Easy check in.room was clean.pool was warm.hot tub/jacuzzi was relaxing.also there is a sauna.breakfast area was clean and had a variety of choices for food and drinks.plenty of storage for clothes in room.problems with room,missing handle on dresser.line to hang wet clothes in shower was broken.also volume of tv was low even at max.

The property was a bit run down looking. Staff was helpful. Exercise room equipment was in sub par shape if not broken. The room was ok but not updated, clean enough but could have used a good scrub of the floor and bathroom. All in all just ok.

This is a very nice hotel. I didn’t like all the kids in the hot tub in the pool area. Kinda ruined it for my wife and I. We were celebrating our anniversary. Mostly in the room because of all the kids and the parents that didn’t monitor them. I didn’t even see staff enforcing the rule of 16 and under can’t be in there. Very disappointing.

This hotel was fine. Our kids liked being able to choose between the indoor and the outdoor pools. The breakfast was fine - hot eggs and sausage each day along with waffles, toast, pre-packaged pastries, and juice. The room was clean. Staff barely interacted other than at check-in, but they were nice. The room was moist... maybe just chilly, but felt a little damp sometimes. The location was convenient.

The pool area was nice…the indoor pool warm… only thing to know .. is there is no elevator and always get a pool side 1st floor with patio particularly on west entrance … we stayed in room 108 and I would request that same location if I returned. Tipped housekeeping $5 each morning… room was kept very very clean each day

This was the worst experience I have ever had staying at a hotel. The pool and jacuzzi where unable to be used by adults the jacuzzi which is supposed to be for adults where being used by underage children 7-8 year olds jumping in and out of the jacuzzi like animals. Kids running and screaming in the hallways until late hours in the night. I spent 600 for me and my family to enjoy this hotel I was unable to do so was a complete waste of money.

The rooms were nice, the staff were super pleasant, Trudy knew me by name which made the stay that much more enjoyable. The pools were well kept and clean. The playground could use some attention but that’s the only negative thing I would say about the entire stay.

Room 134 was extremely disgusting, the floor needed a thorough scrub down. The shower seat in room 134 was falling off the wall. Mold and mildew in room 134 shower. Room 250 had unresolved plumbing issues whereby the water wouldn’t go down the shower drain. I called twice to have the drain in room 250 fixed and that never happened. Spiders and bugs in both rooms 134 and 250. Housekeeping was rude and knocked on the door way too early before checkout time at 9 AM and then again at 10 AM on the day of checkout. Checkout time is 11 AM. I had to remind housekeeping of these policies. Front desk Personnel needs to have their manners adjusted. I strongly believe a credit should be issued for the well over $2000 I spent on a five day stay. For the record, I checked out at 11:02 Am. I will never again stay at the all seasons resort again unless the above issues are resolved and some form of refund is issued for all of the aforementioned issues. I haven’t posted this to Google…yet! Regards, Brian J. Champagne.

The staff is wonderful but the property felt rundown. Pool tiles broken around the property, hair in the hot tub, and just families grilling like it’s a state park. The bathroom ceiling is coming apart with a ton of water damage and the balcony door doesn’t lock. The breakfast was something I’d be comfortable passing on. Beds were comfortable. But the hallway light is so bright and filters into the room. I had to book very last minute or else I would have stayed somewhere else. Convenient to restaurants, grocery store and the beach.

The pool and hot tub was nice. Not a fan of having it in full view of front check-in lobby. The continental breakfast was far less than we expected. The fruits looked wilted, and not fresh. The door could not be unlocked. Definitely not deluxe.

We've vacationed many times at this property but not in 5 years due to pandemic, etc. They have refurbished the rooms and they are quite nice. The only issue is that the floors do not have carpeting any more and the bare floor picks up fine grit that ends up on your feet and then in your bed :-(. Next time I'm going to bring slippers. The pools (indoor and outdoor) are quite large and well maintained. The hotel is centrally located. There is a really nice beach (Smuggler's Beach - see photos) about 5 minutes away. The Cape Cod Mall is about 15 minutes away. The National Seashore Visitor's Center in Eastham is about 30 minutes drive.

Disappointing Experience – Would Not Recommend. I have to post multiple reviews because I am not given enough characters to properly relay my experience. Unfortunately, my stay at this hotel was disappointing from the moment I arrived. There were two major issues right off the bat. First, the smell in the lobby was overwhelming and extremely unpleasant. It was a strong, rancid odor poorly masked by an excessive amount of air freshener, which made me feel physically ill. Second, the front desk staff was shockingly rude. Before I even had a chance to speak, I was cut off with a curt, "If you're looking to check in early, no rooms are ready." Not even a basic greeting like "hello" or "welcome"—just immediate attitude, which set a very negative tone. When we got to the room, it was clear that the hotel is extremely outdated. Referring to it as a "resort" is a real stretch. While it was relatively clean, the overall condition was poor. The bathroom hadn’t been updated in what looked like decades, and there were noticeable stains in the shower/tub. The bath towels provided were comically small—barely larger than a bath mat. I tried calling the front desk to request additional towels, but no one answered. When I walked down there in person, I found a staff member present, which makes me wonder if the call was simply ignored.

Room 134 was extremely disgusting, the floor needed a thorough scrub down. The shower seat in room 134 was falling off the wall. Mold and mildew in room 134 shower. Room 250 had unresolved plumbing issues whereby the water wouldn’t go down the shower drain. I called twice to have the drain in room 250 fixed and that never happened. Spiders and bugs in both rooms 134 and 250. Housekeeping was rude and knocked on the door way too early before checkout time at 9 AM and then again at 10 AM on the day of checkout. Checkout time is 11 AM. I had to remind housekeeping of these policies. Front desk Personnel needs to have their manners adjusted. I strongly believe a credit should be issued for the well over $2000 I spent on a five day stay. For the record, I checked out at 11:02 Am. I will never again stay at the all seasons resort again unless the above issues are resolved and some form of refund is issued for all of the aforementioned issues. We had an issue on the sliding door that gives access to parking. I brought to the front desk person in the morning and in the evening they were already finishing fixing it. Hotel lacks a few things: breakfast can be more diverse with more food options, simple requests like extra pillows and towels were never fullfiled and also doesn’t provide laundry bags. Overall staff experience really chill and great.

I took my boys to the cape for a few days and we couldn’t have been happier with our stay at the resort. Beds were clean and comfy. Breakfasts were good. The pools were open and fun and there was a hot tub. It was close to everything and there was an ice cream shop within walking distance that we visited two nights in a row. Great stay!

The staff is wonderful but the property felt rundown. Pool tiles broken around the property, hair in the hot tub, and just families grilling like it’s a state park. The bathroom ceiling is coming apart with a ton of water damage and the balcony door doesn’t lock. The breakfast was something I’d be comfortable passing on. Beds were comfortable. But the hallway light is so bright and filters into the room. I had to book very last minute or else I would have stayed somewhere else. Convenient to restaurants, grocery store and the beach.

We've vacationed many times at this property but not in 5 years due to pandemic, etc. They have refurbished the rooms and they are quite nice. The only issue is that the floors do not have carpeting any more and the bare floor picks up fine grit that ends up on your feet and then in your bed :-(. Next time I'm going to bring slippers. The pools (indoor and outdoor) are quite large and well maintained. The hotel is centrally located. There is a really nice beach (Smuggler's Beach - see photos) about 5 minutes away. The Cape Cod Mall is about 15 minutes away. The National Seashore Visitor's Center in Eastham is about 30 minutes drive.

The hotel staff was great and there was someone at desk all night and a key card to enter from any door. It was very family friendly. There were 2 pools, whirlpool and sauna. The morning breakfast buffet was convenient and saved money on one meal a day. There was a small play scape & and an old school steep metal slide our son enjoyed. There were reasonably priced kids snacks by the front desk. The Cape Cod creamery is right next door so you can walk over for delicious ice cream. The hotel is older but has been updated, beds are comfy and tv nice. There was a mini fridge in room (no microwave but there was one downstairs in cafe that could be used). The room was very clean.

This property is located is a moderately convenient location in Yarmouth on Cape Cod. It's about 30 minutes to the eastern shore and about 2-3 hours from Providence (mostly due to traffic). The building is dated and has clearly not been updated recently. The room had multiple "patches" in the walls, dingy carpet, and was all around old and not well maintained. The same is true of the property in general. The pool was ok, but the hot tub was over chlorinated and not warm at all (so much chlroine that it burned my eyes just sitting in it). The saunas function, but are clearly not used often. If you need a place to stay, this will suffice. However, if there is another choice, it's probably a good idea.

This hotel was fine. Our kids liked being able to choose between the indoor and the outdoor pools. The breakfast was fine - hot eggs and sausage each day along with waffles, toast, pre-packaged pastries, and juice. The room was clean. Staff barely interacted other than at check-in, but they were nice. The room was moist... maybe just chilly, but felt a little damp sometimes. The location was convenient.

The biggest downside was the kitchen staff. Yes, there was a tour which made it hard to keep up with, but there were 2 gals and the trash was overflowing. People had to lay there trash wherever they could find room. The tables were not wiped, a non working waffle iron and the 2 gals were in the back on their phones. An hour after the tour left, it was still a disaster. We were there for 3 days and it was the same every day. The room was clean, but no microwave.
