It's a cute little courtyard style motel a few blocks from the beach. Our teen had a baseball tournament at Baseball City field on Fathers Day weekend, so we turned it into a little beach trip. There is no front desk, so the check in process is like an Airbnb with a lockbox code and an actual key. Check your messages in the hotels.com app for the details. The unit was updated and had a cooktop, a fridge with freezer (on the smaller side) in the kitchenette. The only bathroom is inside the bedroom, closed off by a barn door. The sofa bed was uncomfortable, even for the teen, but that's normal for a sofa bed. The main bed was pretty comfy. It's a few blocks to the beach. We had never been to Upham Beach, but we really enjoyed it. There are some interesting rocks to climb on, the water is clear and the beach shack restaurant on site had really good food as well as a bar. We walked each time, which we wanted to do for exercise, but it's not just a straight shot and a couple of blocks, so depending on your situation, you may want to catch an Uber or something. I loved the courtyard common space which had a huge fragrant Frangipani Plumeria tree with beautiful pink and yellow flowers falling down. There was a grill area just outside the pool, but we didn't use it. The pool was clean. There was a laundry area by the pool, but we didn't check it out, so idk if it was coin operated. We had a nice stay here and would recommend. It's probably best as a couple not a family.

The pool was not clean. We had to walk a few blocks to their other property to swim. They should really inform you about that before you book. Otherwise, a nice place and good value.

The room I booked was absolutely disgusting when I first got there it was not cleaned from the last customers that stayed there. I then was switched to what was supposedly a “better room” which was at least clean this time. But The property/rooms is not anything like it is made out to be with the pictures on the website. The bed was so uncomfortable and a very cheap mattress, pillows, and very cheap blanket. The shower head was broken in the new room and also the toilet stopped working and I had to fix it. Then after sleeping there for one night I found an available room with a different hotel and checked out of park shores. The one thing I will say about doing well by park shores is their management team was quick to apologize and refund my stay and was very polite. But the amount of money being charged for this hotel is a complete ripoff. They need to upgrade their rooms furniture and bedding. I will never stay here again and would never recommend this hotel to anyone
