The place was great - pool area was awesome and very kid friendly. Loved having a kitchen and balcony as well!

Amazingly spacious accommodations, well kept grounds, concierge was responsive, clean pool and nice little gym.

The kids love the pool. The facility provides lots of extra amenities from tennis to chess to grilling. We have stayed here many times and its a good deal with great mountain and gold course views.

This was our second time staying at Paniolo Greens. We first visited in April 2021. The experience was wonderful! Spacious suites with all the amenities. Full kitchen with cooking utensils, even a Washer and Dryer! The place is scheduled for a much need upgrade but everything was clean and well appointed. Please note, the suites are not cleaned during your stay, but towels and supplies are replenished if requested. The Pools and Hot Tub are nice and there are BBQ Grills as well as a small Game Room and Gym. Staff is welcoming and friendly. Bottom line, I would definitely stay there again. Great Value for the price 👌

Tho the place was spacious but still somewhat tired. The kitchen utensils were modest and require updates. The barbecues were out of propane when we tried to use…no backups and the grills were dirty. The staff were very pleasant and the grounds were nice although a place of that size could use a second pool.

The unit we stayed in was well appointed and had everything we needed. They supplied much more than other timeshare units we have stayed in. We have arrived late and had enough toilet paper, tissues, paper towels, etc. to get us through the first few days. The decor was modern and, although the unit was surface cleaned, it could definitely use a deep cleaning. We had an issue with the dishwasher and dryer, both issues were resolved quickly by maintenance. The office staff was very friendly as was everyone we met on the grounds. There is only one small pool and hot tub at this location but we never found it overcrowded. It’s very close to the stores and Restaurants at Waikoloa but is a 30 to 40 minute drive to downtown Kona. We appreciated the location, but if you want to spend a lot of time in the Kona area, it might be a little far. The first seven days we were staying with our timeshare and found out that you need to pay $10 a day for air conditioning. We booked three additional days directly and apparently you don’t have to pay for air conditioning for those days. We did not wind up needing the air conditioning at all the whole time we were there but it’s something you’ll want to be aware of. Because it’s up in the mountains, a little bit, there was always a beautiful, cool breeze in the evenings. You need to be very mindful of the speed limits, we saw many people getting speeding tickets when we were there. Overall, I would recommend the Resort.

There was a lineup (45-ish minutes) for check in; however, everything following check in was amazing. Condo was clean and had more than enough space for 4 adults. Staff were friendly and attentive to any needs. We stopped by the front desk numerous times to pick up more coffee, coffee filters, laundry detergent, toilet paper, dishwasher soap, and kitchen garbage bags. Staff were always quick to provide these refills. Renting beach chairs was easy, too! We enjoyed the pool amenities including corn hole and foosball. Location provided easy access to all parts of the island. Highly recommend Paniolo Greens and plan to stay there again next year!

Great place to stay for a week. Staff was quick to help when we needed it. The pool area had a lot of games and activities including pickleball and a putting green. Really enjoyed it!

Had an amazing time in Waikaloa. Paniolo greens is very family oriented. Cozy, roomy, fully equipped kitchen for all travel needs! Kiddie pool, regular pool, and hot tub were so clean, work out area as well! There’s grills, an entertainment room in the pool lounge area. Would love to stay here again. The hotel was like an apartment. Washer and dryer in the unit made life so much easier! Beaches very close by. Awesome awesome time! There’s turkeys roaming the property made it so fun!

We loved our stay at Paniolo Greens. The facilities were nice and clean and I loved the smell of the soaps. We'll definitely be returning again.

We stayed in G207 I would recommend a good “spring cleaning” things like washing light fixtures, scrubbing walls, and cleaning the edges and corners on the floor. I clean houses myself and those things really bug me when I go into places and see dust on the lights and dirt gathered in the corners. The living room furniture needed to be cleaned also. Lots of spots. Maybe these things most people wouldn’t notice but I sure did.

The staff is very sweet and kind. They deserve a high rating. The property itself, is laid out great with all the amenities you need and at a fair price. My reason for a lower rating is the fallowing: - bugs. Lots of them! My kitchen counter was covered with ants. Had to take everything off the counters, even devices charging bc they were crawling with ants. I saw a large cockroach crawling up the blinds while watching tv. This thing was 3 inches! - everything is so old and outdated. - felt unsafe with the kitchen door leading outside being so flimsy. Safe area but anyone with ill intentions can bust in. For bug reasons alone, would not stay here again

It was clean inside and out. Grounds are beautiful. We had an amazing view. Condo had everything we needed (towels, dishes, etc). Everything worked properly. Pool area was very nice. We would definitely stay here again. We felt safe & enjoyed our time in Hawaii.

Checked in A103 and was hit with a tremendous smell of smoke. Im allergic to cigarette smoke so it affected me greatly. As im walking around the kitchen putting away groceries I can feel how dirty the floors were. My feet were filthy and I had to mop. Children were running a jumping in the apartment above us until 1am every night. We asked if they could move us but. Would not accommodate us. Washing machine broke half way through our trip. This place could be nice because the views were beautiful and apartment was spacious but staff does not put any effort into presenting a clean, nice environment. Also all the soaps for bathrooms were empty. Will pass next time.

The two bathroom option was great. The walls are very thin could hear every move above us from the other guest. We killed over 100 spiders and had ants and bugs coming out of the wall in the master bathroom. The pool area is not big enough for the amount of guest. The hot tub was always full in the evening. The parking is terrible for full size vehicles.

We've been coming here for several years now and the decline of the units is now pretty apparent. The units are older, but were always well maintained and spacious. We really loved them before, the units are big, have a nice sized kitchen and enough parking. Two years ago, the units were already missing maintenance and cleaning, but I understood, it was the end of covid and probably hard to get people and materials. Nowadays, the units should be in top shape again, but it's gotten worse. The dishwasher coughed up black gunk, is rusty on the inside and has mold and more gunk in the corners. Cleaning was also not up to standard with many dirty areas and the shower heads were crusted up with green stuff. Caulking is missing in many areas of the bathrooms and the patio was also dirty. I'm going to stop recommending them to friends and family for now, until the units are back in good shape.

This was one of the cheaper options on the island and at first I was pleased. It was a spacious 2 bed/2bath with all the amenities. We had a bottom floor. There are a lot of insects but we are among abundant nature. As we began to cook, though, within the third day we started seeing cockroaches seeping into our condo. I had heard about the infamous flying Hawaiian cockroaches but did not expect to encounter so many of them. When I called front desk, they sent out someone to spray but the smell was strong and off-putting when we were inside eating. So we decided that we didn’t want them to spray inside and only on the outside. Sure enough, a lot of the cockroaches were dying outside of our front door. We realized that our front door does not have a tight seal and has a gap at the bottom of the door that allows them to enter. Likewise, the better netted patio doors also allow them to enter even when they are closed properly. Unfortunately, we were staying for two weeks and the spray didn’t stop them. We had to deal with them nightly and expected more of them if we made dinner. I would suggest one of their top floors and not the ground floor. This definitely hampered our stay.

Roomy accommodations. 3 full baths a definite plus. Kids loved the pool. Small kiddie pool a safe pool . Will visit again

Would love to visit again. Quiet, clean, great views at sunset, if you are looking to relax and get away from chaos this is the place. If you stay in the first floor do be aware that if you have loud upstair neighbors you will hear everything. We were made aware of this at reception chose the first floor because stairs were not an option for personal reasons.

Great place to stay with family. Lots of room. Buildings are a bit dated.

The view from the room was excellent; you could see the distant mountains and the golf course directly. The house also had a kitchen, washer, and dryer, which was very convenient. There’s a supermarket nearby, making shopping easy. The house was quiet and spacious. If we come back to Kona, we’d choose this place again!

My stay with Paniolo Greens was amazing. Very relaxing & having fun at the pool & playing a game of pool in the center. Grill area for lunch or dinner time. Friendly staff. Checking in was quick & easy. The only thing that was bothering was that you could hear your neighbors. I was staying in was building A. A211was slamming doors, talking very loud & staying up way passed the hour, 3am is when they went to sleep, which is @ 10pm is the last hour for noise. Wish it was bit more sound proof. Other than that is was perfectly fine. Big condo AC 2 bedroom upstairs 1-king 1-queen 2 bathrooms/shower combo, washer/dryer, downstairs 1-sofa bed a huge kitchen, stove, microwave dishwasher, refrigerator, sink. Living room table, chairs, tv. Outside patio, nene birds & turkeys. Well worth it.

Thoroughly enjoyed our stay here, was excellent value for the price we paid. Big unit that had a nice private landed property/bungalow feel, two bathrooms, TV in each room and fully equipped kitchen (even with a rice cooker!). Great cooling system, always had a comfortable temperature. Glad we had onsite parking without extra cost, and was a convenient distance from Waikoloa plaza which had great food options even late at night. Provided ample towels and even though there’s no daily cleaning service, it wasn’t necessary and it was a very comfortable stay overall. I wish we had time to stay longer and try the pool! Quiet and peaceful surroundings.

The space of bedrooms, laundry in unit, kitchen was great. Clean and well lit.

This property was so spacious, parking was easy. The kids enjoyed the pool and the game room. The laundry was good to have in our room and the kitchen was great. A little outdated but very doable and clean. Enough towels and it was safe. Turkeys on property were fun to watch. Air conditioning worked. Beds were super comfortable.

Beautiful property, great staff. Had an issue with the AC in our condo and the staff moved us to another condo with no issues. Highly recommend!

Situated on the golf course, the property is beautiful and peaceful. Quiet, comfortable, clean, well-run and exceptional staff.

My family and I really enjoyed staying at this property. We stayed there for a week and did not have any problems. Front desk was really helpful and made the experience of the property more enjoyable. I will definitely recommend this property to other. Mahalo!!!

I had some vehicle damage while on property, but the property manager Dave and the staff were all so kind and supportive in helping me through it.

There was mice in my room. Tried to kill it. Front desk just blew me off no sorry or anything. She said I'll let engineering know about it

Loved the property and the facilities and the personnel. It’s very windy as it is on a hill which is a plus. Wild Turkeys are wondering around which gives it more character. The only downsize it is far from Kona Kailua downtown area and there are not that many dinning options yet that’s not their fault.

No complaints at all from our end regarding our stay here this past week! Very clean. A/C worked great. Comfortable beds. Wonderful value for the cost. Next door to local supermarket, coffees stores, and an exceptional Italian restaurant. A good option if you want access to the north end of the island but not terribly far from Kailua-Kona. 5/5 for us!

Perfect for a family vacation. Slept 5 comfortably and lots of fun amenities. Convenient to get to several beaches.

Great property just a short drive to beaches and resorts

We stayed 6 nights at this property. With a kitchen and laundry machine, it was like a home away from home. The kitchen cabinets and countertops were old and due for replacement, which I believe was planned for this year. Otherwise, we enjoyed our stay as it was conveniently located between the beaches that we visited in north and south Kohala. Staff were super friendly. Towel exchange service was definitely a plus.

The place was pretty clean. The location was good but not great. You need a car to get to places. There is a grocery store nearby that you could probably walk to? The staff was excellent though — really friendly. The amenities were okay. I liked the fact that the laundry was in the unit. Overall, I would stay here again but if location is an issue and do not like driving as much, maybe choose somewhere closer to Kona where everything is. But if you like peace and quiet and relaxation, then this is the place.

Well maintained property. Kitchen fully loaded. Excellent customer service. Washer and dryer available as well inside the unit. Definitely recommend over regular hotels if you are planning to cook at home. You can easily spend around hundred dollar just for the Breakfast in Hawaii

Theres a new shopping center walking distance from the condo's with different eateries. It still under construction so we can't wait for the completion and they're also going to do some renovation to the condos. We definitely will be returning

This is a great place for folks who are already familiar with Hawaii and don’t need a resort vibe. Met up with a friend from another island, have friends in Kona and we used to be kamaaina so priorities were convenience, space and economy. No resort fees, park in front of your apartment, supermarkets and restaurants nearby, laundry if you need it. Make your own breakfast and sit on lanai watching golfers while figuring out who and where to meet up with folks. Kid made friends at the pool right away. Perfect for a week or longer stay. Easy to get to both Kona side and Hilo side with new roads (although you can also easily end up on “interesting” roads heading to Hilo) Not luxurious, but just perfect. Checking in with late flight arrival is old school (meet security who checks your name on list) but was easy.

We were thrilled with the amount of space in our unit. The kitchen was fully stocked with everything you would need to make even a complex meal. We used the washer and dryer, beach towels, and enjoyed the outdoor eating area. From one of the bedrooms you could see the ocean and from the other the golf course. Having two bathrooms was so nice! There is a shopping center near by with many great restaurants and a fantastic coffee place. Only 15 minutes to the beach. Great place to stay! Would return.

This place was very clean, lots of room, very good views, quiet and have golfing facilities. Pool, Gym, BBQ Grills. Up the road has a little shopping center. Beaches a long the coast. Love this place n have friendly staff.

The place was conveniently located, closed to golf course, good dining options, coffee shop ( Kohala), ice cream, King shops and best beaches in Waikoloa. The pool was just 4ft deep :( . There is a bit of a drive to the King Shops but everything else was great!

This was a clean and quiet property. The staff was great and if we had stayed longer it would have been nice being able to cook some meals. I would definitely recommend this place. There’s a nice grocery store up the road and a fantastic smash burger place.

Check in was super easy. Staff was wonderful during our Week stay. The property was always clean and well-maintained. They had grills that you could use by the pool, which were always clean. The pool was always clean. The Only negative that we have is when we checked in our condo was hot. We turn the AC on and that remedy things quickly.
