Location and the staff was friendly. Rooms are not 5star but clean and comfortable. Unfortunatelu the outdoor heated pool and hot tub closed the week before our arrival. But loved the location and the view from our balcony.

Grounds are beautiful. Amazing view. Pool, jacuzzi, fire pit. Benches across the way to sit and enjoy thw ocean. Had a breath taking view of the moon rising above the ocean. Room was spacious and clean. Bed was super comfortable. Plenty of parking right by the room. Overall a lovely stay.

Original inn is very charming. Breakfast room is lovely with a much better than usual selection. There is a billiard room and a roof top viewing area. Recommend choosing a room with queen size beds since that has an oversized balcony with overhang. Great for relaxing and enjoying the view. Rooms are very nicely decorated. Baths are small and a bit tired. Could use an extra shelf and hooks. Would definitely recommend

Amazing views!! Good family amenities- pool with hot tub, fire pit, outdoor chess, hammocks! Indoors, billiard room with DVDs rentals and games! Free continental breakfast in the morning! We’ll definitely be back!!

We found underwear behind our door then got room upgrade where heat was at 95, tub dripped and found fecal matter under toilet seat. I was offered half of my money back and after numerous calls and emails i never recieved a penny

I wish I could write a more positive review, but overall our stay was disappointing. The hotel was in a great location (although there are no restaurants in walking distance) and the view was lovely, but unfortunately that is the best thing I have to say. For well over $400 per night, I was expecting more. The room was well decorated, but it didn't feel that clean. There was visible dust in the bathroom. There were spiders in the shower. The bathroom is TINY. There was barely room to turn around, much less have any space to set your toiletries down or change clothing (if you are traveling with a family and can't change in the main area). I did like the fact there was a pull out sofa bed in the room, and the continental breakfast in the morning. It was a lovely view from the eating area, but it felt like the whole room was tilted! From our room, the noise from the pool was quite loud even though we weren't directly overlooking it. And I should have noticed this in photos, but there is no privacy on the balconies from your neighbors. You can look from left to right and see everyone. Like I said, I really wanted to like this property but I just cannot recommend it to others.

Unfortunately, this was an incredibly disappointing experience. The room was not clean and smelled strongly of mildew (wine cork and other items on the floor from previous guests, rips in the screen which was a problem since we needed to keep it open for fresh air). They had one other available room that smelled just as bad and looked even more run down. When we asked at 5pm to speak with a manager, we were told she left already and we could follow up the next day (but there was nothing they could or would do). This was a motel at best, and is clearly not being taken care of appropriately. The location is the only benefit, but there are other options in the area.

We had high expectations given the excellent reviews the Ocean House has but unfortunately we were left very disappointed. On arrival, we were told we would receive a call when are room was ready. Check in time was listed as 4 pm and we did not receive a call until 4:45 pm. When we got to our room, the shower curtain was visibly moldy and dirty, our bathroom sink wouldn’t drain, and the sheer curtain was visibly stained/dirty. I will say they were quick to come take care of the bathroom issues after the manager was notified. The next day we returned to our room in the evening to find that it hadn’t been serviced. When we called the front desk we were told they only cleaned rooms by request so we could put our garbage outside as well as our dirty towels and we could request service tomorrow. On our third day at the hotel, we had to make 3 requests with the front desk for our room to be serviced and it wasn’t serviced until the evening when the manager finally came by to do it. She told us it is standard to clean the rooms daily. It seems that some extra attention is needed in training staff to the policies and procedures. I would not stay here again for the fact that it is not as it appears on the website or in the reviews.

I was excited to stay here but there were a few interruptions. First, the lobby bathroom was not maintained well. There was feces of the wall and toilet. We could not use it. No one was able to clean it for us even after asking. Second, we were told that check in was at 4pm. We arrived at 6pm and our room was not ready until 8:30pm. That is 4 1/2 hours after check in! Third, once our room was ready, we noticed at least 10 flying insects including mosquitoes and flies. Very disappointing and I was not able to receive a good night sleep because of that. While we tried to enjoy our night on the patio balcony, it was bombarded with a mosquito nest on the wall right outside the room. Thousands of them taking over the wall. It was not pleasant. We asked to move to a different room, but there weren’t any available/prepared. Lastly, my child wanted to take a shower, and the tub was in terrible condition. Draining issues, water would not drain, and peeling coming off the tub. Very outdated and not appropriate bathing conditions. It was not clean looking and I chose not to shower, even after a long day at the beach.

We were really excited for our stay, check in was at 4 and we got there about 30 mins early due to traveling 2 hrs. We totally were fine with waiting until 4pm to check in and when we tried to check in early we were told that it wasn’t ready yet so we would receive a call when it is. Awesome no big deal. Then 2 hours go by and it is almost 6pm and the room was still not ready. We weren’t able to get ready for our dinner reservation properly which really was a disappointment. Finally when our room was ready, we never received a call, just checked in again after our dinner. The sliding door in our room was broken and off the rails which make trying to access our balcony a real pain in the ass. Other than that, the area is beautiful and the staff was actually really nice despite the inconveniences.

I came for a weekend alone to be away from everything and it was absolutely wonderful. Clean room, beautiful pool and you can’t say enough about the views and sounds of waves crashing on the rocks. It was exactly what I needed. They have a lovely continental breakfast with great options like warm, flaky ham and Swiss croissants and fresh fruit. I do wish there was a bit more privacy between the balconies. I could hear my neighbors arguing through the walls but they stopped and I got a wonderful nights sleep. Loved waking up to the sunrise outside my window. Can’t wait to go back!

Very nice property and wonderful views! Staff was very pleasant though room was not ready at check-in time (after holiday weekend so we understand). Room nice and quiet, spacious and clean with beautiful balcony overlooking the water. Bathroom very small and they need to get rid of the old tub and put in a walk in shower. Beds very stiff - could use more comfortable mattresses. Continental breakfast very nice. Overall though we were very happy with our stay and would return again!

The staff was completely accommodating and top notch in all ways I look for. Overlooking Bass Rocks and the sounds of the ocean rollers washing in was mesmerizing and lulled me to sleep. The included breakfast each⁷ morning was plentiful and delicious. Coffee was Starbucks and perfectly brewed. An important plus for me. I kept extending mh stay, one day at a time!

Beautiful location. Our stay was in early Nov. Because the property is not fully winterized, our bathroom was quite cold with outside air seeping in. And we strongly disagreed with the “resort fee” which would have included the pool and outdoor grounds, but in our case, included (we were told) the parking spot (in a nearly empty lot) and breakfast that was a standard highway hotel breakfast, nothing special. With a little effort, this could have been a five. It’s a stretch to give it a four.

This property is great mostly because of the view you get from your room. The location is great and close to Good Harbor Beach. The hotel offers a nice breakfast in the morning as well. The only thing was our screen in our room (216) had a tear in it and needed to be replaced. Also our refrigerator did not work the first night. However, I did tell them and it was fixed the following day.

Great hotel, we really enjoyed it. Beautiful location on the ocean, wonderful waking up to the sounds of the surf. Property was immaculate. bed comfortable as well. We were visiting family so we did not get a chance to enjoy breakfast but it looked delicious and people were smiling.

This property is in a beautiful location. Rooms facing the ocean with balcony was incredible. Just a couple miles to town. We had great conversations with new people around the fire. Only downside was check-in. Didn't get out room until after 4pm. Kept being told that they would text us but after 3 other couples walked up and got their keys we decided to ask and they said it was ready. Feel if we had gone out and just waited they never would have text. So that needs cleaned up. Would also be nice to add a daily membership to the club next door to have drinks without having to drive into town.

It's a great place. While not perfect, due to age, it is clean and comfortable. On top of everything, you can't beat the view from the patio. The hotel is facing Est, just arround 30 feet (10 -15 meters) to the ocean. At night, with the wave sound I got the best sleep ever. And then I sit on the patio, sipping my coffee and watching a spectacular sunrise. Recommended. Staff was helpful and kind. One note, Continental breakfast is just that. Nothing to write home about. Filled croissants seemed OK but with my diet i can't have them. The only thing I could eat there was boiled eggs, water and coffee.

The property advertises their room rates in a deceptive way. WHat you see is not what you've booked. Once you book you get a resort fee added on, $30. This place is not a resort in any way. They have a great location if you want to see water but they have no resort amenities like a restaurant or bar. The rest of the hotel is no better than a Holiday Inn. Their offered breakfast is absolutely horrible. There was not enough food available for even a mouse to stay alive. They had a bowl of boiled eggs and one half eaten community blueberry coffee cake on a cake dish. That's not the end. Also when you arrive they charge you an amenities fee of nearly another $30. What the heck is that for? Show me the amenities please... This place is a joke!
