New place, its very clean and condition is great. Shared bathrooms and toilets seemed new and clean. We requested cleaning in room and it was greatly done. Communal kitchen was also great and clean, just there were no spoons, but plenty fork knives plates and bowls. The location is central to Airport and CBD. There is a bar on ground floor. I'd book again if I come to Melbourne.

Quite new which overall made it look clean and tidy. Beds were comfortable, daily housekeeping and free water. Also received a free drink in the bar below on arrival. Has a laundry with washing machine and dryer. Bar, bistro and small gambling hall on the ground floor was convenient. Location good with 1 min access to train or tram to the CBD Only issue we had was with the aircon unit which made a really loud noise for about 5-10 seconds once every 1-2 hours.

Stay was fabulous. Only thing was car parking is first in first serve. Which I wasn’t happy about . Only 18 spaces Didn’t want to park on street. Got told I could park over the road in railway carpark but wasn’t keen. Lovely room,ensuite and very comfortable bed. Cause too Highpoint shopping. Will stay again .

An amazing great-value find. Nervous about shared amenities? Don’t be, the bathrooms are spacious, private and spotless, always. The bedroom was on the Small side but one of the most comfortable beds I’ve slept in. We-appointed with desk & TV, it was quiet and peaceful. The kitchen/lounge was well stocked with tea, coffee etc and comfortable to lounge in. Having the bistro and bar downstairs was great, and the Rump steak perfectly cooked. Huge thanks to Marty, Arjun and Julie who were a great laugh and really helpful. Will be back.

Room is modernly decorated, clean. Shared kitchen is clean and unlimited milk, soy milk and armold milk to choose, not like other hotels, only provide 2 small tablet. Free bottled water. As it is owned above a pub, a free drink every night. Location is also very convenient. Free parking. highly hightly recommended

This property is very accessible. We were given an accessible room (not requested), which was spacious and comfortable but lacked furniture. The hotel/bar/casino combination was a new concept to us, but it was fine; we were not disturbed by noise or smoke. The free drink coupons were a nice touch. Location was great and close to restaurants and grocery. There is limited parking on the property and we were advised to park across the street in the public lot; however, based on the signage at the lot we were slightly concerned about getting towed for parking overnight (we did not, so all was fine).

Very clean! We did not initially park at the hotel car park because it was full on a Friday night. However, there is a large, well lit public car park across the road. Happy with the amenities. The lady at the front desk advised us that most restaurants closed by 8pm. But we found that Two Fat Greeks was open and serving food at 9pm, delish!

Wanting to travel to Flemington racecourse for an event we found this little gem. Great staff, good food and quick service . We stayed in a queen ensuite room it was very clean and well maintained. Highly recommend

I was pleasantly surprised when we arrived. This accommodation is part of a hotel. There is a separate entrance for hotel guests and we didn't hear any noise whatsoever from the patrons downstairs. Our room (No 5) was a queen with ensuite and was spacious and spotless. There are other rooms that share bathroom facilities (separate bathrooms for male & females). I didn't view them but the general cleanliness of the entire place would indicate they are spotless too. We dined in the restaurant and the meal was delicious! Service was fast and friendly. We were there on a Monday night and there were no empty tables in the bistro. I would highly recommend this place if you are looking for a room that is close to Tullamarine airport for early flights.

It was better than I expected. Very very clean and very well maintained. The staff were excellent... helpful and friendly, I felt welcomed. The room was cozzy but clean and well set up. The bed was very comfortable, great water pressure in the shower, AC and TV both worked well, and I loved the various lighting options. It is within a few metres of the station, and right on Essendon junction so was very convenient. It was also cost effective, so I will be returning again when I need to visit the area. For those of you not used to the area, it is close to Melbourne, has a lot of parks, pools, shopping, cafes, and even a river. The tram and train are within a few metres, and it is not far to the airport.

Despite the rooms being small the hotel was lovely, the staff were lovely. Super close to transport as well and there was a nice little shared Tea and Coffee area. Rooms were spotless and the beds were really comfortable!

Rooms were clean, spacious and modern, and check in and check out easy. I checked in late and checked out early so didn't have much dealings with the staff. My room faced onto Mount Alexander Rd, and even with the room closed up there was lots of noise throughout the night from traffic and guests leaving the venue.

For a budget stay this is next level great value and ticks all the box’s clean modern great WiFi comfortable with amenities and the sleep surroundings were peaceful . You couldn’t ask for a better location to top it off .

I liked the location as it was close to the airport, however it is also close to the train station, trams and main roads and the noise from all of these can be annoying.

It was better than I expected. Very very clean and very well maintained. The staff were excellent... helpful and friendly, I felt welcomed. The room was cozzy but clean and well set up. The bed was very comfortable, great water pressure in the shower, AC and TV both worked well, and I loved the various lighting options. It is within a few metres of the station, and right on Essendon junction so was very convenient. It was also cost effective, so I will be returning again when I need to visit the area. For those of you not used to the area, it is close to Melbourne, has a lot of parks, pools, shopping, cafes, and even a river. The tram and train are within a few metres, and it is not far to the airport.

Stayed earlier in the year, room, bed and bathroom all great as before. Some noise at night from trucks at rail works nearby, but didn’t interrupt to much. Bistro service great again but the food wasn’t as good as the last visit. Great service from all the staff.

Overall not had. Friendly staff, nice and tidy room and great for an overnight stay with a complimentary drink on arrival. Sports bar and bistro down stairs were good as well. A bit of outside street noise but that's to be expected staying in the city. Would return again.

I was pleasantly surprised when we arrived. This accommodation is part of a hotel. There is a separate entrance for hotel guests and we didn't hear any noise whatsoever from the patrons downstairs. Our room (No 5) was a queen with ensuite and was spacious and spotless. There are other rooms that share bathroom facilities (separate bathrooms for male & females). I didn't view them but the general cleanliness of the entire place would indicate they are spotless too. We dined in the restaurant and the meal was delicious! Service was fast and friendly. We were there on a Monday night and there were no empty tables in the bistro. I would highly recommend this place if you are looking for a room that is close to Tullamarine airport for early flights.

An amazing great-value find. Nervous about shared amenities? Don’t be, the bathrooms are spacious, private and spotless, always. The bedroom was on the Small side but one of the most comfortable beds I’ve slept in. We-appointed with desk & TV, it was quiet and peaceful. The kitchen/lounge was well stocked with tea, coffee etc and comfortable to lounge in. Having the bistro and bar downstairs was great, and the Rump steak perfectly cooked. Huge thanks to Marty, Arjun and Julie who were a great laugh and really helpful. Will be back.

Room is modernly decorated, clean. Shared kitchen is clean and unlimited milk, soy milk and armold milk to choose, not like other hotels, only provide 2 small tablet. Free bottled water. We were extremely happy with our family stay at the Royal Hotel for the weekend after coming from Geelong. The bed was very comfortable, staff were fantastic and the room was really great. We also had dinner in the bistro with our appreciated drink cards. The food was really good and reasonable also I thought. We talked about staying again. All is great for the price. Thank you
