Not worth $300/night – unsafe, noisy, and uncomfortable stay We stayed in Room 926, and unfortunately, this was one of the worst hotel experiences we’ve had. The hotel is located in a rough part of downtown. We witnessed drug deals happening right outside the front doors. Parking is limited to risky street meters, unless you opt for their $45/night valet. The hotel is under construction — something not mentioned in the room description. Water pressure was practically nonexistent, leaving us with cold showers and barely a trickle from the faucets. Noise was constant. Sirens filled the room all night, and the creaking, dirty wood floors throughout only added to the discomfort. All of this, for $300 per night. Absolutely not worth it. We would never recommend this hotel or choose to stay here again.

We enjoyed our stay here. The staff were all friendly. The hotel lobby is under construction but it was still nice. We loved our room because it was very spacious and clean. It had everything we needed. The breakfast was pretty good each day. The pool was a good size and was clean. Would definitely go back if in Dallas again.

Our stay was short and sweet. Our room was amazing: roomy, cold, and fumctional. Additionally, the gym and pool were clean and well maintained. The staff was absolutely incredible; they were accommodating, friendly, polite, and respectful. We will definitely book here any time we are in Dallas!!

We were there for the Dallas marathon. The parking for the hotel was very unorganized. They made you valet, it took a long time, and the next day they couldn’t find my key fob. Very unprofessional. The hotel itself was fine and comfortable.

The hotel is going through renovations. Even with that the services were not interrupted. The front dest staff and kitchen staff were over the top making sure we got top notch services!

The 7th floor had a petroleum smell that was quite disgusting.

So, apparently this property was once a government building that's been renovated for use as a hotel. Because it's an older building, it has some really cool aesthetics, like exposed brick walls and authentic hardwood floors. As someone who's very into the industrial look, I was pleasantly surprised by this aspect. The bed was super comfy, and despite the hotel's proximity to the highway, road noise was minimal. However, there were a few things that bear mention: the area, while close to the venue I needed to attend, is a popular spot for the homeless, and as a woman traveling alone, I would not have felt safe walking around outside the property. My room had a musty/chemical odor that I couldn't place; it wasn't so bad that it was unbearable, but it was unpleasant, and I even noticed, once I got back home, that it had permeated my clothing. Overall impression: I would probably not stay at this property again, given the choice.

Paper-thin walls, barn door on bathroom means your most embarrassing moments are shared with absolutely everyone in the room - we ended up having to run the shower to mask noise. The beds were very firm, and worst of all under the toilet seat were leftover specs of feces underneath it. Room service only available once every 3 days, and the app where you request service goes completely unanswered - I submitted 3 different requests and none of them were answered/looked at.

Really enjoyed my stay here with my family. We drove up 5.5 hours from home and not going to wife my wife and I were a bit skeptical when we drove up to the facility, but quickly learned to never judge a book by its cover. Absolutely beautiful place inside and we loved how spacious the suite was and CLEAN!! We will definitely be staying here on our next trip!!!

Too many homeless people everywhere, hotel stay was great except the smell in the building, it wasn't awful, but annoying in the hallways. Was scared to walk anywhere with so many homeless people everywhere.

I had to change rooms three times during my stay that I checked out 1 day because I was just tired of the state of things. The first room was dirty, second room lock was broken and I felt unsafe. Would not recommend this location as the area is not that desirable as well.

Clean rooms and great customer service

the room was spacious and clean. There was an overwhelming chemical smell exiting the elevator to the room. The interior was mostly concrete. There was limited parking close to the hotel, there were hookers and homeless people nereby making it a convenient for the paid vallet service of 30/night.

The room did not have heat. Had to move rooms and was told the heat was checked before moving us to this room. 2nd room no heat, TV broken, Hair in bathroom. Didn’t want to switch to a 3rd room due to already unpacking with 4 month and 1 year old. Was told the parking would be comped as a service recovery and it was not. The staff however was nice. Area was not as safe as I would have liked for the price.

Felt like I was staying in an upscale apartment, and I loved the brick wall and high ceilings!

Breakfast was good. Comfortable spacious room. Did not realize it was valet parking so added to the price.

The hotel is nice enough but it’s in a bit of a rough area. Lots of homeless people laying around the sidewalks. Valet was full but not the hotels fault there was a big volleyball thing going on. Biggest issue was the A/C. Our room never got below about 73 degrees and when it’s 98 outside it would have been nice to have a bit of a cooler evening. I spent the whole night on top of my covers instead of in them.

The only reason I didn't give it 5 stars all around it's because the unit was under construction, but even so it was clean, and staff was nice. Also, had issued with water pressure, which was almost non-existent. very nice suites but sadly you can hear your neighbors as if they are in your room, perhaps it was just the large group next to us who was loud, since once they checked out it was peaceful and relaxing.

I was pleased with the stay overall but I had a not so nice experience with check in due to the lady being nonchalant and not very nice. Other staff was great! I’d stay again in spite of the rude lady at check in. Also hair was on the sink but room seemed clean.

My group of 3 was there for a Friday-Friday conference of 20K people. The front desk staff was excellent. Kia was our front desk person, and she was phenominal. The security and parking people were awesome as well. The breakfast was good and hot, and the preparers were very accommodating. I was concerned seeing reviews that the staff was rude. I believe people have expectations as if they were home and then take that out on the staff. I was concerned with the reports of the homeless people. While it was tragic and the people were everywhere...the hotel staff had them contained and none were ever at the front entrance, where we came in and out, and I felt safe as someone was outside at all times. We went to the convention center daily and used LYFT (which was more economical than Uber). If I had to revisit that area I would definitely go back to this property.

Rain storm came and windows leaked water, no water pressure in the bathroom sink or shower, housekeeping does not clean room every day, some parking valets are not honest, mattress leans makes you feel like your going to roll out of the bed, had to complain to management twice about water pressure, night attendant told me she would talk to management about all of this and do something and they did not. You can’t enjoy the property as you will share it not only with the homeless that cuss you out if you do not give them any money or cigarettes it you share the property with the security guards that have to run the homeless off. Breakfast that is served is very hard bacon that’s greasy, watery eggs, waffles they were ok and microwave sausage egg and cheese biscuits. They have bread, bagels and cold cereal. Not much to choose from. During check out the desk attendant that I had to yell hello to after standing there for 10 minutes presents himself with a very dirty shirt, looked like his last 3 meals ran down the front of it, his pants were dirty and he was super rude when I asked for a receipt and told me I’d have to go to Expedia for a receipt since I booked with them. Just know when you show up to this property you will give them a credit card and they charge it for incidentals at the cost of 200 dollars and then tell you it can take up to 15 days to refund. The swimming pool I do not recommend. Pick another hotel do not recommend this one at all!

We only stayed one night as a stop on a road trip so we didn't explore all of the amenities. Everyone was very friendly, it was clean and we had a great room for our family of 4. This hotel has been updated and in nice shape. The gym was nice, had everything we needed and clean. There was also a nice spread for breakfast. Only cons were a large population of unhoused people in the area and it was $30 to park the car overnight (Expedia said it was $12).

My husband and I were in Dallas for the Tony Robbins UPW and so we stayed for one week at this hotel. It was within easy walking distance to the convention centre for this event which was great. We found the staff to be very friendly and relaxed; the atmosphere of the lobby and the 'dining room' had a great vibe and breakfast options were plentiful and generous. Our room was spacious and the bed was comfortable. One suggestion would be for the hotel to upgrade their toilet paper quality! lol Other reviews comment on the area feeling unsafe and there being lots of homeless people. We walked around Dallas and found there were homeless people all over the city and although we had people approach us they were always polite saying God bless you so I don't think homeless people are the issue. We flew into the airport at Fort Worth and took the train to and from St. Paul station and then walked the few blocks to the hotel which was very convenient. Overall this hotel was excellent and again the staff are what made it so!

BUT...sadly there was a lot of homeless people directly in front of the hotel, the side street, the walkway by the pool, and surrounding area in general. Valet service was rude and outrageously priced at $45 a night. There are much better options downtown Dallas.

Accommodations were clean and spacious, staff very friendly and engaging, breakfast solid and location convenient (once we got our bearings). There was construction close by, as well as some homeless camping, but we were not inconvenienced or ever felt unsafe. Definitely would return!

Stayed here for an event at the convention center - online reviews made it sound a lot worse than it actually was. Hotel staff are helpful and responsive. Many reviews complained about the homeless population in the area. There is the occasional individual walking around, but at no point did I feel overwhelmingly unsafe walking to or from the convention center. Not my favorite stay, but by no means a horrible option.

Hotel itself was pretty decent. Surrounding area has lots of homeless camps nearby. Homeless persons are quite popular throughout downtown Dallas unfortunately

In town for a conference, the Hotel was fine, but the walk to the convention center, although not far, was not a great walking area

Excellent hotal but unfortunaltely the streeets around the hotel present a lot of homeless people living in tents which make walking around not safe. We never left the hotel on foot, always by car.

Rooms are good, area is not that good. Stay here for a week and was afraid to going out. Expensive valet parking, 45 per night the parking space is in front of property but you need to use the valet otherwise you can’t park your car. Housekeeping is not daily however they change towels and trash. For a day or two is ok, breakfast is terrible, limited options, nothing was tasty sometimes they put only bread and some eggs.
