide & far back. They pointed to a large gap in the fence & said we could squeeze through there. They did this for tons of people & it seems like more people were getting hurt & bruised trying to squeeze through to get to the beach. Our AC in our room was working ok at 1st, we figured out they disabled it (fan & heat working only), called maintenance & they said it was working fine through translating through the front desk & obviously laughing at us. My husband fixed it, downloaded the manual

Perfect for a family vacation with our teen. We enjoyed the resort amenities, including the gym. The daily activities were so much fun and kept us entertained during our stay. Would highly recommend for family trips.

The service was excellent by the pool, show and most of the time in the restaurants. I have to say that Sergio, Nayeli and Oscar all went above and beyond for us. We traveled with our young adult children and expected this to be a lively location which it was. The beds and rooms were all clean, comfortable and well appointed. I have stayed in totally different Cabo resort for years and this one beat it in price, food quality and drink quality. The only suggestion/concern is the overcrowded pool for the number of guests. If you want to spend all day by the pool and it’s a busy time, be prepared to pick a spot and be in it by 7:00 am. Not the resorts fault but what the situation has been forced into. A suggestion would be to offer the “more experienced adults” an upgrade at a neighboring pool possibly and keep this one for the youngsters when it’s really busy. We figured it out however and everyone had a great time in our large group. This is not a quiet vacation but definitely fun and things got quiet early which was good since the parents were at the pool early scouting for the day. Honestly, we didn’t really mind and the young adults all kind of showed up in the afternoon when we were ready for a snooze before dinner. All in all a great week of vacation that won’t break the family’s bank. We also tried the spa next door which was nice if the prices don’t scare you off. Very professional. The decor could use some updating but really how much are you in your room?

Place was over crowded, pool seats were all take by 6:30AM, people would come and leave things to hold their seats - this needs to be better managed. It was a daily struggle to find chairs by the pool. We loved the 2PM water volleyball game - lots of fun! Due to the over crowding, there were often long lines and wait times for restaurant seats, which was inconvenient at times. The coffee is horrible All in all - I would come to this property again.

Totally under construction, hot tub at main pool closed, way too busy, had to line up for everything. One restaurant closed for a few days. No where to sit and just have a glass of wine at the end of the night. Ended up having to buy our own liquor from Walmart in order to have a nightcap. Turned out to be a really hard trip to do with a 2 and 4 year old due to the lack of food at usual toddler meal time. Very stressful. Kiddie pool was rough and both kids are scraped up. Would not stay there again.

I should have been notified that the property was under construction before I placed my down payment. The whole main area was closed off. We listened to jackhammers all day at the pool. I never would have spent the money to stay here had I known. That being said, the service around the pool, in the restaurants and housekeeping were all excellent. But it did not make up for the construction.

We have stayed at Villa Del Palmar twice. We love the location, being on the beach but within a 15 min walk to the Marina. The facilities are great and there are lots of activities, including four pickleball courts.

Room is well-equipped with kitchen and full sized fridge. Finishings are very updated and stylish. Grounds are well-maintained. Staff are friendly and hardworking but perhaps not well-staffed enough to manage number of guests as orders were sometimes forgotten or took over 30 minutes to be served. Loved the adult only pool and beach. Swimming at the beach a bit risky due to tide. Pools are a bit small for the number of guests. Convenient location to walk into Cabo. Food was good. People who have left bad reviews on Yelp, Google, Etc. about wait times and having to sign receipts after your meals and drinks at an all inclusive, are probably just impatient. Everything was streamlined and very fast. You’re seated and served in a timely manner. The bar tenders are fast and efficient. The pools are cleaned every morning. The facilities are clean and the staff are very friendly. The food is amazing. The room and wrap around balcony with view was truly beautiful. Highly recommended. Will definitely be coming back. Shout out to Armondo who greeted us warmly when we arrived, and for taking care of us up until we left.

There were some very friendly staff but it was a hit or miss. Check in staff would not engage in conversation and some staff was even argumentative. A man cut his head going down the slide and they didn't clean the pool until the pool was closed. Kids were nearly drowning and the lifeguard was chatting it up at the adult pool. Room areas assigned were musty with carpet stains which looked like blood. Would not choose them for all inclusive as they do not live up to what an all inclusive resort typically provides. There were a few amazing staff which we tended to try to go to their zones to make it through the vacation, however, I would not return to this resort. Had it not been high season and that we were traveling with a large family group, I would have moved to another resort.

Our stay was all that we envisioned and more! The resort was so clean and well-maintained and every staff member was so kind. The variety dining options was wonderful and the nightly entertainment was a real treat. Carlos took amazing care of us every day by the pool. Can’t wait for our next trip!

Room was very loud, could head the people above and conversations in the hall. Microwave didn't work, heat in the room didn't work, and wifi was slow. We could not check in for our flight, I asked if they had a computer to use for this purpose and they did not. The main pool was overcrowded and murky. It was hard to grab a spot by the pool.

The room was had a terrible odor - incredibly smelly - musty. Also we were told we had 2 queen beds in each room and the rooms were VERY SMALL with one bed in each. We had to move our children to a separate floor. Not convenient.

The property was very nice. The all inclusive option was really worth it because food prices are high. My daughter loved the pool. We had a 1 bedroom suite which was great and we had a lovely view.

The place was beautiful, our rooms were spacious. The view of the ocean was amazing from our balcony. We stayed in a one bedroom suite with 2 bathrooms. We enjoyed the activities especially the water volleyball. The restaurants had amazing food. My favorite is the carbon grill restaurant with the fresh guacamole, ceviche their sushi rolls. The only issue we had was the wait at the Bella breakfast buffet. I think it can be more organized.

We booked a two bed room and they put us in a room with one bed and a pull out couch. When confronted they said that was only a request and not guaranteed.

The room was spacious and clean. The kitchen was great, the bed was comfortable, AC worked great. Pool was ok. Adult and family pool next to each other, pool felt a bit on small size and No swim up bar. Not much in beach area. Food was good but limited. Room was very loud, could head the people above and conversations in the hall. Microwave didn't work, heat in the room didn't work, and wifi was slow. We could not check in for our flight, I asked if they had a computer to use for this purpose and they did not. The main pool was overcrowded and murky. It was hard to grab a spot by the pool.

Food was amazing. Nice staff. Air conditioning was out during our stay. Luckily it wasn’t overly Hot. One day no water in the shower. My wife had to shave her legs in the bathroom sink. They couldn’t ever give us an answer on when stuff would be repaired. Just said working on it. No compensation for the inconvenience.

Room is well-equipped with kitchen and full sized fridge. Finishings are very updated and stylish. Grounds are well-maintained. Staff are friendly and hardworking but perhaps not well-staffed enough to manage number of guests as orders were sometimes forgotten or took over 30 minutes to be served. Really Enjoyed our stay, the only thing was there was always a wait for the restaurants- 20-35 mins which can be annoying when the kids are hungry. Staff was great, friendly and energetic. They do charge 15% service fee and taxes on top of their prices which then made things way more pricey than I’d pay in the states. So if you can go to the Walmart I’d say that’s your best bet.

Overall, the property is great and we had a great experience. Our room was lovely and the view was spectacular. We traveled with our young adult children and expected this to be a lively location which it was. The beds and rooms were all clean, comfortable and well appointed. I have stayed in totally different Cabo resort for years and this one beat it in price, food quality and drink quality. The only suggestion/concern is the overcrowded pool for the number of guests. If you want to spend all day by the pool and it’s a busy time, be prepared to pick a spot and be in it by 7:00 am. Not the resorts fault but what the situation has been forced into. A suggestion would be to offer the “more experienced adults” an upgrade at a neighboring pool possibly and keep this one for the youngsters when it’s really busy. We figured it out however and everyone had a great time in our large group. This is not a quiet vacation but definitely fun and things got quiet early which was good since the parents were at the pool early scouting for the day. Honestly, we didn’t really mind and the young adults all kind of showed up in the afternoon when we were ready for a snooze before dinner. All in all a great week of vacation that won’t break the family’s bank. We also tried the spa next door which was nice if the prices don’t scare you off. Very professional. The decor could use some updating but really how much are you in your room?

My spouse & I booked this trip hoping for a relaxing getaway, especially after dealing with some difficult health issues. Unfortunately, what we got was one of the worst resort experiences we’ve ever had—we’ve been to many all-inclusives. From the moment we arrived, it was chaos. It took over 30 minutes just to check in, & we were given zero guidance on how anything worked. For the entire first day, we were left to figure things out on our own, constantly having to ask employees questions—& feeling like we were annoying them. The Wi-Fi didn’t work the entire time, & when we asked if there was another option, we were told no (although oddly enough, a better Wi-Fi was revealed to us on the last day—too little, too late). Not being able to use our phones made everything harder, especially since the resort’s system is confusing & inconsistent. We paid for the all-inclusive package, but it hardly felt that way. Every meal required signing a check. Service was painfully slow—often taking 40 minutes to 2 hours to get food or drinks, plus another 20–30 minutes to get the check. Even getting a bottle of water was a hassle, w/staff telling us we had to go to the bar instead of giving us one at the front desk. I go to Cabo every year with a group of friends. We try to change up the properties we stay at each time. This one was by far the worst out of all that I have tried. Some of the staff were super friendly others were absolutely not, including cussing an elderly man because they had 10 in their party. Restaurants took forever, 3 hours to get food & the check that must be signed even all inclusive. We missed the show several times for slow service. Not nearly enough pool chairs for the amount of people at the resort and people were getting there as early as 530 in order to claim a seat. While swimming in the pool on multiple occasions I had people trying to move stuff off the chair to claim it and felt like I couldn’t really swim because I had to guard my stuff. The buffet was lacking and I found it easier to just have room service for breakfast. The lines to get in anywhere were ridiculous and spent a large majority of my time waiting for almost anything. Offer free paddle boards, kayaks etc but they are at the neighboring resorts and multiple employees said to not bother trying as you will never get anything. The rooms were typical resort rooms but extensive mold on the walls and on the shower walls. Also beware this is a time share property so upon checking in they are going to try and hook you into their talk. Some of the group decided to check it out and lost 5.5 hours of their day to the talk.

Our stay was all that we envisioned and more! The resort was so clean and well-maintained and every staff member was so kind. The variety dining options was wonderful and the nightly entertainment was a real treat. Carlos took amazing care of us every day by the pool. Can’t wait for our next trip!

Our friends and I recently stayed at Villa del Palmar Beach Resort & Spa in Cabo San Lucas and had a wonderful experience overall. The resort has a perfect blend of comfort, cleanliness, and vibrant energy, all set against the stunning backdrop of the Sea of Cortez and El Arco. Food and drink service was great! Our dining experience was wonderful. Also appreciated the location, we were able to get to the marina , downtown area in a short amount of time .

Waited 40+ minutes most mornings for breakfast. They have their shows during the dinner buffet and there's limited seating, so unless you're there really early or you get lucky and they have two shows that day, you probably won't make the show. Overall nice resort, our favorite part was the swimmable beach and proximity to shopping mall and marina.

PROS: Food was really good. The Buffet & the dinner shows were extra special & fun with the different themes. Carbon Grill was a top notch steak house with a beautiful dinner presentation with our food coming out on a mini grill. At the breakfast buffet, shout out to Armando who did the work of at least 3 staff members making amazing omelets & also waffles, french toast, bacon & sausage. He was literally the work behind the entire breakfast & deserves a massive raise. Upper management (especially Jonathan) does a good job of addressing issues & trying to make up for lack of service (see further down under cons). Location was great. Pool set up was great, pool food/bar service was good & fast. The room was sufficient & seemed like recently renovated. CONS: They have an extremely strict policy with beach access & no chairs on the beach. Some of it is understandable with the waves crashing up against the wall at times but often they wouldn't let you on the beach even if the waves were low tide & far back. They pointed to a large gap in the fence & said we could squeeze through there. They did this for tons of people & it seems like more people were getting hurt & bruised trying to squeeze through to get to the beach. Our AC in our room was working ok at 1st, we figured out they disabled it (fan & heat working only), called maintenance & they said it was working fine through translating through the front desk & obviously laughing at us. My husband fixed it, downloaded the manual

After our 4th visit here, we loved it just as much as the other times. Amazing staff and by far the best food/dining experiences. We have stayed at a number of other all inclusive resorts and none of them have come close to the quality of food offered at Villa Del Palmar. Highly recommend.

The place was beautiful, our rooms were spacious. The view of the ocean was amazing from our balcony. We stayed in a one bedroom suite with 2 bathrooms. We enjoyed the activities especially the water volleyball. The restaurants had amazing food. My favorite is the carbon grill restaurant with the fresh guacamole, ceviche their sushi rolls. The only issue we had was the wait at the Bella breakfast buffet. I think it can be more organized.

Nice property with really good food. Food and bar service is really slow but staff at pool was wonderful. Take your time for dinner there were long lines. Rooms were nice and clean! Beach was really nice and clean but I wish they would tell the people who constantly try to sell stuff to leave. They were there 24/7 and wouldn’t leave you alone. Overall we had a great time!

My only complaint is about the breakfast buffet. They are understaffed. Takes 20 minutes to get a table while standing in heat, even though we see lots of open tables. Once seated, can’t get a waiter to see us. It’d be ok if they had self-serve coffee. No idea why they don’t. That’s an easy fix. Some of us love our morning coffee. We finally found where bacon and sausage was served from the last day. Maybe that’s a members only bit. Besides from that, the steak at the sports bar was amazing. The good: Hotel was clean, room was excellent with ocean view, staff was friendly The bad: Two of the five restaurants were closed due to "off season" Two of the three that were open only operated after 6:00 pm, the one open all day had just ok food and extremely high prices - $99 per person for a buffet - ok if the food was worth it, and it wasn't The ugly: Unfortunately this hotel is an "aggressive, high-pressure timeshare sales environment" - they haunt you DAILY trying to get you to attend a presentation and instead of feeling welcome in a relaxing vacation resort, you are constantly having to deal with "barracudas" to the point you begin to act in a rude manner and feeling stressed - not a good feeling and definitely not something I want to experience again. Sorry

Stay away this place it's a nightmare! Staff is rude! The lobby and rooms ac never works! Cockroaches in rooms and expired food. Restaurants are closed only 1 restaurant option. There's way better places stay away from the villa group!!

I will never book this property again. The staff was terrible no AC working the lobby was hot. Nobody even gave us water to drink took them 30 minute to check in one person we were like five families. The room was kind of dirty. There was one of room had a cockroach. The staff was not helpful at all long wait at the restaurant. There was only one restaurant other one was shut down sports bar had no AC so it was very terrible. I can go on and on download to this place.
