The property does not quite come off as pictured. The rooms are clean and have newer furnishings. I would not classify this as a luxury resort. It lists as having a bar and what sounds like as a large lobby but it has neither. Be aware that a key is always needed to get into the shared property. Once inside you go up a dark flight of stairs to another door that you will need key access to open into the property. The property seems to share the building with apartments and businesses underneath. The employee working the front desk was very nice. When we booked we were told there was shuttle service to the airport. This is not provided. They would arrange for a taxi to take you for $25. Upon arrival to the airport we were charged $29. There are nicer hotels in the area for less with more amenities.

Just stayed one night as it was close to airport. Room was clean. It is in industrial area, however there were plenty of good restaurants nearby. They advertise transport to/from airport as well as Rome train station and I did not find this to be true. Contacted hotel 48 hrs prior to arrival and was told only transport from train station was taxi. Requested transport to airport in morning and told it was all booked and needed to take cab. However, I did not see anyone leaving in hotel transportation in morning, so I do not believe they actually provide transportation as advertised.

We were 4 adults and the room had one queen size bed and 2 camping size bed. Absolutely not adequate for 4 adults. Plus breakfast was average at best with instant coffee and average fresh bake goods. The value for what we got was not up to par. Parking is not included and it could get crowded close to tve main street. But the location is awesome, walking distance from great restaurants and 15 min away from airport. Very clean as well. Be mindful of long step of narrow stairs as well. With luggage and older parents, not ideal.

The property has an inescapable Asian theme that was a little more than we'd expected. But the room was large and comfortable, and staff accommodated our need for a late check in with instructions on room codes. The area outside along the river is lively and we were sorry we were too tired to go out and enjoy it. The big drawback: Two flights of stairs to get to the B&B, which was difficult with large heavy bags. Though this place is fairly close to the airport, the taxi fare to get to/from was egregious. Next time I'd try Uber.

La douche ne fonctionne pas, elle laisse juste couler un petit filet d’eau. La climatisation est bruyante et ne refroidit pas. Le code de la porte de la chambre est le même que le code de la porte d’entrée. Ce n’est pas sécuritaire. Les draps de mon lit étaient tachés.

The property management was great to accept our last minute booking and very fast to respond with location and check in details. It was clean and new with beautiful furnishings. The bed was very comfortable. It took the AC a while to start working but after a couple hours it cooled the room off. There was an awful sewer smell that greeted us and we thought it would go away once the air started to circulate but unfortunately it stayed with us the whole night making it difficult to sleep. If my husband and I weren’t sensitive to smells we would have loved our stay.

The room had garbage in the bins when we got our room. Hotel was so hard to find. We got there and no one was there to let us in so we had to wait 20 mins. the person making the Breakfast that was included in our stay was NOT available at Breakfast time. This is definitely NOT a Luxury Boutique Resort - NOT EVEN CLOSE!!!

Really enjoyed our stay. The breakfast left much to be desired but the people at that little café were very kind! The room was very nicely decorated and I loved the view from the balcony. Giving it 4 stars because of the renovations that were ongoing. Would visit again post renovations!

We spent a night without hot water, properly working AC and folding twin beds. This B&B it's not luxury, looks like it was recently renovated but the mechanicals weren't in working condition at our stay. It was inconvenient for us and I will not recommended it.

I booked this hotel last minute for a one night stay before heading back to the state. I have a feeling we were upgraded to a suite that was not located at the hotel but i completely fine with this change as the room fit all three of us comfortable and was located around a lot of restaurants to choose from. The check was very smooth as LONG as you arrive within their check in window of 4PM to 8PM. Overall it was a good experience and worked out for us.

The original check in was difficult because someone isn't actually there to check you in. We had to call the number on the door and get instructions on how to enter. We were led to a different building than the original address which was a bit nerve racking at first. We had some communication issues and the property owner's messages weren't being delivered to my phone. We figured it out and entered the building. We were pleasantly surprised at the room we were given which was new, beautiful, and clean. It had an nice terrace where you can look out at the water. The area was really nice and like a cute seaside town with tons of restaurants and nice views. Overall it was a great stay at the end!

As I was arriving late it took several messages and phone call to organise check in. No problem finding or getting to my room The air conditioning unit was not working properly and the room was very hot. Terrible sleep. Shower was ok and hot water was not a problem. Morning breakfast, you get a voucher but couldn’t fine where it’s served Certainly nothing to guide you and no reception in sight at 8:45 Overall not great experience and I wouldn’t recommend it

Quaint hotel room with a beautiful bathroom and a view to the street. The service was excellent and great as they arrange for an early morning taxi for us. The area was awesome with the beach close by and great restaurants walking distance. Loved this hotel and short distance from airport. I highly recommend especially if you need an overnight for a flight the next day.

"Booker beware". I wish i had read the reviews more closely before booking. This property is adequate for a short stay. It was not clear from the booking description that this is actually several properties so the address given initially and to which i had the taxi drop me and all my luggage was not where i would actually be staying. If you have little luggage, no big deal, but i knew i was going to have excess baggage due to my personal circumstances, so it was very inconvenient. This also made the fact that the description of a one floor walk up being inaccurate more frustrating. It was two floors. Besides that, the communication was frustrating. The contact messaged me one time to ask when i would be arriving since arrival hour staffing is limited. I was arriving in that window, and the response was "great". I did not receive any additional information until the day i was to check in while i was on a plane, so i could not receive messages through WhatsApp. It would have been much more helpful if the person could have asked for my passport information and given me more specific information about the true address and the fact that there would be no person to help with check in when the "great" message was sent. Beyond that, the name "Luxury Boutique" leads one to believe that you will be in luxurious accommodations. This location is clean, conveniently located, and reasonably well maintained. That does not equate to luxury. 3 stars is fair here.

The Hotel is quite and clean and our room was spacious with a private bathroom. It's around 10 minutes away from the airport, and we were able to see the day to day living of the city residents which we loved it! The local supermarket, cafes and restaurants made our days! Due to airline delays, we needed to book accommodation for 1 night. Booked this property at 5 pm the day of. We arrived via taxi around 1:30am & the access codes provided would not open the doors. We called the property contact 3 times & messaged 1 time with no response so we had no other option but to get a taxi back to the airport & wait there for our 9:30am flight. Since we couldn’t access the property, we requested a refund of the rental cost. This was denied by property management. We kept to our side of the agreement, the rental did not so why should we have to pay for this? Feels like a scam…

We let the property know ahead of time what time we will be arriving. Our airport "van" (regular taxi will not take you to that route I guess its not worth their time), took us close enough due to traffic on the main canal one way street. We arrived at 1 PM and there was No staff on the property to leave the luggage. As a matter of fact the property was locked and when try to ring the door bell it went nowhere. The entrance door was between the pharmacy and local coffee bar. Lot of people outside mainly smokers in the bar. Later that evening, when we finally got a wifi on our devices we sent the message to the property and they reply that they were there the whole time. Absolute lie, there is no regular reception just a small doorbell that doesn't work. Definitely would not recommend you are better of staying in more reputable and established hotel then in some side job hotel wanna be.

When we got there it was dark. Had no idea a luxury hotel would not have someone there 24/7. They said they were trying to call us but we were in flight from Los Angeles. They only use WhatsApp. We do not use that. Just call me or email me. There was no sign . Just a dark building on a dark street. Not welcoming one to a new country. Imagine getting to a place and being dropped off by an urber and having no one there . You’re just stuck with your luggage. After some calls we found out the keys were in a lock box . The second bed was very small more like a child’s bed. I was traveling with my sister. The bed was way too small for me to be comfortable. Especially after a 14 hr flight. In the morning we were to transfer to Venice. The kitchen was set up for breakfast, the food juices and coffee were laid out. However they would not let us take something to go with us to the airport as they were not open for a half hr. We had to get to the airport. Therefore another “luxury gone”. I would never recommend this property. This was not an inexpensive property. It was not worth the. money . I am very disappointed. It make me think twice about using hotels.com in the future or recommend them.

Staff was very nice and very accommodating. I didn’t know it was on a first floor of a building, it was last minute and didn’t see the notes. It’s a charming older style building but no elevator. The front desk did get us help as we had big suitcases to carry up and were super friendly, also told us they had other rooms with elevator in a different property had they known. Front desk did help schedule a departing taxi and pre arranged for driver to help with suitcases which was very thoughtful and also left a bagged breakfast snack since we left before breakfast at 7. The rooms were small but clean and updated. The area was pleasant with many nice restaurants and shops along the river to choose from and great nightlife atmosphere, safe to walk around along the marina. All in all a great experience and would choose again.

As I was arriving late it took several messages and phone call to organise check in. No problem finding or getting to my room The air conditioning unit was not working properly and the room was very hot. Terrible sleep. Shower was ok and hot water was not a problem. Morning breakfast, you get a voucher but couldn’t fine where it’s served Certainly nothing to guide you and no reception in sight at 8:45 Overall not great experience and I wouldn’t recommend it

Nice property and quite with a B&B feel especially for breakfast. Outside there is a little riverfront walk with plenty of restaurants and even a Michelin award place. We stayed for a flight the next day out of Rome so you can’t beat location.

This was a perfect location to stay on our one day we had before traveling from Rome back home. We could walk to the beach and there are all kinds of restaurants right there. My only caution would be to make a reservation which we didn't do but luckily we found a table at Ippolito Osteria, located at Via della Torre Clementina and the waiter and staff was great!

Extremely comfortable location to be close to the airport (15 min by shuttle) but at the same time located in the historical center of Fiumicino, with few nice restaurants and a cute walk to make the most of your last night before a long flight. Essential, but very clean.

The person I communicated with on whats app was great, I think her name was Sara. She left me the key in a lock box to be able to get into the property since I was arriving late. The room was very clean, but the bedroom was clearly a quick flip that was a little rough around the edges. The bathroom was very nice, super clean, probably the best looking part of the room. The AC was no joke either, cooled the room down QUICKLY. The only downside to this place was the astronomical price. Admittedly I needed a place to stay ASAP, and they were sadly the only option in the area that was under $400. For $300 a night, it was way overpriced for what is essentially a room in an unattended B and B. Breakfast offerings were minimal, but the coffee was great. No juice options either, which is super weird for anywhere in Italy If this place was no more than $200 then it would make sense. The woman attending breakfast was very nice, and did call me a taxi to the airport.

Both my wife and I traveled to Italy on vacation. The hotel staff were very helpful and friendly albeit the language barrier. The hotel is very clean, beautifully designed and decorated. Centrally located and everything close by. The drawbacks:there were no blankets so it was cold in the room, we paid for breakfast for two and very disappointed that it only included one cup of coffee and a pastry. That’s not a breakfast anywhere. With a hotel like that, if you advertise for breakfast, at least serve eggs, bacon/sausage, orange juice and potatoes-something that will hold you on long days of sight seeing.

Guests, beware. The room selected was not the one available to us. We were given another room in another building in the back of the one advertized with the pictures of the food court (with the diner setup and wine bottles) wich we never saw. Not even sure if it exists in that building. Could not figure out the shower's water temperature. It was either scalding hot or cold and you have to keep trying to adjust it just right until you give up. The room will smell fried fish and other foods if you open the window for a minute because of the restaurant's exhaust near the windows.
