The quality of this property for the price was absolutely terrible. There was only one lift working for the entire building - so often both hotel guests and residents had to wait for at least 15 minutes to use the lift..!

A basic unit a little overpriced for what it was. Very noisy fan in bedroom. Very noisy aircon in kitchen space. Uncomfortable couch and chairs . Bed was ok . Great spot , easy walk to Southbank and NGV. Could walk everywhere. Overnight parking $45 . Could probably get cheaper nearby

Really good all round... Much better than the Oaks in Sydney. Convenient parking ($45 p/night is a bit expensive) and very convenient to the CBD, Southbank and the Arts Centre. Very comfortable and well equipped with enough space for a long stay.

Location is great. Walking distance to everything. Cleanliness and maintenance could be better. Room WiFi never worked but there was a general hotel WiFi I could use. Staff had made a point to highlight specific room WiFi on check in but then dismissed it when mine didn’t work. Carpet had quite a few large stains and again staff was not concerned when I reported it. Washer and dryer worked very well, which was quite convenient. Bed was comfortable but there is no air conditioning in the bedroom itself, just a wall mounted oscillating fan that was a far less desirable option. Might stay again if price was right but I imagine there are better options.

Room is clean and tidy. Kitchen utensils could be improve as the pots and pans teflon coating was worn out and not safe to use. Housekeeping could do better with better training. Bin was clear out but not the waste left next to it. This happened twice.

The blanket had blood spots (menstruation) all of the places and housekeeping refuses to bring new ones with all excuses. When I mentioned I will make a complaint then she said do whatever. They finally replaced the new one but still have blood spots (not that many). When I requested to refund one night accommodation it was refused by saying as long as the housekeeping washed the blanket the blood spot is normal. I requested the hotel manager to inspect the blanket in the room but she refused. The kids were impacted and not able to sleep. It causes lots of frustration. I do not want to upload the photo to make people feel uncomfortable but I always have this evidence to protect myself. I would not recommend to stay there anymore.

The hotel itself is in a great location, however the rooms need some TLC. No air conditioning in the bedrooms just a fan which is louder then an A380 taking off. Furnishings are old dated and stained. Layout of 2 bedroom apartment was really odd and off putting.

Enjoyed the view from the 33rd floor, particularly sunrise and the hot air ballons floating by. The room was well equiped with separate bedroom, bathroom and good size kitchen/ living. Large fridge appreciated. Washer and dryer neatly concealed in bathroom. Very good value for a Southbank location in Melbourne.

Check in and check out was perfect, great staff. Room was nice. The coffee pod machine was a nice touch. The huge negative is the AC. The apartments were not built with any climate control, so an AC has been positioned against the outer wall of the apartment past the kitchen bench. The flow of air then has to travel past the kitchen cupboards, the length of the apartment and through a door way at right angles to the minimal airflow, to get to the bedroom. There is no fan in the living room to even help push the air along. The AC is old, weak, and not cold. Mine looked like it hadn't been serviced since Trump V1. Obviously the problem is a common complaint, so they've installed a desk fan on the wall above the bed, knowing that the bedroom is actually a Swedish sauna pretending to be a bed room. The uncomfortable night was further exacerbated by a 37 degree day, and even after a cooling rain storm the residual heat in the concrete was able to supercharge the sauna like conditions. I mentioned the kindergarden level cooling solution and the uncomfortable night to the check out staff, and she replied that they get many complaints about the cooling issues. So: many complaints + problem acknowledged + management doing nothing about it = a place you should only stay in - In Wiinter. Avoid in Summer unless you're from the tropics.

Rooms were what we needed for a one night stay. One of the bedrooms was so small the door wouldn’t open past the bed. The ensuite was so small the shower door had to open inwards. That was fun trying to close once you were in the shower. Shower soaps were good. It was handy to have a shower cap too. No restaurant onsite. Great location as was walking distance to the restaurants on Southgate.

Property (the apartment) was quite noisy - the windows provided minimal noise reduction to the street noises outside and were somewhat drafty - no doubt a reflection on cheap materials by the builder. Wifi was terrible, and phone coverage with Telstra non existent away from the room balcony. Otherwise fine.

We booked the one bedroom apartment and we’re pleased when we arrived. It was the perfect size with a large balcony. However we soon found that the air-conditioning was not working and we were absolutely freezing. Maintenance was called and they were unable to fix it. The maintenance person told us that reception would call & we would be moved to another room. After waiting about two hours, we called reception and were told to just bring all of our luggage downstairs and they would give us a new room number. We then transferred to a new room. This was also a one bedroom apartment but was not as nice as there was only a tiny balcony. But at least the heater worked…. Or we thought. Within a couple of hours that heater also stopped working. We called reception once again and they came and looked at the air conditioning and confirmed that it was broken. We were told that a portable heater would be brought up. Again we waited to be contacted regarding the portable heater. No one came. We called reception to remind them and a tiny personal heater was brought to our room.

During our stay, the fire alarm went off and we vacated our room, standing on the street until the fire brigade left. There was an extremely disappointing lack of communication provided during this time. At no stage were we given verbal communication from the night manager of what was happening or when it was safe to return to our room. Feedback for next time would be to actually speak to your guests to advise what is happening, don't expect them just to know. I enquired about the incident with the morning staff on check out and they had no idea what had taken place. Perhaps a more thorough handover from shift staff is required, I did not feel safe during this time nor did the rest of my family. This is very disappointing given the amount of money charge to stay.

At check in was given an upgrade to an 2 bedroom appt at no extra cost only to have 2nd bedroom locked 20mins later no piont of an upgrade Had to evauate walk down 20flights of stairs and stand in the cold for 30mins and no staff letting us know what was happening or saying sorry wouldn't stay at this place again

I stayed for 4 nights for a business trip. The location was close to my event so it was convenient. There are limited food options downstairs and will require you to either walk to Southbank (high-end foods) or across the river to the rest of the CBD. Oaks is a serviced apartment so there is no room service or towel change. There is very limited reception in the room and their WIFI is rather slow. Their check in closes at 12am. Checkin and out process was swift and their reception staff is nice and professional.
