The staff were very welcoming and friendly when we arrived, however, the hotel itself is tired and needs attention. Our room was clean and the sheets smelt nicely laundered, however, their was a slightly musty smell - perhaps the old carpet? There was a wedding during our stay so we were telephoned a few days before arrival to inform us that there was no breakfast or evening meal available. We found a beautiful canal to walk along (running alongside the hotel grounds) but it was spoilt with litter. We only stayed one night.

We liked the rural location for the quiet, but it was only a few mins from the M42 so convenient for driving around Midlands. Staff were very friendly and helpful. Half Board Dining was very nice for breakfast and evening meal, with a good food selection. We didn't like the stairway to rooms 20-25 as this was quite steep and the stairs narrow; not good if you have mobility issues or if you have large suitcases. Courtyard with steps a bit tricky and uneven entrance to restaurant could be a trip hazard. We would go again, but with ground floor accommodation.

Parking was free and there were plenty of places to park, mostly under shady trees -- a real bonus in summer. Overall the, the place has an old-fashioned, comfortable feel to it, but it's only about 20 minutes away from Birmingham.

Staff were very friendly and helpful. The Hotel is situated in a rural area. The grounds could do with refreshing ( especially the tennis court which is in a poor state). Some nice comfortable areas within the hotel. Overall value for money

Overall nice hotel. Very friendly staff. Dog friendly - they could go anywhere as long as well behaved. Food good. From distance hotel looked good, but on closer inspection needs a big overhaul. However this did not detract from the stay. We found the bed in the room to be uncomfortable in places, as you moved you heard springs ‘twanging’! Surrounding area beautiful.

We checked in for a four night stay and were assigned room 11. It’s very very ‘tired’. Shower had no water pressure and was as good as inoperable since we had to wrap our hands in towels to grip and turn the mechanism. Cold water tap in the sink was missing its top. The TV did not work and the back was missing to the remote with corroded batteries inside. The bed was not the most comfortable! We asked to have a new room and were assigned room 8. The bathroom had been updated although we didn’t always get a bath mat which made stepping in and out of the bathtub shower slippery and a little dangerous on the tile floor. The TV did work. Sadly, the bed mattress was as good as flat with zero support and the tips of springs and coils poking through. We nicknamed this the ‘horsehair’ mattress. Overall: The staff were helpful and accommodating. Parking is easy and plentiful. The hotel is down a long lane with not-the-best signage. This could be a BEAUTIFUL property since it’s secluded and the building and grounds are lovely. However, the rooms we were assigned had a very tired feel to them. It’s a property that could be amazing with a little investment and if the old and tired rooms were updated and not assigned to guests.

Unfortunately my stay wasn't the best. Checking in was no issue. Friendly nice staff. But that's the best part over. The room smelt fusty, facility in room poor, comfort no existent, bathroom door broken, shower was a trickle so unpleasant. I understand the hotel was an old building but it was just tired. The room was that clean and there was even a toe nail clipping on the floor. Food wasn't any better. Had an even meal in the hotel and if you like frozen food it's perfect otherwise not so good.

The road accessing this was blocked , which the hotel could have emailed about prior so more time for travel could have been allowed. Check in was delayed as no reception staff present , a post with a mobile number was left which when range went to voicemail - not helpful! The place generally appears run down and needs refresh. Beds and pillow were awful and the carpets did have loads of hair on it hence had to keep my trainers on as would not dare walk barefoot. We didn’t book breakfast so can’t comment on that. Wouldn’t book here again !

Check in wasn’t a great experience. It was extremely noisy and we couldn’t sleep until early hours. Both mirrors were very dirty. The breakfast was the biggest disappointment. The portions were minimal and not presentable at all!

Reading some of the reviews, you’d think people were expecting this to be a 5* luxury spa hotel. It’s definitely dated and a bit shabby but for the price, really good value. Really friendly and helpful staff, a nice breakfast and efficient check in and check out. Our room was clean and comfortable and we’d have no hesitation staying here again.

Room was a bit tatty and unloved. Comfy chair was broken and needed to be replaced. Large stain on the carpet. Several lights didn’t work. Drawer broken. Terrible noise form pipes when someone in another room used the shower. However it was clean and bed was comfortable. WiFi was really good speed. At the need of the day it did what was needed but expected a better standard when paying about £100 per night.

The place gave me the impression it was very tired and in need of investment... Corridors very cold...bar unattended....over priced meal...poor quality breakfast ...room dated .....walls dirty and marked....bathroom smelt badly of urine... toilet bowl broken and repaired with mastick....taps constantly dripping ....threadbare lampshade ....sleep broken due to constant drone of traffic on nearby M42.....general smell of damp throughout masked with airfreshner...would say i wont be back but by the looks of it ....the place is tettering on closure ...shame really as staff did appear to care and the grounds were generally in good order....a typical example of a little effort and investment would go a long long way

An absolute dive, I must have the knack of picking the most grubby run down hotels in the area, bed was sagging, room was dated and dirty, location is miles from anywhere, I complained and was given a slightly better room I was so disappointed I'd booked 2 nights, it was an awful experience, breakfast was decent but tiny and nobody to issue a receipt the on the day of departure, despite being told this would be the case I would avoid this place at all costs, and its a wedding venue? seriously its a dump, I's be ashamed to offer to contractors let alone business people, and charging full rates for terrible accomodation

This was a nice place, but the rooms are quite old and the beds are not that comfortable. It's simple if you stay for a night or two, but I would not recommend more than 3 days. I do think the place can have some fixer upper with some areas like the wall paper in some bedrooms. However, again- it is simply cozy for a few nights and that will do.

Lovely young lady checked me in and let me into the room early. The room was freezing cold there was only a tiny old fashioned heater in completely the wrong place. Bed was freezing too, I used the towels as extra blankets. The hot water tap in the bathroom sink did not work…not even a dribble. I could not use the shower in bath as I am slightly disabled. I boiled a kettle of water to fill the sink to wash. I did not complain as I was just there for one night. Did not eat there as the rest of the building was cold also. A pretty courtyard is there and the place might be acceptable in the summer, but in the cold months avoid like the plague. .

Run down and tired, sink dripped all night, tv didn't work had to go top reception for batteries for remote still didn;t work. ROOM 11 WAS FREEZING, despite radiator being on, probably due to single pain glass. Give it a miss unless you have to go there.

This was our second stay at Brook Marston Farm Hotel. The peaceful surroundings makes your stay relaxing. Staff are friendly, very helpful and go the extra mile for you. Rooms are comfortable, spacious and clean. Dining in is a must, meals are excellent, especially the Lamb dinner. Will definitely be booking again soon.

We checked in for a four night stay and were assigned room 11. It’s very very ‘tired’. Shower had no water pressure and was as good as inoperable since we had to wrap our hands in towels to grip and turn the mechanism. Cold water tap in the sink was missing its top. Main purpose of the stay was for business. The location was ideal for work and the venue is in an ideal setting. Staff generally were helpful but appeared sometimes to be stretched too thin . The hotel requires updating and some considerable investment. A bit of care and vision could make it a really great venue considering its location.

The road accessing this was blocked , which the hotel could have emailed about prior so more time for travel could have been allowed. Check in was delayed as no reception staff present , a post with a mobile number was left which when range went to voicemail - not helpful! The place generally appears run down and needs refresh. Beds and pillow were awful and the carpets did have loads of hair on it hence had to keep my trainers on as would not dare walk barefoot. We didn’t book breakfast so can’t comment on that. Wouldn’t book here again !

Reading some of the reviews, you’d think people were expecting this to be a 5* luxury spa hotel. It’s definitely dated and a bit shabby but for the price, really good value. Really friendly and helpful staff, a nice breakfast and efficient check in and check out. Our room was clean and comfortable and we’d have no hesitation staying here again.

Stayed here the night before a hospital visit at a Birmingham hospital. The hotel is sad, rundown, bad service, you have to go & find a member of staff to serve you at the bar as we waited 15 mins & nobody came, the hotel receptionist came to serve us after we found her, she seemed to be doing every job in the hotel, she was lovely but stretched to here limiters. The rooms dated & sad as is the rest of the hotel. It’s a wedding venu & I would hate to get married there

The staff were very welcoming and friendly when we arrived, however, the hotel itself is tired and needs attention. Our room was clean and the sheets smelt nicely laundered, however, their was a slightly musty smell - perhaps the old carpet? There was a wedding during our stay so we were telephoned a few days before arrival to inform us that there was no breakfast or evening meal available. We found a beautiful canal to walk along (running alongside the hotel grounds) but it was spoilt with litter. We only stayed one night.

We liked the rural location for the quiet, but it was only a few mins from the M42 so convenient for driving around Midlands. Staff were very friendly and helpful. Half Board Dining was very nice for breakfast and evening meal, with a good food selection. We didn't like the stairway to rooms 20-25 as this was quite steep and the stairs narrow; not good if you have mobility issues or if you have large suitcases. Courtyard with steps a bit tricky and uneven entrance to restaurant could be a trip hazard. We would go again, but with ground floor accommodation.

The place gave me the impression it was very tired and in need of investment... Corridors very cold...bar unattended....over priced meal...poor quality breakfast ...room dated .....walls dirty and marked....bathroom smelt badly of urine... toilet bowl broken and repaired with mastick....taps constantly dripping ....threadbare lampshade ....sleep broken due to constant drone of traffic on nearby M42.....general smell of damp throughout masked with airfreshner...would say i wont be back but by the looks of it ....the place is tettering on closure ...shame really as staff did appear to care and the grounds were generally in good order....a typical example of a little effort and investment would go a long long way

Overall nice hotel. Very friendly staff. Dog friendly - they could go anywhere as long as well behaved. Food good. From distance hotel looked good, but on closer inspection needs a big overhaul. However this did not detract from the stay. We found the bed in the room to be uncomfortable in places, as you moved you heard springs ‘twanging’! Surrounding area beautiful.

Unfortunately my stay wasn't the best. Checking in was no issue. Friendly nice staff. But that's the best part over. The room smelt fusty, facility in room poor, comfort no existent, bathroom door broken, shower was a trickle so unpleasant. I understand the hotel was an old building but it was just tired. The room was that clean and there was even a toe nail clipping on the floor. Food wasn't any better. Had an even meal in the hotel and if you like frozen food it's perfect otherwise not so good.

Check in wasn’t a great experience. It was extremely noisy and we couldn’t sleep until early hours. Both mirrors were very dirty. The breakfast was the biggest disappointment. The portions were minimal and not presentable at all!

Booking was for 2 adults 1 child. Also messaged to say would be bringing dog On arrival nice looking hotel but clearly needed a good deep clean. Got checked in to find was put in a room with a single and a double. Get a phone call 2 min later saying had extra charges to pay. 1 for the dog totally get that 2 extra charges for room to be told that the room they had given me wasn't what I had booked and I had to pay extra. So I make a booking for the correct amount of people get given a room but have to pay extra for the privilege in a hotel that is clearly not fully at all. Evening meal. £25 for a small piece of steak with 2shrivelled mushrooms and 3 small tomatoes. Nachos chucked on a plate with conjealed cheese Crispy chicken burger way pay crispy and left in the fryer way too long. Breakfast. What a joke Sour milk left out for cereal. No glasses for juice. Fruit basket was 5satumas. Bread for toast stale Bacon fried on a hob then reheated in hob. Sausages are they even for real. My dog wouldn't even eat them. Beans over microwaved and old Hash browns had more grease than the fryer Poached eggs not even poached. The same meet of staff that checked us in that took evening meal then took breakfast clearly run off her feet but to be honest there wasn't much going on in between the shoulders when challenged about the breakfast a meager apology was given. sent email to hotel to be met with no response at all so now leaving this review... Fruit basket was 5satumas. Bread for toast stale Bacon fried on a hob then reheated in hob. Sausages are they even for real. My dog wouldn't even eat them. Beans over microwaved and old Hash browns had more grease than the fryer Poached eggs not even poached. The same meet of staff that checked us in that took evening meal then took breakfast clearly run off her feet but to be honest there wasn't much going on in between the shoulders when challenged about the breakfast a meager apology was given. sent email to hotel to be met with no response at all so now leaving this review... Terrible place

Stayed for 2 nights as working local. It wasnt terrible, however the hotel is tired. Food was average at best. Breakfast was well below par. It reminded me of Fawlty Towers. The room was clean,One girl seemed to be running everything,the Breakfast was poor the Mushrooms were dried overcooked, the facilities were lacking no lift to the first floor bedrooms only a flight of stairs which we had to use and carry all our bags and my wifes medical equipment ( in a backpack ) the room was a 10minute walk from the car park ( both of us are registered disabled ) no help was offered from the staff. Last of all the directions to the hotel through country lanes was also poor. NOT RECOMMENDED.

No communication from staff, there is a mobile number to ring but it’s never answered. Boiled a kettle and the fire alarm went off. Dirty rooms last decorated in the the 1980s probably. Mould around the shower. Very grim place to stay
