Check in was to be between 3 and 6 pm. At 4:30, 3 couples were waiting at the door to check in. You were not encouraged to use the downstairs area as by 7:30 the area was in darkness and left over breakfast dishes remained on the tables until checkout time at 11. Our room was on the third floor as expected but the staircase was quite narrow and steep so little difficult to use with suitcases.

A beautiful property, very quaint, spacious rooms, very clean. Breakfast was lovely, decent amount, the pancakes were a little small though. We did arrive later than we thought, and didn't realize there was a time restriction on the use of the jacuzzi tub jets. We did appreciate the deep soak. Will definitely book again!

This older bed and breakfast has so much character.Very beautiful architecture.....the room was very spacious...The host was so nice and inviting.Very good breakfast.Very near delta hotel trail and restaurants.Loved it.Will be back. There is a spa in back of b and b attached to it.We had massages.Very relaxing.

The check in was quick and efficient. We were surprised that we were sharing a bathroom which was down the hall, although the adjacent room was unoccupied. The mattress on the bed was not very comfortable and could be replaced. The breakfast we ordered was tasty and on time. More lighting outside the building would help with the walk from parking to front door.

This is a Victorian style B&B with narrow stairs to the second and third floor rooms. So if you have mobility issues or heavy luggage be aware. Our room was clean and bed was comfortable, our own bathroom was located outside the bedroom - clean and spacious with shower stall. Breakfast was lack luster.

The young man looking after the property could not cook or clean, and appeared to be using / on his phone to learn how to cook scrambled eggs. The kitchen was a disaster zone with little or no food hygiene / protection evident. The guest fridge contained numerous food stains and had clearly not been cleaned for a significant time. The cream jug had also not been cleaned and was rimmed with soured cream build up. Breakfast tables were bare with no attempt to lay up place setting. Food hygiene standards are not being practiced at this bed & breakfast. The room was clean but tired. I do not recommend this establishment.

Very beautiful, large, older home that has been tastefully transformed into a wonderful BnB. Our huge room was magnificent! Everything was so clean and refreshing. Very friendly staff who went above and beyond. Pictures do not do it justice. Would definitely stay here again!!!

The Historic bed and breakfast building is beautiful inside and out. Rooms were updated and very clean. Host family were friendly and helpful. Outside landscaping needs a bit of work as there were overgrown shrubs and large weeds on the stairs leading to the back deck and the table and deck were not very inviting. Breakfast needs improvement. 2 very small flat pancakes, 2 small pieces of bacon, 3 cherry tomotoes and a small handful of blueberries are not what is expected at a B & B. Otherwise, all was good and we enjoyed our stay.

Beautiful old house. Very clean. Very friendly and accommodating hosts. Great breakfasts. Hosts drove me to the bus station because they were going that way anyway. How kind! Very convenient location to the relative I was visiting. Beautiful neighborhood and great walking opportunities. Three good restaurants close by.

The rooms were okay. The bed was in need of replacement. There is no elevator and the stairs are very narrow. The breakfast was terrible, with every effort to limit costs (half rashers, ice in the OJ, and hot chocolate that was tasteless).

Room was beautiful with lots of space. Nice touch to have Terry housecoats and a caraf of water there for us. Convenient access to a fridge outside of our room .Very good made to order hot breakfast served. Would definitely stay again.

Frankly, it was not a good stay for us at by the river. We arrived there on Saturday 3h:30 pm, we were kindly welcomed after waiting around 7 minutes for someone to open the door. Once we got into the room, we needed to iron some clothes so we spoke to a young lady in charge who told us she would check, 5 minutes later, she came back and apologized as she couldn’t provide us with an iron, we complained, but she politely said that we can leave if we are not satisfied and she will refund us the money, we booked in another hotel and went down to ask for the refund, surprisingly she told us she cannot refund us the money and that she spoke to the owner who told her she didn’t do anything wrong and that she is not supposed to refund any money, we surely complained as she promised to refund us, she then reacted in a rude way and asked us to leave saying : “ please leave, I have enough, this my home and I am asking you to leave “ so we left. Briefly, she took our money and fired us simply because we asked for an iron and complained about it.

The place is very nice but the check-in organisation was poor. As required, we called to inform them that we would arrive after 6:00 pm. We never received the information they were supposed to send and had to call again at our arrival.

Check-in was delayed over an hour because no one was there, even with advance notice by 3 guests who planned to arrive after 6. Finally called listed number and were given instructions to check in by phone! This was a poor start for a stay at a nice facility.

Staff did not understand English properly we had a hard time communicating. The coffee would not be served before 7:00 am (we had to leave early morning) and in the evening it was cold. When we got back home they had charged are credit card twice for our visit. I had to call them and still waiting for my refund

Absolutely loved our stay at this B&B. The interior design is beautiful — cozy, charming, and thoughtfully put together, making the whole place feel like a home away from home. Breakfast was fantastic every morning, fresh and delicious with great variety. The staff were incredibly friendly and welcoming, going out of their way to make sure we had everything we needed. Parking was also a breeze, which made the stay even more convenient. Truly a wonderful experience — highly recommend!

I had never stayed at a Bed & Breakfast before so I wasn't sure what to expect. As it turned out, it was a terrific choice. It was definitely not a cookie-cutter hotel room experience. The room and bathroom were very nice. The house itself had lovely common areas. The neighborhood was a little out of the way from downtown Fredericton, but not prohibitively so (only a 30 min walk). The area and house were very quiet at night; very relaxing experience overall. I would recommend.

I had never stayed at a Bed & Breakfast before so I wasn't sure what to expect. As it turned out, it was a terrific choice. It was definitely not a cookie-cutter hotel room experience. Perfect location! I walked to many places. The Bed & Breakfast is located in an old magnificent mansion and the rooms are HUGE and extremely comfortable. The best part are the owners. They are sweet, nice, professional and the breakfasts are superb. I will definitely stay there again. Thank you!

This beautiful victorian style B & B is convenient to down town - right on the river trail - so very walkable. Room is lovely and appointed well. Check in was super simple and common areas and yard are very nice.

What a lovely place to stay! Both the room and the bathroom were clean and fresh breakfast was made every day and served with a wide smile that lit up my day. It felt like home. Also, the B&B is located in quiet part of a city, yet close to downtown, and there is a bus stop right in front of it.

The rooms were okay. The bed was in need of replacement. There is no elevator and the stairs are very narrow. The breakfast was terrible, with every effort to limit costs (half rashers, ice in the OJ, and hot chocolate that was tasteless).

Our room was clean and comfortable,. The bedding was clean. The bathroom was clean and spacious. We found unfortunately the coffee was lukewarm, and the breakfast was served to us cold. We were also uncomfortable with the community jar of peanut butter. Cross contamination was a big concern for us.

Absolutely loved our stay at this B&B. The interior design is beautiful — cozy, charming, and thoughtfully put together, making the whole place feel like a home away from home. Breakfast was fantastic every morning, fresh and delicious with great variety. The staff were incredibly friendly and welcoming, going out of their way to make sure we had everything we needed. Parking was also a breeze, which made the stay even more convenient. Truly a wonderful experience — highly recommend!

Breakfast was cold! I left 1/2 of the 2 eggs, and 1 strip of bacon and most of the 1 sausage. The host needs to be a little more friendly. The room was great as was the bathroom. They need to install more lights around the back where we had to park!

This is a well-appointed, well-maintained property, with courteous, helpful and friendly hosts. Our king size bed was very comfortable with excellent linens. There were multiple choices for breakfast, and they were all delicious! We will definitely stay here again on future visits.

This is a Victorian style B&B with narrow stairs to the second and third floor rooms. So if you have mobility issues or heavy luggage be aware. Our room was clean and bed was comfortable, our own bathroom was located outside the bedroom - clean and spacious with shower stall. Breakfast was lack luster.

We stayed at By The River Bed&Breakfast for one night in August 2026. This is a large old house, with several large rooms set up for dining and a kitchen on the first floor, and six or eight guest rooms on the second floor. It looks nice but it could use a thorough refresh and cleanup, I've seen way too many cobwebs and peeling paint, and even a spider hanging from the light fixture in our bathroom. Other than that it was reasonably clean. We were hoping for a river view, but there's thick woodland between the house and the river. No front desk to speak of, you must show up between certain hours in the afternoon. We were the first to check in that day, and we were put in a large suite. Turns out that was not our room, and while we were out for a stroll and dinner, our stuff was moved to a regular room... Breakfast is included, you need to write down what you want and the time you'll be downstairs the night before, on an index card. Breakfast was OK, but not great. All in all it was all right, but this place could be great with a bit of effort.

The home is beautifully renovated yet preserves its historic appearance. The setting is quiet and there is a nice bike/walk path by the lake. Our host Harpreet was friendly, responsive, helpful and made great suggestions of where we could find places or visit in the city. Impeccable service and place to stay! Thank you!

Very old home, full of interest… not your typical hotel stay. Clean, good beds, nice bathroom (with hot tub), very good breakfast, nice welcome. Close to the center of Fredericton, facing the river. Nice public spaces to linger and read/work.

The building needs some maintenance, exterior paint is needed, parts of the building are under repair. Also the breakfast was OK but you had to ask for some things rather than being displayed for consumption. It is a nice building but it needs to be upgraded to justify the price.
