This was our first trip to Waco and there was 5 of us-girls trip. Def felt safe and after looking around the area, so glad we stayed where we did! Secure parking around back, walking distance to downtown & house was loaded with everything and more that we would have needed! Maybe bring an alarm clock if you don’t like using your cell phone other than that not a detail missed!

We met 2 other couples for a weekend visit to Waco. This home was very clean and had everything we needed for a nice weekend. We were very comfortable in our Queen bedroom with en-suite bathroom. One of the couples wished for a King sized bed since the wife had recent back surgery, but there was a convenient blow up mattress which the husband sweetly used on the second night to give his wife the bed. The location was great for our needs and we felt safe with the gated parking. Another review mentioned not feeling safe walking to Silos, but we didn’t feel that way at all. Charmaine provided snacks, coffee and even fresh flowers! The living room is a little small for 6 adults to watch a game on the television, but the kitchen, dining area and back porch are spacious. We would love to stay here again!

Such a lovely home and great location! We were in town to visit our son who attends Baylor and this was a perfect place to stay. The home was very comfortable and cozy, a bathroom for each room, and two cute porch areas! It is a great location for walking to the Silos District and also a quick drive to Baylor and most restaurants or activities in the area. Great communication with the owner, would definitely stay again!

Our stay at Simplicity House was a short one, but very comfortable and well appointed! We chose this home because of the 3 en suites and it did not disappoint! The home was very clean and expertly decorated. The location was very accurate - everything Magnolia was literally minutes away. It was terribly hot outside, but inside was nice and cool. The rear deck was private and a nice place to relax with a coffee or wine! Charmaine was very gracious and informative and a great host. If we ever make a return trip to Waco, we would definitely stay again!

Charmaine is absolutely fabulous and the house is so cute and comfortable! The kitchen has everything you need and the beds are very comfy. The location is great if you are visiting Magnolia Market! The neighborhood is being revitalized, so there are some homes that haven't been renovated yet, but Simplicity House felt very safe and secure!! I will be back!

My sisters and I, all in our seventies, chose this property because of its proximity to shopping in Silos and Magnolia. The neighborhood is old and run down. Yes, there is secure parking - this property and others are securely fenced with coded, electric gates to the back yards for parking. This is not a walkable property.Three bedrooms, three baths: perfect for the three of us. But Mary's shower had no hot water. She tried all the way to the right and left, and waited, and no hot water. Charmaine and her husband came over while we were out, did something, and Mary had hot water the last morning.At bedtime on the third night, I found the headboard, pillows, bed and my nightie soaking wet. The air conditioning unit on the wall above the bed was dripping copiously. Stains on the wall show this to be an ongoing problem. I slept with my sister that night for the first time in more than 60 years.We washed our dishes the last morning and there was no hot water in the kitchen.Charmaine refused to grant us any refund for our trouble because, she said, we had stayed all three nights. She offered a free stay there in the future. That is not feasible as we have no plans to return to Waco. Probably this is how they deal with problems - offer a future free night.If Charmaine had responded reasonably to a request for a partial refund, I would not have shared any of this. Charmaine owns other VRBOs - I would not rent from her again.

Our family loved this completely updated, clean and spacious home. Each bedroom has its own full bathroom, and there is gated parking as well. The location is walkable to Magnolia and any other sites around Magnolia. Owner communicated clearly and was a wonderful hostess!

House was clean and comfy - so spacious. Having all en suites was perfect. Decorated well and felt like home. Charmaine is great with communication and the entire process was easy. Stop thinking about it and book it! We walked to the silos, but you do have to drive to Magnolia Table. We did explore the rest of downtown Waco, but it’s still catching up with tourism and didn’t have much to offer besides a few restaurants and a couple of cute shops. Would recommend going, but all you need is a short weekend and you’ve seen it all.

I have been to Waco a couple of times now for weekend getaways, and have always stayed at one of Charmaine's houses. Everything is always clean, stocked with coffee, snacks, and all the kitchen appliances you need to make meals. Charmaine makes it easy to get in touch with if any issues arise. The Christmas tree was such a nice surprise in the house as we had a few gifts to open on our delayed Christmas trip. We will always stay at one of Charmaine's houses when we visit Waco!

We made the trip to Waco to do all things Magnolia. The house was exactly as advertised and just a few blocks from Magnolia. It was a perfect 3 bedroom, 3 bath so we could have privacy when desired, but also a great gathering space for visiting.

The home was decorated so cute and everthing was fully thought out. Every amenity that you could think of was available. We were 3, 60+ year old ladies and there was plenty of space for us. We each enjoyed having our own bed and bath. It was convenient to everything we wanted to do. Highly recommend this property!

A comfortable and well decorated home with many amenities! Great location for walking to restaurants, Magnolia, and shops. Very clean, separate climate control in every bedroom. Lots of little touches from the host made us feel at home. Communication with Charmaine was quick and helpful. Would highly recommend.

We came to Waco for a birthday celebration. The Simplicity house was perfect for what we needed and it felt just like home. Each bedroom had its own bathroom so for 3 ladies, it was perfect. We enjoyed coffee on the patio in the mornings, played games at the kitchen table, and felt right at home!! Thank you Charmaine for your hospitality! We will definitely stay here again!!

I have been to Waco a couple of times now for weekend getaways, and have always stayed at one of Charmaine's houses. Everything is always clean, stocked with coffee, snacks, and all the kitchen appliances you need to make meals. Charmaine makes it easy to get in touch with if any issues arise. The Christmas tree was such a nice surprise in the house as we had a few gifts to open on our delayed Christmas trip. We will always stay at one of Charmaine's houses when we visit Waco!

A comfortable and well decorated home with many amenities! Great location for walking to restaurants, Magnolia, and shops. Very clean, separate climate control in every bedroom. Lots of little touches from the host made us feel at home. Communication with Charmaine was quick and helpful. Would highly recommend.

Such a 'comfy' stay...quiet area...all needs supplied...convenient location to any and everything you'd want for your visit to Waco...and you are in a good area to get food delivered ...we ordered Jason's...And manager was very easy to communicate with...Would rent this spot again!

My sisters and I, all in our seventies, chose this property because of its proximity to shopping in Silos and Magnolia. The neighborhood is old and run down. Yes, there is secure parking - this property and others are securely fenced with coded, electric gates to the back yards for parking. This is not a walkable property.Three bedrooms, three baths: perfect for the three of us. But Mary's shower had no hot water. She tried all the way to the right and left, and waited, and no hot water. Charmaine and her husband came over while we were out, did something, and Mary had hot water the last morning.At bedtime on the third night, I found the headboard, pillows, bed and my nightie soaking wet. The air conditioning unit on the wall above the bed was dripping copiously. Stains on the wall show this to be an ongoing problem. I slept with my sister that night for the first time in more than 60 years.We washed our dishes the last morning and there was no hot water in the kitchen.Charmaine refused to grant us any refund for our trouble because, she said, we had stayed all three nights. She offered a free stay there in the future. That is not feasible as we have no plans to return to Waco. Probably this is how they deal with problems - offer a future free night.If Charmaine had responded reasonably to a request for a partial refund, I would not have shared any of this. Charmaine owns other VRBOs - I would not rent from her again.

First ever "sisters" trip...We could not have asked for things to be more perfect. From booking, communication with host (who is AMAZING), location, cleanliness...I could go on and on. I've stayed at many homes through VRBO, and this was by far the best. Charmaine was so helpful, easy to communicate with, and just an overall great person. Her attention to details and excellence are definitely apparent!

House was clean and comfy - so spacious. Having all en suites was perfect. Decorated well and felt like home. Charmaine is great with communication and the entire process was easy. Stop thinking about it and book it! We walked to the silos, but you do have to drive to Magnolia Table. We did explore the rest of downtown Waco, but it’s still catching up with tourism and didn’t have much to offer besides a few restaurants and a couple of cute shops. Would recommend going, but all you need is a short weekend and you’ve seen it all.

Wonderful little spot right around the corner from Magnolia, which is why we were visiting. Every bedroom had its own bathroom, and the living spaces were beautiful. Couldn't ask for more. We had a wonderful time.

Charmaine is absolutely fabulous and the house is so cute and comfortable! The kitchen has everything you need and the beds are very comfy. The location is great if you are visiting Magnolia Market! The neighborhood is being revitalized, so there are some homes that haven't been renovated yet, but Simplicity House felt very safe and secure!! I will be back!

What a fabulous place to stay, while in Waco! Great location and so close to many attractions. The house is super cute and has everything you need. Each bedroom has their own bathroom which was a plus! Will definitely stay here again when in the area.

The property was perfect for us. The en-suite bathrooms were great. The house was well stocked with everything we could possibly need and the location was close to all the shopping and restaurants. Communication with the owner was quick and efficient. We would definitely recommend this property!

This was our first trip to Waco and there was 5 of us-girls trip. Def felt safe and after looking around the area, so glad we stayed where we did! Secure parking around back, walking distance to downtown & house was loaded with everything and more that we would have needed! Maybe bring an alarm clock if you don’t like using your cell phone other than that not a detail missed!

Such a lovely home and great location! We were in town to visit our son who attends Baylor and this was a perfect place to stay. The home was very comfortable and cozy, a bathroom for each room, and two cute porch areas! It is a great location for walking to the Silos District and also a quick drive to Baylor and most restaurants or activities in the area. Great communication with the owner, would definitely stay again!

Our family from Washington and Florida was visiting and we decided to take them for a night to Waco. This sweet house was absolutely beautiful and perfect for us. The small touches throughout were tasteful and everyone absolutely loved the privacy of their own bathroom in their room. The kitchen was fully stocked with the best little coffee bar set up. Such a great house, I would highly recommend this home and if we ever make it back to Waco, we will definitely stay here again.

This house is adorable and very clean. You can walk to the Silo's and downtown. Charmaine doesn't forget a thing, snacks, coffee, cold water in the fridge, full size shampoo, conditioner, soap and lotion. We had a great stay!

We are three ladies of a certain age on a trip to visit my son for All University Sing and to enjoy Waco. What we enjoyed most was this house! It was so perfect for each of us to have our own en-suite! The house was supplied well and provided everything we needed. We also really enjoyed the location! Close to everything we needed. Charmaine was a wonderful host and communicating with her was a breeze! Thank you for a great long weekend in Waco!

What a wonderful house! Perfect for 3 families visiting Baylor Homecoming! Stocked kitchen allowed us to cook a bit but close enough to Sos downtown and Bu to enjoy all Waco has to offer!!! Safe parking and great porches!
