The Mantra is in a great location. The rooms are super comfortable. The restaurant and bar have yummy food. Great happy hour vibe. The only disappointment for me was that the pool was closed for cleaning. Great base to explore Lorne and the surrounds. Did some great walks.

The location was the only good thing. The change rooms around the putrid. The pool had grime build around the edge that looked like it had been years since cleaning. The carparking is uncontrolled although boomgates are there they aren’t used. Having to park opposite side of the hotel from ya room & carrying bags is crap when you pay $430 a night

The duel balcony spa rooms we booked were dirty. The balcony area, including the table and chairs were covered in leaves dust and filth. The lounge room blinds when you pulled them down in the lounge area were covered in dead bugs. The spa was dirty.

After 2 nights staying we discovered that the “curry” smell in the apartment was because previous occupants hadn’t properly cleaned the plates. After running all crockery and glassware through the dishwasher this was much better. Found that overall the apartments cleanliness was average with finger prints on the sliding doors, balcony hadn’t been swept or cleaned and overall the decor looks tired compared to other units we have stayed in before.

Iove how it was very close to shops, restaurants and the beach! The room we stayed at could have been cleaner. Looked like it hasn't been used in a while. Surfaces and carpet was a bit dusty.

The location was excellent with our apartment being right next to the route to the beach, surrounded by trees. The apartment itself was ok, a bit dated. Cleanliness let it down. Most of the crockery or cutlery we got out of the cupboard had to be washed before we could use it, the edges of the carpets don’t get hoovered - it just felt a bit grubby and they don’t do housekeeping so stay for any longer than a couple of days and I think it would be pretty bad

As previous ratings indicated the rooms weren’t clean. Bathrooms filthy and daily servicing was completed once in 3 days. I had to beg the cleaner to take the dirty cups we had used for coffee and left thinking he would service the room. He just took the cups and changed the towels. I Made the bed. Heritage building and it’s stunk of cigarettes everyday, it wasn’t a one off. Ordered some milk for a cup of tea it took 2 hours. Breakfast average at best. I never leave reviews but people need to know. For these prices the standard was below par at best. One positive- the location you can walk everywhere.

The room was a little bit dirty. Also we only had 1 saucepan. We had to borrow one from our neighbour so we could cook our bolognaise sauce to eat with our pasta. Should be better equipped in the kitchen. Frypan was also old and dirty and should be replaced.

Everything was great except the bed was atrocious! Room 406! We couldn’t sleep due to the terrible condition of the mattress and flat pillows which clearly need replacing. It’s such a shame as we like Mantra, but this time round, very disappointing in the quality of sleep!

We stayed in the Heritage Wing, where the rooms are old, and there's no lift. I recommend avoiding the Heritage Wing of the hotel. Overall, it was a good stay, and the breakfast was excellent.

The room was a little tired, sitting on the balcony area the windows were dirty and there were lots of spider webs and spiders in the window frames. TV was small and tucked in a corner, which seems silly when you have a huge wall in front of the bed with a picture on it, that could easily be a space for the TV. Was a little disappointed that a beach view room, you had to look over 2 tennis courts, a couple of large green sports areas before you go to the view.

We paid extra for an “ocean view” room, however due to the large pine trees lining the property, the ocean could only be partially seen. Do not recommend the extra money, just opt for a garden or classic view instead. Our stay was ok but the facilities are a bit old and could do with a renovation.

Tired hotel. We had a 1-bedroom apartment, good size but definitely dated. Slight delay at check in and we had a knock on the door at 10:02 regarding check out. Location is wonderful right in the heart of Lorne with the beach at your doorstep.

Probably due for a refurb soon. Room we stayed in pretty tired and rundown. Smelt very damp and musty and not well maintained. AC filters were full of dust and muck very evident they have not been cleaned or serviced for a long time

I was so looking forward to my short mini break and the room I had booked. On arrival I was given a different room to what I had booked and paid for. Back down to reception via 3 flights of stairs with our luggage we went. Reception found another room for us. Apologised and said would provide us with a one bed room apartment for our inconvenience. Back up 2 flights of stairs with luggage to the next room. On opening the door we found the room was already inhabited by someone else - thankfully they weren’t in the room at the time. Back to reception we go - reception found us another room - this time it was the room type I had booked initially. What a disaster and have to admit really little care shown. Maybe worth trying the Lorne hotel instead if you are going to this beautiful seaside town. Upside was the breakfast was a decent feed.

Location was good but it looked nothing like how it was advistised. It's a very old place that hasn't been updated in a long time. My room was visibly clean but there was a very strong smell, it smelt like something was decomposing. Made me rather sick all night. I stayed one night so I couldn't do much. Fella at reception was unnecessarily rude. Break buffet was nice. Overall, I wouldn't recommend the place it's definitely not worth the price.

We had a wonderful experience with our stay at your hotel. We had a problem with the heating in our room when we first checked in. The staff was kind to move us to another room with proper heating. The staff also moved our luggage to the new room.

As it has a monopoly - does little to make things right - don't need to. I both observed and experienced chaos at check-ins, with the same lines used to appease customers. Reservations, Reception and Functions cannot be communicating with each other to make a smooth customer experience. Instead they promise to leave each other messages, but the next day the issues persists. Each person saying the same, that this is the first time they are personally dealing with the issue, when it is mine and also other guests', multiple times and having to start explaining again. Mine took 4 goes and never got resolved

During our stay, tradesmen were renovating a downstairs apartment. The noise wasn't too bad, but downstairs and in the adjacement block there were occasional drill and banging sounds. The apartment was clean, but just showing some signs of wear and tear, but everything worked and was modern. Amenities like soaps and great variety of teas and drink included. My only negative would be that the sofa bed was folded out when we arrived and was in the middle of the small living area, taking up almost all of the living room area, and we paid for the "ocean view" apartment, which I think is a bit misleading as it faces the tennis courts and the green area, which is nice, but the ocean is definitely not the predominant view. You can hear the ocean easily but there was another apartment block between us and the ocean and it is this block that was in the photos and I thought we were booking. That block however looked to be almost entirely undergoing renovations. The breakfast buffet was fantastic, top quality and very good price and great service. I would stay there again, but I would be clear about the room and orientation I was booking. ps. could do with some extra blankets in the room, had to leave the heater on overnight.

First impressions were bad— we checked in at 5 o’clock and the room wasn’t ready. They said they would just need a little bit of time to finish with the ozone treatment. The staff weren’t super helpful or friendly. I was worried about where I would park my car as I was up against an industrial bin and feared people putting rubbish in the bin and scratching my car. All changed however when we opened the door to our apartment wow, what an amazing view what a great set up we felt like we were on a tropical island paradise. We had breakfast on both mornings. That wasn’t super great soggy toast. No maple syrup for the pancakes coffee cost extra cold, rubbery eggs, grey looking sausages, not impressed. I would probably recommend buying breakfast at one of the local cafés. The location is great walking distance to all the cafés, beaches and restaurants.

Don’t stay in room 419, it is awful. The room smells & the windows don’t open. It has some sort of old fashioned cooling unit that is incredibly loud & pumps smoke from planned burns into the room to an extent that is somehow worse than the smoke outside. Definitely don’t pay extra for breakfast, it is gross. The hot food had gone cold and the fruit was old. The toaster didn’t even work properly. Inexplicably they had gas fake wooden fires going in summertime presumably to create ambience.
