Good convienent location, helpful staff, the lift being out of order was annoying as I had heavy luggage.

Honest star ratings, however it is a budget hotel so I wasn’t expecting the ritz. If you’re the sort of traveller that watches “3 in a bed” and gets your magnifying glass out, this one isn’t for you. Car park was secure enough but parking bays didn’t exist and I got blocked in. Reception area was alright, staff helpful, and the communal areas have had an update but I didn’t really use. Happy points removed at being a solo female put on the ground floor, but I’m glad I didn’t get put upstairs as I heard those rooms are in worse condition. Room was very dated. And apart from the fact that the bed linen was clean and bathroom had clearly seen some bleach before I got there, could use a proper deep clean. Curtain didn’t close properly, I had to manoeuvre the chair to help me obtain some privacy from the car park. But we got there. Room was very cold, but it’s single plane glass in autumn/winter (going to be cold). Didn’t feel it once in bed (just didn’t want to get out). Shower got hot after a while of running water, pressure was not great. No wifi Pretty sure they used to make adverts warning people about fires plugging gangs into gangs back in the 90s but this was the wiring around my room. Telly had streaming options only, but tbh, these aren’t the sort of rooms you stay in longer than you need. I wasn’t there for the amenities, only to rest between days at an event and the room did the job. Location great for town and seafront.

It is what it is, a cheap stay over before getting on eurotunnel, clean enough but very very tired, only a basic continental breakfast, the beer in the bar was off too

Lift did not work. Rooms not sound proofed as advertised. Mouldy net curtains, cob webs in room, under the bed hadn’t been hoovered so previous guests rubbish was there. Hall way smelt. Dirty windows. No hand towel. Shower poor

Only booked here as website states is has a lift. My wife and I are disabled and were shocked when on arrival reception said 'no lift, but it's only one floor'. They offered to take our luggage up but for us having to negotiate stars over our 4 night stay was not very good at all. Oddly, there was a sign on the corridor directing you to a lift.... which was locked.

The hotel is under refurbishment. Our room has smells of paint. The water in the shower cant clean up your hair and body well as its so slow.

The room was far too bright, curtains were pretty much useless as even when open, there was no change in the light within the room at night. The general noise in the entire place was loud so didn’t make for an easy night sleep. Great location overlooking the sea. Car park could do with a decent tarmac job and lanes bays

I booked a room with the sea view. There was scaffolding outside my room I didn’t know about, so very limited view as well as being on ground floor no nets or any kind of screening for privacy. Scaffolding also blocked disabled entrance, as one of the residents tried to use it in a wheel chair. Room was basic with black mild on the ceiling. Shower was a trickle of water so took ages to use. The bar was barely stocked with no drinks on draft. Cleanliness could have been better throughout the hotel, as in the lounge there was a thick layer of dust on all tables and carpets could have done with hoovering everywhere. No jars or for drinking water or drinking water in the room. When I asked a member of staff, I was given a pint glass of drinking water for the night. The bathroom mirror looked like it was just brought from some auction house with tape marks still visible and lots of marks and dust. The mattress was very hard and the bed creaked so mush that I was waking up every time I turned. Breakfast was basic Continental with limited choice. Whilst it was ok for 1 night, I would not stay there again, I’m afraid. The hotel has seen better days… It’s a shame as so much potential and fantastic location!

The property was so dirty and disappointing that we didn’t stay. We checked out within an hour. We were not prepared to stay in a place that had mould growing on the walls

I haven't got one good word to say about this hotel Expedia do yourself a favor and drop them off your list of properties It's disgusting

Mushrooms and black mould growing on the walls. Hot water barely works, water pressure was awful and made to feel unwelcome by management. All in all avoid this place

As soon as we entered the room, we felt that smelly heavy odor of damp. Even the shower head had some black moldy looking areas, as well as the tiles in the bathroom. Sheets and towels were clean but towels felt a bit damp.

Not very clean at all. Dead bugs on the window sill. Shower was not warm and unusable given the temperature and poor water flow. The toilet seat wasn't even attached. Unfortunately we checked in at 9pm, climbed the three flights of stairs with the luggage and just accepted this is their ‘standard’ or care for the hotel. Wouldn’t recommend staying here.

Don't stay here. No hot water! Dead bugs, worn out carpet, dirty walls and WiFi doesn't work.

The room was spakling clean, excellent service, perfect location. It is not brand new, but overall - more than fair for the price! I would recommend for a nice sleepover and even longer stay if you don't look for luxury. Bars and restaurants nearby and really nice sea view.

The first room offered had blood stains on the curtains. The second room soo small had to walk around it sideways and we r both healthy weights not overweight being 5feet two inches tall and weighing 8 stone 8 pounds. Then found blood dripping and dried on the sink. And the walls by the window there was a bad smell around the place told it was incence. It gave me a sore throat. The shower was small the shower head loose we had to hold it with one hand to direct it over us. As when u tried to move close enough to get wet the handle stuck out we pushed the water off difficult to explain that problem. Elenctric Plug hanging off the wall by T.V. cobwebs i had to clean off the window as i had them stuck to my hand when i tried to open the curtains in the morning

The bedding was dirty when arrived. Then when the issue was raised. They just said it was our kids. Breakfast is some warm ham. Toilet was dirty. Bath we had to put a towel down in to stand on for a shower and we didnt even bath the kids.

Budget hotel, it is what it is..... My sister's room had an actual slope in the room as it looked like the floor was collapsing!

Receptionist/Bar man was amazing, could not fault his service at all. Bed was broken, dipped in the middle and left us both with a sore back the next morning, was meant to be a queen but it was definitely only a double. Shower was broken, attachment to turn off shower was faulty and I ended up very wet trying to switch it to the taps. Shower constantly leaking throughout the night. Bar could do with being a bit more stocked up, ran out of vodka.

Properties generally poorly maintained the room had a massively sloping floor. Quite dirty. Lots of stains and marks. Needs a lot of money spent on it and some serious TLC

Dirty hotel, beds uncomfortable. Pints - lines haven't been cleaned, tasted horrible. Noisy hotel, here all the rooms around us. Bathroom in poor condition. Worst hotel I've ever stayed in. Not sure why Expedia promote this hotel or have it as a listing.

Stayed In one of the sea view twin rooms, Upon arrival I found the hotel entrance to be very dark but clean. Our room appeared clean but definitely needs a revamp. The bed mattresses don’t fit into the bed frame so was lop sided and had springs sticking up. Only one pillow was provided so I asked for another which was quickly suppled. The shower was either freezing cold or very hot so couldn’t shower. Overall one night stay ok but I couldn’t stay any longer than this. the hotel rooms need an update

Wonderful staff. No hassle, checked straight in.

Hotel staff just barge into the rooms without knocking half the time, housekeeping opened the door to me laying half naked in bed with my girlfriend at 8 in the morning on a weekend. Rooms are dirty and provide you with tiny plastic cups. Shower pressure is horrendous. Fire alarms going off at all sorts of hours - and the fire alarm in my room is broken and doesnt even sound like an alarm, just sounds like some sort of dying cat. Owner is too casual about the fire alarms and claims that it’s due to people smoking in their rooms which concerns me because the place could be burning down and he wouldnt even notice!!! Sinks are awful and the kettle is basically useless because you cant fit it in the sink to fill it up. You get provided with one roll of abrasive one ply toilet roll. TV doesnt work. Heaters give out headachy hot air which left me with migraines for a few days, resulting in me having to open the window which just makes it too cold in here. When the windows are closed, they get covered in condensation and are only single glaze. Whole place smells, stairs are wonky and inaccessible to get up with any sort of luggage. Lift only goes from the second floor upwards - and apparently hasnt worked in ages. Claims to be soundproof but I can literally hear everything going on all the way down the hall. Mould in the rooms made me ill. Barely any room to move around in the room. Man downstairs is creepy toward young girls.

I would not recommend this hotel to anybody. They are very unprofessional in dealing with customers. We booked two rooms for our families 2.5 weeks in advance. Our group included a 4-month-old baby and a 12-year-old child. We drove all the way from Derby, taking about 4 to 5 hours to get there. Just 30 minutes before check-in, we got a call from the hotel saying they couldn’t accommodate us due to maintenance. They didn’t sound sorry at all. They just said they’d refund us and didn’t offer any help or suggestions for where we could stay instead. This ruined our whole day. Instead of enjoying our trip, we spent the entire day trying to find another hotel. We missed out on all the places we wanted to visit and had a lot of stress and discomfort because of this. The lack of professionalism and basic customer care was shocking. They didn’t care at all about how this affected us. The whole experience was a disaster from start to finish. Save yourself the trouble and find a place that actually values its customers. Overall, the hotel’s customer service was terrible. I’d warn others to think twice before booking here.

They cancelled on the day, said we would receive a refund the next day which hasn’t been received yet two days later and no response to my email I sent yesterday. We had to spend double on another hotel due to the late cancellation and no compensation for this has been offered. Yet I’m getting emails to review my stay that hasn’t even happened!

The hotel isn't modern, but it's pleasant. Everything is close by: restaurants, shops, and a bus station. The view from the window is beautiful, and the beach is a 10-15-minute walk away. The staff was very helpful. One minor drawback was the room service: we had to ask for fresh towels or toilet paper even though someone was in our room every day because shampoo sachets were left behind.

Arrived at property, they had double booked my room, gave me the keys to a room someone was already in, then they put me in a room with no door lock, the toilet was disassembled, the window didn’t lock and there was scaffolding right upto the window so was completely Unsafe.

The hotel staff are very accommodating and polite. I have stayed a few times now and will be returning soon. Keep up the good work guys!

The staff in reception 'checked us in and out' but no info on hotel facilities and both had rude, uncaring attitude. The interior is totally run down. The bed base in Room 110 was broken so bad nights sleep. The mattress and pillows too soft and old. Tge linen was nit the cleanest and towels small and hard. The floor was not straight, it had ripples in it. There were crushed nuts and food on the floor so obviously the room had not been cleaned carefully, if at all. Good thing we're not allergic to nuts!! The walls, ceilings and floors are paper thin, so could hear the man next door shouting at the person he was with and using the toilet. Could hear the people above us. Doors banging all night long. Pipes making noises all night. Surprised they dare charged what they do, even if comparatively cheap

Staff on reception were friendly and helpful and check-in was quick and easy. My room contained everything I required during my stay.

A nice place for a stop off for the eurotunnel, about 10 to 15 mins away.

Just needed for the tunnel early the next morning with parking. Ticked the box.

Perfect location! Kind and helpful staff. Fast Internet! Clean and comfortable room with amazing sea view! Very good transport connections ( close to the Folkestone central bus station). I have reserved a room with sea view , the window was not properly locked and in state of repairs , the room facilities were ordinary and the toiletries were off very low quality. When I reserved the room it was shown on Hotel.com website that they cater full breakfast but in actual they have a so called continental breakfast options , that included very low quality food for eg the bread wasnt fresh , croissants were so dull , the mixed fruit was tin packs opened in bowl and even low quality cereals , the staff working in kitchen couldnt understand a word of English she directed me to main office to talk to them where a half asleep man comes from a back room and said its continental only and you will be served what you have , you can raise a complaint later. This kind of service when you receive what you expect from customer. Not Recommended at all.

Disgusting hotel Dirty and no hot water at all see my picture if I could give zero points I would . Very noisy and had no sleep at all . Flys around the meat at breakfast and cleaning going on when having breakfast

We enjoyed our two night stay, and would have liked to stay longer. The staff were very pleasant and helpful. Our rooms were clean, beds very comfy and the area was peaceful. Continental breakfast at £7.50 was reasonable and all we wanted, providing tea, coffee, orange and apple juice, cereal, croissants, crumpets and white or brown bread for toasting. Restaurant is clean and pleasant. The general decor of the hotel could do with renewal. Exquisite large stained glass window featuring a beautiful heron (?) , other birds and flowers was viewable from the stairs. We will return !

A mid-range hotel. Breakfast is very poor. The advantage of the hotel is free parking.

it was a nice ,stay, comfortable the staff were all pleasant. Nice breakfast set up. we will return on our way back from France

1/ The car is terrible, unsafe and with poor lighting. 2/ The hotel especially around the reception area, decor is dark and in desperate need of refurbishment. 3/ Although the beds were relatively comfortable and clean , the beds themselves were in pretty poor condition. The bedroom was in poor condition, carpet in serious need replacement. 4/ The bathroom really needs refurbishment. The shower unit is not properly fitted, there’s no handrails to hold whilst stepping in and out of the shower. 5/ I paid for breakfast, yet it was only Continental, no cooked breakfast. Only the staff was the hotel’s saving grace. For over £100 per night. The hotel owners need to step up or move out!

Advertised on the website was : Full breakfast, but being english that meant to us bacon, eggs etc but it was full continental. The room was fine, clean etc, but a bedside light would have been an asset. Other that that ,staff very friendly & helpful.
