Parking lot wasn't great

No daily room service.. no elevators.. rooms clean..parking is huge issue

Room was OK, location OK but you need transportation if you want to go downtown. Car rental on property a big plus

The parking lot is interesting but it works

Nice facility. Clean and well kept rooms. Pleasant staff. Tight parking lot. But my favorite feature was the doors didn’t auto-close so you didn’t have to feel like you were wrestling an elephant while dragging your suitcase into your room.

Good place to stay but parking lot overrun with other business on property which is National car rental. Making it difficult to find any parking

Staff is friendly and courteous, the rooms are clean,the only thing I missed with it was that it doesn’t have an elevator.

Super clean rooms, bathroom sparkled. Bed is so comfortable and crisp linens.

Everything was very clean with great front counter/ customer service.

The room was clean, the internet connection was working well, personal was very polite at all time.

The room was not cleaned upon check-in. Somebody's dirty t-shirt under the bird. The linens on the bed were stained. Looked like not cleaned

This is an older property that has clearly had some recent renovations. The bathrooms were a standout — clean, bright, and updated. Check-in and check-out were both quick and hassle-free, which I really appreciated. The location is very convenient, especially with the #70 bus stopping right outside. Free Wi-Fi and parking were also a nice bonus. The A/C unit worked well and kept the room comfortable throughout my stay. On the downside, I couldn’t get the TV to work, which was a bit frustrating. Also, the carpets could really use a deep cleaning — they were noticeably worn. That said, everything else was clean and well-maintained. Overall, a solid place to stay. If the carpets were refreshed, this would be an easy five-star recommendation.

The hotel and room were great value for money! Clean, secure and friendly. Bed was comfy and shower hot. The only negative is the location on north Douglas St. It’s very bleak with not much atmosphere and a lot of homeless people especially young men with nowhere to go and nothing to do. That’s the City’s problem not the hotel’s. If you’re OK with that Arbutus Inn is a great choice!

This hotel is a surprise! Immaculately clean and modern. Lovely staff. Close to the highway but not noisy. Good price.

The room we stayed in was not cleaned properly, there were literally French fries under the bed and ants in the room.

Be forewarned there is no elevator, there's an awkward door to get through for the stairs. Stairwell and hallways were extremly warm so doing 3 trips to get up suitcases isnt for those with mobility or medical issues. The suite was dirty. No way to sugar coat it. The cubbies where the fridge is and beside the bed have a thick layer of dust. The sheet on the one bed had stains, pink and black. The bathroom thick dust on chrome trim, back of door has what looks like blood spatter and more dust on beveled edges. All around the stainless steel toilet paper roller has dirty drip marks and dirt along the top. Tiny shower, really poor water pressure or crappy showerhead...either way unless you're over six feet tall the water will spray around you. And expect to be surprised that hot water comes on first then you have to keep turning to make it cooler. That being said the water never really got hot. No bath mat so opening the shower door makes the floor wet. Ive never been in a hotel without a mat. And short black hairs on the bathroom wall and in the shower. This wasn't a cleaner missing a spot this was definitely about quality control and cleaners not working off an effective checklist. As for staff they're behind a plastic partition and sitting low so other than check in there was no interactions. All in all we wont be choosing the arbutus inn again which is really too bad because it has great potential.

This is a really nice motel. Very clean.

The property was clean. The price was reasonable. The beds comfortable. Our problem with the room was the air conditioner was so loud, it was hard to sleep.

Do not ever book or stay in Room 217. The entry door opens and closes all night, making a lot of noise. The AC is not powerful enough to cool in the room, it was many hours after dark before the room was cool enough to sleep in.

The room was renovated and looked brand new! very clean and nicely decorated. We enjoyed our stay very much.

Very small room but decent clean bathroom. Good access to Hwy 1 and an easy 1.4K walk to downtown pubs and eateries. Suit solo traveller on a budget.

When you sleep on the ground floor, there is tile outside and you can hear everybody walk up and down the hallway. Very noisy.

Not a long walk to downtown (although I am an avid walker). The hotel isn’t modern by any means but the staff have always been kind, attentive and professional. The rooms are clean and everything works. Wifi is good. There’s no view and some traffic noise, but it is convenient to arrive at from the ferry—for those wanting a downtown Victoria experience.

My room was exceptionally clean with nice comfy bed and linens. I was on the backside of the property which was very quiet. Just an FYI - there are no views at this location. I did not have a kitchen suite but still had a mini fridge, microwave and coffee maker. Buses to downtown or north to the airport are only steps away and $6 gets you a day pass good for the whole day. I really enjoyed my stay at Arbutus.

Three nights for an event. It was a convenient and safe place to park the car while we walked to our venue. Walkable restaurants in the area. The room was tight for three adults, but we are family and were not in the room much. The room was clean and bathroom looked newly renovated. Friendly staff.

The hotel room looked to be very recently and tastefully updated, and was extremely clean. The room was also a nice size, and the internet was quite fast and very stable.

I was pleasantly surprised with the Arbutus Inn. It has been renovated and is very bright and inviting. I found it to be very clean and the staff to be friendly. I particularly want to thank the housekeeping staff and Rigel at the front desk who called me immediately after I'd checked out and driven away without my laptop. They held it for me until I could get back that afternoon and retrieve it. I will definitely stay here again when I'm in Victoria!

Super friendly staff!

It was a nice for 1 overnight stay for me. Room was clean, staff was great & accommodating when I required additional supplies. Also made sure I had a ground level suite due to disability. They even allowed an early check in (I arrived by bus fr another city). My deposit was returned immediately, maybe b4 I even left the building ~ lol.

I had a very unpleasant experience at Arbutus Inn during my recent stay. I was traveling with a small pet in a carry bag and was not aware of the hotel’s no-pet policy. Instead of politely explaining the rules, the staff member at the front desk spoke extremely rudely and in a very dismissive tone. I completely understand that policies must be followed, but the way guests are treated makes all the difference. A more respectful and professional approach would have been appropriate. Unfortunately, this kind of harsh attitude left me with a very negative impression of the hotel.

Staff and manager always follow up with my inquiries.

I liked the customer service and friendly staff at check in. Very welcoming.

Proximity to bus routes and other popular destinations; courteous staff

The hotel staff need a better booking system or training. Around 12:20 am I was awoken to a couple trying to get into my room. I told them it was occupied. I called the front desk. They thought they had booked me in a different room and didn’t realize it was occupied. Totally disorganized and unacceptable. Needless to say I didn’t have a restful night after that happened. Also the neighbours were noisy and I could hear their voices and tv/music playing the entire night through the walls. I’d suggest bringing ear plugs.

We checked in at around 9pm on 15th April, the person who was there in reception was too rude to us. We came with kids so he said it’s not allowed to stay in 1 room, we agreed to take another room then also he was too sarcastic and rude. This is not way to treat a customer. Take this as a complaint and take action. Apart from that, everything was fine.

Close to downtown.

Very clean and quiet. 30.minute walk to inner harbour. Nice to be close but also away from crowds

Great hotel, swift check in, friendly reception, neat and fragrant lobby, free parking with security cameras, clean room, comfy bed, working a/c, tv and internet. Everything was great, we enjoyed our stay. You can walk downtown if you'd like but it's a bit of ways and you'll pass by sketchy areas. The people won't typically bother you but be mindful and careful with belongings and oneself. Otherwise just drive to anywhere you want to go. Hotel-wise, fair pricing for quality and location. Will stay again next time in the area 🙂

We were surprised how quiet the area is.

More like a boutique hotel, clean, walk-in shower. But not worth $750 for 3 nights . On main drag with frequent ambulance sirens all night

I like that you can take the bus straight down to downtown Victoria in 10 minutes right near the inn stop.

Great staff, poor area but i have stayed here before. They have got better with trespassers.

This was a conveniently located, smaller hotel property that was clean and comfortable for a 2-night stay. The linens were clean and the beds were comfortable. While there was no breakfast facility within the hotel, directly across the street was an excellent little restaurant named The Spoon which offered both indoor and outdoor seating and menu offerings that were well prepared, generously portioned and tasty. The staff at both the hotel and the restaurant were very courteous and professional. We qould recommend this lodging to anyone wanting to visit this area "on a budget".

We had an excellent stay at the Arbutus Inn. We were greeted friendly and given great recommendations for dinner (Glo) and breakfast (The Spoon across the road). We were impressed about the clean room, especially the bathroom was spotless and well lit.

Entire building is smoke free. Denny’s and Tim Hortons nearby.

I like to wake up to a good cup of coffee. The motel to far to walk for a quick up of coffee. Please consider better coffee makers OR at least a good coffee machine in lobby to go get one.

We had a kitchenette and the pans and pots were heavenly burnt and which caused the smoke detector to go off. It was very nerve racking.

Property was at a convenient location and the rooms were super clean and up to date. Recommend anyone under a budget or just to sleep over a night. Convenient location from Walmart/McDonalds/Tim Hortons..

Fantastic proximity to the Victoria Curling Club. This small, unassuming hotel is perfect for a weekend away or a quick business trip. There are plenty of options for a meal within a five minute drive or Tim’s is just around the corner. The rooms with two double beds are nice but small. The bedding is nice quality but the mattresses are firmer than I like (Probably preferred by most people though).

Price was good, no breakfast options

Loved our room but the kitchen wasn’t stocked with coffee, sweet n low, or cups.
