Very nice stay at Riad Khabia. Very well looked after by Ashraf and Mohamed. Excellent breakfasts and lovely dinner options - tagine cooked by Mohamed was very tasty! Nice clean rooms but a little small on space. Beautiful roof terrace overlooking city with amazing view.

Room was spacious and really comfortable. The ambience, roof garden and panoramic views were beautiful beyond words. Breakfast was full of variety and local recipes to tempt us. It was a really special treat. All the staff were warm, helpful and went above and beyond for us

Very hard to find,but was a nice Riad,staff very friendly and helpful,the picture of the pool on the home page is not the pool they have , picture needs to be removed.

Le Riad est très bien: calme, typique, piscine intérieure appréciable pour se rafraîchir, personnel irréprochable, parfaitement situé. Les photos sont simplement un peu trompeuses niveau grandeur du Riad. Sinon, je recommande!

Absolutely incredible find. I loved this riad. The staff were outstanding, stunning building. I had the hamman and massage which was perfect. Highly recommend the tajine for dinner. Very efficient airport service. Beyond 5 stars ✨ I’ll be back 🇲🇦

Super séjour, Rachid est serviable et l'équipe est très réactive. Le p.dejeuner est très copieux. La chambre est propre et fonctionnelle. Le calme du riad et le roof top font le charme de cet endroit. Nous reviendrons !

The staff were so helpful and welcoming. We were well looked after. The beds were so confortable and clean. We tried Moroccan hammam and it was fantastics! I will definitely be back.

The Riad is well located near a square with many amenities, great restaurants and the two palaces. The neighborhood is safe and quiet as we went about at night with kids. The Riad itself is exactly how it shows in the photos - the kids loved the pool and the amazing breakfast while we loved the terrace on the rooftop and the Hamam experience. Rashid was an amazing host and took care of every little detail, organizing our day trips and going as far as to accompanying us when one of us was sick.

This is one of my all time favorite properties! I felt like i was with family. Very kind, welcoming staff. Lovely room and property, very comfortable! I would come back to Marrakech just to stay here! I also highly recommended the hammam with massage!

Incredibly hospitable and polite staff. Very welcoming, eager to assist in every single one of our queries. I would have like the Riad to be a bit cleaner, it was sub-par for my standards but it was something that did not compromise the overall experience from our stay. We would surely return here.

Le Riad est très calme et reposant. La proximité avec les lieux touristiques et le souk est un avantage. Il y a également de quoi faire quelques courses juste en bas de la rue. Le personnel est très gentil et très serviable. Le petit déjeuné et le repas (en supplément) sont très bons. Seul petit défaut est l'isolation sonore. En effet nous avions la chambre à côté de la piscine et de la salle de restaurant et nous étions parfois mal à l'aise quand à l'idée de faire du bruit. ( une fenêtre qui ne se ferme pas dans la salle de bain). Nous entendions également pas mal le bruit des autres chambres. Mais à part ce petit détail, nous conseillons ce Riad sans hésitation!

Although the riad is small, it was cute and cozy. We stayed for 2 nights in the Grand Suite for a family of four that includes two 6ft boys. Rooms were clean and beds were well set up and comfy. This Riad is super close to the main road that takes you to the Bahia palace. Due to this, transporting the luggage to the Riad was damn easy. Around 50 yards. A couple of small general stores closeby to buy water and other essentials if need. Breakfast was outstanding (served between 8:30 - 10:30). It was served to the table. Msemen with Olive oil and cheese and Shakshuka were SO GOOD. Khobz, Yogurt Orange juice and fruits were served along with coffee and hot milk. We got the Hammam and Massage done at the riad. Couple and my elder son(just massage). Hammam was terrific. Massage was OK. They have include mud bath as well in Hammam. Convenience of getting this service done in the Riad beats it compared to the higher end spas. It costed 160 euros. Staff were very friendly. They helped order pizza for dinner and also packed breakfast for us next day morning before getting onto the taxi to get to the airport at 6:15. Note: Due to plumbing issues, bathroom was smelly so we had to keep it closed from spreading rest of the suite. It started happening after our first use at midnight and we didn't complain until the morning as we were tired from our 3-day sahara tour. That was the only reason, I cut a star otherwise this could have easily scored a 5-star.

Staff were friendly even with language barriers. Room was small but had everything I needed. If you wanted tea or coffee it was provided in the room but kettle and cups etc were on top of the wardrobe so a little different and difficult to reach if you are short like me, no space for a table or ledge really in the room. Bed was comfortable and bathroom was clean and I think quite unique

It was my first experience on a Riad, it was great experience since we checked in until we left. The staff was so friendly and helpful, the place was classic but clean and the breakfast was fresh and testy. Thank you Rachid and Hassan for making us feel home❤️

Bel établissement tenu par des jeunes, qui offrent un accueil chaleureux. Cadre typique et très agréable. Bien situé pour visiter la ville et pas très loin de l’aéroport. Chambre confortable et propre. Petit déjeuner assez copieux avec des spécialités locales. Très bon rapport qualité/prix.

Estadia foi ótima, não temos o que falar do pessoal do Riad, muito atenciosos e procuraram nos ajudar em tudo. Rachid me ajudou com a empresa de turismo que eu havia contratado para ir ao deserto. Saímos muito cedo antes do café e eles preparam uma sacolinha com nosso café, suco biscoitos. Te dão um mapa que te ajuda muito e te explicam todas as principais atrações e distâncias. O único ponto que coloco observação é devido ao quarto que ficamos ter janela pequena e acho que fica mais fechado e. Pro é um riad não bate sol dentro do quarto havia um pouco de cheiro de mofo. Mas o riad tem outros quartos maiores e melhores, se já conhecesse pegava outro quarto não o térreo. Super recomento pois a localização é excelente e as pessoas são sensacionais. Fica ao lado do palácio Badi próximo ao palácio Bahia.

La atención al cliente es buena, nos ofrecieron el traslado al aeropuerto y cumplieron muy bien, nos recibieron en el hotel con te de menta y galletas, y el recepcionista fue muy amable, el desayuno estuvo delicioso. Sin embargo la habitación desde que ingresamos tenía olor a humedad, las sabanas estaban sucias y las almohadas olían a sudor, la habitación era pequeña. queda un poco alejado del centro.

Comfortable, spacious room in a nicely decorated riad. Riad was in an alleyway that seemed a bit dark (not necessarily unsafe but was aware that i was the only person on the street). they arranged for transport (from car rental place and to the airport) which was much appreciated. staff were very eager to help or accommodate our needs.

They helped order pizza for dinner and also packed breakfast for us next day morning before getting onto the taxi to get to the airport at 6:15. Note: Due to plumbing issues, bathroom was smelly so we had to keep it closed from spreading rest of the suite. It started happening after our first use at midnight and we didn't complain until the morning as we were tired from our 3-day sahara tour. That was the only reason, I cut a star otherwise this could have easily scored a 5-star.

Staff were friendly even with language barriers. Room was small but had everything I needed. If you wanted tea or coffee it was provided in the room but kettle and cups etc were on top of the wardrobe so a little different and difficult to reach if you are short like me, no space for a table or ledge really in the room. Bed was comfortable and bathroom was clean and I think quite unique

Saímos muito cedo antes do café e eles preparam uma sacolinha com nosso café, suco biscoitos. Te dão um mapa que te ajuda muito e te explicam todas as principais atrações e distâncias. O único ponto que coloco observação é devido ao quarto que ficamos ter janela pequena e acho que fica mais fechado e. Pro é um riad não bate sol dentro do quarto havia um pouco de cheiro de mofo. We unfortunately only stayed one night at this Riad however it was a very welcome start to our time in Morocco. They helped arrange our transportation from the airport which I would highly recommend to anyone who has never been to the beautiful city of Marrakech. The room fit our family of 4 and the breakfast was perfect.

Although the riad is small, it was cute and cozy. We stayed for 2 nights in the Grand Suite for a family of four that includes two 6ft boys. Rooms were clean and beds were well set up and comfy. This Riad is super close to the main road that takes you to the Bahia palace. Due to this, transporting the luggage to the Riad was damn easy. Around 50 yards. A couple of small general stores closeby to buy water and other essentials if need. Breakfast was outstanding (served between 8:30 - 10:30). It was served to the table. Such an amazing stay at this place. Rasheed, Yasmin and the rest of the team were so amazing. I went with my boyfriend to celebrate our anniversary, chose this place because of all of the amazing reviews it had received, and we were not disappointed. When we got there they gave us some tea and Rasheed showed us a map of the area we were in and how to get to popular touristy areas. Anytime we needed anything from them, Rasheed and the rest of the team were always happy to accommodate. I wanted to take some peanut butter home with me because side note the peanut butter in morocco is amazing, and another one of the team members (unfortunately i didn’t catch his name) got me a bottle which was very thoughtful. All in all was a great stay, would highly recommend. Again, thank you Rasheed and the rest of the team!!

C'étais la 1ère fois dans 1 riad et j'ai vraiment adoré l'ambiance. Ma chambre que je qualifi de petite suite était de toute beauté avec terrasse privée. Le lit très confortable, j'ai très bien dormi. Le propriétaire est très gentil et son staff très accueillant, il m'a donné son numéro whatsapp et je pouvais l'appeller en tout temps même durant son congé. Il m'a grandement aidé après une méavanture avec mes cartes et identité, son soutien a été apprécié. Une chose importante pour moi la sécurité: même si la riad est située ds une ruelle, en aucun temps me suis senti insécure tant le jour que le soir.

The location is perfect to walk to any of the main tourist attractions, Souks, Medina, and a local shopping square. The staff and hospitality was fantastic. They can help you arrange anything. The quantity and quality of food at breakfast was ridiculously good. The spa treatment I received from Sahara was unbelievable. I would absolutely stay here again.

Riad was in an alleyway that seemed a bit dark (not necessarily unsafe but was aware that i was the only person on the street). they arranged for transport (from car rental place and to the airport) which was much appreciated. staff were very eager to help or accommodate our needs.

Le Riad est très calme et reposant. La proximité avec les lieux touristiques et le souk est un avantage. Il y a également de quoi faire quelques courses juste en bas de la rue. Le personnel est très gentil et très serviable. Le petit déjeuné et le repas (en supplément) sont très bons. Seul petit défaut est l'isolation sonore. En effet nous avions la chambre à côté de la piscine et de la salle de restaurant et nous étions parfois mal à l'aise quand à l'idée de faire du bruit. ( une fenêtre qui ne se ferme pas dans la salle de bain). Nous entendions également pas mal le bruit des autres chambres. Mais à part ce petit détail, nous conseillons ce Riad sans hésitation!

Nous avons passé 4 nuits . Nous avons bien été reçu, la chambre était propre, calme . Le personnel très accueillant et au petit soin pour nous, un grand merci. Le Riad est très bien situé, à 7 min à pied de la place dès ferblantiers et 15 min de la grande place Jeema El Fna.

The Riad is kinda on the edge of the medina so a little walk to the markets but it’s so much better noise wise. The building is pretty. The area is not scary at all like other little dark streets. The two employees we dealt with are very helpful and nice.

The Riad is well located near a square with many amenities, great restaurants and the two palaces. The neighborhood is safe and quiet as we went about at night with kids. The Riad itself is exactly how it shows in the photos - the kids loved the pool and the amazing breakfast while we loved the terrace on the rooftop and the Hamam experience. Rashid was an amazing host and took care of every little detail, organizing our day trips and going as far as to accompanying us when one of us was sick.

Very nice stay at Riad Khabia. Very well looked after by Ashraf and Mohamed. Excellent breakfasts and lovely dinner options - tagine cooked by Mohamed was very tasty! Nice clean rooms but a little small on space. Beautiful roof terrace overlooking city with amazing view.

Super séjour, Rachid est serviable et l'équipe est très réactive. Le p.dejeuner est très copieux. La chambre est propre et fonctionnelle. Le calme du riad et le roof top font le charme de cet endroit. Nous reviendrons !

It was my first experience on a Riad, it was great experience since we checked in until we left. The staff was so friendly and helpful, the place was classic but clean and the breakfast was fresh and testy. Thank you Rachid and Hassan for making us feel home❤️

Estadia foi ótima, não temos o que falar do pessoal do Riad, muito atenciosos e procuraram nos ajudar em tudo. Rachid me ajudou com a empresa de turismo que eu havia contratado para ir ao deserto. Saímos muito cedo antes do café e eles preparam uma sacolinha com nosso café, suco biscoitos. Te dão um mapa que te ajuda muito e te explicam todas as principais atrações e distâncias. O único ponto que coloco observação é devido ao quarto que ficamos ter janela pequena e acho que fica mais fechado e. Pro é um riad não bate sol dentro do quarto havia um pouco de cheiro de mofo. Mas o riad tem outros quartos maiores e melhores, se já conhecesse pegava outro quarto não o térreo. Super recomento pois a localização é excelente e as pessoas são sensacionais. Fica ao lado do palácio Badi próximo ao palácio Bahia.

The location is perfect to walk to any of the main tourist attractions, Souks, Medina, and a local shopping square. The staff and hospitality was fantastic. They can help you arrange anything. The quantity and quality of food at breakfast was ridiculously good. The spa treatment I received from Sahara was unbelievable. I would absolutely stay here again.

From the moment we arrived the hotel staff did everything to help make our stay amazing. From serving us tea and cookies to answering questions and ensuring we knew what was the best and safest debit machine to use in the square. They gave us a tour of the Riad when we arrived and the terrace looked over the city. We booked a Hammam and couples massage at the spa on site and it was amazing and highly recommended. We have never been so clean and relaxed! It was in a nice quiet location but within walking distance to the local square and shops. Breakfast was an assortment of traditional continental items. We would stay here again for sure!

The place is beautiful with clean rooms and great staff. The host was very helpful and answered all our questions. Breakfast was rich and delicious. The Riad is walking distance from a lot of important places like El Badi Palace, Saadian tombs, etc. We had a great time at the place.
