I was there in late August and it was very warm in Milan. The room was stifling when I arrived bec it takes a key in the electrical slot to turn on the electricity, and while the AC was slow in cooling it down, it maintained a comfortable temp. WiFi was good. I streamed some Netflix and held a Zoom. Shower was good. The area was very quiet but it was obvious many shops and stores were closed for August. But there were still a good number of options. After choosing items day prior, The breakfast was delivered to the room at the specified time.

A recepção faz um contato super eficiente para orientar a entrada na hospedagem. Quarto bem estruturado. O café da manhã é servido no quarto com as opções selecionadas no check-in. Você fica com chave de acesso ao local e pode passear tranquilamente pela cidade. Próximo da estação de metrô com boa facilidade de deslocamento.

Secondo me il rapporto qualità prezzo è inadeguato. La struttura , a primo piano di un palazzo primo novecento, è relativamente nuova. Penso circa 3 anni. Non c'è nulla di veramente sbagliato. Ma a quel prezzo preferisco sempre un albergo , magari 3 stelle, con altri servizi e la possibilità di fare colazione liberamente e non con le quantità già decise dalla sera prima e da consumare in camera. Onestamente, non ci tornerò.

This was a great place to stay at a reasonable price for the three nights I was visiting Milan and the surrounding area. Breakfast was delicious, and the room was very comfortable and clean. I've stayed in various apartments and BnB's in Italy before, so I can attest that this is a very nice one! I really appreciated the mini fridge that was stocked with drinks for purchase. I arrived much later at night than I had expected, and I was so grateful for the cold drink in my room so that I didn't have to go out in the dark on my first night there. The location made it very easier to catch buses, trams, and Metros (all use the same ticket system so I just purchased a 3-day pass) to see all the major sites in Milan. I am a single woman who has traveled alone in Italy before, and I felt very safe here.

Good email instructions for how to get in. Manager met me at reception and showed me the ropes for after-hours access, very easy. No dining room, so you pick your breakfast from a menu (with many options) and they bring it to your room at a time that suits you. That’s service! Nice area, very walkable. Manager also provided a list of good restaurants and cocktail bars, both in the area and some further away. I tried a couple and was not disappointed.

Even though they closed reception early, they sent clear access instructions & answered questions promptly. - would have appreciated more than 1 white card as half of our party went out for dinner & half stayed in so those in had no lights or air conditioning while those at dinner were out (white card also accesses facilities & room as well as room lights & air conditioning). Overall was more than satisfactory & was VERY happy air conditioning was available!!

La atención del personal fue excelente, puntual y muy amable. El desayuno a la habitación es muy rico, confortable y se agradece que si el hotel no tiene restaurante lo resuelvan de esta manera en favor del huésped. La ubicación muy buena, el único detalle es que no tiene elevador pero es algo que puedes dejar de lado por que todo lo demás es muy bueno.

This small, family run guest house has 9 rooms and is located 25 mins walk from the Duomo. Brand spanking new renovation and lovely super clean and comfy rooms. The property contacted me early to online check in and order my breakfast. This is from a menu where selections are made and it is then delivered to your room. The staff were very pleasant and I really enjoyed my stay. It's on the first floor of a typical Milanese 5 story block with entrance courtyard and parking at the back. Easy to access with door codes and keys and easy check out. The bathroom is large and well appointed. A fridge and tea/coffee making facilities finished it off beautifully. Good price, lovely neighbourhood close to the main metro, bus and tram system as well as walkable. Top spot!

The staff were super amazing. However the A/C in our room was dripping waster into the room. The shower would alternate between very cold and hot water while you are showing. The room seem to be refurbished but you could see dirt in the creases and corners. I hope those are not molds. Because of how welcoming the staff were, I wanted to overlook it, but I wasn't other visitors to be aware

Fake hotel façade pictures, no hot water so ice cold showers for two days with no resolution, breakfast had to be requested and would come short of items, shower leaked everywhere, coffee maker leaked everywhere, A/C leaked everywhere, our towels were used for cleaning leaks not our own showers, just ridiculous, owner rude and told us at 8 pm first day we had no hot water and it should get fixed next day. Never did and we had to freeze in ice cold shower again, all he said was ‘OOPS SORRY!’ No resolution. This is not a hotel, it is far from tourist attractions, it is a residential building in a common street and you have to go through some ridiculous rituals of codes and keys to get in after 5 pm, climb 2 floors of stairs, etc more like a B&B. The picture shown is NOT the hotel, it is some random picture, beware!

Habitación bastante accesible, limpia y la ubicación del hotel es muy buena…excelente comunicación y las instrucciones para mi llegada y mi Check in fueron exactas y precisas…el único tema es que el elevador no funcionaba y se escuchaba todo desde otras habitaciones…

The room we stayed in was large and spacious and beautifully decorated with old movie posters. Beds were comfy and the staff were great. Trying to find it was a little difficult due to a market blocking the entrance on our arrival.

Check in was great with communication from the start as we were arriving after 5.30pm Breakfast was amazing really liked that it came to our room which was a bonus Only issue we had was very squeaky beds every time sone one turned or moved the bed would squeak which wasn’t the greatest when trying to sleep Overall would defo stay again

Emanuele was an excellent host. The property was very nice: it felt very safe. Transportation (public) was also very accessible. We went to the Duomo Di Milano, which is about a 25 minute walk from LOttava. We would definitely stay at L'Ottava if we were to return to Milan.
Emanuele was an excellent host. The property was very nice: it felt very safe. Transportation (public) was also very accessible. We went to the Duomo Di Milano, which is about a 25 minute walk from LOttava. We would definitely stay at L'Ottava if we were to return to Milan.

This was a great place to stay at a reasonable price for the three nights I was visiting Milan and the surrounding area. Breakfast was delicious, and the room was very comfortable and clean. I've stayed in various apartments and BnB's in Italy before, so I can attest that this is a very nice one! I really appreciated the mini fridge that was stocked with drinks for purchase. I arrived much later at night than I had expected, and I was so grateful for the cold drink in my room so that I didn't have to go out in the dark on my first night there. The location made it very easier to catch buses, trams, and Metros (all use the same ticket system so I just purchased a 3-day pass) to see all the major sites in Milan. I am a single woman who has traveled alone in Italy before, and I felt very safe here.

Good email instructions for how to get in. Manager met me at reception and showed me the ropes for after-hours access, very easy. No dining room, so you pick your breakfast from a menu (with many options) and they bring it to your room at a time that suits you. That’s service! Nice area, very walkable. First of all, this guesthouse was the worst. The website said the desk open time from 8am to 5pm. But when I contacted manager at the airport he told me to call when I arrived because they were open until 2pm. When I arrived at 3:40 pm he got angry because I couldn't understand his English well, It was such a hard time, and what was even harder was that he got angry every time I asked him again because I couldn't quickly understand his difficult explanation of where the key box was and room . I think they should have given a detailed explanation by email or sent me a pictures,so that all guests would understand easily and there would be no trouble. The shower room leaked water to the outside floor every time I showered, so I had to wipe the water off the bathroom floor after showering. The sink was clogged and didn't drain well. there was nothing to see around the guest house, so I had to use public transportation to get around. The room was too cold, so I slept wearing a long jacket .Breakfast is not a buffet, but a menu is sent to you to choose from,and it is only delivered to your room, and breakfast is only open from 8 to 9:30 a.m. There aren't many options either .Many people will miss breakfast. As the name says, it’s a B&B. It provides a comfy bed and a place to rest and a good daily breakfast. Check-in was quick, the guy was friendly and responsive to any question/concerns. Daily cleaning and new towels are provided. It seems the location is in good part of Milan with easy public transit access. The Duomo and other attractions are within walking distance if mobility is not an issue. If transit is required, there are 2 metro stations within 500 meters and much closer tram stops. We took the S9 tram line from and to Milan Centrale train station. Overall we were happy with the stay.

This property was in a great spot, walking distance to the big spots in Milano but still far away enough from the city noise at night. Clean apartment, with breakfast offered in the morning. We got there early and were allowed to drop our bags off before check in. The property manager made everything easy! Would definitely recommend

The property contacted me early to online check in and order my breakfast. This is from a menu where selections are made and it is then delivered to your room. The staff were very pleasant and I really enjoyed my stay. It's on the first floor of a typical Milanese 5 story block with entrance courtyard and parking at the back. Easy to access with door codes and keys and easy check out. The bathroom is large and well appointed. A fridge and tea/coffee making facilities finished it off beautifully.
