Eden Oaks sits in the middle of Geelong botanical gardens. It is not easy to walk to and from at night. The property is large as it has conference rooms so is a little spread out. It is a little dated but that wasnt an issue for me. The on site restaurant was excellent and the full breakfast as part of the price was lovely . All in all we had a nice stay.

Note this property is cashless. Laundry facilities are coin operated hence not cashless. Travellers who wish to use these facilities should have $1 coins with you as reception and bar area cannot exchange physical money. Suggestion for this hotel is to have laundry converted to cashless system. Refrigerator not running when we arrived after a long drive. We figured it out and had to pull it out and turn on. No biggy but frustrated. Positive is comfy beds, pillows and complimentary breakfast was a bonus. Lots of variety.

The restaurant and breakfast options were fantastic. So much variety at breakfast. The pool and Spa looked great, and there was a pool table to use as well. The suite has 2 rooms, comfortable beds, kitchen and lounge room. Even a balcony to a grassed area, overlooking a golf course. Everything was just perfect, we will be back!

Beautiful stay here! Will definitely be back. Enjoyed the area inside & out. The facilities like pool table, bar, restaurant, room service, complementary breakfast & outdoor pool + garden surrounds with nearby cafes was perfect! Great getaway for us & perfect for short & long stays. We stayed 2 nights but could easily do a week here if thats what you're looking for.

Room had a terrible smell. Smelt like an off dead animal. Complained within 5 minutes of being there as it was unbearable. The hotel knew about it, blaming the previous tenants with their cooking fish with fish oil in the room. They even admitted to not airing out the room as there was no fly wire on the door to the outside deck. Gave no compensation

Extremely poor sound isolation. Could hear our neighbours all evening speaking quietly. Felt like we were sharing a hotel room with strangers. Room was clean, and nice. Common area by reception also nice. Common area by our «section» was horrid and smelt damp and moldy. Thankfully the smell didn’t carry into the room.

We really liked Eden Oak on the whole, especially the lovely breakfast, but there were just a bunch of small things wrong with/in our room that added up to be an unfortunate coincidence of issues: 1) The shower head was broken so we had to tie it up with a face cloth to have showers, otherwise it fell down. 2) The window wouldn't shut all the way so a breeze was constant through the room which pushed the blinds off the track. Also, the fly screen was broken which wouldn't have been an issue if the window could shut all the way. 3) The TV signal was poor, so it was breaking up and pixilated on most channels 4) There was a fresh stain on the bedspread when we unfolded it, so I assume it hadn't been washed after the previous guests 5) The drain in the bathroom sink was blocked so the basin filled up easily and took some time to drain when left. 6) The foot pedal for the bin was broken. 7) There was rubbish (empty beer cans) outside our window in the garden strip, that probably couldn't be seen from the path, but can be seen from the room. None of these things are a big deal on their own, but because there were so many little things, it just seemed an unfortunate coincidence for us that all of things little issues were present all at once in the one room. I would still recommend the hotel and would still stay here again, because there were a lot of positives, but I still think it's worth giving this feedback so they can improve for future guests.

⭐ 1 Star – Disappointing Experience Unfortunately, my stay at this hotel was far below expectations. The cleanliness standards were noticeably poor, and the breakfast selection was disappointing — the food tasted as though it had been sitting out for quite some time, and the coffee from the machine resembled little more than lukewarm, dirty water. Upon arrival, the reception experience was unwelcoming. When I requested a room change due to the bathroom type not being suitable, the response I received was unnecessarily unpleasant and dismissive, with the staff member asking, “Have you used it?” The heating system also took approximately 30 minutes to begin working, which was inconvenient. The only positive aspect was the quality of the bathroom toiletries, which were pleasantly scented and generously sized. Was a really nice stay, it's super close to the centre of the city but you can't hear any cars or anything and are surrounded by bush. Also super close to the water. The room was super clean and well kept, freshly renovated I think, but the only problem was the shower has the bath tap directly underneath it so you had to stand super weird, and it wasn't super high, I'm 6ft2 and my head was just hitting it

The building is quiky but a bit unkept on the outside. The rooms have been remodelled very nicely. However the supplied kettles are a bit tall for the new hand basin.

Das Frühstück war richtig lecker und viel zur Auswahl. Das Personal war sehr freundlich. Der Pool war echt klasse, ein bisschen zu warm aber trotzdem sehr schön. Das einzige Problem war dass die Zimmer sehr klein war, kein Platz den Koffer aufzumachen

Great clean accommodation and comfortable beds. Unfortunately, the walls between rooms seem to be very thin which causes sleep disruptions when other patrons are speaking/making noises. Add better insultation between walls and this place would be 5 star!

Lovely staff, room and surrounds but WIFI was terrible. I was so looking forward to curling up and watching my shows but internet kept dropping out. A bit noisy in the morning with cars leaving and rubbish truck. Overall good but room for improvement.

Sehr ruhige Lage! Schöner Park. Kleiner, aber schöner Pool. Gutes asiatisches Essen und reichhaltiges Frühstück! Zimmer sehr klein - erst recht, wenn ein zweites Bett drin steht. Dann hat man fast keinen Platz!

The hotel appears quite new and is very modern. Rooms are very nice if a little small. Bathroom is very modern but poor lighting. Nice little swimming pool for children. Pillows were terrible, so thin. No instructions for the technology in the room with the lighting, tv system and blinds, very confusing. It is very difficult to find at night time as the area being a park is very dark with no lighting.

This was a beautiful property in the middle of a park. The reception staff went out of their way to allow me a room change and to check in early. I will definately be back next time I’m in Geelong.

Four days have passed with no reply from Eden Oak to my email identifying my poor experience. I see other guests have identified the same issue as me, yet Eden Oak continues a practise that guarantees their guests will have a terrible night stay. Here's the email I sent: My partner and I stayed Saturday night at your beautiful hotel. We enjoyed everything about it - except trying to sleep. We were in Room 202 which connects directly with an internal door to 205. Unfortunately for us, the person or couple in 205 were talking loud and late and I had to call the office number at 2am to come and give them a noise warning. They immediately quietened and I was able to sleep. They weren’t partying, just talking loudly which just should not have been an issue. These rooms should not be available to book independently - the internal doorway means that there is no soundproofing at all. I discussed this on departure and the kind front of house recommended raising this via email. I’d appreciate a goodwill refund or credit.

Eden Oak Geelong A big Thank You to the staff for your caring support. We originally booked two nights to recover from jet lag and do some sight-seeing, but eating some bad food the morning we arrived changed that plan. Have stayed many times over the years when it was The Salvation Army's conference centre. Loved the transformation. I have special dietary needs and the breakfast options really worked for me. Eden Oaks sits in the middle of Geelong botanical gardens. It is not easy to walk to and from at night. The property is large as it has conference rooms so is a little spread out. It is a little dated but that wasnt an issue for me. The on site restaurant was excellent and the full breakfast as part of the price was lovely . All in all we had a nice stay.

If I had not found this property on the internet, I would never have known it was there. Tucked away between a golf course and the Botanical gardens it was a great find for me as often I find outdoor noise can prevent me from sleeping, but this property was a blessing to find. It was a little bit of a rabbit warren to find my room and to get to a fantastic breakfast, but it was worth it. Next time I return to Geelong, I will be staying here again.

I loved everything about this property tucked into the botanical gardens I felt like I was on a retreat. So close by car to the city centre and also the beach. The weather was cold and wet but I loved being at this property it was peaceful and calming and I want to come back!!

Breakfast has been downgraded. We have been here 4 times and breakfast was excellent always. This time there were hardly any options and even the quantity of breakfast was very limited. One of the reasons for staying at eden oak was its breakfast. So we were very disappointed with the breakfast quality and quantity both.

The dinner options were limited for a vegetarian. There wasnt a single choice that didnt have meat. The kitchen did do me a vege pad thai however.

This is our regular getaway go to and have been numerous times over the past four years. Staff were lovely and accomodating. Super comfy bed! Shower is our favourite! Streaming services available. Room was a lot cleaner than what we had with previous owners. Quiet, safe and family friendly. Beautiful location. The only downfall was breakfast. Definitely not what it used to be at all. Minimal options and all hot food was cold (and tasteless) already early into breakfast hours. Last visit we went the last hour of service where there was hardly anything left. This time we went earlier and again another disappointment. Minus the breakfast, it was a great stay as always!

Great short stay, and very close to the CBD. The hotel is spread out, and it's easy to get lost. Food / breakfast was great, and the carport parking was easy to navigate.

While the bed was very comfortable the decor in the room very nice there was no hot water for a shower. On calling the staff they told us a plumber had been called and the problem would be fixed. In the morning there was hot water in the basin but none in the shower. Then none at all for me on leaving it run for a bit but later there was warm water but not hot for my partner. No attempt at apology no compensation nothing. This is a great shame as it has great potential, breakfast was very good and the facilities are very good too, spa pool table piano bars etc in a lovely setting. One can’t help things breaking down but I suspect maintenance is an issue in a big complex like this. Additionally some form of recompense would smooth the way to a return visit.
