Ocean front is the best way to stay at the beach and this did not disappoint. Staff were friendly and the location was perfect. The pool was just ok, so we only used it once. The sun doesn’t really hit the pool & there is no poolside food/drink service. Otherwise, all was great.

Property is very nice, loved the free breakfast and we had dinner one night at Via Sophia the food was very good but the one thing we didn’t like was the fact that you have to pay $40 a night to park your car it should be included with the price of the room

Stay was 12/28 to 1/1. Room looked clean at first glance. Had an ocean view. Emo at the belldesk was wonderful. But we had a lot of issues. The floors in room were filthy- covered in dirt & sand- made it impossible to get in bed without tracking it on the sheets. Had to wipe our feet vigorously each time we walked. Told the beds were queen but are def full. The kitchen is stocked with plates that had some sort of slime on them! Didn't investigate further, just got paper plates at a store. The pool (the main reason we chose this place) was cold & the heater was broken. Called about this before we arrived, & got a different answer from every person who answered at the front desk- ranging from "It won't be fixed for a while" to "The part should be in on Mon" to "The water will heat up quick" to "The water will heat up in 3 days." Bar and restaurant closed seasonally- these were promised when we booked in July. Desk said NYE event was cancelled- found out the next day that it occurred while we sat in our room doing nothing. On top of ALL of this, on 12/26 we were told that our room would be assigned upon arrival. 12/27 we were told our room was in the North tower 3rd flr. The site stated that check in was at 4. 12/28 arrived at 345 to be told that our room "had been given to someone who arrived earlier", then waited until 445 to get a different room in the South tower, which meant walking across the street to get to the lobby, desk, breakfast & pool. We will never come back

The only bummer is that they are doing major renovations with their main dining area, pool, etc. I think that this should be noted in their listing as breakfast was limited and the pool was not available. This could have been supplemented with a discounted rate. It still is a great place!!

Folks here were great. However the property still feels like it is under construction. Fresh paint smell in room, one tv missing and other not working and had to be fixed .. we knew restaurant was closed but fitness was closed as well.. again great people but felt like the property wasn’t ready yet

As a whole you can’t beat location. It was nice to park and not have to leave. But if you do leave, watch out because parking is a mess. You pay $40 a day (not included in the room cost) and apparently this doesn’t guarantee parking. The hotel over sells parking and you aren’t guaranteed a spot. For two days we had to pay to park on the street. Check in was a mess. The manager couldn’t wait to leave right on the hour. There were 4 parties waiting at the front desk and that woman ran out of there because her shift was over. The people at the desk were fine, but when there were two customers left, one of which was us, the staff walked away. I had to chase down the young guy and ask him for keys. He then returned back to the desk. It was very weird, like you have customers, where are you going!? The buildings need a good clean! The kitchens cabinets were nasty. Stains on the doors and the knobs were funky. You had to wipe things down. We had brown stains running down the wall near the bathroom toilet trash can. Our tub had black hairs all over it. It needed a deep scrub. The base boards are filthy. Even in the staircase, just gunk layered up. The towel situation is a mess. They don’t offer towels at the pool. So you are calling the front desk or asking room service but room service never had any. I go back to location. That is great but there are minor things that could be adjusted to set this place apart from others.

The property is in a very convenient location in downtown Bethany and right on the beach; however, I was a little disappointed with the hotel itself. The pool was claimed to be heated but it was not. The cleaning service was poor and honestly, the "amenities" that were offered at the hotel, were not what was advertised on the site when booking. Overall, nice place to stay for convenience, but not the ideal place as far as cleanliness and hotel amenities go

Excellent location, very clean rooms and comfortable beds. Hotel parking lot fills up at night and even though there’s no spots remaining if you leave and come back, still charged the parking fee.

I did love staying at Bethany Beach Ocean Suites. View was great, room was awesome, Just a few things. The floors in the stairwells were nasty dirty. Easily cleanable. The pool was a little disappointing. Otherwise…totally great place to stay, would do it 100 times again!

It was a very unfortunate check in experience when we got in room , it was dirty , there was a layer of dirt / dust on all tables , countertops , bathroom was dirty , Pamela saved the day , took care of us and did her best to make up for the experience. She was awesome

Quiet, convenient location right on the beach with friendly, helpful staff. Unfortunately the facilities are lacking. The tub and shower curtain were dirty and stained, there were ants crawling on the floor, and the toilet didn’t work. The washing machines and dryers are coin operated but there is no coin changer and the front desk didn’t have any extra quarters, so if you don’t have a few rolls of quarters you are out of luck. The couch had so many stains we covered it with a sheet before sitting on it.

Bugs on window sill in dining area. Grease trap on sidewalk was leaking. All other public areas were EXCELLENT. Housekeeping could have cleaned the toilet . Greeter in load/unload area was very helpful and pleasant. I think his name was Olem. Front desk staff was pleasant and friendly and knowledgeable. Overall we have no complaints. We had a pleasant stay.

We paid for a front, balcony room, #307, and it was great until the dog in room 308 started barking. It didn’t make much noise but did bark every time a dog walked by on the boardwalk, three floors below. I CAN’T BELIEVE YOU ALLOW DOGS IN THE ROOMS!! Our room was terrific, clean, and on the 3rd floor as we requested. The only problem was that we were there 2 nights and our beds were NEVER made so it was discouraging to walk into our room at the end of the day and see 2 messy, unmade beds. When you run a hotel you have got to staff it sufficiently so that your customers are happy and satisfied and that did not occur each time we walked into a messy room! We paid for a front, balcony room, #307, and it was great until the dog in room 308 started barking. It didn’t make much noise but did bark every time a dog walked by on the boardwalk, three floors below. I CAN’T BELIEVE YOU ALLOW DOGS IN THE ROOMS!! Our room was terrific, clean, and on the 3rd floor as we requested. The only problem was that we were there 2 nights and our beds were NEVER made so it was discouraging to walk into our room at the end of the day and see 2 messy, unmade beds. When you run a hotel you have got to staff it sufficiently so that your customers are happy and satisfied and that did not occur each time we walked into a messy room! Adult family of 4 stayed in a suite with 2 Queen and one pull out couch. We had plenty of room, the kitchenette had a medium size refrigerator with an ice maker, microwave, dishwasher and stove top. The balcony had 2 chairs and a small side table. We had a side view of the ocean. Breakfast was good and filling with plenty of options. We ate at the restaurant in the hotel twice and it was very good. Having the beach entrance right in front of the hotel was so nice. The beach and the whole area are clean and well kept. Plenty of lifeguards and police patrol. We parked in the lot and never had to use the car again until we left. The sweet little town has many shops, restaurants, a book store, and lots of ice cream and other street food. The hotel staff were very friendly and quick to respond when we needed something. We had a blast and can’t wait to go back!

Staff was very friendly and went out of their way to make sure our stay was wonderful. The room was spacious and perfect for our dogs. Beds were so comfortable we fell asleep early. Location was perfect for the beach and shopping. Breakfast was better than some restaurants I have been to.

We traveled to the Bethany Beach Marriott for a one night stay Thanksgiving weekend. The room was really nice, updated and clean. Loved the modern updates! The hotel was having issues with their internet provider that night so our TVs were not working properly at all. That was very disappointing. Even after a tech came in and notified us they were working on the connections because most of the residents we’re experiencing the same issue and told us that the service should be working after 9pm. The service never worked properly. I don’t know anyone that comes to a hotel to just sit and look at one another. We ended up using our laptops and phones for entertainment and enjoying the beautiful ocean view at night. So we made the best of it. Very inconvenient. But not a major issue I guess. The parking fee to park in the garage was unexpected. I don’t recall seeing this when I booked through Expedia. Next time I will have to go on the hotels actual website too to make sure I am aware of any additional fees. I learned they do things differently in Delaware. After spending $300 to book a room for one night having to pay for parking seems a bit ridiculous to me. The breakfast was outstanding! All in all our stay was a pretty nice way to wrap up our holiday weekend.

Our stay at Bethany Beach suites was not what I had expected. The hotel room was very dated and underwhelming. The floors in the room were not conducive to a beach hotel. The sand from the beach got all over the floors and housecleaning only came every other day. The beds were also outdated and are not comfortable. For the rate that we paid, I would never recommend this hotel.

The staff is extremely friendly and the location is wonderful, located right by the beach and boardwalk. The room was nice, comfortable bed with a lot of spots to charge the phone. Exhaust vent on balcony was a little loud so it was hard to hear the ocean. Indoor Pool area was really cold but the pool itself was well tempered and a nice size for a hotel pool (25m).

There were seven other families in the lobby waiting as well. We never had any service in our room during our stay. I requested towels twice and was offered hand towels as there were no other towels available. The second time I requested towels they never responded or brought towels. The facility was clean and is very nice. They appear to be short staffed and it affects the service. I would go back but would also consider other options because of this.

Stay was 12/28 to 1/1. Room looked clean at first glance. Had an ocean view. Emo at the belldesk was wonderful. But we had a lot of issues. The floors in room were filthy- covered in dirt & sand- made it impossible to get in bed without tracking it on the sheets. Had to wipe our feet vigorously each time we walked. Told the beds were queen but are def full. The kitchen is stocked with plates that had some sort of slime on them! Didn't investigate further, just got paper plates at a store. The pool (the main reason we chose this place) was cold & the heater was broken. Called about this before we arrived, & got a different answer from every person who answered at the front desk- ranging from "It won't be fixed for a while" to "The part should be in on Mon" to "The water will heat up quick" to "The water will heat up in 3 days." Bar and restaurant closed seasonally- these were promised when we booked in July. Desk said NYE event was cancelled- found out the next day that it occurred while we sat in our room doing nothing. On top of ALL of this, on 12/26 we were told that our room would be assigned upon arrival. 12/27 we were told our room was in the North tower 3rd flr. The site stated that check in was at 4. 12/28 arrived at 345 to be told that our room "had been given to someone who arrived earlier", then waited until 445 to get a different room in the South tower, which meant walking across the street to get to the lobby, desk, breakfast & pool. As a whole you can’t beat location. It was nice to park and not have to leave. But if you do leave, watch out because parking is a mess. You pay $40 a day (not included in the room cost) and apparently this doesn’t guarantee parking. The hotel over sells parking and you aren’t guaranteed a spot. For two days we had to pay to park on the street. Check in was a mess. The manager couldn’t wait to leave right on the hour. There were 4 parties waiting at the front desk and that woman ran out of there because her shift was over. The people at the desk were fine, but when there were two customers left, one of which was us, the staff walked away. I had to chase down the young guy and ask him for keys. He then returned back to the desk. It was very weird, like you have customers, where are you going!? The buildings need a good clean! The kitchens cabinets were nasty. Stains on the doors and the knobs were funky. You had to wipe things down. We had brown stains running down the wall near the bathroom toilet trash can. Our tub had black hairs all over it. It needed a deep scrub. The base boards are filthy. Even in the staircase, just gunk layered up. The towel situation is a mess. They don’t offer towels at the pool. So you are calling the front desk or asking room service but room service never had any. I go back to location. That is great but there are minor things that could be adjusted to set this place apart from others.

I stayed last year and had a good experience. This year was a grave experience and not up to Marriott standards. The woman at the front was rude and displayed no eye contact. Additionally, she attempted to place another party in front of me. Her comments were dismissive and lacked cordiality. Lastly, floors, doors, bathroom and common areas were absolutely filthy!!! I plan to spend my resources elsewhere next year.

We had a wonderful stay! The close proximity to the beach and other restaurants makes this hotel a really ideal location. Also the staff is very helpful and kind. In particular Imah was extremely helpful with dining suggestions and helping us get acquainted with the area and took extra care to ensure that we had a great time which we did.

The pictures shared on Expedia were exactly what we found when we arrived! Great stay, great room, and great ocean front property. Quaint small town charm, small beach and boardwalk but enough for quick get away. Two buildings but North Tower seems primary. Pool ok. Free buffet breakfast. Ocean front room pricey but worth it and parking charge high. Nice getaway for special occasion or only vacation. Recommend property.

for 400 / night, I think $40/night for parking 1 car is ridiculous. room was small with no table for eating. Lots of flies in the restaurant.

Check in was delayed by an hour; got into room at 5:00 pm. Ocean front room was beautiful; watched sunrise each morning from our balcony. Buffet breakfast was exceptionally good; offered a big variety. Happy hour each afternoon was fun. Great location, could walk to everything. Beach was clean also; took big walks each morning

Great location and after remodel is complete it will be a very nice property to stay at. It's a bit pricey and at it's price point I would expect free parking. Location is excellent. Check in was very slow and there was a lot of construction going on. Dining area wasn't open so temporary station was created to supply the free breakfast which was nice. Would have liked a better view from the room since it was off season and price was still over $200 but our room was on the south side directly facing windows of an adjacent building. Room inside was nicely redone including the bathroom. Bed was nice however did not have a mattress pad so it was a bit lumpy due to the tufts in the mattress. If you like a quiet town then this is a good location just be aware that if you are on the lower level of the hotel you will not have a view of the ocean as there is a large berm in front of the hotel on the other side of the boardwalk. You'll need to be on the 2nd or 3rd floor to get any views of the ocean.

Excellent hotel. We just booked a night on our way home but wished we could stay two more nights! Karen was awesome checking us in. Room was perfect with a beautiful view of the ocean. Hotel restaurant was great. Everything was memorable and welcomed after driving ten hours.

The location is great - safe and convenient. However, we had numerous issues with our room/restaurant: 1) The screen door leading to the deck was torn, 2: the sheer curtain was badly stained, 3) the toilet did not flush, 4) we ordered the basic spaghetti and meat balls dinner -- the meatballs were not cooked, were like rubber and could not easily be cut, and had to be taken off our check. Very disappointing stay compared to prior visits.

The hotel was very nice, standard Residence Inn amenities. The staff was very friendly and accommodating. Location couldn’t be beat - right on the beach, walkout to a Boardwalk. Restaurants and shops right there, you didn’t even have to leave the area.
