Amazing place, it was clean, quiet, beautiful views. We were a group of 4 women, we went for 5 days of pure relaxation, and that’s exactly what we got! It was quiet, peaceful, there were other guests there, but we had the pool and the beach to ourselves. The beach is very rocky and there is a lot of seaweed, but there was a path clear of seaweed where we could enter the beach. We used the SUP, and the kayak, the water is shallow. We also went scuba diving and snorkeling in the cenote, it was amazing. We walked to the local restaurants, about a 10 minute walk, but would definitely rent a car next time. Overall, we loved the location and the place and would definitely go back.

We enjoyed our time at Tulsayab. It is in a unique location on a bay that is somewhat protected from waves and seaweed. The snorkelling right from the site was very good. The caretakers clean the grounds every morning and the owner is very responsive to communication. We found the place to be peaceful and relaxing. It is important to understand that the property is located outside of tulum and the road is rough to get there. You are also in nature and so should expect to see wildlife and insects: raccoons, scorpions, birds, rays, lizards, ants and so on. But the property owner does a good job to try to minimize any negative impact from this. We did not enjoy the restaurants near to the property and chose to have our meals out in Tulum instead. The kitchen is equipped in a basic way but it was perfectly acceptable for cooking meals. The beds and pillows were comfortable. We felt safe and secure at the site and had no problem navigating the road with our rental car. There is some shared equipment that any guest can use: snorkelling gear, water shoes, kayak, paddleboard, lifejackets. The pool was clean although the ocean swimming is even better. If you like something off-the-beaten-path, you can’t go wrong with this property.

Super spacious! Great place for a girls weekend. Quiet location. Full security in the neighborhood. Local Cenoté for diving nearby. Beautiful private beach with iguana and pelicans. Stand up paddle boards and kayaks for guest use.

We had a great vacation at Tulsayab the location is mostly good if you want to sit and enjoy the beach. Snorkeling is easy there. The pool is very nice. The upper apartments are very private. Clean spacious everything you might want from a vacation place. They keep the cleanliness I saw them clean the pool and sand every morning. Housekeeping was very responsive . My only suggestion for them is to get an extra large life vest. For the people with a little more around their waist or chest. We’ll definitely come again.

We were greeted and welcomed by Luca who immediately gave us a tour of our apartment. He showed where everything was located. We stayed in the penthouse and the views were phenomenal. We didn't switch the AC on once because there was a cross breeze if you had all the windows open. Definitely bring water shoes because the area to go into the wAter from the beach is rocky. We snorkeled 2x off the beach and were able to see fish. It was pure bliss staying there

Our stay here was wonderful! The property was beautiful, well-maintained and it is beachfront! Traveled with my family, 2 kids, 1 toddler and they were able to provide me with a crib and a highchair, very accommodating. Highly recommend getting a rental for your stay as it may be tricky business and more expensive to take a taxi for all your needs or wants out of the property. Water shoes are a must if you want to get in the beach, they have spare ones on property, you may find a pair your size. Highly recommend this place!

Excellent. If you’re looking for quiet, private, not overly commercialized, almost-alone-on-your-private-beach, and beautiful sunsets - this is your jam. There are some local restaurants that are pretty good. There’s a charcoal grill and outside table with string lights. You are welcomed to your apartment with some basics like water, eggs, bacon, fruit, coffee, milk. Enrique was a delight and responsive. Grab the snorkel gear and SUP board when you want. They rake the sand daily. We sat under the stars alone on the beach nightly; it was our favorite part.

Fantastic location. On the beach, beautiful property. Beach is rocky and kayaks are fun. Not a white sandy beach. Restaurants within walk or drive in hotels nearby. Pool and exterior lovely- pool is not heated. No hot tub. Our second floor apartment was 2B3B spacious and modern. There is soap, loofah and body wash/shampoo. Bring your own conditioner. Stay was great. Snorkels and water shoes were useful. Recommended. We really enjoyed our stay.

Our stay at this fabulous property was exceptional. Everything as advertised and more. Snorkeling right of the property. Quiet and a lot of wild life. You will not be disappointed if you visit here. Enrique was great and helpful and very respectful. The grounds are kept up every morning. 15-20 min drive to the market and restaurants in Tulum. We had a rental car and no issues. I can’t explain how gorgeous this location is you will have to go and see for yourself. We loved it.

This was my little paradise away from home. Such a beautiful, calm and clean place. Growing up in the middle of natures, I always love returning to places like this. The service was amazing, there when you needed it, but away enough to make you feel like you were the only family in the property. I will love to stay here again.

We loved staying at Tulsayab. The view is amazing, the condo was spacious and comfortable, and the air conditioning in each room was really appreciated. The team is very attentive and works hard, making the grounds and pool wonderful. The dirt road getting there was washed out, making for a very bumpy ride the week we were there.

Beautiful property. The hosts were gracious. I loved the raked sand - and outside property cleaning each morning. This made the place feel “new” each day. A great idea to do this each day. Loved the wildlife. I also loved the serenity of the space and how safe the location was. We will be back sometime in the future! Please thank the hosts for us!

No words can describe the incredible time we enjoyed at Tulsayab. This is the second time we stayed here. Wonderful in every way. Communication with Luca and Enrique fantastic, property is spotless clean and if tour looking for full relaxation with bo loud speakers, crowds and full of nature to inmmerse yourself, Tulsayab is just for you. Far away from town to be private but 15 minute away if needed. Car strongly suggested. Enrique and Carmen the property keepers are a jewel. Apartments have all you need to have a wonderful time.

Super spacious! Great place for a girls weekend. Quiet location. Full security in the neighborhood. Local Cenoté for diving nearby. Beautiful private beach with iguana and pelicans. Stand up paddle boards and kayaks for guest use.

The property manager was very nice. The place was spacious, amenities were great. The back patio lock facing the road was broken. We mentioned this the first day, but it didn’t get fixed during our stay. We were one floor up from the ground, but I didn’t feel completely secure. The power lines across the street were sparking, which also was a concern.

We had a great vacation at Tulsayab the location is mostly good if you want to sit and enjoy the beach. Snorkeling is easy there. The pool is very nice. The upper apartments are very private. Clean spacious everything you might want from a vacation place. They keep the cleanliness I saw them clean the pool and sand every morning. Housekeeping was very responsive . My only suggestion for them is to get an extra large life vest. For the people with a little more around their waist or chest. We’ll definitely come again.

We were greeted and welcomed by Luca who immediately gave us a tour of our apartment. He showed where everything was located. We stayed in the penthouse and the views were phenomenal. We didn't switch the AC on once because there was a cross breeze if you had all the windows open. Definitely bring water shoes because the area to go into the wAter from the beach is rocky. We snorkeled 2x off the beach and were able to see fish. It was pure bliss staying there

Fantastic location. On the beach, beautiful property. Beach is rocky and kayaks are fun. Not a white sandy beach. Restaurants within walk or drive in hotels nearby. Pool and exterior lovely- pool is not heated. No hot tub. Our second floor apartment was 2B3B spacious and modern. There is soap, loofah and body wash/shampoo. Bring your own conditioner. Stay was great. Snorkels and water shoes were useful. Recommended. We really enjoyed our stay.

This is a heavenly sanctuary to stay for vacation if you are burnout or overwhelmed by your work and life. I lived in Ground level, which was designed thoughtfully. Indoor and Outdoor are connected seamlessly. Affordable, private and quite with magnificent view. Most of the time in the morning and evening, we had this whole beach and pool area by ourselves without seeing any other guests. Everyone kept space and talked low for each other, not like those hotel be packed with tons of people, which I try to avoid. The neighborhood is still under developing and under construction. The road is dusty and bumpy, but once you stepped inside of this property, it will be a whole completely different world, and it's definitely worth the trip.

The property was amazing - very private and relaxing. The only complaint had is I wish the beds and bedding would have been more plush and comfortable. Sheets were quite rough and mattress not very soft. Enrique was the best . He was alsways available and provided everything we needed !

Site enchanteur, appartement confortable dans un complexe qui aurait peut-être besoin d’être rafraîchi. La literie est vraiment à revoir, mais l’accueil et la gentillesse du personnel compensent grandement les quelques petits défauts. Luca est un hôte extrêmement attentionné et bienveillant. Il faut prévoir un vrai véhicule 4x4 pour se rendre à cause de l’état de la route.

We enjoyed our time at Tulsayab. It is in a unique location on a bay that is somewhat protected from waves and seaweed. The snorkelling right from the site was very good. The caretakers clean the grounds every morning and the owner is very responsive to communication. We found the place to be peaceful and relaxing. It is important to understand that the property is located outside of tulum and the road is rough to get there. You are also in nature and so should expect to see wildlife and insects: raccoons, scorpions, birds, rays, lizards, ants and so on. But the property owner does a good job to try to minimize any negative impact from this. We did not enjoy the restaurants near to the property and chose to have our meals out in Tulum instead. The kitchen is equipped in a basic way but it was perfectly acceptable for cooking meals. The beds and pillows were comfortable. We felt safe and secure at the site and had no problem navigating the road with our rental car. There is some shared equipment that any guest can use: snorkelling gear, water shoes, kayak, paddleboard, lifejackets. The pool was clean although the ocean swimming is even better. Our stay here was wonderful! The property was beautiful, well-maintained and it is beachfront! Traveled with my family, 2 kids, 1 toddler and they were able to provide me with a crib and a highchair, very accommodating. Highly recommend getting a rental for your stay as it may be tricky business and more expensive to take a taxi for all your needs or wants out of the property. Water shoes are a must if you want to get in the beach, they have spare ones on property, you may find a pair your size. Highly recommend this place!

No words can describe the incredible time we enjoyed at Tulsayab. This is the second time we stayed here. Wonderful in every way. Communication with Luca and Enrique fantastic, property is spotless clean and if tour looking for full relaxation with bo loud speakers, crowds and full of nature to inmmerse yourself, Tulsayab is just for you. Far away from town to be private but 15 minute away if needed. Car strongly suggested. Enrique and Carmen the property keepers are a jewel. Apartments have all you need to have a wonderful time.

Our stay at this fabulous property was exceptional. Everything as advertised and more. Snorkeling right of the property. Quiet and a lot of wild life. You will not be disappointed if you visit here. Enrique was great and helpful and very respectful. The grounds are kept up every morning. 15-20 min drive to the market and restaurants in Tulum. We had a rental car and no issues. I can’t explain how gorgeous this location is you will have to go and see for yourself. We loved it.

Amazing place, it was clean, quiet, beautiful views. We were a group of 4 women, we went for 5 days of pure relaxation, and that’s exactly what we got! It was quiet, peaceful, there were other guests there, but we had the pool and the beach to ourselves. The beach is very rocky and there is a lot of seaweed, but there was a path clear of seaweed where we could enter the beach. We used the SUP, and the kayak, the water is shallow. We also went scuba diving and snorkeling in the cenote, it was amazing. We walked to the local restaurants, about a 10 minute walk, but would definitely rent a car next time. Overall, we loved the location and the place and would definitely go back.

Beautiful, clean and quiet space if you're looking for a relaxing getaway. The pool and private beachfront are an oasis and allow you to create your own experience. We enjoyed our time at Tulsayab. It is in a unique location on a bay that is somewhat protected from waves and seaweed. The snorkelling right from the site was very good. The caretakers clean the grounds every morning and the owner is very responsive to communication. We found the place to be peaceful and relaxing. It is important to understand that the property is located outside of tulum and the road is rough to get there. You are also in nature and so should expect to see wildlife and insects: raccoons, scorpions, birds, rays, lizards, ants and so on. But the property owner does a good job to try to minimize any negative impact from this. We did not enjoy the restaurants near to the property and chose to have our meals out in Tulum instead. The kitchen is equipped in a basic way but it was perfectly acceptable for cooking meals. The beds and pillows were comfortable. We felt safe and secure at the site and had no problem navigating the road with our rental car. There is some shared equipment that any guest can use: snorkelling gear, water shoes, kayak, paddleboard, lifejackets. The pool was clean although the ocean swimming is even better. If you like something off-the-beaten-path, you can’t go wrong with this property.

Excellent. If you’re looking for quiet, private, not overly commercialized, almost-alone-on-your-private-beach, and beautiful sunsets - this is your jam. There are some local restaurants that are pretty good. There’s a charcoal grill and outside table with string lights. You are welcomed to your apartment with some basics like water, eggs, bacon, fruit, coffee, milk. Enrique was a delight and responsive. Grab the snorkel gear and SUP board when you want. They rake the sand daily. We sat under the stars alone on the beach nightly; it was our favorite part.

Fantastic location. On the beach, beautiful property. Beach is rocky and kayaks are fun. Not a white sandy beach. Restaurants within walk or drive in hotels nearby. Pool and exterior lovely- pool is not heated. No hot tub. Our second floor apartment was 2B3B spacious and modern. There is soap, loofah and body wash/shampoo. Bring your own conditioner. Stay was great. Snorkels and water shoes were useful. Recommended. We really enjoyed our stay.

Our stay at this fabulous property was exceptional. Everything as advertised and more. Snorkeling right of the property. Quiet and a lot of wild life. You will not be disappointed if you visit here. Enrique was great and helpful and very respectful. The grounds are kept up every morning. 15-20 min drive to the market and restaurants in Tulum. We had a rental car and no issues. I can’t explain how gorgeous this location is you will have to go and see for yourself. We loved it.

Beautiful, clean and quiet space if you're looking for a relaxing getaway. The pool and private beachfront are an oasis and allow you to create your own experience. Dining options are available down the street but are a bit of a walk, would recommend having your own transportation for ease of getting around.

Estadia no Tulsayab Tulum foi excelente e superou nossas expectativas. Ficamos em cinco pessoas (quatro adultos e uma criança) em uma acomodação térrea com duas suites e um lavabo, muito espaçosa, moderna e confortável. A localização, apesar de mais reservada, é estratégica. A rua conta com guarita de segurança, trazendo sensação de condomínio fechado e bastante tranquilidade. Ainda assim, Tulum é pequeno, e em cerca de 15 minutos já estávamos no centrinho. A praia é um grande diferencial: fica em uma baía privilegiada, com pouquíssimo sargaço (mesmo em um período em que a região enfrentava grande volume) e praticamente sem ondas. A água é extremamente clara quando bate o sol. Fizemos snorkel e vimos arraias, baiacus, diversos peixes e corais, uma experiência incrível. O hotel disponibiliza caiaque e stand-up paddle gratuitamente. A vista é deslumbrante e o contato com a natureza torna a experiência ainda mais especial, vimos cotias, quatis e iguanas durante a estadia. O apto é muito bem equipado, inclusive a cozinha, que tinha todos os itens necessários (com sabão e esponja disponíveis). A limpeza estava impecável. Como observação, o serviço de limpeza não inclui lavagem de louça, o que pode fazer falta para quem cozinha bastante — uma lava-louças agregaria conforto, mas não compromete a experiência. Não tivemos nenhum problema durante a estadia. Pelo contrário, fomos positivamente surpreendidos: o lugar é ainda mais bonito e encantador!

My partner and I made a last-minute decision to go to Tulum. We opted to stay off the beaten path a bit for a more private, intimate location at a Tulsayab penthouse. The decision paid off big time. The amenities and service were above and beyond. We experienced a LOT of wildlife (racoons, iguanas, agouti, coati, birds, etc.) just on this little bit of beach front. The bay on which the property sits is beautiful and quaint. The road in and out is bumpy/rough, but other than that, we wouldn't have changed a thing. We rented a car from Cancun where we flew in and that was an easy drive down, and it was fairly easy to get to and from the main town and this complex has very convenient parking right out front. We took advantage of our private plunge pool as well as the kayaks. Hats off to Enrique, who was so kind and helpful as our host. If you're looking for a more relaxing, affordable stay in Tulum, this is THE option.

We went slightly off season for the savings and regret nothing. The location does take a little bit drive, but it feels exclusive and special. You have your own parking spot and because there were only 4 units, you always feel like you have the whole site to yourself. Generous rooms, unbelievable view. The room came with fruits, a bottle of Patron, panoramic 360 view of the jungle, ocean, exotic birds in the morning, whistling tropic trees in your patio and private hot tub. I've been to 5 star hotels and it doesn't come close. Shower, bedroom, dining, kitchen living, everywhere is oceanic eye candy! Our room was on the top floor (3rd) and we could see the waters for miles and private enough to not worry about any neighbors. Walk down the spiral stairs and you're greeted with a romantic pool, picnic area, hammocks to lounge, or a walk down to your own private beach. Simply put, this is paradise.

The breathtaking sunset views from the beach, coupled with the snorkeling, canoeing, and paddleboarding equipment, made for an unforgettable experience. We thoroughly enjoyed every aspect of the property, which was perfect for a girls’ trip. To enhance our stay, we hired a chef for five out of the six days and a driver. Wi-Fi also fast and reliable. Thank you, we’ll be back.
