Small lightless rooms with old laminex furniture. No onsite parking or dining facilities.

Great Hotel and staff - but lots of noisy building work going on while we were there and the lifts were out of order. Also had to request the air conditioning to our room was turned on each day.

Room was dirty/dusty. Noisy commercial street was bitten by insects. Only found after confirmed booking there is no functioning elevator. The staff was okay but I will not stay here again.

Only minus is parking: not on site

I got into The Ultimo at the last minute because I'd messed up my booking at another property. The check-in staff were very friendly and efficient. The only downside is that the lifts aren't available for a few months while major renovations are being done but staff carry bags up/down stairs to rooms. My room was very clean with a comfy bed (std queen). I particularly appreciated the separation of the shower from the rest of the bathroom, and the very comfortable chair with a small coffee table. There are many restaurants around the Ultimo, and there's a large Woolies Metro Express on the next corner. It's only a 5 minute walk from Sydney Central station. I'll definitely use the Ultimo as my Sydney hotel when the lifts are working again.

Whether this is a good or bad choice depends on what you are after. It is centrally located close to transport, the staff are exceptionally helpful, and the rooms are clean. If you are passing through Sydney and need to be close to transport, it an ok choice. The hotel has very limited facilities, lacks a restaurant and the room layout left a lot to be desired. It is a good three star traveller's hotel. There are better places to stay in central Sydney for the same money, unless proximity to transport is essential.

The Ultimo is currently undergoing huge renovations. They are adding a third floor! This means putting a crane in the lift well, the only place it can go, and the lift is out of action for the entire duration of the building. This is listed as "months" but in all likelihood will be longer. For two people having had knee replacement surgery it was a struggle to climb to the 1st floor. There was no mention of this that I could see on the wotif website when making the booking. The property overall was good, but this let it down - at least as far as I was concerned. (I wonder if anyone will get in touch with regards to this feedback).

Nice room but the elevator is not working while the hotel is undergoing renovations. Had to carry suitcases up multiple flights of stairs. Also, there is no onsite parking as claimed in the Expedia listing. Had to park remotely and walk to the hotel.

Good/location good if you want access to city & light rail..Staff excellent..rooms clean.. Bad/parkings a shocker/even finding the parking station is hard and if you happen to drive in the wrong one you don't get a discount..signage bad..

Quiet room in an amazing location. Delicious food open late, and some fun bargain shopping across the street at Market City. One big BUT: our room smelled like old socks. This is a historic building that has been updated with trendy furnishings and a truly clever double pane window retrofit, but our queen room had a flaw in the shower design that causes water to leak out of the bathroom and soak the carpet. I can’t be sure that this is the source of the mystery musk, but I would be seriously, seriously concerned for anyone with mold/mildew sensitivity and — if left unaddressed for another year — the general population. Everything else was clean, comfortable and safe.

Mitarbeiterinnen waren sehr freundlich und bemüht Lösungen zu finden. Das Hotel ist in die Jahre gekommen. Bett war bequem, aber Mülleimer waren teils verrostet und kaputt. Schimmelspuren im Bad. Modriger Geruch im Zimmer. Sehr,sehr, sehr staubig. Keine Ablagemöglichkeiten für unsere Klamotten (nur ein paar Kleiderbügel, kein Regal, keine Ablage). Wlan funktionierte bei mir nur am ersten Tag, danach gar nicht mehr (Mitarbeiterin gab mir einen anderen Zugang, der aber leider auch nicht funktionierte). Dusche war gut. Es wurden Straßenarbeiten am letzten Tag getätigt, die bis in die frühen Morgenstunden gingen (von der Stadt aus) und man hätte das Zimmer auf die andere Seite wechseln können (sehr entgegenkommend), allerdings war es auch nicht sehr viel ruhiger. Alles in allem, das Hotel liegt sehr zentral und man ist schnell am Hauptbahnhof und man hat auch viele Essensmöglichkeiten in der Nähe, sowie Tramanbindungen. Das Hotel müsste aber generalüberholt werden. Die günstigen IKEA Mülleimer müssten ausgetauscht werden und es müsste penibler geputzt werden. Wir beide hatten sehr stark mit Stauballergie zu kämpfen (Schicht konnte man auf den Regalen sehen, die täglich größer wurde). Die Schimmelspuren sind ein Unding. Ansonsten wirkte das Bad recht sauber, allerdings waren die Türen verdreckt!

My room (rm no 202) was next to the staircase on the top level. There was construction work taking place on the stairs, which started at 7 a.m. and woke my family up every morning. We couldn’t get the rest we expected. In addition, although the room appeared tidy, we found some cockroaches, and the towels had some stains. Early Morning Noise and Unexpected Pests

Room cleanliness was okay, some days it was cleaned, others it wasn’t.

The Ultimo is in a great location, with easy access to central station, restaurants, and activities. The house keeping is rather lazy. The first was fine; but, other two night the bed was not made - they only pulled the top sheet straight., clean towels were never placed on the towel racks - they wew left on the table, and the toilet was never cleaned. Since everthing was fine the first night it was apparently a different housekeeper the 2 other nights I was there.

Way overpriced for what it was. There was dirty socks and underwear under the beds and the air conditioning was terrible. Did not keep room ccol. The soap and hair conditioner were empty. For $466, I’ll stay somewhere else

It is very noisy and pillow and blanket had so many dirty marks and water power is so weak and toilet water also very weak

The staff were very friendly and helpful in carrying our luggage to rooms. Location is excellent, close to Chinatown, Darling Harbour and tram stops. Bed was very comfortable. The rooms was very small, no and there is no washbasin, shelf or mirror in the bathroom. Instead a washbasin is located in the toilet to clean your teeth. Unfortunately due to renovations, the elevator was out of action, meaning a lot of steps to get up to our room on the second floor.

Great little spot in the centre of Haymarket. Extremely convenient to get places, and a very reasonable price too! Staff were brilliant. My only mild gripe was the noise from inside the building, I think it needs a wee bit more soundproofing.

Staff were excellent. Room faced onto very noisy street at night ( car racing) & unfortunately hotel undergoing renovations ( jack hammers, builders noise). We were advised of this AFTER our booking was made

I stayed in a very small room with a single bed. It was tiny, but adequate. Very convenient location. The lift wasn’t in operation, but the staff were very happy to help with luggage.

On the up side, wonderful staff. Clean. Great location. Downside, stuffy room with no ventilation. No wi-fi in the room. The Ultimo should not advertise “free wi-fi” if they can only provide it in the lobby, or just some of their rooms.

The location and staff is great. The internet was atrocious and hence my rating. No drawers, safe, etc. so it’s not bad if you are there for couple of days. I was there for 6 days.

Soundproofing was a little bad at times with people slamming doors (obviously not the hotels fault) and the karaoke next door was quite loud on the weekend but all in all it was a lovely hotel with extremely kind staff!

A little disappointing. Room was extremely small and hard to get around for two people. A dirty sock in our room, as well as spilt coffee on the counter. Expected more from previous ratings.

Fantastic. Issue to a recent injury I had to use a walker and the staff were fantastic at finding me a room on the first floor because the lifts were not in use. The staff were great at h carrying the walker up and down the stairs when I needed to go out and were just lovely. The room was great and quiet and had high ceilings and a really comfortable bed and pillows. I will stay here again.

Convenient location, easy public transport access. Great place easy checking in. Clean and simple to use. Although staff is 24/7 there was no one at the checkout waited 20 minutes, no one showed so I left my swipe card at the front desk with a note stating room number and name, then I left as I did not want to miss my plane.

From check-in to checkout our stay was great. The staff were the best, so friendly and helpful. Great location too. Will definitely stay there again!

I recently stayed at the Ultimo Hotel, and while the property itself was nice, my experience at check-in left a lot to be desired. Upon arrival, I was met with an unwelcoming attitude from one of the front desk staff members. I was treated with impatience and rudeness. Was lied to, that our credit card was declined, but all it was, was that first transaction was missing the credit card surcharge. Steer clear of the tall blonde working at check in. Rest of the staff was nice, but pray you don’t have to deal with the lady we dealt with.

I stayed here many times cos of it’s location which is very convenient, good for shopping and dining or just strolling along the harbour. The room was clean and bedding was comfortable. The greatest disappointment was that this time staff were not friendly nor helpful at all. My daughter had a little medical episode and the staff were not helpful and showed no concern at all. Where’s the compassion guys?

Could no be at a better location. Would stay again next time visiting Sydney.

The Ultimo was a perfect spot for us as we arrived in Sydney for a few days from the US. The location was in a neighborhood that had restaurants open late and was easily walkable. Mass transit was very easy to access. The room was clean and comfortable. We would easily stay there again.

Excellent location! Easy access to Central Station. A number of restaurants to choose from. A nice shopping center across the street. Staff is very friendly.

Great place to stay, right near Chinatown. There is a market nearby, plus heaps of good dining options. You can walk 2 minutes & catch tram T2 or T3 all the way down to Circular Quay, so easy for accessing Sydeny CBD. Wifi signal is very good. Car parking is available on the street, but it isn;t free & is time limited. Either use Parkhound, or pay the extra to park in the nearby carpark

Hôtel très bien situé, gare centrale à pied, tram à deux pas, Darling Harbor à proximité, multiples choix de restaurant dans Chinatown. Pas de petit déjeuner à l’hôtel, ce qui permet de le prendre tous les jours dans un endroit différent et à l’heure qu’on veut. Chambre triple pour un couple avec un enfant, disposition idéale, parent dans la chambre du haut et enfant dans la chambre du bas, le tout séparé par un petit salon.
