Down a dirt road and away from Punta Mita you are limited to their local car service. The trip to Sayulita ends up costing you around $40 for a 20 min ride. The return Uber from Sayulita is about $12. There's nothing to walk to from the hotel basically either so you're stuck having to get a car into Punta Mita, $20 one way for shops, restaurants etc. The view was nice and the hotels clean but its a but uninspiring tbh. Also the pool doesnt get sun til about 1:30/2p bc of how its built. We actually left early and ate the final night to go back to Vallarta

Upon arriving, had to wait 10 minutes for someone to show up to the front desk to check me in. The shower head had so much buildup that it didn’t shoot down, it shot angled everywhere. The area around this resort is under construction, so yes it looks pretty bad around this resorts. Beyond these three things. The facility is in great shape, the restaurant is amazing and the view is even better. The bar upstairs and poolside is great. My room was turned over daily, housekeeping really did a good job. The staff (excluding checkin) was amazing, even helping me carry food/beverage back to my room. However, you can’t miss the view from the rooftop restaurant. Sunrise and sunset from here is breath-taking! Also, the AC was amazing in my room. I would definitely stay here again. It does take a little bit to get here from PVR, but i was here for a wedding at St Regis. I took taxis to and from there daily. The longest i waited for a taxi was maybe 10 minutes.

Property is good but they dump the waste to the ocean and smelled bad in the hallways, Elevators and outside of the hotel. Good parts are: 1. Property is fairly new & small (25 rooms) and modern. The rooms are nice & clean. Rooms did not have the smell. 2. The Ocean View was great. 3. Swimming pool was clean and warm. 4.The Rooftop Restaurant is awesome & the view is beautiful . The food was great w good chef’s touch. Venessa and Fernando were very kind & pleasant. 5. Front desk person was kind and gave us a late checkout. 6. The Beach infront of the hotel had lots of rocks but beautiful beach with soft sand is at about 200 ft from it. 7. The hotel has a great potential to be a quaint boutique destination if they take care of the smell coming from their waste.

The restaurant is outstanding. The beach is a surfing area not great for general swimming or snorkling. The view is awesome and so are the staff. we had a two bedroom which was nice. No sitting in the room but a nice balcony. Pool is fine.

Staff was exceptional. Every single person. Location overall was good but parking is difficult and road to the property is very steep. Septic system was pumped about every third day and was done right at the entrance. However there was still leakage at the beach which smelled most everyday. Restaurant staff were over the top friendly and helpful. Views are breathtaking.

The beach view was great from our ocean front room and from the infinity pool.

it was not a luxury property but for the price it was more than we expected. the only negative is the pool area is in the shade in the morning

Comfortable cabanas are available on the beach and we weren’t inundated by locals selling their wears. The staff is friendly and do everything to make your stay as pleasant as possible. The parking garage had a terrible odour that I don’t believe was temporary and the dirt road down the hill to the hotel was full of pot holes but that was also kind of a fun challenge.

Todo muy bien, tranquilo, limpio, y la piscina estaba con agua tibia!!! Lo cual me parecio excelente. Solo hubieron 2 detalles Cuandi llegamos no estaba lista la habitacion, pero tampoco demoraron mucho Solo habia un bote de basura para todo el cuarto

Not what I would call a luxury boutique hotel. The hotel is only a couple of years old, but was expensive for what it had to offer. Could never get a real hot shower while we were there. Staff in the restaurant were great and the restaurant on the rooftop was really nice with beautiful views. The hotel is quite isolated with not much around it very close. My biggest complaint was there was no sun on the balconies at all, and only a little bit of sun by the pool area later in the afternoon. Still getting some sewage smell as well.

upon our check in we wanted to relac and watch some tv after a long day. both TV's in each room did not work. it took them 2 hours to tell us they couldnt fix them. on our second day they switched us to another room where the tv's worked. however the shower did not drain and it flooded the bathroom and walk in clostet and leaked out into the front entrance and into the second bed room. (the shower was running for under 2 mins. informed the front desk and it took them 2 hours and 45 mins before anyone came to the room to look at it and deal with it. then brushing our teeth the sink started to leak and instead of fixing it they just removed the P trap. there were weird stains all over the curtains that also made the curtains stick together. we contacted expedia and provided pictures and videos. upon requesting a refund the hotel would not answer any phone calls or requests. i would suggest you save your money and stay somewhere else

Xiobella is a wonderful resort in a beautiful location. No doubt the best bang for your buck! Our room was on the 3rd floor facing the ocean and it didn\'t get much better than that! We saw whales from our bed and were able to sleep with the doors open to listen to the ocean and feel the breeze all night. The staff was very friendly and very accommodating. The chef made us the most delicious enchiladas! We had a very relaxing time, and walking on the beach in the morning was so wonderful. They offer tours to Marietas Islands and have private taxis for hire, but it was a bit pricey. We had a car, but ended up having to pay off the cops for "speeding" so in the end it may have been cheaper to get driven around... My only concern was the smell of the septic in the basement. Had we not been on the 3rd floor and had not had a nice ocean breeze, the air quality may have been different. Something to consider for those hot days with not much wind...although it may not be an issue. Who knows. Also, make sure you carry cash on you to tip the wait staff. Most of our cash had to be given to the police officers who pulled us over so we didn\'t have much to give and they don\'t leave a "tip" option on the receipt when charging to your room. One of the waiters was very aggressive in letting us know that we need to be writing in a tip. We gave a tip at the end when settling our bill, but that didn\'t seem like the easiest option...overall, I\'d recommend it to a friend...

La atención del personal , maravillosa, en particular Álvaro y Fernando, de los pocos hoteles per friendly que hay en punta Mita y mis perritos estuvieron super Agusto, definitivamente regresaré!!! Super recomendado! La playa está a unos cuantos escalones de la alberca y está última siempre estuvo calientita y amena.

Poco personal, almohada manchada de sangre y no la cambiaron por que “el personal de limpieza ya se habia retirado”, pasillos y ventanas de apariencia sucia.

Pagamos por el penthouse, en espera de que sus instalaciones fuesen acorde al costo de este hotel, ya que no es nada económico; estaba con los aperitivos de bienvenida viejos y con polvo, el frigobar vacío, los pisos con manchas de pintura y la mucama no cambió las sábanas durante la estancia, además, la habitación no tenía cortinas adecuadas para poder descansar, complica el que está arriba de la cocina y no aislaba el ruido, ponían música altísima desde las 7 am y hasta las 10 pm, sin consideración de los que en esa habitación estábamos, el room service pésimo, contestaban cuando querían, muy mala atención.

Habitaciones sin teléfono. No hay comunicación con recepción o room service. Baño con poca iluminación, sobre todo en el espejo. Ser huésped del hotel no es suficiente para que el restaurante cargue las comidas a la cuenta del cuarto. Hay que solicitarlo por aparte. Dejan botellas de agua en el cuarto pero no dejan vasos. No hay ni una silla en el lobby para esperar un taxi o reunirse con alguien. La entrada del hotel son gradas y no hay rampa para valijas. El acceso al hotel es calle de terracería sin iluminación, muy oscura y poco segura. La salida a la playa está descuidada y la playa está abandonada. No hay mantenimiento ni personal que atienda en la playa. El servicio de restaurante es deficiente y el personal tiene muy poco entrenamiento. Las personas que atienden en recepción tampoco están bien entrenados y no tienen la menor cortesía con los huéspedes que ingresan. Definitivamente no debiera llamarse Luxury boutique hotel porque está muy lejos ser de lujo. Está sobrevaluado al tener una calificación de 8.8 y Excelente. No merece más de 6.

Mucho ruido en el cuarto , que estaba arriba de la cocina y restaurante, muy mal planeado . El ambiente de parejas solamente y poco agradable .

(the shower was running for under 2 mins. informed the front desk and it took them 2 hours and 45 mins before anyone came to the room to look at it and deal with it. then brushing our teeth the sink started to leak and instead of fixing it they just removed the P trap. there were weird stains all over the curtains that also made the curtains stick together. we contacted expedia and provided pictures and videos. upon requesting a refund the hotel would not answer any phone calls or requests. i would suggest you save your money and stay somewhere else

Nos dieron una habitación súper pequeña , no había sillas o un sofá no se si fuer porque la reserva fue por internet la vista fue hacia un muro de pared pero lo demás muy bien

This hotel is only a few years old so the management is still working on a few improvements. In fact we had a band playing one night on the roof to restaurant one evening which was very disruptive but to compensate us they gave us a deep discount for the remainder of our stay. We stayed for 8 days and with only 24 rooms it is not look for you to feel like family. The staff was wonderful add Richard our server went out of his way in all aspects of service and truly felt like a friend. As we went our excursions and into the various towns like Sayulita and Punta Mita coming back to the hotel was always a beautiful quite oasis. A few things to be aware of: As the hotel is about an hour from the airport you are best off to rent a car but if you are driving keep some cash with you as the police in the area have a prolific enforced tipping program in effect. We were stopped for going over a speed bump a little to fast and the officer would not give our licence back until we gave him $400 pesos to thank him for his kindness. This is still a far better option than the $110.00 US it costs to get there from the airport and the $60.00 US every time you go back to Puerto Vallarta. So bottom line is if we go back to Puerto Vallarta, this is where we would stay, and we would spend more time here walking the beach rather than going on excursions.

This hotel is worth checking out , it’s a little hidden which makes it feel more private, all the members of the staff are nice and they go an extra mile so you can feel comfortable and welcome, the restaurant has a great view and food is delicious. Thanks Alvaro for trying your best so we could feel comfortable.

Tengan mucho cuidado. Está lleno de insectos el cuarto, en hoteles te confirman que te incluye comida y ellos no te dicen que ya no sirve su restaurante. No hay servicio en el hotel después de las 4pm no hay recepción. Me tuve que ir del hotel y no me regresan mi dinero. Hoteles.com dice que el hotel no me lo quiere regresar y el hotel dice que hoteles.com no le ha pagado.

The place is nice the view is great nothing to complain about the place! The food was good only thing I would said something is the service in the restaurant they need more people!

The staff was great. Very attentive to our every need. The room had a spectacular view of the ocean. The food was delicious and fresh. The drinks nice and well made.

No coffee in room, have to wait until 8am to get coffee from restaurant. No phone in room. Remote location with extremely rough dirt road. Hard to see hotel from dirt roads needs signs and/or lights . Nice pool but no hand rails, easy to slip entering. Nice beach area. Staff very friendly and wish to be of the best help they can.. if your looking to be secluded with no amenities close by this works. Feel I would not return to this hotel. Nor would I recommend it.

It was very secluded! The facility was very nice. Room was spacious and the balcony overlooked the pool/beach/Ocean. The staff was amazing and so service oriented. A wonderful and unique experience. Special thanks to Maggie and Alvero.

El personal excelente, pero el hotel está en medio de la nada, sin carro no es buena idea, está aislado de todo y no hay restaurante en el hotel ni cerca de la propiedad, ni tiendas, la única solución es llevar automóvil.

Great restful retreat. Views of the ocean are amazing. Love then infinity pool and bar area. Food was excellent. Staff friendly and attentive. Only 10 min drive to the cute town of Punta Mita.

Literal dos horas para llevar servicio al cuarto, me mandaron a una habitacion con fuga de agua en el piso aun a sabiendas del recepcionista, el clima estaba frio y no prendieron el boiler para calentar el agua de la alberca. El desayuno que pagas es solo la mitad de un homelet montado en un pan bimbo, es un hotel caro con un servicio muy deficiente. No lo recomiendo.

Complicado, trataré de resumir. Lo casi mejor: El restaurante. Muy rico, un restaurante de chef normal, los precios de los platos son altos, pero normales para un restaurante de chef. Casi mejor porque los cócteles son carisimos, 250 por un gin n tonic es una locura, y al final con esos precios, si vas a pasar varios días en el hotel, es carisimo. Lo bueno: El hotel se ve nuevo, incluso las habitaciones huelen recién pintadas. Esta limpio. Piscina climatizada (aunque aparentemente no siempre por otros comentarios que he leído) y la vista es lo mejor, definitivamente. Lo malo: Los detalles. No hay forma de justificar el título de "hotel boutique luxury", ni siquiera creo que se le pueda llamar completamente hotel, tiene problemas muy básicos de atención a clientes. Nunca nos dejaron ni una botella de agua, el control de nuestra tele no funcionaba, lo reportamos, nos dijeron que por la hora teníamos que esperar al técnico al día siguente y no lo arreglaron, nunca funcionó. La caja fuerte estaba cerrada, nos dijeron que cuando limpiaran la iban a dejar abierta, nunca paso. La música de la piscina a todo volumen todo el día. Un día en el estacionamiento oímos que el penthouse no tenia agua caliente. Poco personal, difícil encontrar a alguien que te ayude con algo incluso en recepción. Esta cerca de la carretera, pero el acceso es feo. En resumen, el precio es injustificable, el servicio malo, al final terminamos saliendo todos los días a otro lado, porque no valía la pena.

We loved our stay here at the Xiobella! We would stay there again the next time we go :) Great staff, super friendly. Great views from the room, and rooftop restaurant. We had breakfast 2 out of the 3 mornings we were there, and enjoyed the food and views! 10/10

We were the only people at the hotel. We only found one person that barely spoke English next day of arrival. We found out the rooms in the hotel were for sale. breakfast served was not satisfying. The only thing I can say about the hotel is that they cleaned our room every day.

No tiene nada de hotel boutique, las instalaciones dejan mucho que desear en mantenimiento para el precio. En cada comida para 2 personas te gastas más de mil pesos, sin duda les recomiendo mejor pagar 5 mil pesos por noche en un todo incluido.
