Lovely quirky hotel in a very good location, close to the Spanish steps. The staff were friendly and very helpful. Rooms were large and individually decorated. Each floor had a different look. It was a shame that the bar was so expensive and that no breakfast is offered on site.

The location and price cannot be beat. It’s not for everyone as it has a small elevator or steps which works great for us. The lady at checkin was very thorough and helpful. Our room was larger than expected and was very clean. It is tricky to find unless you read their directions carefully which we did and had no issues. The room was quiet and the bed was comfortable.

This is a unique property right on the Spanish Steps. Our room was the Suite which had its own balcony looking over the steps about halfway up. Staff were very helpful and courteous. The hotel is only 8 rooms, if you stay here you will not be disappointed. The door leads on to the middle of The Spanish Steps. We did not have a balcony, but it was not a problem. There is an out door patio where we had coffee in our ribs each morning. Spectacular!

In the heart of Rome but still quiet somehow. We didn't have a view in that area (expected), but the room was large and great for our family (2 kids 8/10). We walked right out into the main shopping area and dining options, easily navigated. There was a bar in the lobby area that was in a different location around the corner, which seemed normal for that area. Communication and the staff were wonderful and so helpful with our arrival and transportation.

This is NOT a 4 star hotel. Check in/out was very difficult. No lobby or restaurant? Breakfast included in rate was across the street, and not good at all! There is no bell person to help with luggage or cabs? Was directed to walk down the street to have my own cab, or drag bags up the Spanish Steps to try at the upper hotels? The rooms are incredibly noisy and was kept up all night long. Would not recommend this, even though the location appears ideal!

Everyone at the hotel was incredibly friendly and helpful. 24 hour concierge service to let you in the building, which is safe and secure in the heart of Rome.❤️ Looking forward to coming back in the next three weeks, highly recommend this hotel if you have older parents or anyone that needs easy access very very convenient, clean , big rooms, super clean and great AC !

This hotel was a splurge for us and we booked it for the location and hopes to experience a true Italian vibe for our 30th anniversary. While the hotel location was excellent (we overlooked the Spanish steps), the staff was not friendly, we were not allowed to bring any outside wine to celebrate our 30th anniversary on the terrace in our room, and the wifi was terrible. The shower leaked all over the floor as the glass doors didn’t seal properly. On the positive side, the bed was very comfortable and the room was very clean.

The staff is very polite and helpful. The hotel is very clean and the room was very comfortable and beautifully decorated and clean. The location is in the midst of any historical or shopping that you would want to do. Easy access to transportation both public or by taxi. Highly recommended!

The hotel is very conveniently located adjacent to the Spanish Steps. The staff is wonderful (special kudos to Amina who is absolutely lovely). The room was clean and well kept during our stay. Not the quietest room but given its location that’s completely understandable. The room, however, is quite small and the amenities are not great. Again, it’s priced reasonably compared with other hotels in that location but, for example, sometimes the electricity would spontaneously turn off, or the A/C would take forever to turn on, or the shower head was broken, or the mattress wasn’t great. It’s little things that cause minor inconveniences. Overall we were not unhappy and I would not write off staying there again but if your thing is luxury and comfort you may be disappointed.

Air conditioning worked. Paint in the room chipped in many places. No hot water in the morning for a shower. Cars cannot come to the door so you need to be able to walk to taxi stand. Quite noisy in the evening at the Spanish steps. Decor is quite odd and very dated. Hard to find because it is an upper floor in what looks like an office building so you have to look for a little plaque on the side of the door — it doesn’t look like a hotel. They will recommend the restaurant across the street which is not very good.

We were never shown the second access to hotel on top os Spainish steps, the air conditioner was not easy to use. It was VERY loud throuhgout the day because of construction. Breakfast times very limited. We never got anything eother morning and then we were told we needed to pay 5 Euro for two bottles of water when we left!!!

Nous avons adoré l’hôtel, au style très italien. La chambre, bien que petite, était bien équipée et agréable, avec un balcon donnant directement sur les escaliers de la Plaza de España. We would normally rate 5*, as this is our second time at this hotel. We love it there. This time unfortunately was not as perfect…we had a terrible send off. We checked out early morning and went down to wait for our car pickup to the airport, which was scheduled for 7:30. Once we went downstairs, we realized we could use the breakfast coupons we had initially refused ( we were told breakfast opened at 7:30), because the restaurant was indeed open as of 7:00. We rang and rang and rang the bell for 20 minutes to be allowed upstairs, and there was no answer. We then called and there was still no answer…and there was no driver to pick us up either ! We then started to panic a bit, so we walked to the close by taxi stand and luckily there were a few taxis ready to go. We left , and while driving to the airport, received a call from the initial driver telling us he had arrived to pick us up. He told us that he was ordered to come for 7:45, and not 7:30. We explained what we had done, for fear of being forgotten . We then received a call from the hotel, wondering why they had missed a call from us. They claimed to have never heard the bell ring, nor the phone all. Very very very disappointing send off…. Especially from à hotel that cost us 1500$ CDN for 2 nights.

Quiet luxury, sophistication and excellent hospitality! The location is perfect, close to all restaurants, shops and historical points of interests. From check in to check out, Oret, Frederica, Marco & Massimo all made our trip to Roma seamless! Warm hospitality and will definitely stay here again!

I had an amazing experience at this hotel. The location is fantastic, situated in a central area that can sometimes be quite busy. Because of this, the main entrance of the hotel can be difficult to find. I recommend calling the front desk for assistance with your luggage.

Air conditioning worked. Paint in the room chipped in many places. No hot water in the morning for a shower. Cars cannot come to the door so you need to be able to walk to taxi stand. Quite noisy in the evening at the Spanish steps. Decor is quite odd and very dated. Hard to find because it is an upper floor in what looks like an office building so you have to look for a little plaque on the side of the door — it doesn’t look like a hotel. They will recommend the restaurant across the street which is not very good.

Absolutely charming property overlooking the Spanish Steps. Although the entrance was difficult to find, it was well worth it when we arrived. I highly recommend this boutique hotel. Restaurants and excellent shopping where steps away from the hotel.

We were never shown the second access to hotel on top os Spainish steps, the air conditioner was not easy to use. It was VERY loud throuhgout the day because of construction. Breakfast times very limited. We never got anything eother morning and then we were told we needed to pay 5 Euro for two bottles of water when we left!!!

A wonderful stay! Our room had a terrace and view on the Spanish Steps. We were in the heart of Rome! The breakfast at the cafe across the street, which can be added to the cost of the room was huge! We had the American and there was a ton of food. Cafe was very cute as well!

Lovely quirky hotel in a very good location, close to the Spanish steps. The staff were friendly and very helpful. Rooms were large and individually decorated. Each floor had a different look. It was a shame that the bar was so expensive and that no breakfast is offered on site.

This is a unique property right on the Spanish Steps. Our room was the Suite which had its own balcony looking over the steps about halfway up. Staff were very helpful and courteous. The hotel is only 8 rooms, if you stay here you will not be disappointed. The door leads on to the middle of The Spanish Steps. We did not have a balcony, but it was not a problem. There is an out door patio where we had coffee in our ribs each morning. Spectacular!

This is NOT a 4 star hotel. Check in/out was very difficult. No lobby or restaurant? Breakfast included in rate was across the street, and not good at all! There is no bell person to help with luggage or cabs? Was directed to walk down the street to have my own cab, or drag bags up the Spanish Steps to try at the upper hotels? The rooms are incredibly noisy and was kept up all night long. Would not recommend this, even though the location appears ideal!
