Cute property, right next-door to a police station, quiet area, the front desk is only there sometimes. The air conditioning worked well and the bed was very comfortable. The only problem I had was that the water in the shower didn’t drain until after the shower was over, also they don’t have a place to store your luggage, so you kind of have to manage your time around that. Although they were nice enough to hold my bag for 30 minutes while I went to get a cup of coffee. Five minute walk to the Colosseum, plenty of little restaurants in the area. Overall a nice stay and would recommend.

The photos that appear from the hotel are not exactly the reality. The girl at the front desk is very friendly and attentive but only she works at the hotel from 8-5pm after that no one attends to you!! They didn't even make the room the days I was there that were 2!! The area is convenient because many restaurants and the coliseum are close to you!!

The bed was nice and the room was clean. The area was nice. The room was very small, though, and the bathroom did not have space for putting makeup bottles or anything like that. I had to put my bottles on the floor. There is no breakfast or water available for the shared (old and simple) nespresso machine. The reception is not there most of the time, although they were helpful when they were there. The luggage storage was very unsafe as any guest could grab any bag at any time, because there was no reception. The cleaning personnel were super loud and very loudly talkative from 7 or 8 in the morning also in the weekend and the doors do not block any noise. All in all a bit expensive for what you get.

Check in was horrible This is not a hotel. It is a hallway in an apartment where no staff was present The address is confusing. Entrance is down an alley but listed as on Marco Aurelio st with a street number inconsistent with the location of the alley. The owner asked me to use online checkin a lengthy process, which finally crashed at the last step which involved paying a 5 euro surtax to some third party site. When I finally found the entrance there was no response. Having just arrived from the USA I was unable to get online Eventually another guest let me in, I accessed WiFi, completed the lengthy checkin process and entered my room. Having said all that the room and bathroom were spotless and tastefully decorated. Checkin was a nightmare. After that all was excellent

Pros: friendly staff, close to main attractions and public transportation, felt safe in the area as a solo female traveler, friendly staff, consistent wifi, good ac, restaurants nearby Cons: ants in shower and room, mosquitoes in room even though windows were never opened, room 1’s shower doesn’t drain until 15mins after you’re out the shower so you have to shower in a puddle of your shower water, room 8’s button to turn the overhead shower is broken so you have to lodge something in it to keep it clicked down, no full length mirror, staff only present on property in the morning, single rooms were small, property tax is an additional charge outside of expedia that I found out about the day before arrival

El hotel está muy bien ubicado, está cerca del Coliseo y muchos restaurantes. Solo vi que no limpiaron bien porque había shampoos abiertos que seguramente el huésped anterior dejó. No puedo opinar mucho del servicio porque no tuve contacto personal con nadie.

The pillow sheets were old and they looked dirty, even if they were clean, they look awful. I found a hair inside the bed, and the mattress was terribly soft. The area is quiet, with good local restaurants and is close to the coliseum but the inside and the rooms were not worthy of the price. Also the check out is at 10 am! The earliest I’ve seen. And when I first arrived nobody answered the door, I had to called. The girl was nice but the hotel facilities weren’t great, I paid 130$ for 1 night, and I know there are better places for that price. So no good value for the money.

I really hate to do that, because I love giving good reviews, and I think I’m being really generous with a 3 star review. We had two rooms - one of them had very heavy smoking smell, and the shower was clogged. They skipped cleaning for each room randomly, and cleanliness is far from it. You could see trash from the previous visitors, and the floor was dirty. The location however was really good and absolutely safe, with lots of restaurants and coffee shops. With a bit of attention it could be great.

We stayed here for 4 days and it looks nothing like the photos listed so beware! It’s very outdated and in poor state. We had room number 7 and the bed frame was broken and dipped in resulting in back pain / discomfort throughout the whole trip. There was also an ant infestation and was very noisy at night. Also the shower door was hanging off so the bathroom floor was covered in water after use, the bed sheets were dirty (brown marks and blood stains) and the TV did not work properly. When the staff were there they were friendly and as helpful as they could be and location is good, very near the colosseum. That is the only good thing about this hotel, other than that I would not book and stay here again. There are plenty of other nicer and cleaner places to stay in Rome. Photos need updated to a true reflection of what it looks like now!!!

This property should not be listed as a hotel. It is a hostel. The bed was lumpy as were the pillows. There were blood stains on the comforter which was replaced when we brought it to their attention. There was one overused plastic kettle for all the rooms that was located in the corridor to use. The shower was accumulating water with it being running for about 2 mins. The water had to be drained before resuming shower. The closet in the room did not lock. Hassan was very good and answered our queries. We have thought so far that Expedia vets the hotels before enlisting them. This experience has proven us wrong.

The room was practical and okay, the ac functioned as it should and it was fairly clean but not VERY clean. Excellent location. Very close to Colosseum. The reason for mediocre rating is, the rooms are not well insulated and noise carries VERY easily between rooms. The other guests were not noisy, but if you are unlucky with other guests and they are noisy you will hear everything.

Lovely building on the outside, good location but rooms much smaller than online pictures portray and you can hear the adjoining rooms shower, using bathroom and coughing so that was a little off putting. Also the rooms are dated and bedside lamps need either cleaning or replacing as somewhat dirty.

Super close to the colosseum. Small room good for 1-2 nights and a really good air conditioner. Also the host was so helpful helping us book a taxi for our flight. Would stay again!

The property was very nice. The room was a little small for three people. The queen size bed was very comfortable. Unfortunately, the single size bed was not very comfortable at all. We would’ve liked extra blankets. The shower would kind of fill up with water, but overall we really liked the place and would stay again. The Colosseum is very close within walking distance and there are really good restaurants. overall, we would stay here again. The staff was very nice and very helpful.

Great locations for no frills accommodations. It was clean, large enough room for what we needed for 2 people. The shower didn’t drain so well so I had to turn off the water in between shampooing, conditioning and body washing. No microwave. I’d recommend to property staff to add a full length mirror in the room

Room was a bit small but we barely stayed there, it was just enough to sleep and thats all we needed. We mostly stayed out all night. I will say, if there’s a way to muffle the lock noise, that would be great. It was a bit obnoxious and you can hear it all over the place.

Awesome location, spacious and beautiful bathroom, strong AC. Instructions for after hour check in was also clear and it was helpful that there was a drinking fountain right across the street. You really can’t beat the location of this hotel and the service was great.

She met all of our requests including transportation, tour, and restaurant suggestions and did so with friendliness and professionalism that made us feel special. She is the reason we will return, so if you want to feel special too (at a location that’s so easy to get to the Coliseum and other key sites in Rome) be sure to book here!!

Concierge was excellent very informative also helped make phone calls for lost luggage. Definitely recommend staying there close to colosseum and other locations.

Poor communication via email/WhatsApp/Hotels.com messenger. This is disappointing as we didn’t see a single member of staff so relied on communication via email etc. Room has a pungent bleach smell that was overwhelming. Good location though!

Stayed here in 2006 & 2010 so it made sense to stay again in 2024 - the location is great, close to many important sites, great eateries, transportation & university. I feel very safe and secure, it's small but had everything you need, staff (Hassan & others) are friendly and helpful. If I return to Rome I will stay here again!!

The Daplace Arena House is right next to the Colosseum in Rome, which makes it an ideal place. It is very easy to walk from the Metro station to the hotel and the area is safe and quiet. The single room is rather small, but it was comfortable for a solo traveler. The room is cleaned everyday. Highly recommended!

Location was perfect! Literally a 5 minute walk to the colosseum. Bus stops are right by the colosseum. And about 15 min walk to the train station. Very easy to walk, get public transportation, many food options all around, and 24 hour convenience store was around the corner. Just outside there was one of those water fountains. I would definitely recommend this property. Rooms fit a max of 3 adults. AC is mild but kept the place comfortable in early September heat.

The room and staff were perfectly fine, but the hotel is a bit far from a lot of stuff to do. You are very close to the colosseum but it was about at 35 minute walk to get to the city center of Rome.

A localização é 10/10, a 2 quadras do Coliseu, mas é um lugar pra ficar só 1 noite, no máximo 2 e para quem não conhece a cidade. O quarto é pequeno, não tem calefação, só ar condicionado (que atendeu bem). A cama é boa. O espaço para colocar as roupas e tudo que se carrega numa viagem é muito pouco. A tv funciona, mas não conecta na internet, então nada de Netflix (não é um problema para 1 dia ou 2, mas para mais dias e se chover, faz falta). O banheiro é pequeno, não tem espaço para colocar xampu/condicionador/sabonete no box, então a mão tem que passar pela cortina e molhar o chão pra pegar e devolver as coisas. A pia tb é pequena, não tem espaço para uma necessaire, por exemplo. O secador de toalha não estava funcionando, a tampa do vaso não ficava fixa. Como a recepção só fica disponível do meio da manhã até o meio da tarde, se precisar de qualquer coisa de banheiro ou cozinha fora desse horário, não tem para quem pedir. Reiterando: para 1 dia ou 2, é uma boa opção. Ah! Não tem café da manhã, mas tem uma cafeteria quase na frente que atende bem por cerca de 10 euros por pessoa um café, um sanduíche e um doce.

Bettkäfer, kein Frühstück, keine Gläser, geschweige denn Besteck und kompliziert das Personal zu erreichen! Der Strom ging mal nachts aus, nach drei Anrufen juckt es das Personal noch nicht mal ans Telefon zu gehen - nie wieder!!!

For the price this is definitely worth it. I never felt unsafe, there is a police station right next to the building. The workers were very friendly and we were able to walk pretty much everywhere (all the main attractions besides Vatican). There are many food options nearby and shops with basic necessities. You can also request airport transfers if you want. I would stay here again.

O lugar é excelente! Super bem localizado, quarto com cama confortável, ar condicionado funcionando perfeitamente, frigobar. Indico demais! O único ponto negativo, é o chuveiro que apresenta oscilação mto grande de temperatura. Vc deixa numa temperatura agradável e, de repente, fica gelado e depois extremamente quente.

The bed was nice and the room was clean. The area was nice. The room was very small, though, and the bathroom did not have space for putting makeup bottles or anything like that. I had to put my bottles on the floor. There is no breakfast or water available for the shared (old and simple) nespresso machine. The reception is not there most of the time, although they were helpful when they were there. The luggage storage was very unsafe as any guest could grab any bag at any time, because there was no reception. The cleaning personnel were super loud and very loudly talkative from 7 or 8 in the morning also in the weekend and the doors do not block any noise. All in all a bit expensive for what you get.

Fantastic location just a few blocks from the coliseum. Cafe across the street and check in was quick. They kindly gave us suggestions for restaurants as well. Would definitely stay at this location again.

We enjoyed our stay here. However, this is not a staffed facility you are on your own with 3 keys... one to enter the building, one key to enter the floor... which holds the rental rooms and one key for your door. There is no breakfast. But there is coffee and tea with cookies available in the middle space. So. If you know those things in advance, the room and bath room was clean and acceptable, cleaning staff were available daily if you so desired, and the location is just a few blocks from the Roman Coliseum. This place is not close to shops. Also. The price was right!

The hotel attendant was lovely and very helpful. We had an issue with the driver picking us up from the airport and she quickly helped resolve the issue. Be aware there is no elevator, but it is only a few steps up to the rooms. I would definitely stay there again.

This was an amazing place to stay! Location was close to food, stores, and the Colosseum! Everything was clean, staff was helpful and my family and I had access to them via the WhatsApp for any questions that arises. They were able to arrange transportation for us from the airport and the ship port. Truly an amazing stay and amazing service! Would highly recommend this location!
