I enjoyed all of the facilities such as the seasonal and indoor pools and the hot tub. The outdoor grilling and fire pit area was a great addition! The place is centrally located to shopping, dining and entertainment.

West Yarmouth is a great area to stay when visiting Cape Cod. Traffic kinda sucks but, that's every where on the Cape. Hotel has a nice pools and is convenient to plenty of places to eat and to highway 6. Clean hotel nothing fancy just good place. No elevators to go upstairs. Beach aren't that great, but Sheep Pond is great.

You cannot beat the value of the Cape Sands Inn - for the price, it was excellent! The proximity to a neighboring resort was a big selling point for us, since our family was staying there. Hotel is well kept. Staff is very friendly and helpful. Pools are clean and enjoyable. The staff are always doing something around the grounds whether watering plants, grass, planting new plants, taking out weeds, cleaning pools, stocking pool towels, taking used towels to wash. The environment is just relaxing

Wonderful clean place. In 3 nights there was always someone cleaning the grounds. Huge outdoor pool and also an indoor pool and spa tub!!! Super friendly staff.

We opting for the hotel because of price and because the pictures made it appear like it was relatively clean/updated. We understand this is an old motel but our room did not resemble photos and was very dated. We could have gotten past that but the floors were so dirty and grimy we had to purchase sandles just to wear in the room. We did request housekeeping but even on that day they never cleaned the floors - so gross. The toilet backed up and the bathroom sink was very slow to drain. We did not utilize the outdoor pool but the indoor pool and hot tub had both debris in the water and were in very poor condition (chipping). The area did seem safe and it was relatively quiet but could not get past the poor cleanliness - especially if the floor.

Problem with finding a parking spot upon return from. Not certain why there was not a spot for every room. Had to park in a spot marked for compact cars only parking spot. Went out at 5 am to move car to available open spot.

Bathroom shower was a bit dirty, rugs on floors felt damp. Host at check in was indifferent and had trouble communicating clearly. Our room was not ready at check in. Bathroom was not available for my kids or me to use while waiting. No towels available at indoor pool. Since we couldn't get into our room, there were no towels for kids to dry off.

Beautiful room, very clean and the room was bright and cheerful.That evening we saw a cockroach crawling on top of our bedspread and that was the dealbreakwr for us. Reported to staff, they acted like they couldnt have cared less. Staff was very unmotivated in their positions, seemed too laid back to be running a Cape Cod business. Will definitely not return and would advise others not to either.

Room was clean, but carpeting was still wet from recent shampooing when we first checked in. Noise from furniture being moved around above us in the early hours of the morning, probably shampooing carpets again. Both nights I was awaken from that noise. The room itself was nice, but I think the water in the hot tub near the swimming pool was way too hot. Not sure how safe that was. Probably won't go back.

The room looks clean, and smelling good, howerver, if your room is downstair, it is quite noisy when someone live upstair. Internet is a bit slow. There are microwaves, fridges , coffee makers in the room. The only thing that annoys me is there is no curtain for bathroom window.

Beds are comfortable, front desk is prompt & quaint view in back from slider However, walls are thin so ask for room upstairs for best sleep They will charge $20 for late check out which I thought was crummy off season But great value for the money

This hotel needs renovation for sure. I didn’t like luck of microwave in the room, especially when you go with children. You had one microwave for entire hotel in the common area. That’s a big turn off. Besides that, if you don’t plan to spend a lot of time in the hotel for the price, it’s great. We usually got up early 8-9 left for breakfast, beach etc, all day out, dinner, came slept took showers. It’s great for shower sleep.

It was so relaxing. We did a lot but we had a good rest. The beds are so comfortable we didn’t want to get up!! We were overlooking the bay and there were ducks and swans and many other birds to watch.

They don't have anyone in the office after 9 pm, and we showed up at 9:11, so when I called the after hours number on the piece of paper taped to the front door the guy told me to kick rocks

The front desk charged an additional 35 $ a night after I booked on Expedia. Said children are 8 yrs or younger only. Also tried to go in a hour earlier than check-in ,wanted to charge an additional 30 dollars to do that when plenty of rooms were ready. They only house clean if you ask the morning before. Decent facility but be prepared for additional charges any way the front desk can possibly think of. I will go elsewhere next time I visit

This is the most painful experience we had. Our flight got delayed and we reached the property past 10pm. We were not allowed to check in and the front office sarcastically told us to wait outside till 8am in the morning even though he was right inside the building. It was pouring heavily and we had nowhere to go. We, along with 2 kids, had to sleep in the car all night shivering in the cold weather. This is in such an inhuman treatment I have ever seen. They did not even refund our 1 night payment even though we didnt use the property for an entire day. I have not seen anything like this before and I cant believe hotels have such an upper hand over their customers and treat us so badly, also get away with the payment!

The clerk at check in was extremely rude. The property has 2 levels but no elevator. Requested ground level due to being handicapped. Was told nothing available. Arrived at 2pm and was told check in was 3pm. Refused to check us in at 2pm without paying an extra fee. Charged an extra fee fir our daughter. When returned, watched a young family of 4 check in and go to into a ground floor. Obviously was refused ground floor room due to spite. No concern for ADA. Place is very dated. Wifi not reliable. Do not stay here. It is a tourist trap and death trap.

The manager Lenny was amazing. Our tub was broke and we could not use it. Lenny gave us our nights free for the incovenience... and he was so nice about it all.

This is kind of an older property and it is in probably the busiest area of the Cape. I probably wouldn't choose to be right on 28 again, but it is centrally located and that is a plus for some people. I found the staff to be helpful. We were allowed to check out a half hour late, and I also realized I had left a personal item and came back for it two days later. I went in and asked at the desk, and he went to the back and found it. So housekeeping had turned it in and they had kept it for me. We stayed on Friday night, and there was a little bit of a party atmosphere in the neighborhood in general--again it's the location--so you gauge what's important to you.

Cape Sands Inn was the perfect place to stay for my daughter and my recent trip to Cape Cod. The staff was friendly and accommodating, the room was spacious and clean, and the outdoor sitting areas were perfect for relaxing after long days of exploring. The room was clean and well-appointed. Beds and pillows were extremely comfortable. The bedspread decoration was a nice touch. We LOVED the deck and the grassy area with picnic tables and a fire pit, too. We wish we had stayed at this hotel when our kids were young -- they would have loved to run around in the grass. Also, the receptionist at check-in suggested the most wonderful breakfast place -- The Keltic Kettle. Best breakfast I have ever had!

This is an older hotel that has not been updated. The beds are comfortable. Nobody was at the front desk. Rang bell several times. Many guests waiting to check in. Called the phone and someone answered, kinda rude, then someone came to check people in. Staff was in the pool. Close to shopping and food. No food or breakfast on site.

I stayed at the hotel for two weeks. The staff is incredibly friendly. There is an indoor pool and jacuzzi as well as an outdoor pool. It's right on the main road yet quiet. Right behind it is a verry pretty body of water with ducks. It's an hour from Plymouth and an hour from Provincetown. There is a lot to do. The only thing that could have made it better is if they offered some kind of breakfast. The only bad thing is that people who didn't belong there would park there at night making parking difficult if you came back to your room late at night.

We enjoyed our stay at the Cape Sands Inn. The property was clean, welcoming, and user-friendly. We would stay here again. One thing that needs improvement: The vending machines were almost empty. We put $2 and could not get the bottle of water out. The gal in the front office couldn't refund our money or provide a bottle of water. There was another guest who had the same problem. P.S. Don't sit on the cute chairs on the balcony if it has been sunny! You will burn your booty!!

It was a lovely inn. We enjoyed the beautiful view from our back door. They had corn hole that we spent some time playing in the evening as well as a bonfire that they started each night. The outdoor swimming pool was a bit cold but the indoor pool was nice and the hot tub was very hot. I wish the indoor pool would have been open earlier and stayed open later. They also offered a communal microwave with plates and forks which was nice.
