We dont recommend, spend your money somewhere else. Pay the price for a better hotel. Staff at dining tried charging us multiple times, pool time was overly restricted with access. If you wanna be under impressed and catfished, this is your place

Reviewing Condo 2306. Great location on the quieter end of the hotel zone. Great pool, great beach, view, restaurant, bar and staff. Condo was pretty clean, floors hadn’t been done. No facecloths until our last day. No closet and not a balcony you can sit outside on, about a foot wide. Basic amenities were fine, beds were comfy. Rain shower with light pressure. If you have long hair like me there’s no washing it! Would stay again as we enjoyed the smaller quieter building compared to the huge resorts down farther. Oxxo across the street. Restaurant and bar were good but pricey. Manned security gate, felt very safe.

Poor communication. For Rm #2401, no advance info to permit check in except a WhatsApp #- but no one monitored in timely way. We had to leave property and come back a couple hours after check-in time. On exit, despite confirmation our luggage could be held a few hours after checkout but before leaving to airport, no one available- we had to scramble and invent other arrangements. Refrigerator was broken-kept things cold but could not make ice, then just didn't even go on. But for broken fridge and no reasonable storage space- Rm #2401 was attractive. Condo is beach front but located on very south end of hotel zone where water is rougher. Except for pool, No communal amenities - no icemaker, no water dispensers, no gym, no reception area to relax if waiting for someone or to read if you have rented a studio/ one undivided room. All units are privately owned so no quality control. I am aware that some units have better, more responsive and available management.

I like the location, it is walkable to 3 really good restaurants. The pool is so cool, and it has a door to go to the beach which was really convenient. I advice to walk to the restaurant outside for better and cheaper and more delicious options for breakfast, lunch and dinner. Families there is not fruit or vegetables options for the little ones unless you go to the restaruant outside the condo. They are walkable . Personally i like the KM 19.5 restaurants. The condo need a lot of updates but the staff there are really nice. I stay for 5 night.

We thoroughly enjoyed our stay. Options for food around the location were a bit scarce but I was fine about that. Liked that there was a small very affordable convenience store on location and coin laundry if needed. The restaurant/bar has great staff. If you struggle speaking Spanish they are very accommodating with English. Easy access to a BEAUTIFUL beach. Only there two nights and was sad to go. The room was adorable, showed some wear and mild tear… It felt a bit more relaxed, organic and homey because of that. We had a balcony with ocean view, recommend getting an ocean view! If early riser bring coffee to make- restaurant doesn’t open until 8am (stays open til 11pm) but they have industrial expresso machine and cappuccinos are good!

The bad first..our first room the roof was leaking but they moved us to another room .the room needs renovation/ everything is too old but was clean .. now the good… they have 5 gallons water for the guests ( a great idea) the AC works good and the good TV 📺 (not sure if all rooms are the same ) the view is breathtaking(the best part ) the restaurant “ costa de el mar) has very good food and reasonable prices and is next to the beach / transportation is easy if you don’t have a car ( bus pass every 3-5 min and is only 12 pesos per person/ a convenient store is right next to security and a oxxo across the street. There is another restaurant next to Oxxo k19 but didn’t like the food and is a little overpriced and service was too slow.. .

A acomodação tem móveis antigos porém é espaçosa e extremamente confortável e fica numa localização excelente. Em frente a praia, vista linda. Ótima piscina. Segura e tranquila, tem estacionamento e loja de conveniência dentro do condomínio. Só sentimos falta de blackouts nas cortinas.

We stayed on the 2nd floor and there was a lot of banging noise. I think there was a lot of remodeling going on but it was inconvenient being on vacation and not being able to have peace and quiet. The room was not in the best condition. Outlet was almost hanging out of the socket, ants in the bathroom, and worse of all the AC wasn’t cold which was really needed during the hot humid weather in Cancun. We had an okay stay.

The room was worn out. The balcony door did not lock, the air conditioner was underpowered and did not get the room cool. The bathroom vanity top was cracked and broken. The bathtub was terribly stained or dirty. Couldn’t figure out which it was. The furniture was chipped and worn out. Cooking facilities was a joke. Only good thing about the room was the clean linen. Would not recommend this place. It was a dump

It was an old, torn and dirty condominium. Wifi and TV did not work. Tons of dust behind the TV and other parts. There were old soaps. No water. Parts were broken everywhere, The balcony had no rail. Luckily we only stayed one night,

This place is not anything close to the photos. It was so run down looking and the lock did not seem secure. There is nothing to do here. The beach was very small and no one wanted to help us. It was so gross and not anywhere close to the photos that we ended up walking next door and booking a different room to stay.

La amabilidad y hospitalidad que ofrecieron los trabajadores fue maravillosa. Siempre trataron de acomodarnos. El cuarto fue hermoso y mucha limpieza por todo lado, a cualquier hora. La vista es hermosa. En mi próximo viaje me estaré quedando aquí definitivamente.

El edificio es antiguo pero cumple con lo necesario para pasar un buen rato, me gusto mucho la piscina, el aire acondicionado del cuarto no enfriaba suficiente, pero al menos estaba fresco, muy buena la atención de la administradora, y agradecemos mucho que se nos permitiera hacer late check out, en esa zona de playa si hay algo de zargazo y mucha concha pero pues eso varía con las mareas porque nos tocaron unos días más limpios que otros. Tienen una tiendita muy surtida y con buenos precios lo que facilita mucho preparar alimentos ahi, ya que el cuarto tenia una parrilla electrica, sartenes y platos. En general mi experiencia fue buena en relación al costo.

Reviewing Condo 2306. Great location on the quieter end of the hotel zone. Great pool, great beach, view, restaurant, bar and staff. Condo was pretty clean, floors hadn’t been done. No facecloths until our last day. No closet and not a balcony you can sit outside on, about a foot wide. Basic amenities were fine, beds were comfy. Rain shower with light pressure. If you have long hair like me there’s no washing it! Would stay again as we enjoyed the smaller quieter building compared to the huge resorts down farther. Oxxo across the street. Restaurant and bar were good but pricey. Manned security gate, felt very safe.

This place is not anything close to the photos. It was so run down looking and the lock did not seem secure. There is nothing to do here. The beach was very small and no one wanted to help us. It was so gross and not anywhere close to the photos that we ended up walking next door and booking a different room to stay.

the room is big but there is no kitchen. an electric stove and dishes are hidden in the wardrobe. floor with holes. the door to the balcony was broken and did not close. towels with stains. mirror in brown spots.

This is an older bulding but very beautiful location wise. Our lady Mrs. Rossy was amazing and was there to help when we needed. The only thing i didnt know was bring your own hygiene. There is a small store on property. We did the excursion of the mayan jungle trip. Well worth it! Jorge at the restaurant is the BEST! Seaweed was too much and we were unable to enjoy the beach like we would have liked but the pool is nice also. Would recommend to anyone. I will visit again.

We dont recommend, spend your money somewhere else. Pay the price for a better hotel. Staff at dining tried charging us multiple times, pool time was overly restricted with access. If you wanna be under impressed and catfished, this is your place

Poor communication. For Rm #2401, no advance info to permit check in except a WhatsApp #- but no one monitored in timely way. We had to leave property and come back a couple hours after check-in time. On exit, despite confirmation our luggage could be held a few hours after checkout but before leaving to airport, no one available- we had to scramble and invent other arrangements. Refrigerator was broken-kept things cold but could not make ice, then just didn't even go on. But for broken fridge and no reasonable storage space- Rm #2401 was attractive. Condo is beach front but located on very south end of hotel zone where water is rougher. Except for pool, No communal amenities - no icemaker, no water dispensers, no gym, no reception area to relax if waiting for someone or to read if you have rented a studio/ one undivided room. All units are privately owned so no quality control. I am aware that some units have better, more responsive and available management.

El servicio bien sólo que el refrigerador nunca enfrió. El hotel está bien, pero el personal de alberca es sumamente molesto, te hostigan y no dejan de mirar hasta con binoculares que hace la gente, sobre todo a los mexicanos.

We thoroughly enjoyed our stay. Options for food around the location were a bit scarce but I was fine about that. Liked that there was a small very affordable convenience store on location and coin laundry if needed. The restaurant/bar has great staff. If you struggle speaking Spanish they are very accommodating with English. Easy access to a BEAUTIFUL beach. Only there two nights and was sad to go. The room was adorable, showed some wear and mild tear… It felt a bit more relaxed, organic and homey because of that. We had a balcony with ocean view, recommend getting an ocean view! If early riser bring coffee to make- restaurant doesn’t open until 8am (stays open til 11pm) but they have industrial expresso machine and cappuccinos are good!

La amabilidad y hospitalidad que ofrecieron los trabajadores fue maravillosa. Siempre trataron de acomodarnos. El cuarto fue hermoso y mucha limpieza por todo lado, a cualquier hora. La vista es hermosa. En mi próximo viaje me estaré quedando aquí definitivamente.

Hello. Indeed staying here was great, what you see in the pictures is what you get. We got checked in at the security gate, someone came to let us in to the building and everything was great, view was great, beach was so much better than Playa del Carmen, was just perfect. I hope to some back and keep enjoying Cancun.

I like the location, it is walkable to 3 really good restaurants. The pool is so cool, and it has a door to go to the beach which was really convenient. I advice to walk to the restaurant outside for better and cheaper and more delicious options for breakfast, lunch and dinner. Families there is not fruit or vegetables options for the little ones unless you go to the restaruant outside the condo. They are walkable . Personally i like the KM 19.5 restaurants. The condo need a lot of updates but the staff there are really nice. I stay for 5 night.

Estuvo 3 noches a mi esposo y a mi nos gusto mucho es un hotel ya viejo pero la ubicación está muy buena tiene bajada a la playa la alberca con vista al mar está hermosa , desayunamos en el restaurante del hotel y estaba rica la comida , el personal muy amable, en si son departamento tienen todo para que uno pueda cocinar ahí nosotros no lo utilizamos, a nosotros nos gusto mucho es un hotel sencillo pero por el precio y ubicación esta perfecto, tiene vista a la playa y a la laguna sin duda si regresaríamos!!

A acomodação tem móveis antigos porém é espaçosa e extremamente confortável e fica numa localização excelente. Em frente a praia, vista linda. Ótima piscina. Segura e tranquila, tem estacionamento e loja de conveniência dentro do condomínio. Só sentimos falta de blackouts nas cortinas.

Vår lägenhet hade trasig säng, trasig dusch och var väldigt välsigt sliten. Restaurangen hade bra och billig mat. Stranden är helt okej men bara 3 parasoller. Funkar inte. Vid poolen finns fler parasoller/solstolar men inte nog många eller hela. Skulle inte rekommendera just vår lägenhet iallafall.

The bad first..our first room the roof was leaking but they moved us to another room .the room needs renovation/ everything is too old but was clean .. now the good… they have 5 gallons water for the guests ( a great idea) the AC works good and the good TV 📺 (not sure if all rooms are the same ) the view is breathtaking(the best part ) the restaurant “ costa de el mar) has very good food and reasonable prices and is next to the beach / transportation is easy if you don’t have a car ( bus pass every 3-5 min and is only 12 pesos per person/ a convenient store is right next to security and a oxxo across the street. There is another restaurant next to Oxxo k19 but didn’t like the food and is a little overpriced and service was too slow.. .

To be honest, yes, for the low price, it was not bad. At least the view was as promised, you could see the ocean from the side as advertised. Want to make this clear, so if anyone is on a budget and want to stay in the hotel zone, this could be an option. The building lobby had almost run down doors as we walked to the elevator. The room was ok, but not what it looked like in the pictures. The paint was dark and the room was hot when we entered. The bathroom was cleaned, but as you entered there was a strange smell, that put you off. The towels looked like they had seen many a season. The kitchenette was ok, we did not use it. We had read reviews that in that property, there were issues with the gas stove so we were scared to use it. Just gave all the details, so anyone who feels these are too minor, can surely go for it. We loved the walk to the beach through the hotel, we walked a long way on the beach and had an amazing morning.
To be honest, yes, for the low price, it was not bad. At least the view was as promised, you could see the ocean from the side as advertised. Want to make this clear, so if anyone is on a budget and want to stay in the hotel zone, this could be an option. The building lobby had almost run down doors as we walked to the elevator. The room was ok, but not what it looked like in the pictures. The paint was dark and the room was hot when we entered. The bathroom was cleaned, but as you entered there was a strange smell, that put you off. The towels looked like they had seen many a season. The kitchenette was ok, we did not use it. We had read reviews that in that property, there were issues with the gas stove so we were scared to use it. Just gave all the details, so anyone who feels these are too minor, can surely go for it. We loved the walk to the beach through the hotel, we walked a long way on the beach and had an amazing morning.

We had to move after 2 nights b/c they were doing construction outside our door. The 1st night in the 2nd place a woman let herself into our room with the key, saying she booked it through airbnb. She’s been given the wrong info. 2 days later we couldn’t use the balcony b/c they were power washing right above it. Our stovetop has electrocuted me multiple times even though I was very careful after the 1st time. Our 5th night the microwave lit on fire. 2 security guys came to to try to find out where the fire happened because the fire smell was so bad a neighbor called them. The next day I wasn’t able to use the balcony again as a worker appeared there & setting up to work above it (was glad I was dressed. They offered another move to a spot where the construction was already done & we took it. Fridge stopped working for 2 days. Lost electricity - only our unit. Were told the electricity company made a mistake & it would be fixed the next day so we slept there 1 night then they never showed up so we moved back to the 2nd apt. Great for families - divided pool. No face/wash cloths in 1st 2 ‘standard’ studios, provided in upgraded unit. Plenty of bath & beach towels. Very clean. All apartments have beach & pool views. 2nd pool is on the restaurant roof is available if you purchase something from there. Massages can be scheduled there too - ‘feel good’ massage. The tide is VERY strong & often unsafe. LOTS of sargassum. The bus stop is out front & safe & easy

Los servicios en la habitación eran lo que necesitaba. La piscina es muy bonita y temperatura agradable. Yo creo que es una excelente opción en Cancún y seguramente regresaré en el futuro.
