The whole 2.5 acres is yours to enjoy with your stay except the garage that is at the top entry of the property that is separated from the actual property, will be locked and won't have access to use or enter. If tenants need any help or questions for anything during their stay can always feel free to message me on the messenger through the app or my private number that i will send upon check-in. There are some rules that have to be followed - strictly no driving/parking on grass area - rubbish must not be left behind on grass area nor around the property. Everything must be collected and placed in the bins provided. If the bin collection day falls on the day you have booked (Tuesday evening) must be taken out by tenants. - before checkout it is expected for tenants responsibility to have all kitchen cleaned and packed, dishwasher emptied, towels collected and put in bathroom areas - vistors and gatherings are allowed limited as long as the neighbourhood and property is respected - any party/celebrations may be aloud to be held ONLY if requested and approved by hostess/owner. - strictly no schooling - property has security cameras around the property for your saftey and may only be used for security reasons if needed ONLY.Air Conditioning Air conditioning temperatures have been pre-set according to the current season for your comfort—you will only need to turn the systems on or off. There are two air-conditioning units: • Main bedroom: operated by a simple on/off switch • Kitchen/dining area: operated by a press on/off button Please do not adjust the settings. Doors & Insects Please ensure all screen doors remain closed at all times when entering or exiting the property. This helps prevent insects or other unwanted outdoor elements from entering the home. Towels All clean towels are provided and located in the built-in laundry. Upon check-out, please gather all used towels and place them in the bathroom tubs. Kitchen & Glassware Please ensure all glassware and kitchen items are thoroughly cleaned. Dishwasher must be emptied and items put away before check-out. Strictly • No parties without prior permission from the host • No Schoolies bookings • No parking or driving vehicles on grass areas Early Check-in / Late Check-out Requests for early check-in or late check-out incur a fee of $100 per hour. These requests must be made at the time of booking and are payable via a separate private transaction. If requesting during your stay, you must contact the host to confirm availability and timing. Conditions of Booking • Guests must provide the correct number of occupants when booking • A full list of guest names and ages is required for approval • Bookings with incorrect details or incomplete guest information will not be confirmed • Any changes after booking approval are subject to host discretion • Changes may result in cancellation at the host's discretion Property Maintenance A routine gardener attends the property to maintain the grounds. If their visit falls during your stay, you will be notified in advance. They will complete their work and leave promptly. Cleaning Before Check-out • Wash all dishes, place them back in cupboards • Dispose of all rubbish in the red bins outside • Return all furniture to its original position • Leave the home in the same condition as check-in • Turn off all lights and air conditioning before departure Guest Access You will have exclusive access to the entire property during your stay. Please treat it as your own home.
