Two issues there was a significant renovation going on which impacted our stay with noise etc. This should have been disclosed. Second the people working the front desk was rude not knowledgeable and very unfriendly.

There was a remodeling going on. The whole hotel smelled like paint thinner. There was no microwave in the room. There was no non-valet parking at the location. Staff was nice. Room was small but fine for an overnight stay.

Had no idea the hotel was under construction, we would not have booked our stay if we knew that. All dining areas were closed so they only offered room service if you wanted to dine at the hotel. The lobby had walls boarded up with construction happening on the other side. You could hear hammering during the day in our room. One of the two elevators was completely covered in cardboard and what appeared to be duct tape, we were terrified to step onto it as well as other guests we witnessed not wanting to get on that elevator. We spoke with other guests and they agreed they wouldnt have booked if they knew the hotel was in these conditions. Construction makes sense.. the hotel seems pretty run down and in need of updating. The furniture to the walls were pretty banged up, bathroom surfaces stained yellow. My other complaint is that Valet is the only option for parking. I may have misread but I thought valet was AN option but it’s the ONLY option, costing an extra $44 a night, that’s steep for the quality of stay we had. Speaking of valet, the drivers were nice. They were the only employees who spoke to us during the stay, every time we walked by the front desk not ever a hi, good morning, good evening. The only saving grace was the location.

Outside and public areas look great. But room was outdated, with worn furnishings. Inconvenient outlets. Free WIFI required sign-up with Hilton Honors first (terrible). Black mold on shower ceiling. I wish I had a better review to write for our stay. This property is going through a “refresh” and while I understand they still have a business to run, I wish they would have told us this before our stay. We got there and there wasn’t water running for 4 hours - couldn’t even flush a toilet. There was construction noises most of the day and the elevators were soooo slow because of the workers going up and down. The water in our room was basically grey water. It was cloudy to the point it looked white and it never settled. We had to brush our teeth and wash our face with water bottles. One night we asked for more water bottles and the staff told us there was no more available at the front desk and that housekeeping was gone for the day and locked everything else up. He had to go to the kitchen and get us a bucket of water. Finally, the staff was incredibly rude and unhelpful. They made it feel like we were out of line to ask for accommodations and someone to speak with. I also heard the male front desk staff making grunting (almost gorilla) like sounds as people walked by on more than one occasion. Such a bummer because the hotel is convenient with great amenities near by but I’m not sure I will ever be staying here again.

The hotel is darling! We had the opportunity to sit by the pool, it was loud due to traffic, but still wonder as the pool is fantastic and the chairs were comfortable. We didn’t have dinner at the Knife, but were able to walk across the street and shop and dine. Overall it’s a 10 out of 10!

The hotel is undergoing a major renovation of which we were not aware of. The lobby was loud, dirty and inconvenient. There was only one elevator working which multiple times had so many construction workers that we had to wait for the next or even multiple elevator’s. The fire alarm went off several times leaving us uncomfortable not knowing if there was an issue or if was a side effect of the work being done. We paid full price to stay there and had we known about the situation there, we would have booked elsewhere.

Ideal for a visit to SMU campus - very walkable to campus. Hotel is ok - first impression is good - newly remodeled lobby area. Beyond that the halls smelled - dirty, carpet was filthy & outdated. Room was decent & worked for our short visit.

There was lots of water damage to the ceiling in the shower area. The water wouldn’t stop running from the tub faucet even though the shower head was going so the water was constantly filling up while showering. The sink also had poor drainage and kept filling up. The actual hotel was nice but the bathroom was not up to par.

I’m so disappointed as I was expecting so much better. The girls that checked me in had no idea how far the airport was from the hotel and said I can google it as well as what time to leave if there’s traffic. My card had a swiping issue and the other girl said she didn’t know how to manually enter it. When i went to my room floor there was a cart in the hall with old food and dirty items for hours. In the room there was stains on the rug and bed sheets. On one bed the sheets had holes and a burn mark that caused the sheet to have a sharp burnt edge. I took photos of it all. I’m traveling for work and there was an iron but no ironing board or robe in the closet. Very very disappointing especially for the price.

I attended SMU in the 90's and was always curious about this hotel and was excited to try it with my family when we were visiting for Christmas. However we were quickly very disappointed. The building was under construction when we arrived, which was never mentioned when we booked the rooms. I understand improvements need to be made, but advanced notice of this type of thing should be absolutely mandatory. We could hear banging and noises during most of the day. When we got to our room, there was an overpowering smell of intense cleaning products, which gave our entire family headaches and sore throats. We had to request a fan and open the window to attempt to blow the smell out of the room, but this didn't really work at all, so we suffered a long night. We also saw what appeared to be an old leak from the air conditioning unit that had been badly patched and painted over. Perhaps black mold being covered up with paint and cleaning products? There was also black mold on the shower curtain, and hair on the bathroom walls. Absolutely disgusting to see as you arrive to your new hotel room. On the positive side, the staff accommodated us when I made it clear we would not be staying there after the first night, and we canceled the remainder of our stay and moved to another hotel. Also the kids did enjoy the pool for a bit.

This was a trip to visit family in the area. We have been staying at this hotel for years and have always been very happy The rooms and hotel have all been remodeled since our last visit and we were very happy with how beautiful it looked. The staff there is very friendly and welcoming also.

It’s a decent & comfortable hotel right in the middle of the commercial area with a lot of amenities and the city train line nearby. Certainly not cheap by any means and you pay for the convenience of location. One thing that was unexpected is the lack of parking spaces. Although they do not require you take the valet at a "double digit amount," there’s just no other viable parking options that don't risk being towed off. Beds and pillows are comfortable and the room was very clean. The shower is awful!! I noticed poor water pressure. The shower heads give you a light stream shower, which takes three times the amount of time to finish your shower to make sure you get the shampoo out of your hair. If you’re a woman with a lot of hair, forget it! It is one of those greenie water conservation minded shower-heads on steroids. Did not visit any of the amenities in the hotel. Again, you pay for the convenience of location and that’s all I could say that stands out about this hotel for the price you will end up paying. If you’re not tied to going to someplace near this location, I would stay somewhere else to save some money.

Beds and pillows are comfortable and the room was very clean. The shower is awful!! I noticed poor water pressure. The shower heads give you a light stream shower, which takes three times the amount of time to finish your shower to make sure you get the shampoo out of your hair. If you’re a woman with a lot of hair, forget it! It is one of those greenie water conservation minded shower-heads on steroids. Did not visit any of the amenities in the hotel. Again, you pay for the convenience of location and that’s all I could say that stands out about this hotel for the price you will end up paying. If you’re not tied to going to someplace near this location, I would stay somewhere else to save some money.

They are updating the hotel so there is tremendous interior construction happening on the floors - my room was completed but I heard drilling on the floor above me. No coffee pots in the room and do not plan to provide them.

The rooms are very nice! If you're looking for comfort and updated spaces, this is the place. Sits on the corner of an busy street. And the main parking option is to do valet parking for an additional fee. Important to note. But staff was extremely nice and helpful. I enjoyed my stay and would recommend to others.

Recently renovated room, however no double paned windows to continuous highway noise from US I-75 = not relaxing. Not to mention the front desk staffer who booked me in a room next to another room that was currently undergoing renovations! This meant loud drilling noise from 9 to 5. When I asked to move the next day, I to interact with a very disrespectful and unpleasant front desk worker who would not change my room or accommodate me. Don’t you think a hotel should compensate It’s guests who have fully paid in advance or offered to move them to another quieter part of the building? I used the Expedia app to find a room for four people as I was traveling with my two teen daughters and my mom. I just needed a room for one night. I thought that if Expedia gave me a room for four as an option, the two double beds meant two queen beds. As English is my second language, I understood it wrong. However, I don't know why, when I checked in, the person at the front desk never mentioned that a double bed was a twin bed and we couldn't fit. The hotel didn't have other rooms to change, so they brought an extra bed. the hotel doesn't offer any rooms with queen beds. I had to sleep very uncomfortably with my teenage daughter. I have always found excellent hotels in Texas with queen beds when traveling with two adults and two kids. The hotel is located close to a highway so it is very noisy.

I am not one to post reviews, but this is necessary. I wish there were enough characteristics to explain everything. Short version: I pre-paid w/ my debit card to Expedia over a month before my stay. Expedia sent an email to check in on the Hilton app for contactless check-in. I did. Hilton charged my credit card the full amount of the stay. I was told it was my fault because I checked in with the app. I was told the charge would be taken off right away. I thanked them even though I was not happy. It wasn't. Then 3 days into my trip more random charges. I knew I would be paying $38 a day for valet. The charges were not that amount. I go to the front desk again and I am told they charge "random amounts to be sure your card is still active" I asked again about my other huge charge for the stay. I am told she doesn't know. To call Expedia. I explain I just want to know if they got the money from Expedia and she can't even tell me that. She says there are no charges from Hilton. I explain Hilton charged my card and she literally keeps telling me to call Expedia. Also, homeless all around the hotel and in the lobby. The rooms are dirty. I stayed numerous times pre-covid and it was great. Now it's terrible! The only competent/awesome employees were the valets. All 3 of the front desk I came into contact with need training. My card still has the wrong charges 5 days later. I manage luxury properties for a living and their communication skills make this location feel 2 stars.

The room had no furniture but the bed and a chair and 2 pillows for 4 people! I wish I had a better review to write for our stay. This property is going through a “refresh” and while I understand they still have a business to run, I wish they would have told us this before our stay. We got there and there wasn’t water running for 4 hours - couldn’t even flush a toilet. There was construction noises most of the day and the elevators were soooo slow because of the workers going up and down. The water in our room was basically grey water. It was cloudy to the point it looked white and it never settled. We had to brush our teeth and wash our face with water bottles. One night we asked for more water bottles and the staff told us there was no more available at the front desk and that housekeeping was gone for the day and locked everything else up. He had to go to the kitchen and get us a bucket of water. Finally, the staff was incredibly rude and unhelpful. They made it feel like we were out of line to ask for accommodations and someone to speak with. I also heard the male front desk staff making grunting (almost gorilla) like sounds as people walked by on more than one occasion. Such a bummer because the hotel is convenient with great amenities near by but I’m not sure I will ever be staying here again.

Great stay, great staff, great room, great location. Only thing was that you have to pay for parking and I only knew about this because others left a review like I am doing now. There is a mini mall adjacent to this hotel and some of those parking spots are labeled for those business so park there at your own risk. However, someone might've told me that the business don't care or that vehicles never get towed for parking there. So we did and had not problems for those 2 nights. Just getting lucky to find one at night was the problem. Good luck!

Had no idea the hotel was under construction, we would not have booked our stay if we knew that. All dining areas were closed so they only offered room service if you wanted to dine at the hotel. The lobby had walls boarded up with construction happening on the other side. You could hear hammering during the day in our room. One of the two elevators was completely covered in cardboard and what appeared to be duct tape, we were terrified to step onto it as well as other guests we witnessed not wanting to get on that elevator. We spoke with other guests and they agreed they wouldnt have booked if they knew the hotel was in these conditions. Construction makes sense.. the hotel seems pretty run down and in need of updating. The furniture to the walls were pretty banged up, bathroom surfaces stained yellow. My other complaint is that Valet is the only option for parking. I may have misread but I thought valet was AN option but it’s the ONLY option, costing an extra $44 a night, that’s steep for the quality of stay we had. Speaking of valet, the drivers were nice. They were the only employees who spoke to us during the stay, every time we walked by the front desk not ever a hi, good morning, good evening. The only saving grace was the location.

We were in town for an SMU event and it couldn't have been better. Fantastic location and the hotel was great. We loved the bar area to gather at night after a long day. Will definitely stay again!

Great location. The restaurant is pricey but nice. The restaurant tried to put me off in corners or bar as I was only one person. I walked out and went up SMU boulevard and had a great time. Stuffy manager of hotel restaurant. Otherwise, a nice facility.

We were meeting family and decided to meet for drinks. The bar that was supposed to be open did not open for several hour late. Now we just tried to have breakfast but was told at least a twenty minute wait just to be seated. Not ever coming back.
