Excellent B&B experience overall. Quaint. Friendly. Good breakfast with perfect accommodation of gluten insensitivity. Parking lot is tidy with easy in and out. Bathroom was tiny, but that is expected in an old home. Biggest negative was an uncomfortable bed.

What a beautiful Victorian home. Very welcoming. Snacks and coffee were available downstairs. I was given a free upgrade to room #3 with a fantastic king bed and fireplace. There were great big towels, lots of hot water and great pillows. This property is in within walking distance of downtown right on the main street. I would definitely stay here again and highly recommend it to anyone looking for a really neat vintage Victorian home.

Be sure to check if they have central air if you are sensitive to the warmer months of the seasons. But I enjoyed the authentic feel of the area, the vibe was considerate and American. Its a great stay if you have hobbies like puzzels or sewing from which to wind down the day in the living areas of the mansion. A real treat to checkout with loved ones!

We really enjoyed our stay. The home is beautiful and comfortable, felt like we were staying with family. Breakfasts were amazingly delicious and filling! Staff were polite and friendly. Our room was so pretty and we slept well on the king size bed. We were able to walk in to Ludington to shop and dine. We also walked down to Lake Michigan although that was a bit further. The garden area was wonderful to sit in and relax, very peaceful. We did bring a fan with us to help with any outside street noise but really didn’t notice it much. We spent three nights and really enjoyed our stay. There are two staircases, the main staircase was easier to use. The back staircase is narrower and steeper. Only one bedroom is on the main floor.

Stayed here for a quick overnight before catching the morning ferry. The property is well-maintained and in good condition for its age. We appreciated the easy check in/access to our room and easy parking. The property has a lovely yard/garden that we would have loved to experience had it not been nearly 90 degrees outside. FYI, if you are leaving before 9am you will not get to partake in the "breakfast" part of the B&B (tho simple continental options are available) so plan accordingly.

I stayed with two girlfriends in the attic suite which was unique and very nicely appointed. Julia, our innkeeper unobtrusively made sure every need was met and kept the dining area stocked with snacks and continental breakfast items. We were out early each morning and were unable to sample the hot breakfast but we did not go hungry! Would definitely stay there again. Highly recommend!

This place is truly one of a kind. I’ve stayed here before with my husband in the first floor room and it was amazing and this time we brought our kids and stayed in the family room on the top floor and it was no less amazing. The room was great and they’d thought of everything. Yes, older properties can have a few quirks, but that just adds to the charm in my opinion. It was clean and beds were comfortable. Breakfast was great and they were very accommodating for the kids and they also offer snacks all day long which my kids probably ate most of! My daughter and husband enjoyed playing chess in the dining room and all my kids loved the experience and will be talking about it for some time! Great place to stay in Ludington!!

We were passing through town and unfortunately could only stay one night. Beautiful home, very clean. Beds were comfortable. The hosts were very nice. And an excellent breakfast! Would definitely stay here again.

Excellent service! Although the property is undergoing a painting restoration, this did not interfere with our parking or the stay in any way. This is an adorable bed and breakfast location and well worth the value. We were traveling through town for a trip and stayed one night in a queen room. When we had arrived the weather had turned cold and the room was colder than expected. A quick text message to the staff and the brought in extra blankets and a heater! (because the boiler had not been fired up yet) I was amazed at how quiet the home was. I would stay again!

Well it’s an old bed and breakfast and the food and staff were great. However my room had a shower that would only shower your head if you were 6 foot tall. Worst plumber ever. The air condition struggled to cool the room maybe because it’s as old as the 100 year house.

Breakfast was wonderful. Our room was okay but back stairs seemed a little unsafe. AC was load and some of the blinds did not work well. Shower water pressure was weak and hot water stopped working. Too many stairs

The loft room was very unique! I loved the space and privacy. We were a little nervous about the stairway going down right at the bathroom entrance - didn't want anyone to loose their balance or misstep there in the night.

Liked the historical nature of the property, with great finished wood architecture, pocket doors, wood floors, etc. Master suite bathroom clean and nicely functional. Excellent breakfast! Enjoyed our stay. A few items to note. The master suite is roomy and special with the king size bed, but on Tuesday, a nearly full moon in the evening/night really lit up the room through the full turret windows. Difficulty getting to sleep with that much light in the room, as the curtains did not block light very well. Suggest light blocking curtains or pull shades for customers when needed. Only other issues with the room is that it faces directly on Ludington Avenue with a traffic light at the corner intersection. A lot of road noise was the result. This suite also has a bedroom #7 above it that may sleep up to 5; so we had noise from that direction as well. It is helpful for the B&B owner to let people know which rooms are quietest within the description of available rooms. That way we aren't surprised. Overall, good stay!

Nice location and clean. Beware the beds are really soft and the pillows over stuffed. It was tough to sleep in such a great location because we were used to firmer beds and softer pillows. BUT WE WOULD DEFINITELY STAY THERE AGAIN.

This building is definitely old and has some wear but that only adds to the character and charm. Even though the room was small, it had everything we needed and some extra special touches, like a chocolate left bedside and tissues on both sides of the bed. It was cozy and homey. The snack area was well stocked and had an amazing variety to choose from for a late-night bite. But the best part about the experience was breakfast served in the dining room by Julia. Each breakfast came on its own tray and so was not only delicious and plentiful but beautifully presented. I will choose this Inn again next time we are in town.

This Inn is best viewed at a distance. Overall the Inn needs maintenance and upgrades. The bed in our room was old and creaky to the point that it kept us awake. A lot of road noise as well. Breakfast at 9 AM. Unfortunately, no coffee available or breakfast and we needed to get on the road. We left and ate elsewhere. They were understaffed apparently. We wouldn’t stay here again.

overall nice property. we haven't stayed in a B and B in a long time. in the old days someone was on property to greet you when you arrived. now it's all done through texting which was different. it seems the housekeeper is the only one who stays on property and she didn't introduce herself at any point. black out shades would be a nice addition to the room. all in all our stay was okay.

We booked this property based on the No Pets designation on Expedia. The breakfast server brought her dog into the dining room and went table to table, petting her dog right next to and over patrons, while everyone was eating their breakfast. We were appalled on many levels, mainly because we (and our family) have severe animal allergies. The food was delicious but her actions ruined it. The loft room was spacious and wonderful for families. Our shower however, stopped flowing when I had just applied conditioner. My husband had his “shower” by way of the kitchen sink. We would’ve alerted the innkeeper to the shower issue but we had to get on the road. On the positive side, everyone was welcoming, it was clean and the location was convenient to downtown and the waterfront.
We booked this property based on the No Pets designation on Expedia. The breakfast server brought her dog into the dining room and went table to table, petting her dog right next to and over patrons, while everyone was eating their breakfast. We were appalled on many levels, mainly because we (and our family) have severe animal allergies. The food was delicious but her actions ruined it. The loft room was spacious and wonderful for families. Our shower however, stopped flowing when I had just applied conditioner. My husband had his “shower” by way of the kitchen sink. We would’ve alerted the innkeeper to the shower issue but we had to get on the road. On the positive side, everyone was welcoming, it was clean and the location was convenient to downtown and the waterfront.

The Inn is nice! The Inn keeper was wonderful with special request. However if you try to reach the mgmt company good luck! Left vm and sent email several days before booking. No reply to either.

The Fresh Coast Inn is delightful experience. The historic Inn house is located in a quiet street in one of Michigans most pleasant lake communities. The historic Fresh Coast Inn offers tranquility, an excellent nights sleep and a most embracing staff. They went well above and beyond taking care of me. Liked the historical nature of the property, with great finished wood architecture, pocket doors, wood floors, etc. Master suite bathroom clean and nicely functional. Excellent breakfast! Enjoyed our stay. A few items to note. The master suite is roomy and special with the king size bed, but on Tuesday, a nearly full moon in the evening/night really lit up the room through the full turret windows. Difficulty getting to sleep with that much light in the room, as the curtains did not block light very well. Suggest light blocking curtains or pull shades for customers when needed. Only other issues with the room is that it faces directly on Ludington Avenue with a traffic light at the corner intersection. A lot of road noise was the result. This suite also has a bedroom #7 above it that may sleep up to 5; so we had noise from that direction as well. It is helpful for the B&B owner to let people know which rooms are quietest within the description of available rooms. That way we aren't surprised. Overall, good stay!

We really enjoyed our stay. The home is beautiful and comfortable, felt like we were staying with family. Breakfasts were amazingly delicious and filling! Staff were polite and friendly. Our room was so pretty and we slept well on the king size bed. We were able to walk in to Ludington to shop and dine. We also walked down to Lake Michigan although that was a bit further. The garden area was wonderful to sit in and relax, very peaceful. We did bring a fan with us to help with any outside street noise but really didn’t notice it much. We spent three nights and really enjoyed our stay. There are two staircases, the main staircase was easier to use. The back staircase is narrower and steeper. Only one bedroom is on the main floor.

A great spot for a weekend away! We (a couple in our 50's) enjoyed the house and the wonderful breakfast with other guests in the dining room. The location is excellent - a few blocks from many restaurants, shops, and parks.

The inn is a fancy Queen Anne house built in 1898. As such it's not modern and not terribly convenient, with stairs and limited outlets, but charming if you appreciate such places. The inn is not fussy, but well-maintained, with old National Geographics on the shelf. We skipped the full breakfast so we could catch the ferry, and they provided a nice continental breakfast.

This was one of the best bed and breakfast we have stayed at! They were completely accommodating when our room was a little warm! They brought us a fan and we had the ac by bed time! The breakfast was so good and they catered to me with no eating meat which I greatly appreciate! It was lots of things to choose from and we had an intimate table for us to dine at. The room was so comfortable and huge! The bed was awesome and it was so quiet! The area is amazing and please visit Bortell’s fish market for lunch or dinner

This building is definitely old and has some wear but that only adds to the character and charm. Even though the room was small, it had everything we needed and some extra special touches, like a chocolate left bedside and tissues on both sides of the bed. It was cozy and homey. The snack area was well stocked and had an amazing variety to choose from for a late-night bite. But the best part about the experience was breakfast served in the dining room by Julia. Each breakfast came on its own tray and so was not only delicious and plentiful but beautifully presented. I will choose this Inn again next time we are in town.

firstly let me say that the property was beautiful and located in a nice area, i loved the updated shower and the aesthetic. however, i informed the property i needed a medical accomodation for an allergy at the time of booking and that accomodation was completely ignored. i was not able to to use the bed at all and when i informed the property i was told it would be fixed right away and then they still did nothing. we were forced to leave in the middle of the night and cut our vacation short because i was so ill. if youre someone with an allergy, dont stay here.
