Three things we wish we had known before booking: 1. The hotel is not directly on the beach. The photos give the impression that it is, but it’s actually about a 150-metre walk away. Not a big issue in itself, but it does make you more inclined to leave the hotel when you want to eat or enjoy a bit more atmosphere. 2. There is no breakfast buffet, unlike most other places we’ve stayed. The prepaid breakfast consisted of a choice of five dishes, plus toast. We completely understand the idea of reducing food waste, especially with so few guests staying at the hotel. However, it felt more like a cost-cutting measure than a flexible breakfast concept. 3. The owner decided to host a pool party with extremely loud disco music right outside our room and most of the other guest rooms. The party continued until midnight, with the music and noise carrying on at a slightly lower level until 2 AM. This was certainly not what we expected from a family-friendly hotel. On the positive side: 1. The staff were genuinely lovely, friendly and helpful. They were especially attentive to the children and really made a difference to the overall atmosphere of the hotel. 2. The hotel refunded us for the night when we were unable to sleep because of the party. We appreciated that gesture.

Lovely hotel!! View from the room was gorgeous and the hotel room was nice and clean. Perfect location to access the beach and restaurants. The staff were absolutely incredible, we found them to be some of the friendliest people we have met on our travels through Thailand. Daniel, who works at the pool bar, was so welcoming and sweet, we loved chatting to him. The staff even made us our own breakfast package to take to the pier as we had to check out early in the morning. Lots of families so it may not be as relaxing as you think, it did not bother us though 😊 We loved our time here and would definitely come back!

We enjoyed our stay at Baan Kaio so much. From the incredible breakfast (multiple things to try and such nutritious options) to the great pool and beach access, we would recommend this hotel to anyone looking to stay in Ko Phangan. Tom and the rest of the hotel staff are kind and knowledgeable about the area, trying to go above and beyond to make sure everyone is having a good time. Although we were just 2 adults, we noticed many features that would make this a great place to stay with children.

The woman in charge of checkin was not nice, I had to change my schedule in urgence , check out at 7am instead of 11am. I came , she made me wait for 30 minutes. She said that I have to tell one hour before for check out ( my room was fully paid). They were not friendly , 5 ppl doing nothing, taking their time. In addition the bad music very loud full day. I don’t recommend this hotel.
