This is maybe my third or perhaps my fourth time staying here and I would have to say it was very very disappointed in a condition of the roads leading around this property I don’t think it should be who me to have to replace my front end of my vehicle because you don’t wanna keep your road graded. Before leaving, we also had a minor sewage back up in the one bathroom in our unit. Very unpleasant.

This was a very comfortable place to stay. It is very quiet and the staff in the office were very helpful. They are right on top of any needs you may have. The RV was comfortable and clean. The only inconvenience is not being able to use a blow dryer or curling irons in the rv as it blows the breaker. They do, however, have a very nice shower house/restrooms building that you can use them there. That's a huge plus! We would def stay here again!

Good enough to live the glamping experience. Hot water inside the glamping is only for 10 minutes, the you need to wait 30 minutes to have hot water for a shower. However there are showers behind the office where there is no limit of hot water. It's not a compliant, just something to consider

Great RV experience. Just remember there are no ammenities and no laundry facilities on site. Wood and supplies sold for smores. Kids loved that. Rv was super clean. Area did have sewer smell...probably normal for RV sites. We are just total newbies. Would definitely stay again though. 1 mile from cute downtown Williams right on Route 66.

Great quiet area close to everything in Williams. They have games, movies, firewood, picnic table, fire pit, bbq, chairs, etc making it a super easy trip! Mattresses are very firm. I wish the lights in the park dimmed at quiet hours or there were darkening shades in the bedrooms to filter some of the bright light!

The cleanliness of the RV was obviously not a prioroty but they happily take a hefty cleaning fee from you upon arrival anyways. There was hair in the shower, the dishes provided were not clean, lots of dust and when i wiped the floor to clean up a few drops of water i spilled the napkin was black. The sheets on the bed were clean at least or i would've refused to stay. Also my RV was missing several amenities it was supposed to have and the wifi was horrible. The dirt road to the rv is nothing but major potholes and hard to drive in a small car. Also i was displeased to learn that you may only use their firepits provided if you pay them an additional twelve dollars per tiny bundle of firewood they have at the office and you will be fined if you bring your own. Also there's an older woman at the office that is very cranky on the phone and when i originally called to book an RV and ask about price she told me to go online and do it myself but when i told her i was online but the website was difficult to navigate she eventually helped. Thankfully i did my own searching because i got the same 4 nights for half the price on expedia than what i was quoted booking direct.They are just looking for your money and dont care about quality of service. All in all if this is your only option to stay in williams it is ok and the area is quiet.

Super friendly front desk personnel. They had s’mores kits and games to play that you could check out from the front office. I also wanted to stay an extra day and they were able to work that out for me in the front office. I will definitely return with more family it’s a great family environment to bond and explore. Only one hour from the Grand Canyon and one hour from Sedona each day we sit out to explore a different park.

We recieved a message less than 24 hours before arrival informing us that the advertised in-room showers were only equipped with 7 gallon hot water tanks, which upon check in we were told would only be good for a 5 minute hot shower, and would require 20 minutes to reheat. Husband gave it a shot on the first day and was having a cold shower within 2 minutes. I had to use the communal showers. When we brought this up with Management, we were told "that\'s just how it is and we (staff) all use the communal showers anyway". When pressed on whether the staff thought that was reasonable given the amount we were paying per night for "luxury" accommodation, they went suspiciously quiet. The "mountain views" did not make up for the location - wedged between a freeway and multiple gas stations. And despite the additional housekeeping fee, there was dirty cutlery in the kitchen pantry.

Convenient to Grand Canyon south rim (about 55min drive). Good price point for accomodarion. Clean. Adequate cooking ability. Felt hot water quantity for showering marginal in this Grey Wolf RV … kept shower to max 4-5min to avoid running into cold water. They provide a central shower area, should you need a longer shower.

The beds were incredibly uncomfortable and loud since there were wrapped in a plastic sheet. The floors were filthy turning our feet black within 30 minutes. The shower leaked after every use. I stayed at this location a couple of years ago and it was beautiful. Now there are weeds everywhere and not inviting to walk around anymore.

Because of it being a camper on the 3rd you could smell the raw sewage. They do come put something in to help. But it didn't. Butbfor being a camper it was nice.

We stayed in Williams, about 50 minutes from Grand Canyon Entrance. The RV was spotlessly clean. Linens were new and clean. Bed were firm. We were warned the hot water tank was 6 gallon and only provided hot water for a few minutes. We spaced out our showers and worked well. Williams was a cute town for overnight on southwest journey

DO NOT RECOMMEND – Unsafe, Unclean, and Uncaring We had a terrible experience during our stay from July 13–15. The first camper had no working A/C in 90+ degree heat. The second camper had a dead mouse and droppings. The third unit we were moved to wasn't at all what we reserved. At this point, we had already wasted hours packing, unpacking, and being shuffled around. We asked the front desk for a refund, but were told we had to go through Hotels.com. Hotels.com has since reached out to the resort manager, but they’re refusing to approve the refund, despite all the issues we faced. Extremely disappointed with the lack of care and cleanliness. I would never stay here again, and I highly recommend others look elsewhere.

Overall, my stay was decent, but the trailer was in dire need of repairs. The floors were stained, things were broken, and the utensils and cookingware provided were old, beat up, and filthy. The cups had a gooey brown residue around the rim, and a coffee cup still had lipstick on it. Yuck!! The floors and carpet in the table area were also covered in food and crumbs. I believe every trailer should be deep cleaned after every guest! Although the staff was friendly and the stay was cozy, I did encounter an older lady at the front desk who was very rude for no apparent reason. Despite all this, I would still recommend the place for the time we had while being here

Had an awesome time at this property. Central location to go on daily trips and come back to at night. Glamping for the first time and the experience was great!! RV was spacious, clean, and stocked with essentials. Would go and do this again!

This is a great place to stay for a few days near the Grand Canyon. There are plenty of things to do nearby; Bearizona, Williams AZ, Flagstaff, Grand Canyon national park. It was great having a kitchen and a grill out side to cook meals. And nice having two separate sleeping areas so my daughter didn’t complain about my snoring.

The property was very nice. The RV was clean and cute. It was very enjoyable. The only disappointment is that it did not have a view of the mountains, as advertised. In fact it looked out at other RVs that was at nearly arm’s length.

I am new to glamping. The trailers were in good condition and clean. Advantage was two separate bedrooms. Disadvantage was no where to put bags that was not in the way. I would not stay there in winter, but spring was fine.

There were a lot of "Rules" for staying in the RV. Beds were not very comfortable and there were no extra blankets- I was very cold and had to put my clothes back on to be warm enough to sleep. Shower door did not work properly, and hot water tank only held enoughfor a 5 minute shower, then required 20 minutes to heat up enough for another one. The place seems to be more like a place where used RVs go to retire than RV "Glamping". Way WAY overpriced for what you get.

I’ll definitely do this again! Next time I’ll bring my own pillows and a mattress topper though. Pillows flattened completely and mattress was as if we were sleeping on a board with a folded up comforter cover. Other than that it was a fun experience and again, we’d book!

The staff at the property were especially rude upon check out. They double charged the resort fee as it was paid when booking them again at check in. When discussed with the lady at check out, she was very unprofessional and refused to refund the second resort fee charge. She basically called me a liar even with appropriate documentation. (Hotels.com receipt, bank statement) The trailer was overall clean, but did have an unpleasant smell upon check in. I would not stay there again.

When we checked in there was an extra fee that we didn't know about. The lights in one of the bedrooms didn't work. Our son was stung by a hornet. There was a nest by the electrical box on the camper. Water was leaking out of the ceiling in the kitchen from the air conditioner. We were informed at checked in that we could only take one 5 minute shower due to small hot water tank and that there were communal showers. We left a few hours after check in. The owner was unwilling to refund any funds including the extra fee at check in. I would not recommend staying here.

We worked in a hospital night shift and were exited to celebrate Thanksgiving with our family at your property. We arrived early and inquired about parking at our designated area and start cooking our Thanksgiving dinner, we brought our generator and oven just needed permission to park. The older lady working morning on 12/28/24 was the rudest person in hospitality industry I had to deal with, she did not let me finish talking she raised her voice as soon as I said something. about check-in-in early. I tried to explain our situation and let her know that I called the day prior to inquire about early check-in and I was told to check the day of arrival to see if the unit was available. She allowed us to park outside the unit after treating me so poorly saying the unit has to be clean (this was around 11 am). I knew I had to pay for the cleaning fee and pet fee, I return to pay before my son arrived with the dog to the camp site and as soon as I open the door this same lady raised her voice at me and said it was not time to check in that I need to pay at the check-ion time that is posted. The lady that check us in around 3:30 pm was a world of difference and may be the only reason we will consider returning to your property, she was fun, kind and understanding (I think she is an assistant manager). We told her about our experience, and she apologize and was very helpful thru our stay, she was the one that check us out. First impression is so important, she does not care.

We stayed in Williams, about 50 minutes from Grand Canyon Entrance. The RV was spotlessly clean. Linens were new and clean. Bed were firm. We were warned the hot water tank was 6 gallon and only provided hot water for a few minutes. We spaced out our showers and worked well. Williams was a cute town for overnight on southwest journey

I had read the other reviews about being too close to the freeway or too far away from the Grand Canyon. #1 the freeway- unless you look in that direction you don’t even know it’s there. #2 the Grand Canyon - Do your research. If you want to visit the Grand Canyon look at the drive first before you book. But if you are just looking for a get away, then this is the place!! Staff is super friendly and the place was very clean. Will definitely stay here again!!

We didn’t know there was no AC in the bedrooms. It was hot in the RV the whole time and we had to stay in the living room to keep it cool. Also, we were told there was a coffee pack in the RV but nothing was there. The stay was good.

This was a great experience for my grandkids. They have never been camping so the experience was unique. I really appreciated not having to do the set up and take down. They had everything we needed so we didn't worry about anything except food. They had a fire pit for the kids to make s'mores. We would stay here again. It was great!
