We had an excellent stay, the room was spotless, the staff was courteous and very helpful. The only negative was that the elevator was not working and we had to carry our luggage up and down the stairs.

Over the new year, the room in an outside annex was toasty, handsome and clean. Breakfast was good. Our safe and fridge were out of service. The hotel does not have sufficient hot water in the morning.

The weather was great! However the hotel definitely needs major upgrades to its interior all around from lobby to the rooms. They say they have an elevator but they don’t which is very impractical when having to carry your luggage’s up 4 to 6 flights of stairs. Also they need to change their mattresses big time even though it was clean just the way it was so dated gave my wife the feeling there could be bedbugs in the bed and headboard. However there weren’t any at all of course but it just gave off that impression.

The hotel had a great location because you could catch the water taxi right out front. It was quiet and away from crowds. The breakfast was good but the people at the desk were not really friendly. The room was supposed to be on the second floor, but it was really on the third so beware if you have luggage. Their luggage room to store your luggage is not locked and secure.

Manager de mauvaise foi (il y en avait mais il la voulait bouillante "pfff et personnel horrible sauf le veilleur de nuit très souriant et sympathique. Hôtel vieillissant et manque d'entretien. La chambre était propre. Mauvaise expérience et nous ne sommes pas difficile

Located in a less touristed area was nice and not too noisy. Bed was comfortable. Shower was warm. Sadly they list an elevator but they don’t have one. We hauled our luggage up 62 stairs to get to the “2nd” floor. No one there to help. They also list a rooftop terrace but that doesn’t exist either. And they say they help with a concierge that can get tickets and book experiences, but when we asked about getting a gondola ride the desk person just said to walk up the street and we would find one. The AC did not cool, only fan, so we had to have the window open and the noise woke us up often. And there were blood stains on the wallpaper. We did appreciate the good breakfast and the help ordering a very early morning taxi to the airport. But the cost was 160 Euros so I’m sure they got a good cut of that. Was not what I expected of a three star hotel, but I’m unfamiliar with Italian star rating system.

The air conditioning in the room was very bad in the hot July weather and when we told the evening receptionist about it, he said he would pass on the message to his daytime colleague. The lady at reception the next day was very rude and told us we should have said something earlier and when we told her about already telling her colleague, there was no apology and not much was done! The property is dated, shower bathtub very cramped and old and breakfast is average. Very little value for money compared to several other places we have booked through Expedia all over the world! There’s also no lift and overall poor customer service!

I was not expecting 4 or 5 star accommodation because of the price but this hotel needs some serious updating. I chose this hotel because of the location as it is quite central you can walk to most places. After staying there for 2 nights I woke up in the morning and noticed a couple bumps on my arm and it looks like bed bug bites. So I would not recommend.

Our stay at this hotel was extremely disappointing. The room looked nothing like the photos online. There was no working A/C, it smelled strongly of mold, and worst of all—there were ants everywhere. They were crawling all over the room, got into our suitcases, and ended up all over our clothes. It was incredibly uncomfortable and unsanitary. The only positives were the friendly staff at check-in and the ferry terminal conveniently located across the street. Unless you truly don’t care about where you sleep or how clean it is, I’d suggest staying elsewhere.

Property was extremely dirty, old ghetto like. I stayed with my family and was the worst mistake to book it. The pictures in the website were a fraud. Bathroom is broken with drainage holes open with muddy water in them. Walls are broken. The whole place had mold growing from every corner and had this bad smell. Staff is extremely rude. Our room had a shower with three door missing. The room was meant for a queen been size and was turned into 4 bed by just keeping two twin beds on wheels in each size. The room had no space to walk straight. When i asked the staff about the shower situation they responded that the management is aware of the situation but still booked the room. Staff was completely rude and cold. Breakfast was cold disgusting with bread rolls hard and crumbly. I will not suggest this place to anyone even without family.

The room was small and clean but not set up as requested and we were not allowed to use the AC. If you have a room on the front it is very loud with traffic. Also the breakfast was lacking and the staff while polite were not very friendly

The air conditioning in the room was very bad in the hot July weather and when we told the evening receptionist about it, he said he would pass on the message to his daytime colleague. The lady at reception the next day was very rude and told us we should have said something earlier and when we told her about already telling her colleague, there was no apology and not much was done! The property is dated, shower bathtub very cramped and old and breakfast is average. Very little value for money compared to several other places we have booked through Expedia all over the world! There’s also no lift and overall poor customer service!

We had reserved a canal facing room, they did not have one available(warning). BUT they had an "upgraded luxury" room. No, not on the canal, but through a back garden, overlooking residential living(tourist interest), in a room made for a nobleperson! Damask printed fabric wallpaper, gold trimmed restroom including bidet, ornate head and footboard with matching armoire, blown glass chandelier. It was very beautiful, peaceful, decadant. Included breakfast was delicious and sufficient. Location was right by 'bus'(boat bus) stop.

I wish I had taken a photo of the room we stayed in. It was terrible. Do not stay in room 310 or any of the rooms in that building. Our room was an attic turned into a room. You could not stand up straight when inside and the shower was about 24x24inches or 60x60cm. You had to shower with the liner open just to fit in the space and access shampoo, etc (again, had to stand hunched over in shower or hit your head on the sloped attic ceiling). I asked to see another room and it was even worse, a hallway with two single cots and a walkway too small to walk through and no place for the luggage. We had no choice but to stay in the attic/converted bedroom. Our friends stayed in the building next door and it seems those room were more reflective of the ones on the website. Also, our room was a walk up so if that matters, def do not stay here.

Certes l'hôtel est bien placé pas loin du centre ville. Mais le petit-déjeuner reste limité pas du tout les plats chaud. Pas de laverie au sein de l'hôtel, on a été a une autre laverie pour laver nos vêtements. Pour finir, le personnel féminin, pas souriant, désagréable. on a eu une coupure d'électricité ce matin, la réception ne nous a pas prévenu. Ils ont changé les horaires du petit-déjeuner ce matin de 06h00- 08h00 on sest réveillé commz d'habitude a 09h00 il n'avait pas de petit-déjeuner on était obligé daller prendre le petit dehors sachant qu'on a payé le petit-déjeuner. El personal era grosero, el AC de la habitación no funcionaba, pedimos que lo revisaran debido a que hacía demasiado calor y humedad, y el encargado no hizo absolutamente nada nos dijo que si estaba funcionando, le pedimos un ventilador y nos dijo que no había, después de cómo 30-40 min nos llevo un ventilador.

Cons: This place did not live up to our expectations, a group of five well travelled women, especially for the price we paid for a 5 bed room. Upon arrival they couldn't find our reservation, which is always heart-artack inducing. The morning waitstaff at the breakfast bar were really rude and stressed, givingusinformation the opposite of what the host the night before had said (where we could sit). Note that there is a second building, where we were sent, and that of course takes away from the authenticness as it was a bit modernized which some people might like but we were looking for regal historicness like the photos showed. It was an attic space, with multiple cubbies to make it almost two rooms. Pros: Front of house staff were really good though when they did find the reso and when helping us with transit recommendations, and the location is wonderful which is why I would still recommend - walking distance from the main train station, a public boat stop right out front, and walking distance to the rest of Venice Island, of course. Lobby and courtyard are nice. Breakfast was good - boiled eggs, breads, cheeses and jams, yogurts and oats, hot and cold beverages. Good working bathroom and shower - so that's great! Suggestion: make sure the pictures you post for the five bedroom attic room are accurate, so people know what to expect. I think providing actual images of that room and the second building would be helpful to make sure guests avoid disappointment, as we did.

El servicio el cliente es pésimo, nuestra habitación no tenía aire acondicionado, el refrigerador no servía y no proveen ni shampoo para bañarse. Nos quejamos del aire acondicionado, ya que es una época calurosa y lo único que nos dieron fueron unos ventiladores. El recepcionista nos ignoraba cuando le hablábamos y la manager nos negaba todo lo que el recepcionista una noche anterior nos había dicho. Durante nuestra estancia solo nos daban promesas y mentiras. El personal muy grosero. Pésimo servicio, eviten hospedarse en este hotel si no quieren un mal rato.

Great staff and I do mean great staff they truly went above and beyond for us. The property is showing its age in all aspects of the building and its loud, unfortunate you hear the people above you walking and talking. Good location, wouls stay there again but its not as nice as the pictures make it look.

A bit far from the central station but the staff is always friendly and supportive. Even though the possible payment time is limited, the reception is 24/7. The hotel is located along with the canal, you can easily enjoy the canal view and feel “Venice”. In front of the hotel, there is the vaporetto station, there are also some restaurants in neighborhoods.

We booked the first floor family room. This vintage hotel is walking distance from the train station and parking lots. This end of the canal is quiet and off the tourist path but very easy to get to all the attractions. You can wake up, open your windows to the wonderful sounds and movements of a Venice canal with the water taxi stop right in front of the hotel. You can book a water taxi from the airport right to the front door of this hotel. Lots of restaurants nearby with better pricing than in the more tourist areas. We would stay here again. Rooms are small and decorated in classic Venice style which gives the kids a good example of traditional Venice at an affordable price.

Nice hotel in a not so crowded Venice neighborhood, conveniently located in front of a Vaporetto station, close to one of the main streets leading to Ponte di Rialto and Saint Marcos Square with lots of dining options, the included breakfast is vast and is served in an air conditioned room, front desk is 24/7 which is a given in Italy

It was good good overall and location too but the hotel needs some update it is quite dated. Breakfast was a nice touch being included on the price but very average and with not a single fruit or vegetable is just mainly sugar. Not very eco friendly still using individual packs for toiletries. Not being able to pay by card in reception and having to leave the key everytime you leave, a bit weird. The older gentleman in reception was very friendly and professional.

Hotellet er hyggeligt, med antikke møbler. Det minder lidt om et dukkehus. Værelserne er små, men det betød ikke noget for os. Receptionen er venlig. Sengene er en smule hårde. Morgenmaden var elendig. En blanding af sukkerholdig mad og lidt æg. Brødet er også meget ringe, intet nærende eller sundt. Vi droppede morgenmaden et par gange. Man sover med lagner og der er en super aircondition i værelserne, som nemt kan slukkes eller indstilles. Overordnet er vi super tilfredse, hotellet ligger rigtig godt, der var ro om aftenen/natten og det ligger i et knap så befærdet område.

Il letto è comodo e la zona è silenziosa pur essendo su un canale con ristorantini. Il traghetto per piazza San Marco (nr 51/1) si ferma davanti all’albergo, comodissimo.

L'hôtel est très bien situé et la chambre était spacieuse, jolie, propre et calme. Le personnel de l'accueil tres gentil et serviable. Cote amélioration, la partie arriere de l'hôtel aurait besoin d'un rafraîchissement et il faudrait vraiment faire un effort sur le petit déjeuner qui est, selon moi, le gros point négatif niveau qualitatif et choix. Cependant, nous avons passé un très bon séjour à Venise et découvert 2 super restos juste à côté de l'hôtel et je fais le choix de mettre des photos de la chambre qui était typiquement vénitienne et spacieuse.

The hotel but lovely, the room was small but lovely high ceilings and a great view of the canal. We were travelling in a colder wet March and the room was always cosy and warm when we got home. Breakfast was simple but tasty. Lovely location and right next to a cafes, restaurants and shops.

Great location as it’s close to the train station. Wonderful water bus stop right outside the front entrance. Breakfast was great. The only reason for 4 stars on staff is that the reception desk was not very friendly when we arrived.

The room we stayed in was 102. It was a really a bad room and outdated. The value for the price was not worth it. The room was warm because the AC was old and was not blowing cold air. The bathroom with the tub was clogged and there was no shower curtain. We booked 2 rooms but apparently the other room was a lot better then ours.

Clean room, kind and helpful staff. Breakfast was standard for the Venice region. The location is excellent for getting around by public transport, and the restaurant across the canal, with the same name as the hotel, is very pleasant. Unfortunately, we couldn't benefit from the 10% discount at the restaurant for being a hotel guest, as we only found out about it afterwards. The room's air conditioning was excellent. There is the option to pay a little more for a room with a view of the canal right in front, but if you are on the ground floor or first floor, you may only be able to see the public transport stop (as was our case). We were given a room right in front of the hotel's small kitchen, so early in the morning, around 6 am, the noise was quite bothersome. Another point is that the room didn't have blinds that completely closed the window, and there was a lot of light early in the morning (6 am), disturbing our sleep.

DO NOT BOOK!! The photos on expedia page are NOT what you will find! Toilet did not work and staff was unable to fix it. The walls, curtains, and bedsheets were dusty and filthy! If you look on GOOGLE REVIEWS, you'll find multiple reviews that include BED BUGS AND PURE FILTH! The walls were unkept, dirty, and had water stains! The "suite" we booked was dark and musty. When my dust allergy were out of control, I went downstairs to check out a day early and let them know that the pictures online look NOTHING like the room we were placed in, they blamed it on Expedia placing pictures of the "superior" room. Hotel did not provide refund the second night after us checking out early due to filth!
