The best hot tub we love this place we’ve been going there for 25 years and always have great service.

The room is large with comfortable bed. Great access to the pool and hot tub. Room has been recently upgraded.

The hotel is in a great location. You can walk to the beach, restaurants, and casinos. The hot tub and pool were nice after a day of hiking. We had a late night noise issue with an upstairs neighbor and the staff was very accommodating and let us switch rooms.

Not knowing the area beforehand, I was pleasantly surprised by this accommodation. Nice clean rooms, not 5 star but good, great location by being a 5 min walk to stores, and the pool and large jacuzzi was fabulous after a long day. Would definitely stay here again.

I like the proximity to the lake, restaurants and shopping. The pool and hot tub are large. The air conditioning units dont work well enough to keep you cool in the summer. The rooms could use a refresh. Overall a solid 3 stars for me. I'll probably stay here again in the future.

Heated pool was top notch.

Hot Tub broken and staff stated "due to a guest tampering with a light", but overheard the repair people telling the same staff person how they were changing the pump. Do not like being lied to. Asked for a discount for next stay and was denied. Also they do not clean rooms without 24 hour notice...was not advised at check in, so was wondering why garbage was overflowing.

The location was great. The atmosphere, the pool, and the jacuzzi were highly enjoyable. Parking was tight.

My room was pretty yucky. Hairs in my bed along with little specks in the bed that I thought initially were bugs, but something else. The bathroom was pretty gross. The toilet caulk strip was a trough for urine. I imagine the toilet would be better without it. Lots of rules for dogs. They were not allowed to use any of the grassy areas and the designated “pet area” had a sign that said no dogs, very confusing.

Kitchen had everything we could need, room was spotless; it felt like home away from home for our week long stay.

The person checking us in wasn’t the most welcoming. They also failed to tell us that we need to get a voucher to access the beach. So when we showed up to the beach for sunset they turned us away. I have no idea why the person checking us in failed to mention that part. In terms of the room. There is need for some deep cleaning. There was a stain on the floor beneath the toilet that looked like blood. Gross. I will find somewhere else next time.

Old and smells dirty carpets

The hotel is in the perfect spot, close to everything down state line. However it is old and out dated. The carpet is old and dirty and the room itself is not very welcoming. The only thing we liked was the pool . You have to also have to pay for the “private beach” they advertise .

We waited two hours after check in and didn’t get into our room cause the hotel keys didn’t work. The shower didn’t drain. The floor didn’t look like it had been vacuumed. The hotel didn’t offer to comp a night or anything for this. They had us come back an hour later and to check in and then to tell me my room wasn’t ready yet. The night after we walked back from dinner and there was a bear outside in the parking lot. Most likely will not stay again. Def want a refund

The room was okay, seemed dark and gloomy. The part that bothered me the most is it wasn't clean at all! There was hair from other tenants still in the shower and on the sink counters. The carpet was dirty, did not look like it had been vacuumed in a long time, and the bathtub didn't work

The first room that we received was dirty and stinky the second room that they gave us had fecal matter in the toilet still and was stinky and dirty and dusty it was terrible stay I would never stay there again

I checked in at 3 and checked out at 10. Less than 24 hours yet wouldn’t allow another hour. Poor customer service and I won’t stay here again.

The beds are double beds, smaller but comfortable. Double hot tub! Clean pool area and clean water. We really enjoyed the property and the area. The ceilings are pretty low, so watch out there tall people. If you are on the ground floor, beware, you may hear people upstairs. We had some wild guests that were stomping all night.

I have stayed here many times, and I love the area. The rooms were just remodeled, so that was a plus.

Our favorite hotel in Tahoe! The spacious rooms are amazing and we love the kitchen option. The location is walkable to the casinos or great restaurants. Hop on a bike and enjoy the nearby trails or walk down to the beach. Afterwards, relax in one of two hot tubs, bbq, or enjoy a swim in the pool. The staff is always friendly! On this particular trip, we had an incident with our initial room and they really came through by upgrading us to a two bedroom suite. They’re awesome and we highly recommend 3 peaks.

Very spacious but lots of spots on the walls that needed repair. WiFi was spotty as well.

Fantastic staff. Warm and large outdoor pool and hot tub was wonderful after a day of exploring. Discount for accessing private nearby waterfront. Walkable to heavenly shopping area and beach. Spacious room. The carpet in our room showed wear of many wet ski boots. A few dead/squished bugs on the wall. Sink disposal needs a cleaning/deodorizing. Bathroom tub in smaller of two rooms could use a refresh. Walls could use paint. WiFi was slow/spotty. But hey- more reason to explore Tahoe outdoors and crash after a dip in the pool and hot tub!

Loved the great location, convenient to everything! The property was clean and check in was easy. The room was adequate for our needs and we enjoyed our stay! We had a two bd/two ba suite 504. Rooms were heated well, quiet and had all of the amenities including a kitchen for our cooking and food prep needs and large screen smart tvs to watch our favorite shows/movies. We will definitely consider staying here for future visits to Lake Tahoe!

It's in safe area and only a block from Heavenly Valley Village. I would stay here again. Only major complaint is the heater/ac unit is right next to the bed with very little climate control. It's a VERY OLD AND OUTDATED UNIT.

The front desk people had to "find" a room for us although we had reserved through Expedia. They spoke badly about Expedia....I heard them speaking in that manner to 2 other guests as well.

Horrible, horrible horrible I rented this place a couple days in advance . I am in town doing construction and I showed up in my construction pants and my slightly dirty white T-shirt as of coming straight from work as I’m checking in and nearly completed the check-in process. Before the receptionist gave me my key they asked to see my ID again and called over the maintenance man. Nodded towards my ID and he looked at me and he was judging me, and he shook his head The receptionist said he could not check my room out to me because they do not rent to people who have a local address on their ID. He said that their policy is on their website and that the company hotel should’ve known. Nowhere on the website was this stated in effect and nowhere. Where could I find this information. He said that he would be counseling my reservation and my money would be refunded. They ended up charging me for my reservation and making it seem like I stayed there and I had to find another reservation last minute when there was a couple conventions in town. They were short staffed the whole time there was no manager on site and there was only the maintenance man and this guy. The next day I showed up early in the morning to talk to a manager, and there was still no manager on site and it is very unprofessional the way that the gentleman‘s handled their business and they should not be working in hospitality if they are looking at everybody With judgment and criticism

This is one of my favorite mom and pop motels in South Lake Tahoe. The property is located within easy walking distance of both the Heavenly Village and a private beach on Lake Tahoe. It is pet friendly and family friendly as well. There is a large pool area with a double deck hot tub outside (hours 10am until 10pm) and a pool table inside. The front desk staff are super friendly and always available to help whenever needed. Microwaves are now available in most of the rooms and the beds are among the most comfortable in the area.

Front desk double-billed me for my stay. They also gave our friends an upgrade, but downgraded us and put us in a room on the other side of the hotel.

This is our second time staying here at 3 Peaks. They have the absolute rudest staff. They put in 0 effort to make any accommodations or even give you friendly smile or tone when checking in. The property itself is decent but it’s really hard to enjoy your stay when the staff are just down right mean and give 0 effort to make your stay enjoyable

Good time always at Lake Tahoe! Location is great as you can walk to most anything, places to eat, lake, casinos and much more. We have stayed at Three Peeks many times and always enjoy it.

The location was advertised as on Lake Tahoe but was a couple blocks away. The AC units were falling apart besides one that looked newer. We only stayed one night but were dismayed at what we considered a bit of misleading advertising. The shower and bathroom were tiny, using the toilet and had the TP dispenser digging into my ribs, getting the TP was a whole different experience. Then the shower was narrow and I had to stand at an angle to wash if I stood straight my arms hit the wall and the door. I am a larger man, not overweight, just muscular. Someone any wider than me would have a heck of a time in that bathroom....lol.

It was a great stay! We enjoyed the walking distance to Heavenly village and the private beach! With the voucher we received from the hotel we were able to get in the private beach for $5 per person, free for children 5y/o and under! The beach was surprisingly clean and less crowded, perhaps because we were there on weekdays and not weekends. Overall, the hotel was clean and close proximity to everything that we need. We have a very active 2 y/o toddler and the short walk was very convenience for him and us.

The hotel was located very conveniently close to Heavenly area and was also close to restaurants, which was why we decided to book this hotel.

The hotel is in a good location and was clean. The pool looked nice even though we didn’t use it. The hotel is within a short walk to all of the restaurants and shops in South Lake Tahoe.

Good budget property in Lakeside Park. Nice TV, hot shower. Need to request housekeeping though. Free coffee in lobby in the mornings. Cheap Mexican restaurant is nearby. Most other food options are expensive.

Walking distance to town.

This hotel is in the perfect location. It’s near all the restaurants and the casinos, but it’s on a quieter street so you can sleep at night. I walked to get dinner both nights I was there. They have a great 2-level hot tub that can fit like 40 people. But it wasn’t ever that crowded. There were usually a few people in there. Good place for conversations with fellow skiers and boarders. Would definitely go back.

The “resort” was just ok. Only 1 person was available at check in. He was an absolute doll, but there were 5 parties requiring his assistance at a time. Things were broken (no que ball on pool table, pool gate non-functional) but the beds were super comfy, the room, heated by a small ac unit that ran somewhat loudly all night, was nice and warm, and I appreciated the refridge. They offered hot coco, coffee and tea in the lobby, but couldn’t keep up with the coco demand. We ended up with one packet total. Double decker hot tub was nice. Pool deck was icy.
