Victorian quaint, modern comfort. We needed a quick overnight in Newport for an evening event, and Bellevue Manor was just right. (We did not need a water view.) Walking to historical and modern attractions, we could leave the car tucked into the private lot. Heavenly.

Wonderful inn. Room had character and was quiet. Plenty of self-parking behind the inn. Terrific breakfast. Nice patio area where one could choose to eat breakfast or just relax. Convenient to area restaurants, shops, Tennis HOF, etc. Will be back.

We really enjoyed our stay at the Bellevue. There are 4-5 homes that have all been turned into the Bellevue Manor. We stayed in the Bellevue House in a junior suite which had a private bath with rain shower, small kite ether with a fridge, sink, and microwave, a living room with large tv, comfortable couch and chair, and a bedroom with a king size bed. Breakfast was free and quite good. Listed as “continental, but each day was quiche, pancakes or French toast, pastries, and sausage. Coffee and tea, too. Really beautiful grounds, too. Walking distance to just about everything, and plenty of off-street parking. We stayed for three nights with no issues. Clean, quiet, and comfortable in the heart of Newport.

We booked at Bellevue Manor because of the front porch… but upon arrival we were put in a room in Bellevue House behind/adjacent to Bellevue House… so we had to walk over to the other building every night to sit on the front porch. Not a huge deal, but a tad annoying!

The room is clean and centrally located. There is convenient parking. Room 114 has a closet in the bathroom. I would recommend 113 or 115 they are a bit larger and a bit more updated. Staff is welcoming and accommodating. For the price I expected a room that had a proper closet and space to unpack other than the bed. We did have a happy stay with friends however and the porch was lovely. The breakfast provided choice and was tasty.

The location is great, free breakfast is great. The two bedroom suite was lovely but it’s a 3rd floor walk up- no elevator-could have been disastrous depending on who was coming in the trip. Staff was very friendly. Cleaning was not thorough. I think when real problems occur- management should make some sort of gesture.

We stayed in room 110, which had a queen bed and a nice sitting area. It was clean and comfortable. Breakfast was great and the staff was friendly. Although the building is on a main street and our room was in the front, it was not noisy. We came to tour the mansions and this inn was very close to them. We would stay here again.

It was filthy. I also told the manager on the first date that I might have to cut my stay short because of a family emergency back home. He assured me that it would be all right and would not cost me the full price as long as it was all right with Expedia, through whom I booked. It was ok with them but then the Bellvue Manor would not refund any of my money, charging me despite the fact the room was vacant. The hotel lies to me and I’m out over one thousand dollars.

Room was in a basement, bathroom window had cobweb and dead spiders. Mattress felt old and bed creaked, pillow lost it’s fluff. Not a goodnight sleep, woke up with a stiff back. Furniture were worn and legs from vanity table and chairs were loose. I can say staff were friendly and room and bathroom were clean.

Beds were very old and uncomfortable, no boxspring. Bugs and black mold in the room. Paint was chipping Stopper on tub was broken. After hours keypad was unnecessary as you could just push your way in. Place was NOT cheap, expected much better. It needs an overhaul.

Dingy, unkept, mildew odor room was in the basement and was essentially part of the dining room that served breakfasts to the guests. So early morning activity outside our bedroom door as well as 20 guests talking and eating each morning. First day as I checked-in and I immediately called to ask about changing rooms. Loved the location, friendly and helpful staff, decent buffet breakfast, convenient parking and nice overall facility. I would not however recommend the basement level room which was adjacent to the breakfast room. It was quite spacious, but was not kept up very well. It needed a thorough cleaning, found a number of cobwebs in the corners of the room and bathroom and dust on the furniture tops and floor. The vanity stool was broken and the bed wasn't very comfortable. The bathroom was a decent size but showed signs of significant water damage on the baseboard and door frame.

The complementary breakfast service was wonderful. Fresh, hot, pancakes, French toast, sausage, quiche, assorted cereals, and fruit. The room and bathroom however were OLD, dated, smelly and small. I can appreciate this is an old historic structure, but it needs updating. The window/wall air conditioner was noisy and barely cooled the room. We would not stay there again.

Location is great and the room was very pretty. Bathroom was nicely updated with a huge rain shower head. We stayed in 121, our friends were in 119 which had a beautiful king sized canopy bed and nice sitting area. Breakfast was just ok...we'd probably enjoy the cafe downstairs instead if we visited again. Our room had a weird musky mens cologne smell and the wall unit didnt seem to work. We set it at 63 and it was pretty warm in the room.

We had a lovely time in Newport. This hotel is centrally located and it’s easy to access the Newport Mansions. Comfortable quiet room. Breakfast was a wonderful addition, props to the staff! We look forward to staying here in the future!

Woman rude at check on. No communication prior to checkin and difficult to find even using gps. Parking was well kept secret. Of all the B & Bs we stayed in this was our least favorite. Would never recommend.

Excellent location on Bellevue. Quick walk down the hill to Thames Street or over the Memorial Avenue. Staff was very polite and helpful. Breakfast and staff particularly gracious and friendly. King-size bed was better than home. Kudos to one and all.

Our check in was excellent. Our Host walked us to our room. The mini split unit was not working properly so he quickly moved us to another room. Much appreciated. Extremely respectful and nice as he helped us to our new room. Breakfast was excellent. The highlight of our stay was visiting with the manager that served us breakfast. She was so delightful and pleasant. Great time!!!

We paid fully and in advance for the King Suite and arrived mid afternoon, and the front desk clerk said sorry that room is booked, but we've a different Queen room for you. Bait and Switch when not booking directly with the hotel. I complained and they gave me a small King room at a different facility, and the toilet wouldn't flush until you manually worked the flush tank. The last day they made good and gave me the room I'd paid for. It was gorgeous, which hurt me even more. I bought that room and they gave it to someone else for two-thirds of my stay.

Lovely 3 night stay at the Manor. Great breakfast included. If you don't like climbing narrow stairs, be sure to request a room on the first floor. Old building and the stairs are steep and many of them. There is no one available in this building to address any questions you might have. The office is two buildings down but walkable. Overall, this is a place that I would go back to.

Convenient location, friendly staff. Wonderful little restaurant called Picnic at the end of the street. Just park your car and walk to many locations, no need to fuss with expendive Newport parking and traffic. Very comfortable bed and surprisingly quiet room.

We had a lovely time in Newport. This hotel is centrally located and it’s easy to access the Newport Mansions. Comfortable quiet room. Breakfast was a wonderful addition, props to the staff! We look forward to staying here in the future!

Wonderful inn. Room had character and was quiet. Plenty of self-parking behind the inn. Terrific breakfast. Nice patio area where one could choose to eat breakfast or just relax. Convenient to area restaurants, shops, Tennis HOF, etc. Will be back.

We really enjoyed our stay at the Bellevue. There are 4-5 homes that have all been turned into the Bellevue Manor. We stayed in the Bellevue House in a junior suite which had a private bath with rain shower, small kite ether with a fridge, sink, and microwave, a living room with large tv, comfortable couch and chair, and a bedroom with a king size bed. Breakfast was free and quite good. Listed as “continental, but each day was quiche, pancakes or French toast, pastries, and sausage. Coffee and tea, too. Really beautiful grounds, too. Walking distance to just about everything, and plenty of off-street parking. We stayed for three nights with no issues. Clean, quiet, and comfortable in the heart of Newport.

Location is great and the room was very pretty. Bathroom was nicely updated with a huge rain shower head. We stayed in 121, our friends were in 119 which had a beautiful king sized canopy bed and nice sitting area. Breakfast was just ok...we'd probably enjoy the cafe downstairs instead if we visited again. Our room had a weird musky mens cologne smell and the wall unit didnt seem to work. We set it at 63 and it was pretty warm in the room.

We absolutely loved the Bellevue Manor!! This special hotel was so charming, historic beautifully maintained and super clean! The rooms are spacious and the bed was very comfortable. The location was also great, a few blocks away from the waterfront restaurants and shopping and also had an amazing coffee shop right next to the hotel, Picnic coffee which was wonderful. The hotel also included breakfast which we thought would just be bagels and coffee, but we were blown away by the awesome breakfast spread of fresh fruit, pancakes, quiche, sausage and Greek Yogurt. Thank you for the wonderful stay, we will be back! :)
