Chose this hotel for the location - close to the international tennis hall of fame for the Open. Perfect! Free parking, fabulous breakfast included! Would stay here again!

Room on ground floor small and could use hooks or shelves in bathroom for toiletries and towels. Minor issue resolved promptly by staff. Staff friendly and helpful with info about the area. Included breakfast offered quiche and homemade coffee cake along with pancakes, French toast, yogurt,melon and more. Bananas and or apples would be a nice addition. Appreciate free parking and 24 hr coffee/tea. Would stay again in this quaint Newport ‘home’ walkable to wharfs, mansions and other points of interest.

Great location in walking distance to everything in Newport. Only drawback was that there were 31 stairs to our third floor room. This was not revealed in description of room. Might be quite a problem for many tenants.

We had a lovely stay in this charming and historical hotel. The beds were extremely comfortable, decor was very nice, and the staff were friendly. Can't complain about the free breakfast, either! Our room was located on a third floor walkup (no elevator)--something to keep in mind for those who need accommodations. We will make sure to visit again on our next trip to Newport.

I don't think this was made clear in advance, only that we would be checking in at a different building. It worked out this time, but if the weather had been more inclement, I wouldn't have wanted to have to walk outside to get breakfast.

Booked last minute when we decided to stay the night in Newport. I was pleasantly surprised by the price forbthe accommodations. The place has tons of character, which I love. My husband didn't care for the way the floors sloped a bit. The included breakfast the next morning was served in another building across the parking lot and could be considered gourmet. The only downfall is that they didn't start serving until 8 and we were wanting to get on the road by then. It was also a doable walk to several restaurants and shops.

14 Bellevue is rundown & shabby. Decent bathrooms but ALL rugs are dirty & worn. Railings & doors need painting. Could be super nice place with a little TLC

They own a few properties on the block, so check-in is at one location, breakfast at another, but they're all right next to each other. Very pleased with the price, location, and cleanliness.

The room was very clean, the bed was super comfortable, and the breakfast buffet was great! The area surrounding it was beautiful. It was a short walk to the water and restaurants. I would definitely stay there again!

Room was very small. Sink was clogged. Poor service-had to remind hotel that room had not been serviced 2 days we were there. Internet was poor. Unable to watch Roku tv due to poor internet.

I stayed here for 3 days waiting for a house we are renting in July to be ready.This place was adequate. It's lower priced and you basically get a lower level of service. Hydrangia House is a bit more upscale and all the props are connected. You don't get the friendly avuncular New England inn keeper you may get elsewhere. It's pretty low frills. The area outside of the rooms is not kept super clean. They didn't take the garbage out when I ate dinner at a table and I checked 2 days later and it was still there. The breakfast was pretty good and that staff manning the breakfast was the best part.

We were in a two bedroom suite. Carpet in living room was dirty, the furniture although comfortable was off putting a bit as it did not match. The sofa and two chairs needed a good vacuum. We found dust, hair elastic, crumbs and debris under cushions when looking for remote for television, coffee table legs very loose and table rocked , kitchen in suite lacked utensils of any kind, had one coffee cup, two dishes and a single sauce pan. There were tiny ants, free Wi-Fi was offered but no access notice posted in room. New air conditioning units were in each of the three rooms but the old window units were still in bedroom and it lent a air of neglect. On a positive note: beds comfortable and linens looked and smelled fresh. Rooms in general need some attention. It had the quaintness and charm of an old inn but was disappointed in condition in general of the room.

Stayed here for New Years Eve - great location for a great price, the place is decorated so beautifully, our room was very clean and very cute, and the staff was as friendly and helpful as can be. Will definitely be staying here again!

Staff was great, and the breakfast at the adjoining sister property was very nicely done. But the room (Room 1, King) is musty, the entry door is barely contained within the jamb, the shower stall is mildewed from missing grout joints, and the tv is not functional. I checked to see if the set might just be unplugged, but upon investigating, found extension cords plugged into outlet extenders, etc… if the electrical inspector caught them they would probably be closed due to multiple code violations. I realize this property is probably 200 or more years old and they did the best they could, but when it’s actually unsafe, that negates all the charm. If we were staying more than one night, we would have tried some other property in that magnificent area.

Enjoyed our stay for 2 nights during a warm week in November. This is an historic property, yet modernized. Check-in at hotel around the corner. Our room was large with 2 queen beds in different parts of the room. Updated bathroom with shower. Large "dorm" fridge. Hot breakfast included. Well located. Walked to White Horse Tavern for dinner, many shops and restaurants within walking distance and short drive to waterfront, mansions and Cliff Walk. Only negatives were slow internet and view was parking lot.

Loud noise from the room above us until close to midnight, including children running around, loud talk, TV, electronic noises. I called three times and the person on duty went to the room. There was no change in noise level. He assured me that our bill would be adjusted per his conversation with manager. When we checked out there was no adjustment and the manager had no clue what had happened. We'll never stay there again.

We stayed in suite 11-12, top floor. The floors were so uneven that I felt like I was motion sick. Things were definitely not upgraded. Old carpet. Pay an extra couple hundred and stay elsewhere.

It was a good location and friendly service. Unfortunately in the room we stayed (two bedrooms) the temperature and heat was controlled from another room and kept getting hot or must have been changed since kept getting hotter.

I really liked this property and location. It was convenient to everything so we could walk everywhere. It was one of the few B&Bs that actually had two queen beds. The room was very comfortable. The beds were comfortable. Breakfast was great and it was very quiet I definitely would come back here again, my only complaint was the air conditioning unit was a little noisy other than that it was a good choice

The location of this hotel is great - just an 8 minute walk from the main street and the water. Breakfast was also very nice. The room had a comfortable bed and spacious shower. It was a bit small and could use some more decor on the plain white walls. Other than that, we had a great stay.

Nice area and interesting room. It was awful small with a tight bathroom and shower. Breakfast was good. Property host were extremely helpful and pleasant.

The room was clean, a little tight but manageable. We had to wait 30 minutes past 3pm check in as the room wasn't ready. And we weren't the only ones, another couple also had to wait.

When we checked in, we were personally escorted to our room. She gave us instructions. Friendly. Never experienced this before. Perfect location where we wanted to go.

We loved everything about our stay. The property is well maintained and welcoming. The staff was friendly and gracious. We look forward to our next stay.

BROKEN WINDOWS, SHIWERR DOOR BROKEN, NOBODY TO GREET US UPON ARRIVAL, KEYS DID NOT OPEN DOOR TO ROOM, MISERABLE AND IGDIGNANT STAFF WHEN WE COULD FIND THEM, LACK OF ENGLISH SPEAKING PEOPLE, NO HEAT OR AC, WE DIDN'T DESERVE TO BE TREATED AS LOUSY AS WE WERE.

The staff was so accommodating and sweet. The front desk was willing to get us anything we needed. Everything we asked for was given to us promptly with a smile. The breakfast was lovely and I liked the music they had playing. Everyone was so eager to help. The area was perfect as well. We were able to walk to everything we wanted. The wharf was a great place to visit and a quick walk. Would love to go back for another visit. Really pleased with my stay especially the staff.

It worked for one night - I’m not sure I’d want the 3rd Floor for multiple nights. It was a trek up the steep steps, especially with luggage. The front desk person wasn’t the friendliest and they gave someone the wrong room key so we were surprised when someone walked into our room.

Great property to stay at as it’s ideally located and beautiful old home. Great breakfast included and 5 minute walk to all the wharfs! I highly recommend a stay here.

This rating is such because everything was generally as expected. Was the building old and creaky? Yes, but that was expected. Things were clean, service was fine. Based on other reviews, I expected to have some issues with noise but didn't really hear too much from the neighbors.wewere on the top floor so not sure what it would have been like with people above. The breakfast was surprisingly decent and was a great value considering what we paid for the other meals in town. An easy walk to the warf but the walk back was a little more challenging. There is also a trolley whoch we didn't try. Was certainly worth the stay.

Bellevue House, Manor and Inn are all managed by the front office at the corner of Catherine and Bellevue by super friendly staff. It is an easy 10 min jaunt downhill to the Waterfront, with a ton to do (but a bit of a slog walking back uphill). In the opposite direction, about 15 min walk away is the cliff walk by the mansions. Bellevue Trolley runs every 20 min which can save some walking. CLIFF-WALK WARNING: spent 2 hrs all told, in part b/c of a 30 min dead-end portion of the walk. There are junctions with a number of roads along the walk (which is beautiful), but once past the Breakers, and the junction with Wetmore street, it is a dead-end, up to 2.0 miles round trip. As you go past Marblehouse and the Tea House (very pretty) we expected there must be some exit, but after going thru an eerily dark tunnel (literally under the Tea House where people above were having fun) you realize you are in a box canyon and will have to walk back to Wetmore. Fortunately, there is a Trolley stop right nearby-at Ruggles and Wetmore. And if you get back to Bellevue Inn before 6:00 pm the adjoining Picnic Cafe has incredible pastries, coffee and some sandwiches. Single-Queen room was smallish but there are some nice sitting areas and our stay was wonderful, even with the extra walking! Newport Museum by the wharf is small but very cool and a nice complement to Fort Adams, 10 min ride West with great history. There is a slew of food places to try along the wharfs too.

Great area, in the heart of Newport - shopping and restaurants. Comfortable rooms and the staff were very accommodating! Great to have complimentary parking in Newport!

The Bellevue House is walking distance to dining, shopping and the Harbor.

The location of this hotel is great - just an 8 minute walk from the main street and the water. Breakfast was also very nice. The room had a comfortable bed and spacious shower. It was a bit small and could use some more decor on the plain white walls. Other than that, we had a great stay.

I’m fond of historical places and this hotel doesn’t disappoint! Easy walk to downtown and waterfront. Quieter than I expected for a busy time of year. Bed was comfortable and the staff was friendly and helpful.

We didn't actually stay at the Bellevue house, since on arrival they switched us to the Bellevue Inn, which was basically a similar property next door. Despite having a room booked, we were told that there were no available rooms at the Bellevue House. The Bellevue Inn is an old building. The bathroom was nicely refurbished. We were on the 3rd floor with a narrow 19th century staircase to get up and down all the time. This hotel is not appropriate for anyone with any difficulty climbing stairs. All 3 of their properties share a common breakfast area which was very nice with fresh cooked food and other amenities (but no decaf coffee).

Cozy room, awesome breakfast selection. Only issue was that bathroom sink didn’t drain in our room, but shower was great, bed super comfortable. Would go there again.

Location was perfect( very central to the Wharf, Thames Street, Tennis Hall of Fame, Cliff Walk and the Mansions. Breakfast was not robust; mostly store bought baked goods; could have been better - omelettes, more egg options, breakfast sandwiches, etc. There is a really good cafe attached to the Inn that served amazing coffee, baked goods, b’fast sandwiches, etc…why not partner with them or buy from them? Otherwise place great and I would stay here again!

We loved this property and they actually gave us an upgrade that we didnt know about! Great location, clean and comfortable room and great charm!! The breakfast was made by a chef not your usual continental breakfast!!

Convenient location, plenty of restaurants and shopping. Very easy walk to the wharf. Very close to all the mansions. The breakfast was outstanding both days !! Homemade cakes, fruit salad, different quiches each day, pancakes, French toast, and protein. Delicious breakfast !! Highly recommended Bed and Breakfast.
