The hotel check in was inconvenient and the amenities weren't that good, The Ice Machine didn't work after the staff left for the night and the coffee was weak and watered down which is not a good experience first thing in the morning other than that I had a alright time there.

Nothing fancy, but exactly what i needed for a short stay. You can see that there is some construction work happening around the property as the owners work to spruce up the building and grounds. My check and and check out were seamless. The only tricky part for me was that ilwe were in the front room on a very busy road, so there was some road noise at the beginning of the night, but nothing unreasonable! Overall, very pleasant.

No staff on site, check in at 2, called and someone showed up 20 minutes later. Door locked, had to wait outside. No wifi, the network was not even on the list when searching for it. No phone in roomor coffee pot. No breakfast though paper said 8-10. Not sure if they had an elevator, didn't see one. Only one entry through the front door. Then up the stairs. No microwave in the room- did have a refrigerator and wine glasses? Ok. No one there at checkout either, put the key( old school key) in the key bin. No info on local places to see or to eat like othe hotels. Parking was ok. Place easy to find, getting out onto the road took a minute ( rte1 is busy) If you just need a bed, it's your place

The staff was there upon checking and called beforehand from a number I didn’t pick up as it came up as scam. The front door was locked and the keys had to be used to get in both front door and room. Staff wasn’t available during stay at times to answer questions about amenities (tv wasn’t working at night). For the price and not needing fancy, it was average. It would be better with an overall upgrade to the property in general.

We booked this location for a 2 night midweek getaway. It's conveniently located with great restaurants nearby and a Hannaford grocery walking distance away. The price was very reasonable for in season accommodations. The property is always locked and you need your key to enter the building, with only room access via main entrance (didn't matter to us, but felt important to note). This is an older building and fairly basic, but our room did include a larger sized mini-fridge and microwave. Clean and safe, we would definitely consider staying again, especially considering its right on Route 1, so convenient to attractions and only short highway drive to major destinations like Old Orchard Beach, Portland, Freeport and Kittery. Parking on site. Has Free WiFi, but there's excellent cell service and we found our cell with unlimited data was much faster

Lobby is cute. Ice is available 24hrs. Easy access to room through sliding glass door. Carpet in room was dirty. Open electric box on ceiling. Drapes needed hooks adhered properly. Bath room was clean but no water pressure in shower. Right on busy street but didn't hear road noise. Shopping plaza right out back and beach about a mile away.

The stay was just okay. It was cheap and the beds for were comfortable. The carpets were a little dirty which grossed me out but the bathroom was clean and not old. It’s quiet for being on a main road.

DISGUSTING. My husband and I attempted to stay here and it was the ONLY place we have ever checked into and immediately checked right back out. Stains on the carpet, scratched up ruined furniture, wires hanging all over the tv, stains on bedding and shower curtain and a bug on our dresser. It gave me the creeps and bed bugs are real! I was not taking a chance, the price was great, but it wasn’t worth it.

The hotel was very organized, our key was in the lock box and we had easy access to our room. Instructions were very clear. Beds are tiny, more like a full bed and there was a set of stairs taking up half the square footage of our room. Staff was very polite in the morning.

You get what you pay for. A little run down. AC was dirty above the pillows on the bed. Beds were lumpy. Everything just kind of felt not great. We stayed one night. But rooms were large and check in was very easy. Would opt for the higher bill in Ogunquit in the future.

The king sized bed was squeaky and lumpy - appeared pretty old. The box springs had stains as did the carpet The location is good -but it was a 12 stair flight of carpeted stairs up to the second floor. Ask to see the room before you decide to stay.

Check-in was a nightmare. The key was in a lockbox because the front desk closes extra early. The code on the lockbox didn't work and a couple phone calls were necessary to get a code that did work.

Service was wonderful. Room had bed that squeaked everytime you moved, a/c was loud, and floor was slanted that anything placed on table slid off. We would stay again at Inn but request a different room. Person who checked us in was pleasant and informative, ahe was great!

Customer service is lacking. They are at the desk to check you in and that is a very small window of time. The bed was comfortable and sheets clean. The bathroom was clean. the ceiling had some kind of splatter on it as did the walls near the windows. The internet access was a joke. We were able to connect to the Wi-Fi and had a very good connection but the internet was slow, at best when it did work. Pictures would not load on Facebook and at times nothing would load. It was so poor that I couldn't even do a speed test. In my experience, it is likely that the router and access points were not configured correctly as I received an error message at one point that indicated an issue with the channel. I would have spoken to someone at the location to maybe help them out with this and inform them of the condition of the room we were issued but they were never around to talk to. This location, I am sure was a very nice place to stay at some point in the past but currently they lack in customer service and cleanliness.

DO NOT STAY HERE! I’m saying this just to help people out and avoid the experience I had. In short, this place is sketchy. I did not get the room that was advertised online. It was much smaller and disgusting. Another issue is no one was at the front desk when I arrived at 4pm when their website says check in is until 9 pm. When I called, the person that the call was forwarded to was no help and told us to call back tomorrow because they were in the “back office”. I called the next day to get a refund with no answer. So I called Expedia. When Expedia called Beach Rose, the person they spoke with lied and said that we were “very happy” with our stay and also lied and said that I arrived late to check in at 7:30 pm when our phone records can clearly show that we called them around 20 minutes after 4 pm to get a refund. We were refused a full refund as well and only received back the lower portion of of the two nights paid for.

The overall stay was good. We just had issues with getting keys that worked at first, but after that it was fine. I wouldn’t stay more than one night at a time, but it’s a convenient and quiet place to stay. It’s nice for the price and convenience of only booking one night while most places make it a two night minimum. I already have a room booked for next weekend.

Coffee situation was unclear. There was the same pot brewed not touched since I checked in sat so that was concerning. No coffee or a place to clean that pot to make it and ice maker broken . The room was cozy and quiet and loved the convenient location.
