My complaint would be the "Out of Service" elevator. We are 60+yrs, and having to carry our luggage down the stairs( multiple trips) in the extreme heat was a difficult task. We had multiple pieces due to extended cruise. having somone on site to help at check-in or out, would have made the experience better, especially with the knowledge of no elevator.

It’s an old building. The property is on the second floor and the private elevator doesn’t stop at the 2nd floor. So, you would need to either go to 3rd floor and carry your luggages down 1 floor, or carry them up 2 floors. Other than that, it’s a good place to stay in Rome.

3 nights in Rome- great location, walkable to Spanish steps and Trevor ftn, old Rome shops and restaurants. Old world charm in room with rustic wood beams. Prepare for stairs to 2nd and 3rd floor rooms. Challenging to check in early - no secure place to leave bags.

Hotel did not offer a front desk/help but could reach staff by phone. getting to rooms was a little difficult. small elevator to get luggage up to floor but only went to the 3rd floor then our rooms were on the second so had to carry luggage down a floor. very convenient to shopping, dining and spanish steps. very small rooms and bathrooms.

The actual room was satisfactory, but the description was NOT. It claimed it had an elevator, but the elevator went to the third floor and to get to the property you had to go down a flight of stairs to the second floor( no elevator service to second floor). This information is crucial if you have suitcases. It also claimed 24 hour service, which consisted of a telephone on the wall. No staff on site, and after numerous calls it was finally answered. There was no way to get into the building except by following a video of the codes necessary to get in , get in the elevator and get in the door to the rooms. Had my phone not been charged I would have had no way to get in, because the wall phone reception was awful and the words garbled. The location was not clearly visible and the taxi couldn't find it. Once we got in after unbelievable stress, the room was ok, and was centrally located. I based my choice on the description and it was deceptive.

The property is in the perfect location, and you get a real feel of Rome. I usually stay in big well named properties, but we decided to immerse ourselves in the culture and history. This was the perfect place for that. Only caveat is if you stay on the second floor be prepared to haul your luggage either up or down a flight of stairs. The elevator only accesses the 3rd floor.

Other than the room you are allocated there are no extra facilities- the pictures look amazing on the website but the sitting areas are functionless as no bar / reason to sit there. The room allocated was fine for a short stay. It had a double bed and two single beds for the children. There were fresh towels and bedding along with coffee making machine. The property is very close to the Spanish steps and easy to navigate Rome from it.

You can tell the this is an old building with some history. It’s nicely kept and looks to have other businesses and people living there. It is quiet and we rarely ran into other people. I liked it since is isn’t a typical hotel and felt more being in an apartment building. I didn’t mind that there wasn’t a front desk. The elevator is tiny and looks new. Use the stairs if you can. The management was very responsive and helpful. The in room coffee/tea and treats set up was appreciated. The whole experience was great.

This place was no where near what the pictures depict. Every single picture they have are of these bright and airy rooms. That is so far from reality. Let's start that the elevator is only goes to the 3rd floor. the bathroom was absolutely tiny. it had one of those corner showers that had 2 sliding doors. there was literally no room to move. every time i moved, my body. would touch the shower handle and turn it off...Im not fat... Also, the bathroom had mold and mildew...to their credit, they cleaned it the following morning after i informed them. However, It should have already been sanitized! there were switches all over the place that did nothing. they had an espresso machine there but buried into a corner with no lights. My pictures are to demonstrate how dark the room was with natural light...and two light bulbs just arent sufficient enough. Please do not be fooled by what you see. I know that if the property replies they will say that they offered to switch our rooms, but on a short stay to have to repack is just not an option. And let's be honest how much better would i have been?

I had a very disappointing experience at Residenza Frattina. While there is an elevator, it can only fit one person at a time, and you have to ride it to the third floor, then walk down stairs to the second floor to reach the apartment — which was both confusing and inconvenient. The listing gives the impression of a hotel, but it’s really just an apartment with no hotel-style services. To make matters worse, the room was never cleaned during my stay. Unfortunately, this was not the experience I expected, and I will not be returning.

The location was excellent, we could visit all major sights on foot. All staff, housekeeping and online/WhatsApp/telephone reception, were extremely friendly and helpful. We loved the fresh espresso and biscuits in the morning. Everything was very clean. Thank you, Residenza Frattina!

My family and I have just spent 4 nights at Residenza Frattina and it was just wonderful! The room was large, we had a double bed and two singles (hard to find in Rome as a lot of places have sofa beds), a safe in the room, a little balcony, a great shower… It was clean, quiet and had so much character! The area was absolutely perfect - it felt very safe, the roads weren’t busy (the one outside was mainly pedestrianised) and some the shops were out of this world! Less than a 10 minute walk to the Pantheon, less than 5 minutes to the Spanish Steps - it was just the perfect location. Aura was brilliant with all the instructions beforehand and arranging transport back to the airport for us and we felt like it was so easy to contact someone if we needed any help. There aren’t staff onsite, but that’s what we liked as we prefer that to a traditional hotel. I hope to return to Rome and wouldn’t consider staying anywhere else. If I could rate it higher than 5 for everything I would!

It’s a small room but it fit our needs in Rome. It is in an ideal location for getting around. We walked to everything. The Spanish steps are around the corner and it was about a 20 min walk to the colosseum. Very safe area and plenty of restaurants and coffee shops around. The air conditioning was great and they provided a espresso machine in the room

Great property but the rooms had poor lighting. There needed to be some hooks to hang up towels etc and another couple of bedside tables with lamps would have been welcomed.

The hotel is very charming and in an excellent location. The room was spacious for the 4 of us. We had a king bed and 2 twins for the teen girls. This is a no frills hotel. If you are looking for a ton of hotel amenities you will not get it here but if you are looking for a European hotel experience this is one is fantastic. Great coffee maker and pastries in the room, clean and spacious space. A ton of shops, restaurants and sightseeing within a few minute walk.

This caused us to pay extra 300 euros for the accommodation. Finally (after about 3 hours), a hotel employee arrived with a mechanical key, to unlock the door. However, the problem with the door was not fixed. If the door is closed by an unaware guest, and it will prevent anyone inside the hotel from exiting the building later on again! As of today, we haven't receive any apology from the hotel, and Expedia customer service assisted us two times to request the compensation for the cost of the night spent in another hotel, however, all ignored by the hotel.

The instructions to get into the building and get your room were very unclear. I felt like I was in a game of clue. “Enter this code to the gate, then press this code to get into the sketchy elevator, go to the 4th floor and press this code to get into the hotel. Once in, pick up the phone and dial this phone number to find out your room number. Find your room key in the 3rd drawer from the left in the desk….” I was suppose to get a lot of the above instructions through an email but didn’t so it was even more of a terrible adventure. The “reception”lady that you deal with only by phone or email is very rude too.

It claimed it had an elevator, but the elevator went to the third floor and to get to the property you had to go down a flight of stairs to the second floor( no elevator service to second floor). But they were not as shown in pictures and the bathroom were very small nothing like the pictures. Those must be upgrades. We were a little apprehensive with there being no front desk on site but electronic communication with the property manager was excellent, they were very responsive to all of our questions. They were also able to setup a transfer for us from the airport to the property which was very helpful. The location is great, easy walking to many shops, attractions and food.

It’s a small room but it fit our needs in Rome. It is in an ideal location for getting around. We walked to everything. The Spanish steps are around the corner and it was about a 20 min walk to the colosseum. Very safe area and plenty of restaurants and coffee shops around. The air conditioning was great and they provided a espresso machine in the room

The room was clean and spacious, if a little sparse. Contact through WhatsApp was excellent. Basic breakfast items provided in the room were ample for us. Coffee machine was excellent. Fridge provided. The directions to get in were a little difficult to navigate but we managed! The area around the hotel is great. High end shopping, Spanish steps, trevi fountain, Metro station, bars and restaurants all in easy walking distance. Not your traditional global brand hotel. Charming interior. Extremely clean. No reception desk or concierge - all whatsapp but immediate response and professional staff. No irons and no food on site but shopping everywhere. Bottled water tea and snacks provided every day to your room. I would definitely return.

The location was great. We reached it easily as soon as we got off the metro. The cleaning was very successful. The snacks and coffees that were refreshed every day were so good. It was a small room, but everything you wanted was available. The lobby was extremely beautiful and smelled perfect. All our questions were answered immediately. They were interested in everything. If I came to Rome again, I would stay here. Thank you very much for this experience.

The hotel is very charming and in an excellent location. The room was spacious for the 4 of us. We had a king bed and 2 twins for the teen girls. This is a no frills hotel. If you are looking for a ton of hotel amenities you will not get it here but if you are looking for a European hotel experience this is one is fantastic. Great coffee maker and pastries in the room, clean and spacious space. A ton of shops, restaurants and sightseeing within a few minute walk.

I loved this hotel room. It was in an amazing central location with all major sites walkable. The building is traditional Italian and our quadruple room was very spacious for the four of us. The shutters and air-conditioning was a very welcome relief in the 41 degree heat. It also had a fridge to keep water cool and a coffee machine for the morning, with an array of snacks. The shower was large and easy to use. There isn’t a receptionist to book you in but they send you clear instructions on how to enter the property and then there are clear instructions on using the telephone to let them know you are there, within a minute somebody had come to show us to our room. We also had a problem with our safe running out of battery, we phoned for help and again, within minutes somebody was there to fix it. The room was cleaned daily and towels were changed daily. If I was coming back to Rome, I would definitely stay here.
