The Royal Sutton is a Hotel/Pub with a large downstairs bar and a stage/dance area. They tend to host events/bands at the weekends whose performances last into the early hours past 2am, so good if you are into that sort of thing but not the place to be if you like an early night and uninterrupted sleep - the noise is extremely loud (I really mean that) and permeates through all bedrooms. To be fair, it does mention the entertainment hours and noise on their website, but just understand that this venue is not intended to be a quiet weekend getaway! The rooms are fairly average if you are viewing them in comparison to a pub-style B&B, but pricey and a little dilapidated if you are going to compare them to a Hotel chain. They are really in need of a refurbishment; for instance the window frames are original/antiquated, grubby with peeling paint and no double glazing, so if you are near the main road you will hear quite a lot of external noise. The room I stayed in was big enough, but overall it was sparsely finished and couldn't be described as anything other than basic accommodation. There is quite a bit of parking off the main road to the side and around the back of the hotel. So that shouldn't be a worry if you need to leave your car overnight. Some of the spaces around the back are very tight and unsuitable for large cars, but if you go into the overflow area (down a small ramp) there are plenty more spaces that are less cramped.

I have stayed in the single room (109) many times and about 3 stays ago I reported the the tv kept displaying " no signal" The reception have (for the last 3 visits) assured me they will look into it, they obviously haven't :( The bar is still closed. Sink broken in the room. Card swipe to get into the rooms area is a bit fickle. It's not a bad place, but I don't think it's worth the price, sonetimes. I suppose if you need to visit Sutton Coldfield overnight, you haven't many options.

Inital impressions were favourable, easy parking, friendly staff, and a nice room recently refurbished. First clue we had to the inadequate soundproofing was early evening when there was a live band in the pub below. Every word. every note, could be heard clearly. After the band finished around 9pm the disco started and continued until 2am. Heavy bass beats physically shook the bed and decibel levels averaged 67db and peaked at 91db. Needless to say, not much sleep was had and my tinnitus today is raging. No mention on the hotels.com site or when checking in. Shame that it spoilt what could have been z pleasant stay

Nice modern, clean and comfortable room. However, I booked because it had a bar and restaurant but both were closed for refurbishment so I couldn’t even get a cup of decent coffee. Should have been advised of this in advance! The TV in room 203 also doesn’t function properly! The tv reception was sketchy at best!

This hotel was closed for refurb when I arrived, so no food or drink available, but the hotel still charged full price and no mention of this when I booked it. I was here around 2 months ago and reported the TV wasn't working then "no signal" problem. Guess what? Same problem on this visit, I have reported it again, not sure if it will ever be fixed. The sink is cracked and there were no clothes hangers in the room. (Think these are available for about £2.99 for 8 sourced locally) The hotel said "oh they are due in today" The hotel appears to be going downhill and is approaching "Britannia " level. It's ok having public areas refurbed, but the rooms need work too.

The staff - brilliant. Zoya on reception carried my case up and down stairs. Let me borrow a fan heater. Keiran, the bar manager, sorted my food out with the chef (I have a dairy intolerance). The hotel needs upgrading in certain areas. It is a night spot on Friday and Saturday night, my ear plugs dealt with the music, the revellers leaving unbelievable noise for about 40 minutes 3am to 3.40am. I was warned about the music!!!

I have contacted both hotel.com and the fire service about my serious concerns about the morning when I was unable to exit into the reception area as the door was locked and the switch to open it was not working. The phone number to ring, given on an A4 notice in case of emergency, was unmanned. The fire service at least are taking the issue seriously.

Whilst the pub and restaurant parts of The Royal have been recently refurbished and are very nice, the same cannot be said for the hotel part. It is very dated, shabby and in desperate need of refurbishment. There are steep narrow stairs up to the accommodation so totally unsuitable for anybody with access needs. The room was clean despite the issues with dated fittings. The door handle was like some kind of Chinese puzzle and generally took about 5mins to lock from either side. In our room, we had 2 very old dirty secondary double glazed windows which would not open at all. The heated towel rail in the bathroom was permanently on and impossible to turn off making the room like a sauna when the bathroom door was open, which may be nice in winter but was intolerable on a hot July night. To make matters worse, they provided a small electric fan which was so noisy as to make it unusable if you were trying to sleep. We stayed there two nights so asked for the fan to be changed and the heated towel rail to be fixed so it could be turned off but neither was done. The other main problem was, even if we had been given a quieter fan, it would have been pointless as the thumping repetitive beats of the night club held in the pub on Friday and Saturday nights went on until 2am were so loud they may have well just set up a speaker right outside our door. The only upside was the staff who were generally friendly and helpful even though they failed to remedy the issues with the room.

We had originally booked for 2 double beds in one room, when arriving we were in a family room with a double and 2 singles. I had checked with the hotel on the Thursday to ensure we had 2 double beds and all was agreed. The Lady on reception sorted an extra room for us with another double bed, no issues at all. Our shower in the family room had no hot water. When checking out I would’ve explained this issue only the woman on reception Sunday was on the phone. So never had chance. Other than that our room was spacious and modern. Bathroom could’ve been cleaned a little better and the hot towel radiator could’ve worked.

Unfortunately on a summer day when the temperature outside was high our room had the heated towel rail on full blast, no way of opening windows. The heat in the room was extraordinary and very uncomfortable. I usually find the good in everything but sadly this was poor, as was the state of cleanliness in the bathroom.

Heating in room did not work. Carpets didn’t seem clean. There was a blood stain on bed sheets under quilt. Staff was amazing and friendly.

Staff great, downstairs areas (bar, restaurant, food, etc) great. Bedrooms were really grim - horrible smell (stale cigarette smoke) and can't open any windows in the bedrooms. Would never book again for that reason which is such a shame as the staff are great

Bathroom was clearly not cleaned properly at all; dry toothpaste in the sink, hairs in the shower and dust everywhere. Very uncomfortable bed and pillows made it impossible to sleep well, coupled with the loud music from the bar going till 3am, something I did not know about at time of booking. It was noted in my confirmation email only but this info was only given to me after I booked a non refundable rate.

While the staff were pleasant and helpful, the room we were assigned need some TLC, the woodwork around the windows need a good portion of decorating; the shower screen in the bathroom need some rubber, the water keeps seeping out from under the screen wetting up the bathroom floor; because the bath is high to step in, they need a bath rail or handle so that more mature customers can able enter the bath. They could install a small fridge in the room with some water at least; the supposed bedside table where the lamps are not even one plug socket if customer wish to charge their phone, have to go across the room to charge the phones; the room was not smelling fresh upon entering, smells mouldy, but the very helpful receptionist addressed that. If some more attention is given to these rooms then this will be a good place to overnight or for weekend.

One of the worst hotels I have ever stayed in. Run down, rooms were very basic, not very clean, clearly not been invested in their upkeep. We had a leak and a broken blind and had to switch rooms. We had three children with us and there was music blasting until 1:30am both nights. The pictures make it look better than it was.

The Royal Sutton is a Hotel/Pub with a large downstairs bar and a stage/dance area. They tend to host events/bands at the weekends whose performances last into the early hours past 2am, so good if you are into that sort of thing but not the place to be if you like an early night and uninterrupted sleep - the noise is extremely loud (I really mean that) and permeates through all bedrooms. To be fair, it does mention the entertainment hours and noise on their website, but just understand that this venue is not intended to be a quiet weekend getaway! The rooms are fairly average if you are viewing them in comparison to a pub-style B&B, but pricey and a little dilapidated if you are going to compare them to a Hotel chain. They are really in need of a refurbishment; for instance the window frames are original/antiquated, grubby with peeling paint and no double glazing, so if you are near the main road you will hear quite a lot of external noise. The room I stayed in was big enough, but overall it was sparsely finished and couldn't be described as anything other than basic accommodation. There is quite a bit of parking off the main road to the side and around the back of the hotel. So that shouldn't be a worry if you need to leave your car overnight. Some of the spaces around the back are very tight and unsuitable for large cars, but if you go into the overflow area (down a small ramp) there are plenty more spaces that are less cramped.

I have to say that the playing of loud thumping music on the night (Saturday night) of my stay in the bar downstairs until 02:30 in the morning is 100% effective in ensuring no-one staying in a Royal Sutton Hotel room can possibly get any sleep what-so-ever. My naivety in booking a hotel above a disco I suppose but, rest assured, it will never happen again. I do thing that any advertisements for The Royal Sutton should carry a stark warning that SLEEP INPOSSIBLE BEFORE 02:30 AM is a fact. You're welcome ......

Inital impressions were favourable, easy parking, friendly staff, and a nice room recently refurbished. First clue we had to the inadequate soundproofing was early evening when there was a live band in the pub below. Every word. every note, could be heard clearly. After the band finished around 9pm the disco started and continued until 2am. Heavy bass beats physically shook the bed and decibel levels averaged 67db and peaked at 91db. Needless to say, not much sleep was had and my tinnitus today is raging. No mention on the hotels.com site or when checking in. Shame that it spoilt what could have been z pleasant stay

Hotel was wonderful until the club picked up at 10:30 and then it was non stop bass through the whole hotel until 3am . Such a shame that better sound proofing hasn’t been put in as the hotel is brilliant other then the noise making it impossible to sleep as my whole room was vibrating

This hotel was closed for refurb when I arrived, so no food or drink available, but the hotel still charged full price and no mention of this when I booked it. I was here around 2 months ago and reported the TV wasn't working then "no signal" problem. Guess what? Same problem on this visit, I have reported it again, not sure if it will ever be fixed. The sink is cracked and there were no clothes hangers in the room. (Think these are available for about £2.99 for 8 sourced locally) The hotel said "oh they are due in today" The hotel appears to be going downhill and is approaching "Britannia " level. It's ok having public areas refurbed, but the rooms need work too.

Good sized double room with shower/bath, nice and light, found the bed comfortable. hanging space for clothes. Iron and ironing board(though only 2 hangers), tea/coffee/biscuits, hair dryer. Staff helpful and very friendly, free parking, nice selection on breakfast menu. Fresh towels provided on our 2nd day and bed made and tea/coffee refreshed. Down side was our room faced the road which was very busy and noisy, also very stuffy, though we opened a window second night and actually slept reasonably well despite the noise ( probably because I barely slept the night before). To be fair staff did offer to see if they had another room but we were only there 2 nights in any case. Shower a bit slippery so could probably do with a shower mat and extractor didn't seem to work. TV reception was poor.

Despite the negative reviews, i found the hotel to be acceptable for a nights stay. The only thing that let it down was radiator in the room kept banging and clanging meaning i didn't get any sleep

Whilst the pub and restaurant parts of The Royal have been recently refurbished and are very nice, the same cannot be said for the hotel part. It is very dated, shabby and in desperate need of refurbishment. There are steep narrow stairs up to the accommodation so totally unsuitable for anybody with access needs. The room was clean despite the issues with dated fittings. The door handle was like some kind of Chinese puzzle and generally took about 5mins to lock from either side. In our room, we had 2 very old dirty secondary double glazed windows which would not open at all. The heated towel rail in the bathroom was permanently on and impossible to turn off making the room like a sauna when the bathroom door was open, which may be nice in winter but was intolerable on a hot July night. To make matters worse, they provided a small electric fan which was so noisy as to make it unusable if you were trying to sleep. We stayed there two nights so asked for the fan to be changed and the heated towel rail to be fixed so it could be turned off but neither was done. The other main problem was, even if we had been given a quieter fan, it would have been pointless as the thumping repetitive beats of the night club held in the pub on Friday and Saturday nights went on until 2am were so loud they may have well just set up a speaker right outside our door. Stayed on 1st floor on a Saturday night and the noise level was very bad from the bar and customers downstairs until after 3am.. 4 hours without sleep. Breakfast was however great & staff very nice.

Disappointed with the food menu, lukewarm food. We had terrible trouble with the door lock, even the staff had problems! The staff were all very friendly and helpful. We would come back.

I arranged to stay here as I was attending a funeral and the wake was being held here. Arrived around 7 and asked if I could order food told I could order from the cabin in the garden and it was burgers and dirty fries. Was reassured there were other restaurants down the high street … after a 2 m mile walk into the town not a restaurant to be seen other than McDonald’s and kfc so walked back and eat in a pub a few doors down. Breakfast in the morning for £7 was poor yoghurts juice in a jug croissants in packets and hot water to make tea and coffee if I’d have known I wouldn’t have bothered. Room was quite noisy on the front as it’s a busy main road. My friend arrived late at around 10.15 and we were turfed out of the bar bang on 11 so had to go to our rooms. Overall clean and tidy and the staff were really helpful and friendly . I had a single room and cost was reasonable but my Freind had to pay so much more for a triple room as that’s all they had. Tried to cancel the second night as we found out about the nightclub without success - overall wouldn’t go again.

After reading some reviews and being booked in to stay on a Friday night, I was a little worried. I called up mentioned my slight apprehension and my room was moved to a quieter one on the 2nd floor, no questions asked, no drama at all. There was a very mild sound from downstairs on the night but the reception made it very clear it was a nightclub and would be noisy from the very first moment I arrived in the afternoon. I cannot fault the staff, be that door staff, reception and later on the bar staff. The hotel and whole venue was lovely, full of charm. In fact, the band playing on the night were brilliant and so we made a night of it. I'd stay in the room we had again 202 I think, and on a Friday or Saturday night. I can't wait to come back! This is a night spot (Fri and Sat) and a great one at that. Go with that in mind and you will not be disappointed. Sadly due to an epic hangover, we didn't have breakfast, but the menu looked amazing and I wished we had now!

The staff - brilliant. Zoya on reception carried my case up and down stairs. Let me borrow a fan heater. Keiran, the bar manager, sorted my food out with the chef (I have a dairy intolerance). The hotel needs upgrading in certain areas. It is a night spot on Friday and Saturday night, my ear plugs dealt with the music, the revellers leaving unbelievable noise for about 40 minutes 3am to 3.40am. I was warned about the music!!!

Staff great, downstairs areas (bar, restaurant, food, etc) great. Bedrooms were really grim - horrible smell (stale cigarette smoke) and can't open any windows in the bedrooms. Would never book again for that reason which is such a shame as the staff are great

The staff were very helpful and friendly. The bed was comfortable. Unfortunately too hot and noisy, as needed the windows open to cool the room a bit. The noise was due to road traffic and it was an unusually hot day

Nice location and convenient. Decent VC dining options and room was ok as I paid under £80. However this seemed like a family run hotel and the manager who checked me in was very familiar and called me “mate” on a few occasions and dropped the odd f*#k word into conversations which didn’t offend, but still not professional at checkin desk

I arranged to stay here as I was attending a funeral and the wake was being held here. Arrived around 7 and asked if I could order food told I could order from the cabin in the garden and it was burgers and dirty fries. Was reassured there were other restaurants down the high street … after a 2 m mile walk into the town not a restaurant to be seen other than McDonald’s and kfc so walked back and eat in a pub a few doors down. Breakfast in the morning for £7 was poor yoghurts juice in a jug croissants in packets and hot water to make tea and coffee if I’d have known I wouldn’t have bothered. Room was quite noisy on the front as it’s a busy main road. My friend arrived late at around 10.15 and we were turfed out of the bar bang on 11 so had to go to our rooms. Overall clean and tidy and the staff were really helpful and friendly . I had a single room and cost was reasonable but my Freind had to pay so much more for a triple room as that’s all they had. Tried to cancel the second night as we found out about the nightclub without success - overall wouldn’t go again.

Nice modern, clean and comfortable room. However, I booked because it had a bar and restaurant but both were closed for refurbishment so I couldn’t even get a cup of decent coffee. Should have been advised of this in advance! The TV in room 203 also doesn’t function properly! The tv reception was sketchy at best!

Staff great, downstairs areas (bar, restaurant, food, etc) great. Bedrooms were really grim - horrible smell (stale cigarette smoke) and can't open any windows in the bedrooms. Would never book again for that reason which is such a shame as the staff are great

Property was fine, tho before checking out we had been watching 4 in a bed....the icing on the cake was the door handle coming off, meaning a battle to get out of the room. Continental breakfast? I had to ask for hot water for tea as the water in flask was cold, and I needed to search for a member of staff. Just cereal, yoghurt and cake, don't think that is adequate. Oh, and a warning on their website that the venue is a nightclub would have been useful. Not happy about being kept awake until 3pm by pounding music, and being told by a member of staff that we should have read the t's and C's before booking, accompanied by a smirk. Definitely would not recommend.

Beautiful twin room with lots of room plus spacious bathroom. Was warned about noisy disco. Not too bad. Continental breakfast disappointingly sparce and cost an extra £7. Receptionist was lovely very helpful.

Stayed on 1st floor on a Saturday night and the noise level was very bad from the bar and customers downstairs until after 3am.. 4 hours without sleep. Breakfast was however great & staff very nice.

Generally this would go down as a bare minimum hotel. Bare minimum in terms of staffing, facilities and service. Some nice elements and some very good staff. However, this is a nightclub on Friday and Saturday. Music till past 2am. The DJ on Friday has to be the cheapest thing they can find. From my room (where I was trying to sleep) they seemed to play the same noise for 45 minutes. If you are booking for a Friday night or Saturday night you will not get any sleep. My room appears to be lacking in any sound proofing as I could also hear traffic and the screams from customers. After 2am I may have had some choice words for the manager who appears to think telling people the don't care about their guests sleep in a confirmation email covers the complete lack of consideration they give to their guests. If you choose to eat or drink there you are looking at around £7 a pint and in fairness they did not say the gammon was a gammon stake (just as well as I've had thicker bacon) but the food was overpriced. Once they turned the music off, they leave the guests to make their own way home which took another 20-30 minutes before the shut up. Given they left the venue with half pints of beer I can understand why they took their time. I will be making formal complaints to them as the staff had obviously been told they couldn't do anything and they had lines they have obviously used many times before. If you want to sleep don't book the weekends. My wordcount is up but I could go

If you want to sleep during your stay here. I can only wish you Good luck. Music was absolutely thumping throughout the entire night, long passed midnight. My room was rattling and bed shaking due to the noise levels. Even with noise cancelling headphones, I could still hear the music below. I stayed here planning to be up early the next morning yet I couldn’t get a wink of sleep until gone 2pm due to the noise. Completely ruined my trip. I couldn’t recommend this place any less.

Very poor quality bed - can feel all springs. Air with no ventilation options except bathroom window which was overlooked by a crowd outside very tiny fan in room which didn’t help. High noise is no joke - like being in The club in your room especially with window open trying to ventilate the smelly sauna. Breakfasts was extra but nice. wouldn’t stay again.
