Royal Kahana Maui by OUTRIGGER

I booked this property in December for a spring break trip with my children in April. Upon arrival the property is scattered with construction equipment and not what you want to see on a vacation in paradise. I figured i would bite my tongue and just enjoy my vacation without getting in a fight and just deal with the unsightlyness of the exterior of the property. We arrived on Friday and by Monday morning all hell broke loose. There were half a dozen workers with the constant sound of jackhammers that were so constant and loud that woke everyone up at 8 am. The noise was non stop until around 5 pm every day. I booked this property over 3 months ago and feel like expedia or outrigger could have at the least sent out an email to let me know there was construction going on and given me the option to book a different property. I feel like once they got my hard earned money and it was a non refundable booking they just figured they had me by the balls. This is by far the worst experience i have ever had on a vacation. The plan was to hang out by the pool for some quiet relaxation but that was impossible because of the constant jackhammering. The front desk was unapologetic and just treated it like it was normal and i should deal with it. The least they could have done is offer a discount but they didn't offer anything. I have stayed at this property about 6 times.this is the last time. I don't need some bs response from the property manager. Send me a refund.

No one said they were doing construction on the property and they started root hammering and making noise from 9:00-4:00 Monday thru Friday. A simple heads up would have been great and we would have moved our reservation elsewhere. My wife will never stay at another Outrigger property again because of lack of transparency.

We enjoyed our stay at Royal Kahana. The condo is dated however was clean, and well equipped. The ocean view from the balcony was spectacular. The staff was friendly. Parking stalls are very narrow. The pool needs upgrading. The property is in walking distance to a general store.

Nice condo units right on the ocean. Excellent kitchen utensils but bare bones condiments, just coffee, sugar , salt and pepper.Nice location at the north end of Maui, we took the bus to Lahaine, but lots of restaurants nearby. No beach but access to walk to the beach next door. Great swimming pool, decent size and lots of friendly people.

The unit was spacious. The area rug needed cleaning and the kitchen needed more equipment. The front desk staff was friendly. Pool was small and no hot tub.

The only reason I'm not giving this place a five-star review is because of the ongoing construction work. For at least the first 3 days of our stay, we had a crew doing very noisy grinding on the exterior hallway just outside of our room, which made having a normal conversation nearly impossible. Other than that, everything was great! Lovely Lita at the front desk was so nice, friendly, and helpful. Our kids had a blast swimming in the pool, playing ping pong, and snorkeling from the beach right in front of the hotel. (Lots of honu!) Having a fully equipped kitchen was much appreciated, and the washer & dryer was a nice plus. Parking is an additional charge, and spaces can be tight and hard to find at times -- so be aware of that. All in all, this is a great place for families. (And management deserves praise for helping out displaced families with rooms after the fire!)

The view from my ocean front room was amazing. The condition of the condo was very good. The parking lot was loud and difficult to find a place to park. I also would have liked to have a bigger pool.

Nice view, comfortable beds, however property is old and falling apart. Lost power for 24 hours and no shower due to lose of power and they had waterline issues. They charge for parking in their lot and there is no option to park anywhere else. Building needs major work as the concrete is cracked and sagging. They are working on updating but construction noise is annoying. Staff were very nice.

Very comfortable accommodations, beach was eroding, but there were plenty of other beaches nearby, pool was large and pleasantly warm, nice location.

the building was being remodeled, the balconies were supported by scaffolding, every early morning there was noise from the workers' machines.

Property was better than expected after reading some of the other reviews. Clean, no bugs, nice pool, friendly staff. Yes, room was a bit dated but had internet and smart TV's. Kitchen was updated. Views were great. Saw a ton of whales from lanai.

Property was VERY clean. Quiet and welcoming.

Dirty dishes had been put away in cupboards and drawers. Kitchen floor dirty and sticky. Washing machine is VERY loud. Sheets on bed are very old and starting to tear in places. Water shut off twice during our stay. Had to leave once during stay for condo maintenance pest control.

The ocean view in the unit was spectacular, the unit was clean and very large. The unit was very clean, however, there was a strong musty/smoky smell in the unit. This presented a problem with our allergies. Also, there was not a safe available to renters. There was an owner safe in the unit, but renters could not use it. We would stay here again. Absolutely lovely property.

Great view, friendly and clean building close to many amenities and located in a quiet area. Our unit had AC which was a nice addition and welcome with the setting westerly sun exposure in our unit.

I liked the condo, however, felt for the price it should have been much cleaner. The floor was not clean and the shelving in the bathroom was dirty so therefore I could not use it I did clean up the floor for you and half the lighting did not work and I did tell you guys the lighting did not work and you sent some one who just fixed a side lamp there was blue tape over the fan in the master bathroom I was very disappointed.

This is the 2nd time staying at the Royal Kahana. Property is a little dated but they're working on making it better. We had nice ocean view. Staff is nice, friendly and helpful. My only compaint is where as the unit looked very clean the floor was filthy. My wife's and my feet were black walking barefoot on the lamanent floor. We found some wet Swifers in the closet and mopped the floor ourself. House keeping needs to do a better job. Over all we enjoyed our stay there.

My family and friend really like the hotel. It's clean, staff are friendly, polite and we felt welcome.

The view of the ocean from each room was fantastic. Unit was a bit dated but clean. Need to have a hair dryer in the unit. Complimentary coffee was nice but I needed tea and it was no where to be found not in the unit or lobby.

Low water pressure on higher floors, no hot water on most days, bed was squeaky and old,

Me and my family absolutely loved this place. It has a wonderful view of the beach that I took in every morning with my coffee. It was super clean and organized and I just loved my stay overall. I will definitely come here again!

Unit was spacious and well laid out, furnishing were in excellent shape

The view was absolutely stunning. The room was clean and stocked with everything we needed for our 7 night stay.

The property is in a safe and quiet neighborhood. The beach has eroded so there is no beach access. Very spacious room with a kitchenette, washer/dryer. Maui Brewing company, McDonalds are walkable. There is a whistling sound on days with a strong breeze as the patio door had gaps. Unfortunately housekeeping was an additional fee however they were happy to provide extra toiletries/coffee as needed. On the whole it was a pleasant stay!

The room was well designed with a great view of the ocean. It had cooking facility and excellent for a linger stay. The rooms have mirrors which helps with light view and makes the room bigger. The rooms also had a washer dryer and together made our stay comfortable and enjoyable

The area is nice. The hotel is older. Each room is vastly different. Our first room had not been renovated since the 1970s. We requested a new room which was much nicer. It had been renovated relatively recently and was very comfortable. This is a condo that has about half of them rented out by individual owners. On the good side, it is in the middle between restaurants to the south and snorkeling bays to the north. We saw turtles swim by every day.

We had three 1 bedroom rooms. All were super clean with every amenity you could possibly need .They all had amazing views of the ocean. Definitely recommend. We had rooms 406, 606, 615. Room 615 had the most amenities, 604 had the best ocean view.

Royal Kahana is showing it's age despite the construction going on which made lots of noise during the day. Our unit was nicely renovated. The sliding glass door was noisy at night due to the high winds. Staff and security were very friendly. Parking was easy to find. We would come back.

Bedroom drawers were old and difficult to open and close. TV was difficult to operate and no premium channels. Staff was very friendly and helful. Room view was excellent. A noisy during the day. premium channels.

This resort was exactly what we wanted. Amazing ocean views that we could watch sunrises and sunsets from as well as see whales each morning and evening. The concierge Kathleen was very friendly and helpful. She helped us book and amazing snorkeling and whale watching tours. All the staff were helpful, welcoming, and professional. Thanks for a great stay for our anniversary!

Place was nice and clean. It is a great location if you do not want to be in a crowded area. Location on the island was great as it was perfect for getting to all of the westside snorkle locations that we wanted to get in during our trip there. Staff was very friendly and eager to assist if you asked for anythign from them.

Perfect stay for my family of 5. Felt like home for us. The condition of property is older but well kept. The room we got was great had everything we needed. I Would like to mention the front desk is closed by 7pm. So for those coming in late, you will have to follow instructions left out for you at the desk. It was not difficult to get ahold of someone to get access to our room. We would stay here again.

The staff was AWESOME! Very nice, friendly, welcoming. Went out of their way to be nice, spoke to us each time we went in and out of the building. Made arrangements for us to check in early. So extremely friendly! Upgraded our room to allow more space and cold A/C, after hearing of our issues at 2 other locations on the island! Beautiful oceanfront view. Gorgeous grounds. Room was nice, clean, updated and very recently updated. Would highly recommend this location to anyone traveling to this area!

The property is non smoking although the neighbors next to us were smoking we mentioned it to the desk and they offered for us to switch rooms we declined as we had already been there a few days but they did speak with the neighbors and this seemed to help as there were no more smell of cigarette smoke

Waterfront property, walking distance to restaurants and short drives to shopping. Easy access to highway for north or south travel to see the sights. Clean, friendly staff, and guests.

I liked our stay. It was clean and next to the beach. There is good amount of shopping nearby so explore the area beforehand. Food trucks are located close as well. There is walking path thru sandbags to the beach etc rather than walking thru the street to the beach. Turtles come and sleep at the beach. Whales can be seen from the shore.

It is very nice condo with fully equipped kitchen. Everything you may needed for a vacation you can find it in the room. It just like your home. Cooking , laundry, cleaning etc. You can BBQ at the yard. Pool is very well maintained . Beach is clean and not crowded.

Quaint and a bit away from the hustle and bustle. Beaches within a short walk away, beautiful views or the sunset and whales from our room

Property is in great location to a few dining options, small grocery store, and rental place for chairs/boogie boards snorkel gear, etc. Parking was $10/day that was not expected but was reasonable price. Our view was ok, you could see the ocean from far right side of the deck, other side you were looking straight at a building. It was perfect for our 5 day needs.

Overall a nice place with a great view. We did see a cockroach type bug in our room. However we saw these bugs other places on the island so might be a season bug not a cockroach. There was a new amenity of a small fruit shack trailer by the pool. While we thought this was a nice addition it turned out to be a nuisance. The stand operators pretty much played with their child in the pool coming out to make a sale when a customer approached. One evening the shack owners had friends over for a pool party. They played loud Mexican rap music and security had to be called. Very unacceptable behavior and I hope the business is removed from the property. Perhaps something more professional or maybe rotating food trucks would be a nice addition since there is no restaurant on site.

Having a well equipped kitchen is great but it would be great to be able to buy -at least, drinks or snacks. They only have an old vending machine that works with cash only.

It is a well maintained older property. The lack of amenities at the pool like a bar and food service was annoying. In our unit some features were low end but adequate. I'm not sure what the ratio for handicapped parking is required but getting a spot was 50/50 chance. BUT...we were on the 11th floor ocean front and the views were great.

This is a great property..was clean and quiet. The beach was beautiful and pool area was great with bbq to grill..The staff was friendly and very helpful.Would highly recommend
