Franklin Terrace Motel

Location just blocks from the boardwalk is excellent! The owners were friendly, efficient and very helpful. The room was clean. The room and bathroom were much smaller than I could tell by the pictures on-line but having three beds to spread out on was great and the room size was just fine for our one night stay. I could not tell by the photos, but there was a small 2-burner stove between the sink and mini fridge. No kitchen supplies at all are available so bring along what you will need for cooking. The pool was small but clean and our family enjoyed swimming after the beach. All-in-all it was a good, economical stay.

Parking is terrible if you manage to get a spot. Bathroom is very small and dirty. Tub drained very slow and the bathroom door knob didn’t even lock. The room was very small and not clean. Just not a comfortable place to stay.

We had a fantastic stay here! The family that own/runs it is so nice. I feel like the poor reviews are people that want a 5-star hotel room at a family-owned motel price. The building is older, but the room & bathroom were very clean. Owners were happy to answer questions we had about the area & were very helpful. Private parking lot & 1 block to the boardwalk makes it an ideal location - especially when you can walk everywhere and just need a safe place to sleep. We would stay here again if we ever travel to Seaside Heights again.

This was a nice, convenient shore hotel. It’s bare bones- no coffee maker, blow dryer or ice machine, but has a microwave and mini fridge. Owners are very nice and cooperative It has a little pool that was clean. I recommend it.

The property was okay. Staff were very nice. The place was clean. Beds were ok. The bathroom was a REALLY tight fit. The small pool was clean and nice. Definitely not worth $325 a night but it’s Seaside in the height of summer. Better than most Seaside dumps.

bathroom tiny, lack of parking on premises

When I first pulled up, I was a little concerned because it appeared to be very small and tucked in. The room was small, but as my daughter noted, it was probably the cleanest place in Seaside. Zero mold smell the air conditioner was cranking. The sheets were immaculate and soft. The bathroom was tiny but immaculate. I will suggest bringing your own shampoo, conditioner, and soap three packets were provided, but very small. The furniture was definitely dated and well worn but clean there was a refrigerator stove, top and microwave. The pool is around back through a narrow walkway, but again was very clean. There were plenty of chairs and floats and also a barbecue with picnic tables.

Very friendly staff. We stayed in the room with 3 beds. Very small bathroom. Beds were comfortable. Close to boardwalk. Pool was relaxing.

Went for a 2 day getaway. Conveniently located, half block to beach and boardwalk. Off boardwalk just enough for some quiet from that. We were early and they allowed us in early, after they cleaned our room. Very friendly staff. Gave free beach passes. Decent price. Didnt go into the pool, but it was very clean. A/C worked great. Refrigerator, worked great to keep bottled water cold, but only 1 shelf in it. it was a bigger fridge and had freezer on top (didnt use), Small microwave (didnt use), 2 counter top burners (didnt use). No coffee pots in the room or office area. Tv with basic cable. We were able to find some pay-per-view, but were told we wouldnt be able to purchase becuz of it being a business. We brought roku express and hooked it to tv. Room had 2 full size beds, table and chair, dresser, night stand. not much room to move around, and 2nd bed very close to bathroom door. Bathroom very small, only shower stall, extremely small sink, and toilet. No counter in bathroom. Shower curtain a plastic one, w/mold on it. Curtains over 1 window with tears/holes in them. No blankets on beds, only sheets and bedspread. And my bedspread had something on it, which i didnt notice until day 2. Used my own blanket and slept on top. When stripping the bed upon leaving, noticed mold on both box spring covers. Floors looked clean, but sticky. Walls very thin, could hear everything in room next door. Felt safe, but could def use tlc & updates. Would choose another place if i went back.

This hotel needs a complete makeover. The floors were filthy. The bathroom was filthy and small. The bed covers were old and smelly. I left early and would not reimburse me my money for one night. they either need to shut this hotel down or seriously update everything.

As motels go, this place is very well run. The beds are comfortable, the sheets are soft and the rooms are clean. The owners are very friendly while keeping the Memorial Day madness at bay. We will definitely be back. Thank you!

Staff was very nice, close to beach. BUT property was dirty, the dust on the curtains, ceiling vents and ac unit looked like it was there for years, black mold in the shower, and the bathroom was barely big enough for 1 person to fit. Only 2 outlets in the entire room. NOT in any way close to the description or photos on Expedia , very unhappy

2nd time I stayed here. Very accessible to beach, boardwalk & places to eat. Quiet and clean rooms.

Dated property that is in a great location but our room for 4 people was not our greatest trip experience. Cob webs in the room and something that looked like mold in the shower. Only had 2 towels in the toom for 4 people but they were quick to give us more aftet asking. Ok place but notjing great.

Wasn’t a huge fan of the layout, everything was pretty small, it seemed like the walls were super thin, it was fairly loud during the night. I can tell when people just got done pooping because I can smell it running through the system. It’s a very old school layout, when I go back down I’m going to personally find a different place. BUT it is affordable.

Staff are friendly. Short distance from walk board and water park. Very small bathroom, no space to change cloths inside if you have 2 o 3 people they need to wait out side of the room. Little pushing on the cost for the tiny rooms they offer... pool very small and the stair to get in the pool are unsafe.

The bathrooms were very small and pool wasn’t very big but for the cost of the 2 rooms and a half block from the Boardwalk it was a good deal. I’d stay there again.

We arrived in the middle of the night for an event around the corner the next day. The attendant was professional and didn't seem to mind being woken up at 1:30 a.m. We didn't expect much. The room was fine. It was clean and serviceable. The bathroom is small. The beds were dated. However, everything was "good enough." The room did not distract us from our purpose, which is all we asked.

It was cleaner than some of the other places we stayed at. I liked that it had a small kitchen area, fridge and microwave and is close to the beach. The room was very small and outdated, clean but not emaculate. The beds were ok, I've slept on worse. I would consider staying again.

It was nice to have 3 beds but the room was really cramped. As is common in Seaside Heights, the bathroom was tiny and there was virtually no room for any of us (3 people) to change or do any thing. The staff was very friendly and helpful about parking and it was nice to get free beach passes. They were great but it really was too cramped for the cost.

Staff were friendly. They failed to charge my card and original room was unavailable despite calling me. Offered a second room at a discount however, was not budgeting for the extra cost and cannot exactly turn it down after a long hot drive from Canada. Owner claimed I was called ahead of time, however they called me previously no problem and have correct number on form. When I mentioned this they had conversation in a different language in front of me, which is quite suspect. Overall, not a bad stay, typical Seaside Motel but be prepared for shenanigans and possible upselling.

We have been coming here for years and they have always been a great place to stay. The staff is very nice and accommodating!

Location was good Proprietor was not on premises and needed to be called for check in and check out. There was no ice, no extra blankets. I arrived during a torrential rainstorm and had to wade through six inches of standing water in front of my room.

Not so good. No room service offered. No daily towels offered for either for the room service nor the beach. Using the Pandemic as a reason for no longer service been provided on daily basis. They asking half of the money in credit to reserve the room, the rest of the money in cash on your first day of arrival.

This motel fit our needs perfectly. We don't spend a lot of time in our hotel when we travel. We are looking for a clean space with a comfortable bed and a serviceable bathroom. We loved the location of this motel -- just steps away from the beach. The family who runs it is wonderful and kind. We were happy to stay as their guests.

We were pleasantly surprised with this place. We are from NJ and know how bad Seaside Heights motels can be and we accept that, but that was not the case here. This was our first time staying here and we had no problems with our stay. The room was clean, check-in and check-out was easy. It was close enough to the boardwalk, to be convenient, but far enough away that it wasn't too loud.

Great place, would definitely stay there again. Close to the boardwalk. Friendly people.
