Definitely not a 5 star hotel. Needs a massive improvement in all areas. The surroundings are quite honestly not what you expect when you arrive at the hotel. And definitely not a beach front hotel either. You need to cross the road and walk across to get anywhere near the beach. And yes, the pool was freezing and there was nothing they wanted to do about it either. So many people just sat by the main pool and not swam. Ridiculous all round really!

I absolutely love this place! For me it’s the perfect hotel - adults only, not too big or small, gorgeous outside, communal spaces and rooms, and great food and drinks. The staff are all so friendly and accommodating as well - nothing feels like too much. We had a late flight and so paid a little extra for a late checkout and we were upgraded to a swim up room for our last day which was the perfect end to our stay. The newly opened spa and gym were also a great addition and we used them a couple times during our stay. Lastly, the local area was also really convenient with a beach, shop and restaurants all within minutes away. We’ll definitely be returning soon!

I really enjoyed my stay here, beautiful hotel. Staff were friendly as soon as we arrived. Room had everything we needed with a nice balcony and cleaned everyday. Both pool areas were nice and quiet. Made me feel extra special on my birthday so thank you to all the staff. Definitely recommend!

The atmosphere is pure serenity — calm, elegant, and beautifully designed in natural tones that perfectly capture the spirit of the Greek islands. Every corner feels thoughtful and harmonious (inc.the gym!). Our suite was stunning — with a Swim Up pool that made each morning feel like a little paradise. The attention to detail is remarkable: from the high-quality bedding and rain shower to the soft lighting and music throughout the hotel. The staff truly make this place unforgettable. Everyone we met was genuinely kind, professional, and attentive — going above and beyond to make our stay perfect. A special thank you to Maria, who was always there with a big smile and the best recommendations for restaurants and places to explore around Kos. Her local tips made our trip even more memorable. Complained after the first sighting but nothing was done. Staff was not apologetic or helpful in any way. - hotel is not located directly on the water (town is a 30 min walk). There is no view. The outside surroundings are dirty and not well kept. The “beach club” is a short walk but there is no service, food, etc. - very rudimentary and not reflective of the rest of the hotel; needs improvement - Staff and concierge seem to be inexperienced, with questionable advice regarding things to do and other companies to use. On THREE occasions, they did not book reservations they had confirmed they booked, so when we showed up to the restaurants/ beach club we had to be squeezed in and accommodated last minute

Super mooi hotel, kamer zeer goed. Super lekker ontbijt een mix tussen een buffet & à la carte. Fitness was zeer goed. Je kan kiezen om aan het zwembad te liggen of op hun prive strand (3min wandelen). Op het strand had je ook altijd een personeelslid aanwezig als je iets wou drinken. Enige verbeterpunt in de kamer is dat de badkamer raam geen verduisterende gordijn had waardoor je s’morgens al vroeg wakker was door het licht dat binnenkomt. We zouden zeker terug dit hotel kiezen, zeer fijne locatie, gratis parking voor de deur en top service.

This was our second stay at Theros Hotel, and we were once again impressed by the experience. In just six months, the hotel has doubled in size, yet the exceptional quality of service, amenities, and overall atmosphere remains unchanged. If you’re looking for a place to unwind and soak up the Mediterranean sun, Theros is the ideal destination. The warm welcome we received made us feel like we were returning home. The week we spent here was pure relaxation, enjoying our room, the pool, and dining out in the evenings. This time, we chose a garden terrace room, and it might just be the best in the hotel. The room is incredibly spacious, private, and offers perfect sunlight on the terrace throughout the day. We also visited the spa and had a fantastic experience with the 90-minute deep tissue massage from Maggie. It left us feeling refreshed and deeply relaxed. Theros’ breakfast is one of my favorites and the perfect way to start the day. The variety is extensive, and with it included in the stay, it’s a real winner. Even though KOS Town is only a 20-minute walk away, having such a diverse breakfast selection makes it easy to enjoy your mornings without ever getting bored, even during a longer stay. The hotel now has two large pools, and even during peak season, the second pool stands out. It’s spacious, serene, and never feels crowded. As an adults-only hotel, Theros maintains a tranquil atmosphere that’s perfect for unwinding. A big thank you to the entire Theros team!

Die Zimmer sind einfach nur großartig: geschmackvolle Einrichtung, Safe in Laptopformat, Badeprodukte von Meraki (super), schnelles Internet und Internetfernsehen mit einer Vielzahl von Programmen. Der Pool ist ebenfalls wunderschön. Zudem gibt es einen Strandabschnitt mit Liegen und Handtuchservice. Eine absolut traumhafte Location.

We stayed at this hotel in July with two rooms. It is a beautiful 5-star property with great architecture and two nice pools. The location close to Kos town can be both a plus and a minus. Service in the restaurant and at breakfast was excellent, and the food and breakfast were truly 5-star quality. Unfortunately, the negatives outweighed the positives. We had serious issues with ants and cockroaches in one room. Three times we found large cockroaches, and the hotel’s response was very poor. We were simply told this was to be expected, given a spray, and advised not to use too much as it was unhealthy. Only after four days and three incidents were we finally moved to another room. Ant problems were also handled unprofessionally. At check-in we were told we had been upgraded, which was not correct, since we had already paid for the upgrade. This is not a real beach hotel – the beach is 300–400 meters away, stony, and very crowded. Sunbeds are packed tightly, umbrellas cannot be adjusted, and you may end up in shade most of the day. Both at the pools and beach, guests reserve sunbeds with towels hours before using them, which is very frustrating. Overall: a beautiful hotel, but our experience of such an expensive 5-star stay was far below expectations. We will not return.

A very underwhelming experience overall, primarily due to the service. Throughout our stay things appeared unorganised and slow; for example needing to chase for our luggage to be collected 45 minutes after asking, needing to call waiters over to the lunch table despite being the only table and waiting for over 10 minutes and a similar experience at breakfast (also waiting over 20 minutes for our coffee to arrive). It’s a beautiful hotel, but the staff service just didn’t match 5-star and similarly the towels were unclean (strongly smelling of damp). A shame given how amazing the aesthetics are…

Das Hotel ist brandneu, alles ist sehr gepflegt und sauber. Wir hatten eine Premium Private Pool Suite, die viel Platz bietet und mit allen möglichen Annehmlichkeiten ausgestattet ist. Leider war die Minibar bei unserer Ankunft lediglich mit einer Wasserkaraffe gefüllt. Im Gegenzug gab es eine Flasche Wein und einen Obstteller aufs Haus. Der Außenbereich der Suite ist traumhaft schön. Leider hatten wir nur an ein paar Stunden am Tag Sonne im Bereich der Liegen und sobald die Liegen im Schatten lagen, wurde es (Ende September) doch etwas frisch. Der Pool ist nicht beheizt und war somit auch recht kühl. Vielleicht lag es aber auch an der Lage unserer Suite (306), dass da weniger Sonne hinkommt… Das Frühstück im Hotel ist gut, die Auswahl ausreichend. Allerdings hat uns die Atmosphäre im Restaurant nicht gefallen: es handelt sich um einen sehr großen Raum und dadurch herrschte etwas Kantinen-Flair. Das ist aber Geschmacksache. Das Hotel ist brandneu, alles ist sehr gepflegt und sauber. Wir hatten eine Premium Private Pool Suite, die viel Platz bietet und mit allen möglichen Annehmlichkeiten ausgestattet ist. Leider war die Minibar bei unserer Ankunft lediglich mit einer Wasserkaraffe gefüllt. Im Gegenzug gab es eine Flasche Wein und einen Obstteller aufs Haus. Der Außenbereich der Suite ist traumhaft schön. Leider hatten wir nur an ein paar Stunden am Tag Sonne im Bereich der Liegen und sobald die Liegen im Schatten lagen, wurde es (Ende September) doch etwas frisch. Der Pool ist nicht beheizt und war somit auch recht kühl. Vielleicht lag es aber auch an der Lage unserer Suite (306), dass da weniger Sonne hinkommt… Das Frühstück im Hotel ist gut, die Auswahl ausreichend. Allerdings hat uns die Atmosphäre im Restaurant nicht gefallen: es handelt sich um einen sehr großen Raum und dadurch herrschte etwas Kantinen-Flair. Das ist aber Geschmacksache. The breakfast was very good and there were a lot alternatives to choose from. The facility was perfect and perfectly decorated. The staff was very helpfull and kind. Private beach was close to the hotel. There were buggies for transportation however we didnt use it. You can easily walk or take your own car there are plenty of parking spots. The sunbeds at the Private beach was very comfortable.

Breakfast was lovley continental,with a massive variety. The rooms are lovley we had a private pool which was obliviously incredible.the beds are massive and very comfortable. WiFi is located all over site and very quick. Plenty of bars and restaurants around hotel and kos old town is a 15 minute walk maximum. Overall amazing holiday at this hotel.

Best hotel in Kos! Everything was amazing, and the service stood out. The staff was beyond friendly and took the time to help find us local dinner reservations, walk us through things to do on the island, and answer our many questions. Maria was so kind! I did not get the name of the other girl at reception, but she was also so helpful! The atmosphere and amenities were top tier. We decided to upgrade to the room with the private hot tub which was very much worth it. The breakfast was also top notch. Worth every penny and would stay here again if we return to Kos.

A lovely relaxing hotel, primarily set up for couples. Setting and ambiance are spot on, always feels quiet and like you have your own space. The styling of the hotel is quite unique and very contemporary, it helps to create the right atmosphere. I would definitely stay again, we had a shared pool, which worked well, glad I didn’t go for the private pool, as all the pools a quiet enough. Rooms are very well attended and cleaned. The hotel serves one of the best breakfasts I have ever had, great setting, service and choice. Only negatives, the gym is very small and one of the treadmills was broken all week. The same goes for the Hammam, which was being fixed all week. Also, at times the staffing can be minimal and drinks take a while, but generally the staffing is very good.

We stayed at this hotel in July with two rooms. It is a beautiful 5-star property with great architecture and two nice pools. The location close to Kos town can be both a plus and a minus. Service in the restaurant and at breakfast was excellent, and the food and breakfast were truly 5-star quality. Unfortunately, the negatives outweighed the positives. We had serious issues with ants and cockroaches in one room. Three times we found large cockroaches, and the hotel’s response was very poor. We were simply told this was to be expected, given a spray, and advised not to use too much as it was unhealthy. Only after four days and three incidents were we finally moved to another room. Ant problems were also handled unprofessionally. At check-in we were told we had been upgraded, which was not correct, since we had already paid for the upgrade. This is not a real beach hotel – the beach is 300–400 meters away, stony, and very crowded. Sunbeds are packed tightly, umbrellas cannot be adjusted, and you may end up in shade most of the day. Both at the pools and beach, guests reserve sunbeds with towels hours before using them, which is very frustrating. Overall: a beautiful hotel, but our experience of such an expensive 5-star stay was far below expectations. We will not return.

The hotel itself is beautiful and in a really great location. The breakfast buffet fantastic too and the rooms were very nice (hot tub / jacuzzi was a great addition). The private beach gives you an amazing view of the sunrise if you can get up early enough for it! Will highly recommend and would definitely go back!

A very underwhelming experience overall, primarily due to the service. Throughout our stay things appeared unorganised and slow; for example needing to chase for our luggage to be collected 45 minutes after asking, needing to call waiters over to the lunch table despite being the only table and waiting for over 10 minutes and a similar experience at breakfast (also waiting over 20 minutes for our coffee to arrive). It’s a beautiful hotel, but the staff service just didn’t match 5-star and similarly the towels were unclean (strongly smelling of damp). A shame given how amazing the aesthetics are…

Pros: Nice property- peaceful ambiance and well maintained Nice pool- good temp, loungers spacious and available Food is good Breakfast is good (not the buffet, but the a la carte menu) Cons: -Found COCKROACHES in our bathroom two out of four nights of our stay. Complained after the first sighting but nothing was done. Staff was not apologetic or helpful in any way. - hotel is not located directly on the water (town is a 30 min walk). There is no view. The outside surroundings are dirty and not well kept. The “beach club” is a short walk but there is no service, food, etc. - very rudimentary and not reflective of the rest of the hotel; needs improvement - Staff and concierge seem to be inexperienced, with questionable advice regarding things to do and other companies to use. On THREE occasions, they did not book reservations they had confirmed they booked, so when we showed up to the restaurants/ beach club we had to be squeezed in and accommodated last minute

Best hotel in Kos! Everything was amazing, and the service stood out. The staff was beyond friendly and took the time to help find us local dinner reservations, walk us through things to do on the island, and answer our many questions. Maria was so kind! I did not get the name of the other girl at reception, but she was also so helpful! The atmosphere and amenities were top tier. We decided to upgrade to the room with the private hot tub which was very much worth it. The breakfast was also top notch. Worth every penny and would stay here again if we return to Kos.

Among so many incredibly positive words to describe our experience, OUTSTANDING comes to mind. We travel a lot and stay in many 5 star hotels - I would give Theros 10 stars for their superior service, attention to detail, beauty, friendliness- we can’t say enough positive and amazing things about Theros. The multiple pools are enormous and gorgeous. The room was a junior suite poolside (#907 - perfect location) and was outfitted in relaxed luxury linens, an enormous shower. Bed linens so crisp with cozy linen throws. Everything about this beautiful hotel screams “attention to detail” also in its design architecturally and its decor every where your eyes rested is stunning. We spent a week on Kos and most of it inside the resortt. The owners/managers/staff felt like family by the end of our trip. We can’t wait to come back to this absolutely beautiful property. Enjoyed a 7 night break in September. The hotel is incredible if you want to really relax. This hotel is for you if you want to well and truly switch off. Kos town only 15 mins walk away too if you wanted to get out and about.

Die Anlage, die Zimmer und das Essen waren phänomenal. Wir haben uns dort sehr wohl gefühlt! Einzig die Umgebung und der Strandabschnitt, der zum Hotel gehört, hat uns überhaupt nicht gefallen. Bei unserer Anreise hätten wir dort niemals dieses Hotel erwartet. Sehr staubig, Vorort-Feeling vor Kos-Stadt.

Staff were super friendly and very accomodating. Room was nice with a comfortable bed. Food is lovely too. The only negatice thing is the noise from the beach bar down the road. Music goes on until roughly 12 a.m. There was also construction noise going on next door and gardening noise in front of the spa.

Das Theros ist in jeder Hinsicht ein Fünf Sterne Hotel. Die Zufahrt und die unmittelbare Umgebung lassen allerdings zu wünschen übrig: Baustelle und Müll. Der Strand ist nur über einen schmutzigen Trampelpfad zu erreichen.

Breakfast was lovley continental,with a massive variety. The rooms are lovley we had a private pool which was obliviously incredible.the beds are massive and very comfortable. WiFi is located all over site and very quick. Plenty of bars and restaurants around hotel and kos old town is a 15 minute walk maximum. Overall amazing holiday at this hotel.

Un superbe séjour passé au Theros! La chambre, exceptionnelle, spacieuse, confortable. Le cadre, la piscine, magnifique. Le petit déjeuner, excellent, avec des alternatives pour les vegans et ça c'est un point fort. Le personnel est d'une gentillesse, à la fois serviable et discret. Petite salle de sport trés pratique. Merci, nous recommandons les yeux fermés

Super mooi hotel, kamer zeer goed. Super lekker ontbijt een mix tussen een buffet & à la carte. Fitness was zeer goed. Je kan kiezen om aan het zwembad te liggen of op hun prive strand (3min wandelen). Op het strand had je ook altijd een personeelslid aanwezig als je iets wou drinken. Enige verbeterpunt in de kamer is dat de badkamer raam geen verduisterende gordijn had waardoor je s’morgens al vroeg wakker was door het licht dat binnenkomt. We zouden zeker terug dit hotel kiezen, zeer fijne locatie, gratis parking voor de deur en top service.

We had a truly exceptional stay. The resort has a refined, boutique‑luxury modern feel with trendy décor. Our suite was spacious, beautifully finished and the private pool added a level of indulgence that made the stay feel genuinely special. All staff were outstanding, warm, genuine and consistently attentive. Their friendliness really elevated the whole experience. Thoughtful, modern touches stood out, especially the QR codes on the sun beds for seamless poolside drink orders. The room was also very well equipped, with all the amenities you’d expect from a luxury property, including a well‑stocked bathroom, tea and coffee facilities and even a clothes hand steamer. Breakfast offered a lovely à la carte menu, though a wider selection of berries or seasonal fruit on the buffet would have been welcome. Our suite was beautiful, though a few small snags such as the entry door not closing properly, the shower needing more attention around the silicone and a blocked drain showed that a little extra detail would elevate the experience further. Pool cleaning also required the cleaner to come through the room, leaving some water and debris behind. Shower facilities were available after the 11am checkout, which made it easy to freshen up before a later flight. Overall, Theros All Suites is a stylish, modern and genuinely luxurious resort with fantastic private pools and exceptional staff.

I really enjoyed my stay here, beautiful hotel. Staff were friendly as soon as we arrived. Room had everything we needed with a nice balcony and cleaned everyday. Both pool areas were nice and quiet. Made me feel extra special on my birthday so thank you to all the staff. Definitely recommend!
