Clean quiet property, specious studio size rooms with upgrades and lots of parking spaces.

Pet friendly and no charge! Looks very nice from the front, manicured lawns and plantings. However, the areas around the rooms themselves are dirty with trash even though there are ample trash bins available. It is an extended stay hotel so you have to watch for kids on bikes and playing in the parking lots. However, it was quiet at night.

Meets my criteria; clean, comfy, quiet and affordable. Older property, pretty bare bones, but an amazing, responsive staff and the ownership knows what is necessary to maintain a budget property. Whenever I visit Phoenix, I stay here. Fridge, stovetop, microwave, coffee maker, nice TV. Hot water in the shower. Bring your own cookware, etc. Only downside was terrible wifi. Security at night which is great. Pet people, pick up the poop, bags and disposal is provided. Convenience store right across the street, restaurants just a short drive.

This is a budget property. Bare bones, but a perfect example of what an older budget property should be. As a hospitality profession, it is obvious to me that the owners care about providing the best lodging at an affordable. It was, above all else, clean and comfortable. Everything worked except really crappy wifi. Fridge, micro, coffee maker, stove top, all operational. Comfy bed (always grab the side away from the nightstand- pro tip). The staff is amazing, every one. The front desk, Eve, Megan and the others could be working in a five star hotel. The grounds are well kept, except for the jerks who don't pick up after their dogs (bags are provided, and waste disposal cans). A security guard at night keeps visitors feeling safe. Anyone coming for an extended stay should ask what the property provides, and what it does not, before you come. The rooms show a bit of wear, but if you look past that, it's a great deal for the price. A budget property, been here a while, but I say here a couple of times a year, and it's looking better than ever. Kudos to all at Studio 6. Walk in with a smile and a positive attitude, and you will get the same back; ano pro tip- the rooms facing the street are the quietest. If that's your thing, like me. The back of the property backs up to the freeway, a bit noisier. But if you are staying in a budget property, don't expect 5 star amenities. Clean, comfy, quiet, safe and the best deal in Phoenix. No frills, but extra towels can be had at the desk

A lot of suspicious behavior, which is extremely noticeable, they have security but a little more proactive I suppose would be helpful

I wished they had a pool. In AZ you would think it is a no brainer not to have one. It is 112 degrees outside. Over all a decent stay.

The laundry room is almost done. The washer's and dryers need fixed as well. It was very quiet during my stay

Blood on the walls. Bathroom was dirty. Bedding was dirty with burn holes. Didn’t feel safe in this hotel. Front desk person said they would give me a refund then wouldn’t. Do not stay here. The photos they show are not the condition of rooms.

The room was filthy. Reeked of smoke in a non smoking room. Do not stay here.

Dirty, room was destroyed. Toilet paper holder was broken, missing a light bulb, crumbles of food all over the floor, empty water bottles under the bed, leftover food in the microwave, the shower and toilet looked like it was never cleaned, tv not working… I’ve worked in hotels for years as a housekeeper supervisor and stayed in many places, this was the worst one. Room 250.

5 roaches, Bed bugs, broken A/C and people doing drugs outside my window. The lady at the front desk said she would refund me, stil waiting though. I have pictures of it all, jut only of 2 roaches, I killed and hid the other 3 so they didnt scare my daughter.

Toilet was backed up shower would drain into the actualy area where toilet was mold in the shower stall stove and tables had burn marks all over them and we seen alot of roaches through out the room overall terrible stay for me and my family addressed issue with front desk all they offered was new towels nothing more i woulndnt suggest this place too anyone not worth the money at all

The bathroom was disgusting. The tub was covered in some type of yellow substance that stained the bottom. I wasn’t using that at all. The room key stopped working every single day and I had to ask them to renew it. It was nothing like the pictures shown. It was a horrible overall experience.

Cockroach heaven. Staff wasn’t even surprised when we said we wanted to check out because of the roaches. Other guests were leaving because of the same reason. Girl at front desk said they spray once a week and it isn’t enough. No kidding!!!! We saw six!!!!

They need to get their room doors working properly. My room was on the second floor. Light flashes red-green-red when keycard inserted. Walked back to office”battery in door is bad.” New room assigned. Walk back. Green but won’t open. Walk back to office. Clerk comes to room with me. Inserts keycard, hits door hard and it opens. Ridiculous!!!!

Noisy, a lot of sketchy people doing a lot of sketchy things, people smoking weed stinking up my room, dogs barking, all hours of the night, people blasting music all hours of the night and kids Running wild some of the people there have a party mentality and don’t care about the other residence

Everything was okay except slept on broken bed entire trip told them every day but did not gix

The hot water in the shower only did not work. Employee said, “it comes and goes”. The TV only had the scrolling guide channel, and snow on all other channels. No TV to watch period. Employee said to, “make sure everything is plugged in. I can’t do anything about that.” I would never stay here again.

Gentleman that assisted us in the front desk was nice. Stay was good. Mattresses need to be replaced they’re old and I could feel the springs on my back. Floor was really dirty. Put on a pair of clean socks and walked to the restroom and back to the bed. Socks were immediately black. There was also long white hair I don’t think they swept. Overall decent stay..

Newly updated facilities including mini kitchen, flooring and bathroom sink and toilet. However shower hardware needs repair. The room was perfectly acceptable for my travel needs.

When we first checked in we were given keys to a room that was already occupied. We were not given a new room quickly. We had to wait while staff discussed other topics and loitered around. When we checked out we forgot an item. I requested they ship it to me and provided a prepaid insured label to do so. The owner/manager stalled and stalled and then finally just flat out lied to me, saying she had shipped the package. The USPS label has never been shipped. Terrible.

They gave my room away along with a few other people that showed up. They said check in is between 3pm and 6pm, most bogus thing i ever heard

The staff was horrible and unprofessional. Myself and my boyfriend got yelled at by the lady behind the counter. After being told no room was available even with a reservation, we were told to come back in one hour and MAYBE there would be a room available. Finally got our room and within minutes saw the room was infested with roaches, big ones and baby ones. Very unhappy with the entire stay.

The manager gave our room away without notice. fortunately, I called the night before to confirm and was told my selected room, reserved with my MasterCard, had been given away to another customer. I was SHOCKED!!! The manager was not available at that time so I requested a call back the following day...... I got NO RESPONSE. I've been traveling for business for over 40 years. This is the worst experience I've ever had. Stay away. .

was easy to find, the check-in staff wasn't around, I called the front office no answer, I called 3x, a lady came to get new towels and we both waited. staff said she was doing laundry. I informed her I was waiting 30 mins and she got angry and said "she was gone 10 mins to laundry room" Bad attitude from her she could have said, I'm sorry to keep you waiting, then I'd understand but coming with attitude. oh well, got checked in and went to my room, there's a lot of handicapped parking but not much non-handicap parking out front, I guess they want you to park away from the building.

Paid for 2 rooms for 2 nights. On the 2nd night, after a very long work day, we were unable to access our rooms. No one was on site to help us, even though it clearly states that they have a 24/7 courtesy desk. The security guard told us he could not call anyone and we would need to find somewhere else to stay. We ended up having to find another place to stay 20 minutes away and come out of pocket another $200 to basically take a nap as it was 3;30am by that time. When calling the hotel it's been impossible to solve this situation and get a refund, even with Expedia involved.

Check in said 3pm we checked in at 530 was given a key could not go into our room until 730 when house keeping was done cleaning it.

Every staff member has been professional and friendly. Always feel safe and never any issues.

Great location. Freeway near by, grocery store, arco across the street.

There are a lot of homeless around the property. Both times we came back to the hotel there was homeless people arguing and yelling and throwing stuff near the cars. Totally unsafe.

The property was conveniently located, quiet and the staff are friendly and try to accommodate all of your needs.

The property is extremely convenient. Access is very good.

🎶Two trailer park girls go around the outside around the outside 🎵 No but in all seriousness I showed up and there were 2 or 3 crack heads wandering around the property. So I parked and canceled my reservation. Too many valuables that had to be left in the car. Staff was great helping with the cancellation. Property looked clean minus the crack headed lady. Circling the property. I wish I had a picture for this review. She was literally everything you would picture a crack head to be and then some.

Many tweakers hanging outside around the rooms. Felt unsafe and trash was all over the steps. Staff was friendly, but seemed to have no interest in making the property better secured. Wont stay here again

It is located near by a main freeway and there are shopping centers a few minutes from here.

Just an average hotel. Staff was nice and helpful whenever we had questions. The property outside is not the greatest, usually have homeless hanging around.

Average place. Would stay again - there’s a kitchen but no dishes. So plan on getting some if you’re staying long.

The cleaning staff rattled the cart down the walkway at 3am making a lot of noise. There were no supplies for the coffee maker (filters, cream, sugar, stirrers) The sign in the office says "more in the room, less on the bill," bit this is a lie. It is exactly the opposite.

This place is a DUMP. There are people “living” there who are by the day. We were approached by 2 unhoused people wanting something, another person outside our room charging their phone who also had bolt cutters, a person sleeping in a tent on the hotel grounds. They didn’t have the rooms we reserved and due to the room requirements (one needed to be ADA). They had a one bedroom ADA (we reserved a 2 bed) so we took it cause finding ADA rooms last minute are hard to find. The 2 bed room was smoking and disgusting. They didn’t have coffee in the lobby, as advertised. Last- the manager was so nasty, rude, mean, and not available to deal with problems. They gave us a discount for not having the right rooms however the reason they didn’t have the rooms because the “housekeeper went home before cleaning them”. The hotel was only 1/3rd full so no reason to not have the rooms we reserved clean. I am an experienced and pretty flexible traveler and my advice to you is DO NOT STAY HERE.

Overall the property had everything I needed for a 2-night stay. No dishes or cooking utensils were provided but kitchen appliances worked well. I would stay again.

Facility has everything for a kitchen not even a plastic spoon make sure you bring your own utensils or things you might need like coffee filters otherwise everything is great
